AppFolio Property Manager vs Rentec Direct: Which is a better fit?

The entire staff at Appfolio was so friendly and encourging during the short transition and the tutorials were awesome. It changed my life and my staff love using Appfolio.

Going through and adding charges to every account we set up is inconvenient, and leaves a large room for human error.

The ability to run reports for our clients and send them via the system, ease of communicating with boards and owners, excellent web site support, very good technical support.

Inventory was never accounted for and would come up missing. We are in the process of putting our inventory in Appfolio so there is accountability when things come up missing.

Whenever I have had a question, the tech support has been outstanding and they often go the extra mile to make my job easier. Love the dashboard where everything can be seen at a glance.

When we choose the software, we thought because it was marketed as something that handled "NYC DHCR" leases but that's is misleading.

I do enjoy it, the customer services has been amazing to work with. We are still getting used to the program, and how to best use it.

Totally closed system (no open API), so it's impossible to integrate other things with. Their in-house call center is expensive and poor value for the money, considering wait times.

The product is best suited for property listing and property management. It is the best one can get in the market.

When notifying Rentec of cancelling and requesting an owed refund they simply ignored the 5 emails, and refused to acknowledge any emails.

Excellent Sales service and a solid program. Customization and all around great reporting software.

The only thing missing is the lack of phone numbers being included with the profile when possible.

They recently added a co-renter option for portal access, which is fantastic, and I'm so happy they added that. We have only had the service a month or two, but so far, we are pleased.

I tested this service with info on a person I know has misdemeanors. He admits to them and the local police department in Indiana provided a report detailing the offenses).

Information is formatted in a way that most would understand. Price is great and this is good for those with only a couple rentals or if you have 100's.

If you make an error in the accounting it's a little hard to repair. I would like an option to edit or either delete a transaction or be able to make a note and remove from the accounting error.
