When notifying Rentec of cancelling and requesting an owed refund they simply ignored the 5 emails, and refused to acknowledge any emails.
Excellent Sales service and a solid program. Customization and all around great reporting software.
The only thing missing is the lack of phone numbers being included with the profile when possible.
They recently added a co-renter option for portal access, which is fantastic, and I'm so happy they added that. We have only had the service a month or two, but so far, we are pleased.
I tested this service with info on a person I know has misdemeanors. He admits to them and the local police department in Indiana provided a report detailing the offenses).
Information is formatted in a way that most would understand. Price is great and this is good for those with only a couple rentals or if you have 100's.
If you make an error in the accounting it's a little hard to repair. I would like an option to edit or either delete a transaction or be able to make a note and remove from the accounting error.
Love the software and you get a lot for a free program. There are items that can be improved but overall really happy with what Stessa is offering to their customers.
The last thing I need to be worrying about is how to navigate accounting software. I need one place to store and track all the transactions on my real estate property.
This free software from Stessa works wonderfully for tracking expenses. When I had an issue, it was resolved immediately so customer service is top notch as well.
Only downside is that it is not available on Google phones.
Their instructions on the proper formatting for converting it to csv were easy to follow and I was both impressed and happy that months of transactions were imported seamlessly and in minutes.
There's really nothing about the software that I dislike.
They also have some great little features like splitting a transaction into the appropriate categories, such as mortgage payments being split into the principal, interest, and escrow, etc.
Inability to do split transactions and didn’t know how to pull reports until recently.

Before Stessa, we had considered and tried using QuickBooks, but Stessa was just a better software for what we needed specifically. We specifically chose Stessa because it's made for real estate investors. And QuickBooks was great, but it wasn't pre-contoured just for exactly what we needed. Stessa was super-easy to get started with. We just input a couple of addresses, a bunch of the details about the real estate and the projects that we were working on, and it was really ready to go from the start. There was a short learning curve. What I would recommend when someone's getting started is just take a few minutes to actually get started. Don't expect it to work from the second you get going. Be ready to input a bunch of information, but once you get going, it'll definitely be worth it over other similar softwares.
