Property Matrix vs LandlordTracks: Which is a better fit?

Property Matrix has all the bells and whistles that we wanted, while still being affordable and easy to operate. Their customer service/support team is outstanding.

The app does not work at all, so our maintenance staff has been unable to implement. The accounting features are not what we hoped for in regards to CAM functionality.

The technical support is fantastic- one on one coaching calls through learning the features, as well as a wonderful chat option that allows me to multitask and stay available via phone to my tenants.

The messaging feature has caused us miscommunication with our tenants and comes across unprofessional so we abandoned trying to use it. Messages will not bounce back if an incorrect address is used.

The Customer Support,(is excellent, very nice and helpful. Cost of program is great value.

The only small critique I have is that the custom background themes are a little difficult to read.

Software has great features and flexibility. Customer support has been fantastic.

The maintenance app simply does not work. I cannot run a maintenance report, or, if I can, it is not easy to figure out how to do it.

If I have an issue he is there and resolves it by the next day. I love the customer service and appreciate his helpfulness and always there to be assistance with any questions I have.

There is no place to submit my payment. Your wasting my time just because I don't have a 100 character review.

We have used Landlord Tracks for over a year and love the software and their great, responsive customer service.

There is no running balance on the account. Categories for each transaction should be included so that a yearly report (missing also) can be generated for income tax purposes.

I'm still getting used to using it, but I love they have a user guide to help you out. I also love that you can do tenant screening.

Inability to sort Invoices by status. Unable to get Reoccurring Transactions (Tasks) to work.

The integration of the marketing is awesome. I click publish and it goes to websites that are the most popular where tenants are and I get quick results on tenants.

I can't believe I have to go through all this to make a payment. Getting frustrated here.
