Pros: continuing education is the best asset of this company

Cons: Currency Conversion- we have client from all around the world expecting to see prices in their own currency

Pros: The software is really big and complete. They are always improving the features

Overall: Switching over to a new property management software platform was no small decision. We analyzed many PMS companies before choosing the best choice for us. From start to finish the LiveRez team was matriculates in answering questions and finding out the answers we needed.

Long after the "sale" they are still working hard to earn our business. They are constantly updating the platform to make it better for us and our customers. As our business has grown they have rolled up their sleeves, along side of us, helping to conquer business challenges as they arise.

Pros: Ease of use

Cons: Having to manually make accounting adjustments when guests extend or alter their reservations.

Overall: I have worked with several software systems over the past twenty plus years and LiveRez is by far, superior to all other vacation rental programs. They have worked directly with us on many unique challenges and made improvements that have simplified our accounting and operations, enhanced our internet presence which increased bookings and provided an overall more polished and professional appearance to our website and rental documents.

Pros: I love that the website and reservation system are integrated! I also love the CRM and the iCal integration for our VRBO calendars.

Cons: Nothing, it's all really great and ever improving!

Overall: I can't say enough wonderful things about LiveRez! My husband and I operate a small vacation rental management company so there isn't much room in the budget to hire help. With LiveRez, I am able to run every aspect of my business with my husband and myself. If I didn't have LiveRez, I would likely need to hire three more employees to help with the various tasks LiveRez does automatically for me.

Not only do I love the comprehensive system that is LiveRez, I love that they are always adding more features and improving the system. They even have a section for partner requests so you can potentially get features added that maybe wouldn't have otherwise been added. It's obvious LiveRez values costumer feedback.

LiveRez technical support will take the time to help walk you through whatever question or issues you're having until the problem is resolved. Every employee I have spoken to is friendly and helpful. I couldn't be happier with LiveRez. If you're looking for the best vacation rental management software on the market, LiveRez is the obvious choice!

Overall: LiveRez has been fantastic! We looked at several companies and none offered the platform that LiveRez has. Our sales have skyrocketed due to the website and ease of online booking. Comments: Perdido Realty is family-owned and operated with 150 vacation rental units. We used Entech Rental Software for 25 years so, when we made the transition to Live Rez, it was anxiety-provoking, to say the least. This was also right after the Expedia acquisition of Homeaway, so Live Rez was acquiring partners quickly. Nonetheless, we were assigned a brilliant facilitator to handle the transition. It was an amazing, one-on-one process and the outcome has far exceeded our expectations.

CEO, is a true visionary. He surrounds himself with staff who share his high values. He's a straight-shooter and is committed to Live Rez partners' and the vacation rental industry's success.

Best Thing: One-stop shopping. They do it all and it's customized for the vacation rental industry only. You get a custom website that integrates with the software and it's internet based. Their SEO division, should you choose to participate, is the best at a fraction of the cost for outside services.

Second Best Thing: The support team. Their responses are timely and their solutions work. If it requires IT input, they coordinate that and get it done.

Suggestion: Give their Sales Team a call. You'll know right away that they're not just selling software. They want to be partners in your success--really. In 30 years, I haven't found that anywhere else.

Overall: We changed over to Liverez several years ago and couldn't be happier. I am no expert with software, web design, or computers but they make it WONDERFUL and easy to use. They have come up with and are still creating so many new things that make our lives easier from functioning in all the various departments to our website itself. FANTASTIC folks to work with across the board! Don't know how to work something? It is as easy and fast as an email or phone call away. We love our Liverez Family!

Pros: Support // the people at the company. They really care and have always responded we need them.

Cons: I wish it was a easier interface .... you know more modern font / skin / etc... but then again I don't ..... Overall I think the general layout could be more appealing and they have the capabilities (just look at the sites they put out) but from the perspective of being the boss it stays static so my people haven't had to relearn the system once they get where the buttons are

Overall: Transferred our site seasidevacationhomes.com from Barefoot right before Homeaway gobbling up other systems to "acquire" their customer data / position for the eventual sale to expedia.... I watched the migration in masses as other PM's said no way were they going to feed the beast and went over to LVRZ. The company responded well to rapid growth in my opinion. From the infancy when I signed on they offered more features and a simpler interface than anyone else in the market. This is tough thing to do = There is a balance between feature rich and "simple" and they have made a system that is dynamic and responds to the market in an interface for existing uses that stays pretty static in that my team is not having to relearn the basics because the functionality and interface has stayed the same even though we are doing multiples of more features inside the system from CRM to dynamic website landing pages with ease.

Aside from being able to update any area that needs it within just a couple clips = Never in my experience have they double booked me / corrupted my data / or failed to respond to a concern. Granted I wait my turn for a call back sometimes = it always comes and we always figure out what the problem is and 99.9% of the time is related to a typo on my side.

At the end of the day I think LVRZ and my company have been successful and continue to be because we both value putting people first. Since 2007 not once have they made a strategic alliance with another outside entity that would have hurt my ability to function as an autonomous business owner in an industry falling apart to the OTA/GDS black hole.

It is peculiar to be tied to a company that runs like an association but this one does. The two that head it "Lotz & Trover" are absolutely 100% solid salt of the earth people and the gal they have overseeing the operations "Tina" is wicked smart + a great leader in her own right. Solid leadership.

It is too much of a rant to get into here but really matters that if you own a Rental company and care about being an independent and not ultimately being at the mercy of a corporate brand = give them a call and ask about what their philosophy is on creating software and managing strategic relationships and I bet you will find this will be the best equipped company out there to help me as an independent business owner pass my entity down to a future generation because they are making decisions that help me stay viable as an independent.

Recommendations to other buyers: Learn more about who they partnership from a vendor / distributor standpoint and you'll realize this much more than a software company.

Overall: I have been with LiveRez for many years and the system keeps getting better and better every month. The support staff is wonderful for any issues, the team at LiveRez is great in any kind of help you need in a fast manner. Pros: Most of the team memebers where very professional during the set up process. I liked the features and design of my site and was excited that they told us that we would be treated like partners rather than customers.

Cons: They did not deliver on the key features they promised and did not provide efficient/reasonable solutions that any professional would expect if they were in our position

Overall: This company delivered the absolute worst customer service I have ever experienced. They promised a key feature (Airbnb integration) which they could not deliver once we were ready to go live. They conned us into paying the remainder of our balance before the site went live prior to informing us that they could not follow through on the integration. Most legitiamate companies in this position would have offered to return your money immediately knowing that the sole reason we purchase the software was for a feature they could not deliver. Not these people. They were so rude and unprofessional that I contacted one of their competitors for assistance after months of no response from live Rez. Streamline was able to put us in touch with Airbnb directly who immediately offered to help us with the integration. By this point we were so turned off by our experience w live Rez that we just wanted our money returned so we could switch over to a more professional company. Live Rez put us in touch w a rep who profusely apologized for our experience and promised to speak to CEO and get back to us with a solution to make up for our negative experience -- she never called us back or answers any of our calls. After several months of radio silence from live Rez we disputed the charge and filed a complaint with the BBB. The finance director from live Rez lied in writing to the BBB and chase bank in an attempt to keep our money. I then involved -- The CEO of live Rez -- he promised to step in and assist after I made him aware of the chain of events questioning why I didn't reach out to him sooner -- it's now been 6 months and he has avoided all attempts to resolve this issue in a respectful manner. He uses the holiday and bad weather as excuses to avoid our calls and emails. I would not recommend this company due to their lack of integrity, business ethics, and decency.

Recommendations to other buyers: Do not send a sales person to deal with a sensitive issue that one of your top executives should be handing. If the CEO promises to resolve an issue - make it a priority rather than sending photos of the weather and talking about how busy you are you are on holiday.

As you now know, Airbnb occasionally restricts ALL of its API partners from listing properties in certain markets. When you signed up with LiveRez, your market was allowed on Airbnb. However, during your implementation the status of that market changed. And currently, it's back to being allowed. I know we've been working with you on a solution for a while now, and we even took your issue directly to Airbnb. We feel like the solutions we've offered have been more than fair and would accommodate you listing your properties on Airbnb. Comments: We used Liverez for a while for managing our reservations and vacation rentals website, but ultimately switched to using a combination of MyVR and Escapia. Liverez just didn't have the wealth of features that we needed to manage our growing inventory and increasing number of reservations and the website options through Liverez were not as attractive and easy to use as we would have hoped. MyVr has better, easier, and more attractive website options, and Escapia, though it has flaws, has ultimately given us more of the reservation and accounting features that we wanted.

Pros: Reservation system and partnering with Airbnb so it is integrated. Accounting system and even though it is not perfect, Live Rez is listening and fixing!!

Cons: Maybe this has been fixed but having maintenance and cleaning be able to log on and get a clear picture of the scheduled reservations was not working. Jerod my partner and I have to send them screen shots.

Overall: IBEX Properties, could not ask for a better partner to venture forward with in the start and growth of our company. They work hard like we do in our own company and stay with us until we work through all the tough steps and processes. Live Rez is a true partner not just sign you up, take your money kind of partner. Thank you Live Rez!!!

From transitioning to a new website, to a new CRM, to integration with quickbooks accounting, to completely automating our entire business from start to finish. And when we went with Pointe Central electronic locks remotely accessible, it allowed us to grow to new markets, not to mention the improved guest experience. No keys - yes please! Finally a 21st century resolution. You wouldn't believe how lean our staff is as a result. We've never been more profitable, we've never seen more online bookings. What once was skepticism has been completely turned into fandom. They've made us efficient. They've changed our lives through streamlined processes using a team of great people and a community of partners for daily feedback to polish out every aspect of vacation rentals. Comments: I was really scared at first to changing over to a different software but once I started working with it I realized how easy and freaking AWESOME it is! So many things we were doing where we had to had 3-4 different systems to get through our month end process and cleaning schedules, this software had it all in one.
We went up for training recently in Boise at their headquarters and I was blown away at how utterly wonderful and accommodating the staff there was. I had an "oops" (shhhh...) on a reservation and they were right there (literally) to jump on and walk me through things. I would totally recommend anyone out there looking to make their property management system run more smoothly and effectively to go with LiveRez. They make everything with your company personal and go that extra 100 miles to answer questions or help you out with ANYTHING. They are just great! :)) I could think of 300 other positive things to go on about but I am not sure how much room this review will let me have.

Comments: This company offers exceptional customer service. I have absolutely no complaints about the people on the phone, or the ones that answer the emails. They are quick, patient, kind, and funny!

My 4 star review of Ease of Use is that the system can be a tad tricky. However, we were thrown into the system from start to finish and in the peak season no less, so we had a pretty steep learning curve, but I do believe that was more our fault than anything LR could have done differently. I would suggest (as did they) that you watch the webinars, do the training, etc., at a time that isn't high stress. All the tools were there for us, but we just flat didn't have time, we had to get up and running, as in yesterday! HA!

I thoroughly enjoy my adventures with these people and this company. I wouldn't hesitate to do business with them and feel that they are always striving to become better and are always making sure that I am along for that ride.

After calling around and having many conversations with various companies, I kept coming back to Liverez as there software seemed to be so user friendly and the fact that they are dedicated to support in case you need help was a huge selling point to me. The process of becoming a partner, was seamless and they are always there for me when I need them. Liverez has and always will exceed my expectations! Comments: I have worked in property management for 5 years now. I was very proficient with my former reservation software but I wasn't getting the full-service I needed from it. When I found Liverez at one of the conferences I was drawn in by real people. They weren't wearing suits and ties and shaking hands. They were having fun and showing off their products. The entire team was in baseball caps and Jersey's. I still think that's why I connected. Because regardless of my excellent website- I'm still one of two small guys managing multiple properties. I'm not rich or famous and I don't have time to fix a tie in the morning.

Liverez offers me functions at a glance that I need to know. Sales reports, Reservation Re-caps, the ability to oversea all of my properties occupied calendars- and also easily send guest automatic emails (HUGE PLUS). With my former software I could only take reservations. They had reports but they were so complicated and hard to read- it was easier to create them manually than to try and decode the jumbled spreadsheets I could print out.

Another great thing about Liverez is they are listening to their clients- and the industry. This is going to be the key as they go into the future. Other companies that are going under the Homeaway umbrella (which still isn't a bad idea) are working against the evolution of vacation rental management. We are in a new error and the functions we need are not to sync only with Homeaway anymore. Let's face it Homeaway (as large as it is) is not the be-all/end-all of booking properties any more.

I think Liverez is a an excellent product because it's listening. And it's growing with me. They often refer to me as a partner. And honestly, I don't feel like a "client." Not because they call me a partner but because they are listening and delivering to my (and other's) needs in this industry.

Comments: Our management company spent two years researching new vacation management software and finally decided on LiveRez in April. We transitioned to LiveRez in the busiest time of the year. Comments: We have been using Live Rez for 3 years now and find it a convenient and easy to use program with great funtionality for what we do. I personally have worked with all the different divisions of LiveRez and enjoy the knowledge and helpfulness of the staff. The support staff are always willing to search something out if they don't have a ready answer.

Live Rez has great training and education modules. Our staff especially enjoy that we can listen and participate in the live Webinar and then either replay it or have the written download available at any time after. This is especially good when there is a function only used on rare ocassions.

The Quick Books intergration is a plus for me as it quickly transfers information from one platform to the other. There does however need to be a fix to the refund and negative transactions so that we do not have to manually track them through. I believe this is being worked on.

The ease of doing bookings gets 5 stars from all of us. I especially enjoy the fact that I can work with a customer on my mobile phone where ever I am and so am not having to be near a computer. The reports are easy to adjust to see information in various ways and time periods and are easily exported to Excel for additional functionality.

CRM is wonderful and a real time saver. The fact that we can easily modify emails for a property and set a time for them to distribute and not have worry about it. We use the Lead Program and like it very much.

The Owner Statement System, while okay, could be better. I have been used to being able to see the Owner Statements for any month at any time. With LiveRez you need to close a month before opening a new month to ensure any balances carry forward. While you can post recurring monthly expenses, you cannot set up annual ones.

Overall a great program, easy to use and would recommend it anyone looking for an affordable, easy to use program.

Staff at LIve Rez are easy to deal with and usually responsive within a short time period. Sometimes it can be a few hours - mostly I think because of the time difference between them and our area (2 hours).

Comments: This is my 3rd year with LiveRez. I was the dinosaur that still kept handwritten books and an excel spread sheet. Have owned my small vacation property management company for 25 years. They made it easy for me to convert and I have never been techno-savy. Each problem I encountered was addressed and "Egor" and I are getting along just fine now. I have a manual that I can refer to and if I can not figure it out, I get immediate response from support. They have been very patient with my learning a new trick being an old dog. It has eliminated the human error factor. End of month statements are my favorite. I can close the month and have my owners checks in the mail in half a days work and know that they are accurate. I only have about 25 vacation properties and 5 long term and the amount that I pay per month is very fair as far as I am concerned. I thought I would miss the personal contact with my renters that I have always enjoyed when they called to make their reservations but the ease of on line booking has become a great feature. I still am able to stay in contact and keep those personal relationships alive. I have a large repeat business and some still just want to make their reservations with me by phone. It works!

Comments: We have been partners with LiveRez since 2011 and we think it is the best decision we have made in the last 3 years, in moving our vacation rental company forward.

We are a small company managing about 40 properties in a very short season. By using LiveRez, we are able to manage our company with only one full time person and one part time person. The automation in reservation emails, confirmations, driving directions, check in, check out, balance due, etc. is quite simply fantastic. The CRM feature is outstanding.

The customer service and technical support are another reason we chose to be partners with LiveRez. There is always a place online to find the answer to my questions and if I need a live person to talk to or email, the response is quick and so helpful.

Ongoing training is constantly being updated by LiveRez. My challenge is to keep up with all the upgrades and improvements that they continue to make on their system. Often I will think of an improvement and before I can even suggest it, they invent it!

As a company, we look professional, guests love the look and feel of the website and it is so easy to use. Not only for our guests but for me the property manger and our reservation person.

Comments: Pros: We have used several different software systems for property management company, and by far, LiveRez beats them all. Liverez encompasses your reservation system, your website and an accounting system. We haven't found another system that it does it all and does it this well!

Cons: If and when we find one, the support team finds a way to fix it.

Comments: Purchasing software is a huge decision! When you change software there is an initial painful period of feeling like you don't know what your doing but LiveRez is pretty user-friendly and since my 20-30 year old agents seem to have caught on much faster than I did, I'd say that anyone can learn it well in about two weeks. They do have good help videos online as well as online training, and now, I see, even in-person training.
The hardest part was getting it set up to work with Quickbooks but Sharon worked diligently with our bookkeeper until it was all running smoothly and she understood the process. They still hold your hand after the wedding. Occasionally, I have something that I can't figure out how to do, like turn a property over from an owner who sold to the new owner that purchased that property, and bookings needs to be split up mid-month. The support team at LiveRez is always available during working hours to answer my questions and walk me through how to do it.

My business has doubled in size since I signed on with them, in no small part due to their software and the great user-friendly website that we built together. I especially like that they always try to stay on the cutting edge to provide us with the best in security features and new bells and whistles to make our job easier. They encourage us to let them know what we need to do our job more efficiently and they follow up on the suggestions.

I also like that they are very involved with VRMA and help sponsor all the Vacation Rental Management Seminars. I truly feel they are committed to the betterment of our profession and I admire that!

Pros: I have been with LiveRez for nearly 4 years and have been very please with the overall performance of the software and the support staff. The interface is very easy to use, quick to learn and it's always on!

I like that it is 100% Cloud based so we can manage and/ or track all the major components to run our business from anywhere.

Having the dynamic website and booking engine integrated is a major time and money saver.

Friendly support staff who are genuine and know how important the partnership is between LiveRez and our business

Misc items... Google friendly. Great property filter. Easy to Navigate. CRM - Auto response system. Local Area Guide. Flexible drop down menu. Expandable dynamic pages, one change on the back end modifies several front end pages.

Cons: Cons are honestly very limited, mostly due to the fact that LiveRez is very progressive and always improving or refining features.

It took a bit longer than expected to implement, but once the ball was rolling things moved very quickly. Note, we were an early user.

Maintenance / property management module is a bit cumbersome than I would like. It is workable but offers more options then needed which makes it more time consuming then need be. I have heard there are plans to refine / update this feature.

Overall: Honestly a no brainier. LiveRez has everything you need if you're just starting, growing or considering moving from an older system. It is honestly worry free and has helped us capitalize on opportunities due to time savings and increased productivity.

Pros: The website that was designed for my company is very attractive, has streamlined processing and very user friendly. I went from page EIGHT to page ONE within one week from the time of launching on all of the main search engines. The results were immediate as I not only have retained all of my clients, my homeowner/client base increase has doubled every year so far. The guests that use the system are always giving compliments with varying degrees, ranging from attractiveness, ease of use and efficiency. The "backside" of the website is an intricate accounting system and I am happy to say when my clients call with questions regarding accounting, occupancy, billing, etc., I have answers for them within seconds. Customer satisfaction and visibility equals retention of clientele in my book!

Training of employees is effortless as the customer service (live, videos or documentation) is excellent.

The website has more than paid for itself!

Cons: If I had to pick one or two things, I wish more bookkeepers knew how to use their system that gateways into a customized quick books. I have had to spend a few bucks to get the process functioning and up to speed. If set up correctly upon implementation and your bookkeeper is open to change, this won't be a challenge for you. So, I am not sure that this is actually a "con" of LiveRez...

I have not reached the depths of what this website has to offer!

Overall: I highly recommend!

Pros: They build a great web site, we also have a mobile web site that is great! The cost is less than what we were paying with our previous company. The customer service is fantastic. They work with us when we have system change needs.

Cons: There are a few features I wish LR had. Hopefully they will work on them.

Overall: Overall we are very happy! It was well worth the switch over and the mobile site is only an added bonus! We saw results immediately. We also use the SEO program which has increased our exposure and our rentals as well. Thanks Live Rez for a great product.

Pros: It has been a pleasure working with Liverez for over 4 years. They offer a quality product that they continuously upgrade. Customer support is quick and efficient. Liverez has improved the efficiency of my business and provided my company with tools that I could not work without. My favorite features are online reservations, live availability calendars, web based system that I can access from anywhere, detailed reports, quickbooks integration, and the ease of updating my website. I believe that Liverez plays a big part in the success of my company.

Cons: The main thing that I feel could improve with the Liverez system is the maintenance and housekeeping scheduling system. I use a different system for these things, but I don't feel like it detracts from the other things that I like so much about Liverez.

Overall: I definitely recommend this product to vacation rental property managers!

The website offers an inviting presentation to visitors and we have received numerous compliments on the ease of use and structure of the site. Our web traffic has more than tripled since implementing the product. Customer support is second to none, VERY responsive and VERY willing to meet needs.

Pros: I was so apprehensive about change, but guess what?
Changing over to Live Rez, was the best thing I have ever done that was associated directly with your domain and website work and my future.

You really have the ease of knowing you are in good hands and SAM is doing our SEO work. So many companies are taken by fake website companies and once you are burned it is hard to change. I was burned and my domain taken, so go with someone you can trust 100%, I would say GO FOR IT!

Once you setup and build this business relationship, all you have to do is keep a professional staff and get ready for the bookings.

Cons: Truly, really do not have one
I have quick responses, someone always calls me back or emails within 10 minutes, so these two attributes alone would outweigh any con...

Overall: Simply Said, "Call me anytime for a reference"

Cons: It doesn't fold my laundry / but aside from that it does everything a booking system can or "should" do in my mind. I gave it less than five stars as when I implemented 6 years ago a different staff was on board / the current staff is awesome and I expect implementing again it would be five stars without waiver.

Overall: Making a switch for the back office is tough but the rewards have been worth it for us. I would switch again in a heart beat.
