Coaching from the support team has been excellent. The assessment I received on how well I am using the functionality of the software has been excellent.
They accidentally released the vrbo beta into production and I filled out the integration info only to have it disappear when they turned it off.
If there are any issues, which is rare, they always take care of you. We had a website designed by them and they did a fabulous job.
The number one complaint of the software is the cost. Most of resnexus' clients are small, privately owned properties with limited budgets.
We love that this system is integrated with the OTAs and that our calendar works with them as well as the ease of the booking engine. Guests can select rooms with ease and can be booked in seconds.
I can’t think of anything that bothers me about the software.
Of the software companies that I talked to, I was the most confident that ResNexus was there for me, to help me use the features that were best for me and my company.
They advertise 24/7 customer service, UNTRUE. If you try to reach them on the weekend - forget it.
It's obvious that the customer experience is of great concern. As a company that cares about customer experience, it's important that our software providers mirror that value.
Their software is buggy and it never worked. They refused to refund us and hold a strict cancellation policy that they fought hard to continue charging.
With customized checklists each different quirk can be relayed to the cleaner swiftly. I love being able to know names of guests arriving so I can thank them on behalf of the company.
No guest messaging option. Not fully functional on the European market.
The overall ease of use is fantastic. I love that I can quickly view which cleaners and inspectors I have scheduled, make any changes on the fly, and the fact that everything is automated.
There is no straight forward way to schedule garbage days for homes.
Work order reporting to homeowners is a huge improvement, and the history of work at the property is great for guest and homeowner reference. The Breezeway support team is the best in the industry.
It takes time to setup but I'm not sure how you could change that component of it. Other areas include: It is slow to update.
Brittany B.: Hi, my name is Brittany. I'm the owner of Breathe Easy Rentals. We manage 28 properties currently. My Breezeway rating would be five out of five stars. Before we started using Breezeway, we actually used to have manual paper service orders. We would print everything out of our PMS, have the paper trail, the service order that had to go all the way around. Obviously, that is a load of problem with service orders getting lost, all of the notes and comments we would have to hand-write. Breezeway was obviously a huge win for us in being able to streamline those processes and also save some trees in the process. Making the decision on Breezeway was really easy for us. I've used them for many, many years now. At that time in our industry, we didn't have too many options out there, and why I've continued to use Breezeway and not wanting to even stray away from them, it's just their continued customer service, their ability to listen to what we need and get those changes implemented. Dealing with tech, a lot of times you're just kind of handed the product and it's kind of a one-size-fits-all, versus, again, Breezeway I think has taken a very different approach in trying to build out their software for property managers and hosts and how we actually need to use it. I think the other thing that was really impressive, too, was that Breezeway was excellent to use on a big scale. The old company I used to work for, we had over a hundred properties using Breezeway, and then when I started my own company a few years ago and started with one, I instantly knew that I needed Breezeway, and it was still easy to use. Being able to have a tech software that covers anything from newcomers into the industry to those who have built up quite a bit of inventory is really advantageous. One of the other reasons I love Breezeway is the easy implementation. One thing that I did wrong upfront is I was a little overzealous in our checklist. I think our first cleaning checklist had a hundred checks that the cleaners had to go through. We were very detail-oriented. Very quickly, we actually found out that that wasn't exactly realistic for our operations. And so being able to go back into the software and transition it into an easier checklist where maybe we only had 20-25 things to check instead of one or 200 check marks was very easy to do. Through the years, obviously, the evolution of our company happens and you add properties, you lose properties, you change your processes, and throughout all of the changes that we've endured, Breezeway has made it so easy to, again, be very detail-oriented or go to basics. I also love that if my team is consistently missing something, how easy it is to go in and make a photo requirement on there so that way we have a time/date stamp of what's happening inside the property. Again, just the whole evolution of your business and then being able to pair that with Breezeway and how easy they make it is a 10 out of 10 in my book. If I can offer up one piece of advice for someone looking to use Breezeway, I would strongly suggest trying to use the software on a trial basis for at least two to three months, and also trying to do it during a somewhat busy season or where you have quite a few things going on. Being able to nose dive into it and really see how does the software work, how much time does it actually save you, the different reporting options and customizations that are in there, they can talk about it and they can show you a lot, but until you actually utilize it in your own business practices, you won't really get that full understanding of how awesome Breezeway can be for your company.
