It is frustrating that email communication can not be streamlined through this software. You can send an email out to a tenant, but they are not able to reply to the email through this method.

Their "known issues" have cost me THOUSANDS in productivity loss. They don't offer credits, discounts or anything of value and they don't fix the issues for months.

Once my rent auto-payment has been "authorized" - but before it's been deposited - there is no way from the tenant side to cancel the payment (that I can tell, anyways).
Helps with putting together a contract easily and making minor modifications where appropriate. Love the automated emails and reminders but also the flexibility and control over the emails.

I was a new company and I'd just started. And a friend of mine actually had Buildium and she used it for her hundreds of properties that she managed. And I asked her, what is it that I should use to really help me get my business started right away? And she suggested that I use Buildium. Well, the main thing I liked about Buildium was that it was from soup to nuts. It offered me everything I needed. As a matter of fact, it's almost like having an administrative assistant. And so, I was so blessed to be able to have this program, which does everything for my marketing in the beginning, all the way through to moving someone out at the end. It has so many apps that connect to this program and they're just amazing. And together, it just makes it so much easier for me to run my business by myself. For me, it was fairly easy to get started. Just because the week that I was actually doing all the videos, we happened to have a week of snow in Louisville. So, how lucky I was to be able to have that snow, because I sat down and went over video after video. And in those videos, I was able to learn step-by-step what to do to be able to set up my system and really make it effective for me as I moved forward into it. It's a little challenging if you don't have that much time. But if you've got the time to really sit down and just focus on it for a week or so, you can really set yourself up for success. I recommend Buildium greatly to anyone, and I always share that with people around me who are in the property management industry, because I do not know what I would do if I did not have Buildium. Every day when I wake up, I go through my system and think, wow, how lucky I am to have this helping me manage my properties. I have 28 units. And to be able to do that by myself and do the labor and the repairs and all of that, it's a lot. And so, Buildium really helps me organize and keep all that in line. Patrick R.: Hi. I'm Patrick, and I'm a realtor with a worldwide-known real estate company. I give Avail a five-star thumbs-up. In my search in looking at an online platform that I could use for my clients, I did not find anything that fit all the checkboxes that I need. I looked at a couple, and they did exactly what I needed, except for the handling or being able to direct the money where I needed it to go. A couple others didn't have the forms that I felt were important for the renters to be able to see and to sign, and I like the online interaction that I was finding with the process and why I chose Avail. Three main reasons for choosing Avail. First off, I like the platform that allowed me to customize for each and every rental unit that was in my program that I needed to be able to give to the renter and the forms that I could select and do some authorizations. That was number one. Number two, I wanted the money not to come into my realm, but go directly to the owner of the property, and that was very key for me. I really appreciate being able to do that. Number four, it was the video. There is a learning curve like anything, an application, but the videos and the different instructions were pretty straightforward and easy to use. The onboarding, as I recall, which has been a couple years now, it was pretty straightforward. I did go over a lot of the videos. I did see a lot of it. There was a period of areas in time that I quite didn't get the process of syncing things up correctly, so I made a couple phone calls. They were on it, and they're troubleshooting, and they answered all my questions immediately, and I was able to take care of business and move forward. I highly recommend this for any property manager that doesn't want to create a bank account. So you can now just set this up to where all the money is collected or going directly to the owners, which is what sold me on this, but the second part I would highly recommend was the customization of the forms because in the state of California where we're at, there are a lot of forms that we need to be able to provide to the renter and make sure that they clearly understand what the criteria is for being able to rent the property. I really, really highly recommend this program.
