The built-in AI feature is also really good, and the customer service is also solid and responsive. Cons The learning curve is extremely, extremely steep to the point of being overwhelming. While I do think it's worth it in the end, I would estimate that it took 30-40 hours or concerted effort to just learn the software and get everything running the way it needed to run. The complete Airbnb sync killed the double data entry on day one, and the operator-level control is what makes me sure about the switch. Steep at first, then it mostly runs itself. I'd make the same call again. Pros The Airbnb integration is complete, and that's the reason I left Uplisting. Uplisting only synced part of what Airbnb exposes, so I was entering the same changes twice and they still didn't match. OwnerRez syncs the full listing: content, rates, availability, and rules. One system instead of two. Past that, it's built for operators. The feature controls are granular without turning into a mess, so you can run the property exactly how you want. Native length-of-stay pricing is built in. The AI assistant actually helps. The direct booking site is good enough to send guests to directly. The feature set is deep and mature, clearly refined over years. The combined-listing setup works fine too, for our two villas that also rent as one unit. Cons It's deep, so there's a learning curve. The first week of setup takes real work and you'll live in the settings before it clicks. Worth it, but go in expecting that. Built-in housekeeping was also retired, so for cleaning schedules you'll connect a tool like Turno or Breezeway, or use OwnerRez's notification triggers to message your cleaners. Pros I love that it integrates with all the platforms we advertise on. The staff has been super helpful with any questions I have had and training to get me up and going. Cons I wish there was a dashboard that had arrivals and departures for the day and a status of a property being clean or dirty. I manage about 40 rental properties and that would be helpful. I also wish there was a way to do group bookings for multiple properties booked under the same name as I manage about 25 units int he same complex and get a lot of groups. She went above and beyond, answering our emails on weekends when gents are off and even on a holiday. She sent us video emails to show us exactly what we needed to do on our end to get things up and running. Words cannot express our gratitude for her and all that she has done. She spent hours working with us on a very difficult and not common transition. We took over the prior owners account so when we went to integrate with channels it was not easy and places like VRBO kept trying to connect it to the prior owners account and not our account. Pros The customer support has been a lifesaver as I navigate the website and customize it to my business. I have found this software to be highly customizable and powerful, however, the setup can be daunting. The staff has been incredibly helpful in walking me through the backend set up. Cons Given how customizable this software is, there is a lot of set up involved. The backend has taken a lot of work, but I believe once it is finalized, and I feel comfortable utilizing it, it will go above and beyond, and helping me streamline my business. From guest communication and smart lock integrations to custom financial reporting for my CPA, OwnerRez has the flexibility to truly fit the way my business operates instead of forcing me into a typical cookie-cutter system. But what truly sets OwnerRez apart is the customer service. Their support team is honestly unmatched. Anytime I have had an issue, felt overwhelmed, needed help onboarding units, fixing error codes, customizing reports, or learning new features, they have always been there. Fast responses, patient guidance, video calls, direct help with my CPA — they consistently go above and beyond without nickel-and-diming for support. I have never received a bill from them for help! In today’s world, it is rare to find a software company that backs up their product the way OwnerRez does. I am heavily dependent on this software to run my business, and knowing their team is always there to support me gives me tremendous confidence. Outstanding software. Even better people behind it. I’m still pretty new to OwnerRez and didn’t really know how to set things up. I just knew what I wanted the end result to be. Instead of a generic reply, they actually helped me think it through and build a real system. Everything was broken down step by step in a way that made sense, and you could tell they genuinely cared about helping me get it right. It didn’t feel like support just trying to respond... it felt like someone working with me to figure it out. Cons not sure yet. I am still newer to OwnerRez and I have a lot to learn. I do wish they had an app, but I was able to create a shortcut to add to my iphone that works great.
