January 25, 2018 5.0 I no longer have to chase down checks and make deposits at the bank! Complete online process now for renting from us. Pros I like the fact that once the initial setup is complete, there is very little time required from me on a day-to-day basis. The color-coded facility grid provides a nice visual for potential customers, and there are so many options prompted during set-up which was helpful for me, a first-time small storage facility owner. The price is fair for the service provided, and this company has a fantastic team of support staff. I have worn them out with questions during the start-up phase (newbie to the industry). Cons There were a few confusing things during start-up- something regarding photos of our facility versus stock photos showing up on the website... I had not thought to go into an additional template to remove stock photos, and other minor template things I had trouble navigating, but the customer service staff walked me through how to adjust settings. As of the last few months I feel like something has changed or they have been bought out and the customer service has went down due to new restrictions in place. Pros Software is decent and works for the most part for my needs. Cons I have had issues with several things in the past few months with bad customer experience with the represenatitives. I am supposed to have credits on my account but for some reason my card keeps getting charged for the software. Pros This software is so easy to use, very user friendly and logical. I had to enter all my customers into the software because I was unable to get a spreadsheet of my customers from my current software. After that the integration was very easy. We were up and running in just a few days. I love that the customer profile has all the info you need for each customer including billing and history. I love that customers can book and pay online and that we now have a website for our business. Customer service is top notch! Cons I don't see any negatives at this point. There was no ability for customers to book or pay online and no website for my business. Also the cost was very high as they charge for use of the product and technical support separately. Also ESS is constantly improving, taking advice from their customers. Pros The thing that I like most about Easy Storage Solutions is the layout of the software is fairly easy to read, legible. Also, I like to the customer service is team is knowledgeable. They are there to help solve problems. Cons The least thing that I like about Easy Storage Solutions is that their customer service is only available Monday-Friday: 8:00 - 5:00 MST Saturday: Closed Sunday: Closed. I'm located in California. Also, something else I dislike is when making notes under individual notes, you have to make sure to click on create note or it they do not save, and notes can be deleted, once saved,(forever) by anyone. While I can manage relatively easy without the software, ESS has provided me faster access to customer and unit details, especially payment status on all. I feel it has saved me at least 2-4 hours per month of paperwork. Pros I love the easy access property map that gives me instant information on the status of each unit and customer Cons Some setup tasks and general information can be difficult to find while other tasks require more clicks than one would think necessary. The best for smaller properties!" June 6, 2023 5.0 The price and simplicity for smaller properties is seriously #1! I took on the management of 2 separate self-storage businesses, only because of Easy Storage Solutions. The owners couldn't afford & didn't need the large & pricey systems out there for self-storage, and their only alternative was Quickbooks, which does not fit self-storage. They were frustrated, and I was able to step in and organize their properties easily and set up auto-billing & auto-pay on top of it, with simple flat-rate card fees. I am genuinely grateful for the Easy program. Pros The price. The simplicity. The easy flat-rate Card processing fees. The great website they set up for you. Great Tech Support. Cons Nothing, really. When I have suggestions I send them to Tech Support for the "Wish List" and they take them seriously. Reason for choosing Easy Storage Solutions I use Space Control at a 3rd property I manage, and it's perfect for that large property (500+ units). But for the 2 smaller self-storages I manage, with 150 and 33 units respectively, it was too expensive and more than needed. ESS was the perfect fit and the price is right. Review Source LD Larry D. Pros This is a complete package software and a website. The software once set up takes all the administrative labour away. Invoicing Automated, Payments Automated, Late notices Automated, Late Fees Automated, Gate Codes are Automated, Gate Access Automated. And all transitions are automatically sent to Quick Book. Easy to manage the complete facility from the DASHBOARD which shows Rentals, Occupancy, Awaiting Payment, and Tasks that need to be completed. I have increased my customer base and increased my income. The customers that don't pay are discovered quickly (I always have a few, but it is amazing how many pay and pay on time. Month to month, my income is relatively stable. Pros I struggled with tracking my storage facility until I found easy storage. Once I purchased the software and was up and running, life became easier and more profitable. My customers like it (most of them). They can monitor their account and pay online. I still receive cash payments (very few) and checks. By far most payments are online. My goal is to make every unit pay every month. I think that I'm currently doing that. Cons I think the only thing that I can think of is the daily charge. I don't dispute the charges, but the accounting is a little confusing. other than that, the software is top notch. Using the software makes my job much easier running my storage unit business. Pros The most thing I like about Easy Storage Solutions is the ability it provides to invoice customers on a monthly basis and using a card to make the payment and text or email the receipt. Cons The least thing I like about Easy Storage Solutions was trying to figure out how to give back the deposit on a unit using the customer's card. Pros How easy it is to input clients, track payments and balances, change settings in the software. It's so easy to navigate and train new employees how to use it. Cons Sometimes it's a little frustrating about the M-F hours but that's ok. Would love to be able to run revenue reports for all facilities. Support is helpful when I call them if they are able to help Cons The main feature that I have called over and over again , their software does not have a auto fee that if customer uses credit/debit card that they are charged a fee automatically to cover our cost as a company. Our clients don't use their cards every month and with 500 clients it is extra work to go in monthly and change fees when a auto draft on software could help especially now with more fees being added from the company. You are making now .25 per transaction and I still have to do all the work . I have made request for the last year every time I have called and have not gotten any feedback from anyone. Pros The ease of use and finding customers in database Cons Editing new rentals, if I make a mistake I have to move customer out then start over with new rental. I should be able to move Prorating options when renting. We use the 3rd option and my part time help can't seem to remember to use third option on drop down. I wish I could move that option to top of drop down. Because of that it causes problems with prorating when I have to change due date to first of month. IE: email our text the client within the software without being limited to the templates.Ability to refund client deposits without having to "void" the original deposit invoice.Ability to block a client from future rentals (due to bad payment history). Sr. Mgmt hides behind the customer facing teams and refuses to ever engage. It's an obvious cultural and philosophical design of operations. So if you do need to escalate a serious issue, it's virtually impossible to do so. The accountability escalation channel is stealth and inaccessible to customers. Pros The people on the Support team. The software is quite good, but is eclipsed significantly in why I have no interest in looking at a competitive offering because of the Support team. I am actually in this industry (Business software technology) and intimately know the challenges of maintaining a quality Support organization, response and resolution time. The renting customer-facing call center is good, the marketing team is good, the software is good, but the user-facing Support org is off-the-charts exemplary. Cons Enhancements are unicorns. They don't exist. As good as this org is with Support, they are equally bad with responding to the identified need for even the simplest and most obviously necessary enhancement request.
