I'm a huge fan of using applications like these to help streamline tasks, and Buildium does a great job for the rental property sector.
The customer service is absolutely awful. No one on the line can ever do anything about the tech problems and such.
Customer service is outstanding and the number of add-on services are impressive. I use Buildium daily and it's become my one-stop shop for how I manage our properties.
A lot of the entering and how to get the reporting to look on paper can be very time-consuming and confusing. Owners are often confused how pre-payments are labeled as well.
The software is a great place to start for management companies. It's affordable and worth spending a little more to have a lot more function.
It is frustrating that email communication can not be streamlined through this software. You can send an email out to a tenant, but they are not able to reply to the email through this method.
It has great reporting, an intuitive workflow and website, an awesome customer portal, and a nice owner portal. It even comes with document management.
Their "known issues" have cost me THOUSANDS in productivity loss. They don't offer credits, discounts or anything of value and they don't fix the issues for months.
Their dedication to customer satisfaction and willingness to go the extra mile in resolving concerns have greatly contributed to my positive experience with the platform.
I used to have to wait a freaking week with my old company AND I was paying them an outrageous fee. Real talk, I would easily pay more for this software.
Fantastic, we switched to it for the custom leases, but have enjoyed it for reporting far better than our previous platform, apartments.com.
Most of the other softwares in this space take several more days to get the rent in your account. It's basically a one stop shop for all your property management needs.
It has been great, I love the software, it is very good way for me to track my tenants and their payment.
I switched from another platform that was just horrible and Innago was able to provide me with the best platform and customer service, I switch in no time.
The best part is - I can automate messages to be sent to tenants at appropriate intervals. I highly recommend Innago to Landlords and Property Managers.
Some payments may be delayed depending on payment type.
Bobby: Hello, I'm Bobby. I'm a real estate agent and property manager, and I give Buildium five stars. For more reviews like this, click below. Actually, I didn't have any other software. I was a new company and I'd just started. And a friend of mine actually had Buildium and she used it for her hundreds of properties that she managed. And I asked her, what is it that I should use to really help me get my business started right away? And she suggested that I use Buildium. Well, the main thing I liked about Buildium was that it was from soup to nuts. It offered me everything I needed. As a matter of fact, it's almost like having an administrative assistant. And so, I was so blessed to be able to have this program, which does everything for my marketing in the beginning, all the way through to moving someone out at the end. It has so many apps that connect to this program and they're just amazing. And together, it just makes it so much easier for me to run my business by myself. For me, it was fairly easy to get started. Just because the week that I was actually doing all the videos, we happened to have a week of snow in Louisville. So, how lucky I was to be able to have that snow, because I sat down and went over video after video. And in those videos, I was able to learn step-by-step what to do to be able to set up my system and really make it effective for me as I moved forward into it. It's a little challenging if you don't have that much time. But if you've got the time to really sit down and just focus on it for a week or so, you can really set yourself up for success. I recommend Buildium greatly to anyone, and I always share that with people around me who are in the property management industry, because I do not know what I would do if I did not have Buildium. Every day when I wake up, I go through my system and think, wow, how lucky I am to have this helping me manage my properties. I have 28 units. And to be able to do that by myself and do the labor and the repairs and all of that, it's a lot. And so, Buildium really helps me organize and keep all that in line. So when people ask me, what system do you need to use? I tell them, no question, it's Buildium.
Brandi: My name is Brandi. I am the owner of my rental property and management company. I have anywhere from one to five employees at any given point in time, and I gave Innago a five star rating. I use Innago on a day-to-day basis to track my rental property income, my outgoing expenses, to correspond with my tenants, and to just basically overall keep everything organized. It's been a great tool when it comes to tax time to be able to have everything organized and assigned to each individual property. What I like most about Innago is how it alleviates a lot of the systems that I would've had to have built in other softwares. I like that Innago is made specifically for property management, and I appreciate that because other similar softwares are made for more of small businesses that don't exactly deal with the same day-to-day things that property management does. I like how it keeps everything already structured for property management versus say, QuickBooks or something else. The only thing that I would say that I initially disliked about Innago, there's a little bit of a learning curve. If you're not used to integrating software into your business practices, you'll have a little bit of a learning curve, but you'll have that with any software. The other thing is that there are security parameters. I like to switch between different things like my laptop or my tablet or my phone, and it wants to verify that I am who I am through my phone, which is actually a good thing, but obviously if you don't have your phone on you at all times and you're going from room to room or whatever, it can feel annoying. Obviously, ultimately it's for the safety of the user.
