We use OwnerRez to handle and automate most every part of our direct bookings, from inquiries and booking requests to payments and security deposit holds. It creates rental agreements for guests to sign and collects government IDs, helps us get insurance for our rental, and offers guests travel insurance. Since we're able to save so much time with the entire booking process, that frees up time to engage with our guests and getting to know them. Pros We use OwnerRez to handle every part of our direct bookings, from inquiries and booking requests to payments and security deposit holds. It automatically creates rental agreements and collects guest signatures and government IDs, and it helps us get insurance for our rental while offering travel insurance to guests. We find it the most complete property management software we’ve used, and it was the best of the six products we evaluated. The robust customer page shows guests’ past bookings and rates, and lets us keep notes about their families. That helps us get to know our guests and build relationships that bring repeat bookings. Once we finished setting it up, OwnerRez worked flawlessly for four straight years, and we rarely need to change anything. The support page also has lots of videos that show how to do everything. Cons The learning curve and setup were a little challenging because it is so much more powerful vs. other competitors, but I was able to set up about 80% on my own and brought in an expert at a very affordable cost to help finish. The interface visually is more functional vs. aesthetic, but It’s been working flawlessly for four years, and I rarely have to change anything so really happy with OwnerRez. I was fairly new to PMS systems and the one I started with was very hard to learn, so I have been very satisfied at how easily I've been able to constantly upgrade my workflows. Pros Extremely user friendly, while not leaving out some of the more robust features you're looking for. Customer Service is fast, reliable, and very friendly, including suggesting things that I didn't even know I could do. They're constantly upgrading and adding features as well as adding new integrated features and companies. Cons There are a few things from our old PMS software that are missing, but they are little things (not game changers) and they have already stated that they are working on including them. The built-in AI feature is also really good, and the customer service is also solid and responsive. Cons The learning curve is extremely, extremely steep to the point of being overwhelming. While I do think it's worth it in the end, I would estimate that it took 30-40 hours or concerted effort to just learn the software and get everything running the way it needed to run. The complete Airbnb sync killed the double data entry on day one, and the operator-level control is what makes me sure about the switch. Steep at first, then it mostly runs itself. I'd make the same call again. Pros The Airbnb integration is complete, and that's the reason I left Uplisting. Uplisting only synced part of what Airbnb exposes, so I was entering the same changes twice and they still didn't match. OwnerRez syncs the full listing: content, rates, availability, and rules. One system instead of two. Past that, it's built for operators. The feature controls are granular without turning into a mess, so you can run the property exactly how you want. Native length-of-stay pricing is built in. The AI assistant actually helps. The direct booking site is good enough to send guests to directly. The feature set is deep and mature, clearly refined over years. The combined-listing setup works fine too, for our two villas that also rent as one unit. Cons It's deep, so there's a learning curve. The first week of setup takes real work and you'll live in the settings before it clicks. Worth it, but go in expecting that. Built-in housekeeping was also retired, so for cleaning schedules you'll connect a tool like Turno or Breezeway, or use OwnerRez's notification triggers to message your cleaners. Cons I wish there was a dashboard that had arrivals and departures for the day and a status of a property being clean or dirty. I manage about 40 rental properties and that would be helpful. I also wish there was a way to do group bookings for multiple properties booked under the same name as I manage about 25 units int he same complex and get a lot of groups. It's taken my direct bookings to the next level as I also host my own websites through OwnerRez. The process for guests to book online is easy and secure. While I needed some help with the initial tech set up, once it's up and running it is easy to use, and if I have a question then the US based OR team is quick to help. Access to property damage protection & travel insurance policies is a key feature, as well as authorization to collect contracts and deposits from Airbnb guests, and access to the most strict cancellation policies on Airbnb. OwnerRez has a great team of dedicated folks ready to help, whether you have one rental, or dozens. It pays for itself as I add a nominal up-charge to the property damage policies which covers the monthly cost of both OR and hosting my direct booking websites. She went above and beyond, answering our emails on weekends when gents are off and even on a holiday. We took over the prior owners account so when we went to integrate with channels it was not easy and places like VRBO kept trying to connect it to the prior owners account and not our account. Pros Founded by Short Term Rentals Hosts, they know how to build a product that performs as needed. OR is a time saver, a valuable tool, and a necessity for a Property Manager or Rental Agency!! We love the reporting, easy API connections, central inbox, bulk statement generation, desktop and mobile use, owner's portal, and more.
