Cons: There are some lingering things form previous versions that can be problematic. But support is there to help fix it fast. It takes awhile to get everything in the system (parts/inventory/assets) but once you do, it is great and easy to use. Pros: eMaint has a very user friendly interface, an abundance of useful features, and fantastic customer service system.

Cons: Not a major deal, but there is a lot of information in the program, and it can get a little overwhelming at times.

Pros: simple as what the required need and able to expanded in future where ever need and the support is so helpful

Cons: emaint need to manage how can the support team response at the holidays and weekends because many facilities, the jobs still open even at these days.

Comments: Patrick presented the software in such a manner that anyone could understand.

Pros: I like the price of this product and the ease of use. I also like that we have our own personal Customer Service Professional assigned to us if we need help.

Cons: The initial start up is going to be hard, but I have my own customer service professional assigned to our company to help.

Comments: I have used several different CMMS over the years, this is by far the best one yet. So many features, customer service is always available for support.

Pros: Can set it up any way you want (more info, less info, charts, etc). Easy to use including remotely (iPad).

Cons: It takes awhile to get everything in the system (parts/inventory/assets) but once you do, it is great and easy to use.

Comments: Fantastic customer service! The customer service representative, is always there for us, and the help desk is very helpful.

Pros: Great features, very customizable. The ability of the software to amtch your needs is fantastic! It is as in depth as you want it to be, or as simple as you need.

Cons: The setup can sometimes be cumbersome, but once it is setup, it runs great. I would like to see a better work order interface, and more mobile ease of use.

Pros: The software seems very well developed and has many wonderful features that make the software stand out above the rest.

Cons: The customer service part of emaint is too much. They would call me to the point of almost harassment, three or more times a day! Even now when I told them that I have found another software and am no longer interested, they keep calling.

Pros: The software provide a presentable dashboards which make Datacenter Manager life easy and the most usefull for the change management

Cons: Interaction with tool on daily basis is a bit difficult but using the tablet version would save the time.

Pros: Web based application that users can access from anywhere. Ability to workflow through assignments.

Cons: I think the adhoc reporting can be improved and the integration with Office 2016 (if not already fixed) has been an issue when downloading reports

Pros: centralizing all functions under unique work order, an ongoing upgrade that meets new innovation, comprehensive with regards to maintenance activities, the possibility of customization, good reporting features

Cons: some basic features were not fully available and had to be customized with some limitation in the system, such as PPM's . Purchase Requisition cycle is poor in means of approval matrix

Overall: The software allowed us to manage all our maintenance activities in one place, it's online accessibility being a web-based software enabled as well our team to access information remotely. Further more with the reporting system in place emaint helped us to optimize our cost through reviweing manhours effectiveness and efficiency and applying corrections where needed. On the other hand, the vailability of SLA's helped to meeting our agreed response time with client.

Pros: Easy to build custom reports, very user friendly. It also has online training seminars and classes at the Emaint University that I sometimes use to refresh myself on seldom used areas of the software.

Cons: There are a few bugs that have to be worked out straight out of the box, but support is usually quick to address these.

Pros: I can accurately track any work performed on our equipment. I can notify the Department Supervisor when a work order is completed via email. That I can customize forms to show or information that relevant.

Cons: When I receive a work request email from from a department supervisor I would like to see the asset # included. We sending an e-mail to a supervisor notifying them of a completed work order I would like to see the asset # in the subject line and to be notified when they read the email.

We use this program for multiple sites and it has been ok.

Pros: Keeps records of work orders and accountability to which parnter is using the site. Easy to change parnters when we have turnover.

Cons: Changes come before partners have gotten used to the one before. It's not as friendly for many of our partners that don't use the computer much. eU is not very helpful.

Pros: eMaint customer service has been working with us on a weekly basis since day 1. eMaint help us configure reports and workflow to support the business. The software is used daily by more than 50 users. eMaint has been a key system for our journey to proactive maintenance.

Cons: X3 is a better version than X4 for the CB fleet site. X4 speed not meeting customer needs. X4 dashboard functionality does not allow to modify easily. Some of the report in X4 does not update inventory. Moreover, the justification to use X4 was based on the electronic signature which cannot be tailored for specific task.

Overall: Support system to the business organization.

Does exactly what I need it to do. I am very happy with the product. Need to spend more time using.

Pros: I appreciate the updates about what needs to be executed. I know my staff likes these as well, because they don't always have to check with me to see what needs to be done.

Cons: I haven't really found any cons for this software. My biggest con is probably not being able to spend enough time perfecting use of it. I think I am not using it to it's fullest potential.

Overall: Inventory of equipment and PM Scheduling.

Very rewarding, after all the work in evaluating different CMMS's, selecting eMaint was the best.

Pros: I love the ability to configure the system to meet our needs, not only on the maintenance side of our business but on the Quality/Regulatory side. 21 CFR compliant was critical in the selection of eMaint.

Cons: Improvements with the Mobile user. Our organization utilizes the mobile features which is good however there has not been much development on the mobile side. I would pay more for the subscription if needed, just improve this module.

Overall: Reliability of the software is my biggest benefit.

Powerful software. Can be overwhelming for less tech savvy admins. Customer Support is world class.

Pros: Customer support is the best that I have ever experienced. Their support team is well trained in maintenance reliability concepts, so they are quick to understand the unique requirements of your company. Better yet, they share this wealth of knowledge through their very helpful "Online eMaint University". They have various training programs & opportunities & very frequently hold local conferences that focus on both concepts & the software "how to's". The software itself is very powerful. The reports module gets my "most improved" award & is complete with graphs & instruments. If you can dream it, you can run a report on it. You have lots of freedom to customize the software in (most of) the right places so long as you can handle the learning curve or have an aptitude for database management but, out of the box, it should suffice for most companies as you can lean on eMaint support for help with customizing & much more. One of the strongest selling points for this software is that they joined forces with & are now owned by Fluke Corporation & are offering a line-up of Fluke tools that integrate with their software to bring condition monitoring, data analysis & reporting to a whole new level. Another favorite feature of mine is the eMaint Community, where you can post your ideas for new or improved software features or vote on other user's ideas. I get the sense that many of eMaint's feature updates are based on ideas on this forum & I'm glad they are listening to their users.

Cons: eMaint X4 has seemingly been the "beta" of the long awaited eMaint X5 due later this year (2017). The problem is that while X4 has been available & increasingly functional, its been over two years & there has been no official upgrade from X3 to X4 and some modules still exclusively use the old X3 platform that haven't received any upgrades. A specific example is the work order/pm scheduler. X4 is very aesthetically pleasing and functional but navigating from to the scheduler module is a transition comparable to drinking a cool glass of ice water & then choking down a spoonful of sand. As far as functionality of the scheduler, I have tried several times to learn how to use it & each time I walked away wondering why it was ever implemented in the first place. It's difficulty of setup & general usage far outweighs any usefulness it might have. While eMaint has done great with keeping up with updates to most of the modules, they would do well to step it back a bit & get caught up with some key modules that have been neglected for too long. Form design is another key function that could use some attention.

I would give it 5 stars. Overall experience with eMaint has been excellent!

Pros: This is not a "canned" CMMS system. I like that we have been able to customize this software to fit my plants needs.

Cons: Our maintenance tech's use pads and the mobile app works but it is limited on the customization. It could use some improvements.

Overall: work order history, tracking of dollar spent, man hours per work order and real time data

Emaint has a lot of tools to help our departments run more efficiently.

Pros: Adaptability of the program to the users specific needs. It can be used by various types of users doing very different things.

Cons: We had problems getting set up on the system with best practices and we could have used help gathering information.

Pros: The software is easy for tenants to send service requests directly to facility team. They also like how they can track the status of the repair/request through the portal.

Cons: It has soo many bells and whistles that I don't think I am using it to its maximum potential in my field.

Pros: Makes it easy to track all information on different assets, so that you can customize the pm's to your particular needs.

Cons: Wish X4 had a larger list view that extended down like X3 instead of extending sideways so that you could read the details of the "techincian work description" by scrolling down

Pros: Ease of use. The search features added with the availability of pictures and being able to tie in PDF forms to print with the work orders.

Cons: The only Cons I have found is with the Mobile site. It seems clunky and hard to navigate, but my understanding is that with the release of X5 these concerns will be addressed.

Overall: We attain the ability to track all parts and costs on each piece of equipment. This system with the ability to design the reports as needed allows us to pull any information that our team is needing with a matter of a few minutes.

I've used a few different similar software before and I'm not impressed with CMMS

Pros: CMMS has the flexibility to automate reports. Normally this is not part of maintenance software, at least I've not seen it done this way.

Pros: Allows us to reduce manual process, which has helped with efficiency. Also allows us to better monitor task.

Cons: Work order flow can be better. Web-based would be idea in today's environment and the mobile app can be a lot better.

Don't waste your time. This tool can not read it's own files.

Comments: Do your home work and buy a tool that works well.

Pros: This has a good database back end. It can track key assets and associated costs. It can track inventory, but not easily.

Cons: The work order forms has no logical flow. The graphical user interface is very slow and has major flaws. There are a lot of wasted steps. Data entry comes at a high cost in labor time. This tool is not able to directly import a file it just exported. The user forum web page need tech support help to join. Our sight had been stuck with this package for five years. It still looks like a prerelease package.

Having a great database with a poor human interface is like having an ultra-fit body with a bad heart.

Pros: eMaint tracks the data needed to make good decisions. The user interface is highly customizable. I have used many CMMS systems this is definitely not the worst.

Cons: The graphical user interface misses many of the features taken for granted by users such as putting your cursor into the search box you just opened. There is not logic to the flow of the forms presented. Tab order does not skip irreverent widgets. You have to perform many useless / wasted steps to process your work orders. The software relies on end users to perform much of the tedious tasks that you wish the computer could do for you. Two thirds of our data entry time is due to wasted steps. This software exports three file formats and imports three file formats. The import can not read any of the formats exported. On import most of the field names exported can not be recognized by this software.

Pros: The program has lots of features and easy to use. Customer support seemed to be good. I also liked the layout of the home page.

Pros: eMaint is extremely detailed. It allows for you to do a little, or a lot. The more you put into the program, the more you will Back from it. Extremely impress with the ability to integrate eMaint with our existing accounting software.

Cons: The program is a bit complicated. It takes a lot of training. The computerized voice used in the eMaint University training modules can be hard to listen to after a short period of time.

Comments: If you paid me to use this software I would still look for something else to use that works well.

Pros: This product is web based and can be used anywhere from work to home or on the road

Cons: difficult to use, Random bugs happen, customer support doesn't seem to know how to solve issues and frequently creates new problems while trying to fix the problem reported.

Pros: The clean feel and appearance of the printed content. Customer Support is the BEST - responsive, helpful, friendly, everything you want. No question seems too dumb.

Cons: I can't get dates on my reports and must write them in manually. Seems like a basic thing, but can't get it. Also wanted to move line items up and down on invoice and can't do that, which makes the invoice difficult to edit.

Comments: With the inclusion of meter based maintenance, there have been some growing pains for eMaint. It is a bit convoluted for the basic user. If you are not database savvy, you can paint yourself into a corner quickly.

Pros: On the other side, the multitude of functions allows allotting of versatility.

Cons: Busy for the basic user. Its easy to get lost in the X3, X4 differences.

Recommendations to other buyers: Be data base savvy and be extremely careful about date input, set up and how you want to use it. I suggest a paper plan first.

Comments: We have moved all of our functions from separate spread sheets and databases to using eMaint X3 for a majority of our processes. This includes inventory, purchasing and maintenance. However, when we attempted to use the requisition system, there were quite a few road blocks. So many in fact we decided to go in a different direction. The system as a whole is great, but can be cumbersome for what should be simple operations. We are going into our 4th year of using eMaintenance, and hope that as new changes are made to the system, we can use all of the tools the system has to offer to help our productivity.

Pros: Availability of reports is helpful. The dashboard is great for monitoring a wide variety of functions. Can use the system for a variety of different functions across multiple departments.

Cons: No wizard for creating simple reports. The requisition and stock order functions could use some work.

Recommendations to other buyers: If you are using multiple different systems, as our company was, to handle functions; inventory, requisitions and reporting, eMaintenance can be a very powerful tool. It does require some patience and can handle some tweaking to accommodate your specific needs, as there can be a lot of steps for simple functions. eMaintenance has helped our company streamline a few different processes to save time and increase our tracking capability.

Comments: This is a great software that allows a lot of flexibility with what the end user does with it. You are able to set up all of your assets and then track WO history by type of service you have set up. You can see what parts have been used on any asset or narrow it down to a specific WO. Gives you control over costs and inventory control. You can scale it to the size that you want, from basic PM generation to full asset tracking and management.

Pros: Web based so it can be accessed anywhere you can get internet service. Great customer service and technical help when you need it. You can have a dedicated account manager for your account depending on your package choice. On-line help and tutorials to help you expand you knowledge base of the product and features of the software.

Cons: Web based if you have poor internet service.

Recommendations to other buyers: Call the number or start an online chat with customer service and let them show you what it can do for you. There are a lot of CMMS programs out there so evaluate you and your company's needs and go with the one that can help you the most.

Pros: Very scalable, very configurable, great customer support.

Cons: Very limited reporting functionality -- some examples: limited formatting options; limited titles (can't insert dates, etc); no page headers, footers.

Overall: We needed a CMMS strong enough and flexible enough to handle rotating equipment, commercial buildings, and a large truck fleet. eMaint does all that, and more.

Recommendations to other buyers: Take advantage of eMaint training and technical support. Training and support teams are very knowledgable, accessible, friendly, and efficient.

Comments: eMaint is great software with some great support. Always things to improve. Need to better integrate large implementations with multiple accounts. Consolidated accounts and master accounts are good but having to use a programmer to change minor items across 165 accounts slows things down.

Pros: Great company support. Customizing fields are nice.

Comments: We have implemented eMaint for fleet maintenance and then expanded the setup to include some compliance and purchasing options. While the base design is geared towards building and facility maintenance, it was very flexible, so adapting forms, adding tables, and building new data relationships was very quick. We also utilize some of their automation functions, such as workflows, triggered emails, and API calls to access/update data. The customer service team is absolutely awesome - whether by phone or by chat, they are very knowledgeable and nearly always able to correct the issue within minutes. Any escalation comes with constant communication and indepth calls to make sure the problem is fixed the first time. We really could not be happier with this solution!

Pros: Flexible solution, Great Customer Service, SaaS solution (web-based)

Cons: Limited Mobile Functionality - the newer interface is great for desktop or large tablet setups, but it does not render well on smaller or older tablet devices. The mobile-only interface lacks full site features that we rely on. Not a deal-breaker, but needs improvement.

Recommendations to other buyers: Make sure a member of your inhouse deployment team understand data integrity and can help the team plan for long-term data goals. The use of the system is likely to change over the first year and short-term fixes that change what data is collected or how it is collected can create unnecessary challenges later on.

Comments: Our company has been using the Emaint work order system at our main campus for about 10 years now. Here we receive about 1,500 request a month. Originally those were all handled by phone. Now we are receiving them online and by phone, relieving all of the office staffs time on the phone. I have since rolled the system out to several of our sites in other states. When all is said and done I will have this system in eleven states.

Pros: Easy learning curve.

Cons: Report queries are a little troublesome, I did just attend a training to help.

Recommendations to other buyers: I have 142 employees at one site to track not only time but also our spending on. It has been a very good experience.

Comments: We started this process in 2015 in one plant. Added 110 PM's per week. We have now copied this process in six other plants with two more planned later this year. Customer service was great, onsite tech support was great. Now that we have the PM's entered we want to start tracking costs by asset number and rolling out new dashboards for real time information.

Pros: Easy to use. Great customer support!

Cons: Still getting used to the new upgrade.

They are always listening to their customers and creating new program releases based on these inquiries . Asset set up is key and that took a lot of time since your trying perform your current tasks and switching over to the new . Fairly not emaints isuue on the build being so challenging as most issues were on our end getting from where we were to where we needed to go. Took about 3 months with the help of an intern that was computer savoy and understood all they were asking of us . Probably could have paid to have that performed quicker and easier but it all worked out . working on getting our fleet pms in the system now

Comments: eMaint is a customizable CMMS, that allows for the administrator to customize not only reports but forms. I have been able to customize work order forms to cover calibrations, shop time, and contractors. The reports are useful and can be customized for the user of each report. The Dashboard feature allows for snapshots of work orders, inventory, and KPIs.
The support staff is knowledgeable and very pleasant to work with.
We have been able to use eMaint to justify continuous improvement projects and training opportunities.
The one con I have is, eMaint is learning that testing the program prior to updates is critical. Some customers are good at taking the program to limits and pushing them. Thus requiring more testing of updates prior to going live. eMaint has grown at a rate that give opportunities to their customers, however, as customers we always want more. eMaint is stepping up to the challenge, though at a rate slightly slower than to meet our needs. We want to expand the use of eMaint in our China plants and are not able to because of the lack of Mandarin compatibility. eMaint has expressed they are working on this, we would love to go live in 2016 and I don't think this is on the same schedule.

Some times the roll out of updates can leave us playing catch up on relearning the process to use this to it's fullest potential ie going from x3 to x4. looking forward to seeing what all we can make this program do to help us make our company an even bigger success.

Comments: For our facilities team this is a must-have software package, particularly as we move our technicians onto tablets to be used in the field. We are hoping that the product will evolve into an even more efficient platform for serving our facilities team, which in turn helps them better serve our guest and staff needs. As I.T. support for them, it's been a joy allowing them to run with the system and customize it to their needs, not having to always get us involved in every detail. It gives me the freedom to concentrate on other areas of our operation as we grow.

Comments: Emaint has been great to work with, the software has any capability that we may need. Customer support has been great, they promptly address any issue that may arise. Its advanced features give us the reporting and tracking needs that we require.

Pros: Emaints configurablility allows us to modify and present data in a way that makes sense to us.

Cons: While emaints advanced configurabilty has many advantages, figuring out how to use them is sometimes a struggle and usually involves a call or live chat with customer support. That being said I believe training is an area of opportunity that emaint needs to focus more on.

Comments: I've been working with eMaint for a little over a year and in that time, I have learned a lot about this system. The system itself is fairly easy to learn. It's well organized and navigating through eMaint is pretty simple. It also has many useful features such as creating reports which can even be automatically run and sent to other people. Reports can also be published on the dashboard in the form and charts and graphs that allow you to easily get a snapshot of what is going on with your business (ie number of open work orders, how many work orders you have received over a certain time frame etc). You can also use eMaint to do scheduling, track the status of work orders etc very easily.

The customization is another plus. I've been able to customize forms, build reports, and edit fields (or add new ones) to truly customize eMaint and make it something functional for my needs. There are times that I need to call into customer support or reach out to my account manager for help, and when I do, they are very helpful and usually have a quick turnaround time. They have also helped me brainstorm solutions to challenges when I wasn't sure what needed to be done. The eMaint customer service is top-notch and I can honestly say that everyone I have worked with from eMaint has been courteous and helpful.

There aren't many cons to this system, but I have worked with a few other CMMS systems and there are some features that eMaint currently lacks that I'd like to see added in the future. Work example, the ability to message other people through the system. You can eMail things like work order through eMaint, but I'd like to see a system where you could actually message others about the work order through the system and be able to read those messages so that way if you need to review a work order, all of the pertinent information is there. This is just one feature that I have seen from other systems that would be greatly beneficial for eMaint.

Comments: My company asked me to start using some software to track work requests and PMs. At first I wasn't sold, and didn't think emaint would do any good. I am a believer now. It has helped in many ways. And saved us money on downtime. Plus, my Facilities department pretty much runs itself now with all the automated PM work orders.

Comments: The Pros are that we can keep track of all the spending that we do with each vendor that we have. We can also track the cost of each piece of equipment and how much we are spending on parts for each piece of equipment. We can also track the hours and mileage of our equipment and print out quarterly reports. We can also use the reorder report to order inventory once it is low. Having email alerts sent to you is very effective and convenient. Overall, this software is awesome and it makes our daily operation at ease for our employees.
The Cons are few but most of it has to do with Purchase Orders and how supplies get checked in and if there is some back orders the system does not relate to that issue. However it is very difficult to adjust back orders on the purchase order form without the system knowing what we are trying to do. We have found more Pros than Cons with this software overall. I would recommend it to anyone who works with inventory and or keeping track of equipment details.

Pros: Ease of use and helpful support staff. as the user you always have access to the same individual at the company for support.

Cons: they could come up with a low cost training solution that does not include someone traveling across the country I feel the more advanced training should be done after the system has been in use for a period of time.

Pros: The help with the account manager and easy to reach staff

Cons: Have had trouble fully implementing and would have liked more hands on help with the launch.

Cons: It costs extra for more service requesters. I really would have liked to have 47 requesters but I was only afforded 10 at my level of subscription.

Pros: We love the ease of use and training to new operators. We really appreciate the time taken by our representative to address our specific needs.

Pros: I have a history of all of our assets to keep track of. So there is no guessing on how long the assets before it fails.

Cons: It has more options then our company would used. I can be a lot of info at first to take in until you start using it.

Comments: We implemented this for our Fleet Management - it has made a tremendous difference in tracking, categorizing, and analyzing expenses (we are still working on reducing them!). It was quick and easy to adjust forms, reports, and workflows to accommodate our needs and customer service has been great the whole way. That was certainly a plus in a situation where implementation was facing a lot of resistance - we could focus on changing culture and practices from reactive to preventative , and less energy was needed to make the CMMS work.

Pros - web-based, mobile friendly, thorough setup straight 'out of the box' very flexible for administration (ability to add/move/delete fields, records, workflows, contacts, etc), constantly adding and improving features, robust reporting and alerts capability, great training videos, even better customer support/service

Cons - the report creation process is less intuitive for non-IT users (it's very usable for basic reports, but more complex queries, ie table joins and multi-filter sets, take more practice), no Google integration for document storage/management, does require some investment in training users, the Purchasing module is a little overwhelming and complicated (but they have updates for that coming soon.
