In my search in looking at an online platform that I could use for my clients, I did not find anything that fit all the checkboxes that I need. I looked at a couple, and they did exactly what I needed, except for the handling or being able to direct the money where I needed it to go. A couple others didn't have the forms that I felt were important for the renters to be able to see and to sign, and I like the online interaction that I was finding with the process and why I chose Avail. Three main reasons for choosing Avail. First off, I like the platform that allowed me to customize for each and every rental unit that was in my program that I needed to be able to give to the renter and the forms that I could select and do some authorizations. That was number one. Number two, I wanted the money not to come into my realm, but go directly to the owner of the property, and that was very key for me. I really appreciate being able to do that. Number four, it was the video. There is a learning curve like anything, an application, but the videos and the different instructions were pretty straightforward and easy to use. The onboarding, as I recall, which has been a couple years now, it was pretty straightforward. I did go over a lot of the videos. I did see a lot of it. There was a period of areas in time that I quite didn't get the process of syncing things up correctly, so I made a couple phone calls. They were on it, and they're troubleshooting, and they answered all my questions immediately, and I was able to take care of business and move forward. I highly recommend this for any property manager that doesn't want to create a bank account. So you can now just set this up to where all the money is collected or going directly to the owners, which is what sold me on this, but the second part I would highly recommend was the customization of the forms because in the state of California where we're at, there are a lot of forms that we need to be able to provide to the renter and make sure that they clearly understand what the criteria is for being able to rent the property. I really, really highly recommend this program.
