January 25, 2018 5.0 I no longer have to chase down checks and make deposits at the bank! Complete online process now for renting from us. Pros I like the fact that once the initial setup is complete, there is very little time required from me on a day-to-day basis. The color-coded facility grid provides a nice visual for potential customers, and there are so many options prompted during set-up which was helpful for me, a first-time small storage facility owner. The price is fair for the service provided, and this company has a fantastic team of support staff. I have worn them out with questions during the start-up phase (newbie to the industry). Cons There were a few confusing things during start-up- something regarding photos of our facility versus stock photos showing up on the website... I had not thought to go into an additional template to remove stock photos, and other minor template things I had trouble navigating, but the customer service staff walked me through how to adjust settings. As of the last few months I feel like something has changed or they have been bought out and the customer service has went down due to new restrictions in place. Pros Pretty much everything. They do my billing for me and I record the payments. The customer service prople are ALWAYS friendly and helpful. I can't say enough good about their support people! June 6, 2023 5.0 The price and simplicity for smaller properties is seriously #1! I took on the management of 2 separate self-storage businesses, only because of Easy Storage Solutions. The owners couldn't afford & didn't need the large & pricey systems out there for self-storage, and their only alternative was Quickbooks, which does not fit self-storage. They were frustrated, and I was able to step in and organize their properties easily and set up auto-billing & auto-pay on top of it, with simple flat-rate card fees. I am genuinely grateful for the Easy program. Pros The price. The simplicity. The easy flat-rate Card processing fees. The great website they set up for you. Great Tech Support. Cons Nothing, really. When I have suggestions I send them to Tech Support for the "Wish List" and they take them seriously. Reason for choosing Easy Storage Solutions I use Space Control at a 3rd property I manage, and it's perfect for that large property (500+ units). Pros This is a complete package software and a website. The software once set up takes all the administrative labour away. Invoicing Automated, Payments Automated, Late notices Automated, Late Fees Automated, Gate Codes are Automated, Gate Access Automated. And all transitions are automatically sent to Quick Book. Easy to manage the complete facility from the DASHBOARD which shows Rentals, Occupancy, Awaiting Payment, and Tasks that need to be completed. I have increased my customer base and increased my income. The customers that don't pay are discovered quickly (I always have a few, but it is amazing how many pay and pay on time. Month to month, my income is relatively stable. Pros I struggled with tracking my storage facility until I found easy storage. Once I purchased the software and was up and running, life became easier and more profitable. My customers like it (most of them). They can monitor their account and pay online. I still receive cash payments (very few) and checks. By far most payments are online. My goal is to make every unit pay every month. I think that I'm currently doing that. Cons I think the only thing that I can think of is the daily charge. I don't dispute the charges, but the accounting is a little confusing. other than that, the software is top notch. Have recommended it to other storage unit facilities. Pros What we like most about this product is that it makes managing a Storage Facility from a distance possible. January 23, 2018 4.0 ESS has made my customers happier with dealing online with us. It keeps my customers on my website and the customer support here at least listens and considers potential upgrades and helps work through any challenges in a friendly way. Pros ESS makes things so much easier for my customers. They love the ease of paying online and I like that they never leave my website to do it. I like the ability to send texts to my customers. The customer support team really works hard to help when there is a problem and they are usually very quick to respond! Cons The QuickBooks integration for desk top users doesn't work well for me. I'd prefer to be able to download iff. files that have been linked with my various QB accounts that will help me to track and categorize individually, security deposits paid, security deposit refunds, sales tax, retail sales, insurance, insurance fees rent, and fees. As it stands now I have to make monthly GL entries for each of these where I didn't need to with my prior software. I don't like the multiple payment buttons in the payment screen. They are confusing to me and my customers. When trying to pre pay a customer with multiple units and one check I have to enter the payment multiple times, this again make added work for me. Auto payment texts, I discovered the hard way, are not good as they come at crazy hours that woke up several of my customers (I wish I had known this before it happened). I'm in Texas and like to use the TSSA rental agreement, but it's so frustrating they should really let folks know the system does not work well with Blue Moon. If you decide to continue with TSSA contracts and Blue Moon you will be doubling your workload. Support is helpful when I call them if they are able to help Cons The main feature that I have called over and over again , their software does not have a auto fee that if customer uses credit/debit card that they are charged a fee automatically to cover our cost as a company. Our clients don't use their cards every month and with 500 clients it is extra work to go in monthly and change fees when a auto draft on software could help especially now with more fees being added from the company. You are making now .25 per transaction and I still have to do all the work . I have made request for the last year every time I have called and have not gotten any feedback from anyone. When the software can't do something-they try to figure out an alternative way to solve the problem until it can (like the Spanish translation). The customer service is amazing. I care about my tenants ease of payment and use of the website. I answer all my own tenant calls 7 days a week because I care about their experience. I have called an emailed Easy Storage Solutions many, many times as I am using the software and they always respond either immediately or within a few hours with a solution. I have only experienced considerate, professional customer service. I have never had a customer service person act annoyed to help me or make me feel foolish for asking a question about using the software. Pros The software feels very intuitive. I like that I can find a solution to a problem quickly in a few different ways. I can search a customer by name, or unit. I can run a variety of reports to find information I need instantly. I love the notifications for each customer. I use that often to see what emails, notices, receipts were sent and I use the custom template feature to create my own notices. It's great to be able to print those letters in pdf and mail to tenants that may have missed my emails. Cons The only problems I have found is that to send a custom template to a customer I need to go off their page to create it first and then go back to their page to choose letters and find that template. I usually just open to tabs with my website but it would be easier to create emails/letters specific to a customer on their customer profile page. My second problem is that the payment section is not available in Spanish yet. The customer service team put in a translater and created a Spanish page for me so we are very close to my goal of offering this to my tenants, but it will be great if the software could have a full Spanish option in the future. I love the fact that it is online and I access from anyone of our storage locations. And the fact that customers can rent, pay for units, etc. on their own has been very helpful. Cons I wish there was a way to set up past due timelines for individual customers so that if I do not want to put certain customer in Prelien status after 60 days, the system will not automatically place them in that status. Making changes to information is simple, and while we don't use all the functionality, none of the tools we don't use get in the way of using the ones we do use. The support is also fantastic - rarely does it take more than a single 15 minute call or quick email to have our issues resolved. Cons I could use a more customizable reporting format instead of using the predefined reports. We often have to merge the data from a couple reports into a single report to create the picture we need, but don't expect they could build reports for every business format, so a simple data export tool that allows user selection would save us a little time. We were promised the Quick Books link and are looking forward to this upgrade. Pros Our customers love our website!! They rave about the ease of sign up and payment. Online check-ins have increased our tenancy by at least 30% and we seldom miss the chance to acquire a new customer. Online payments have increased our collection rate 35% due to Easy Storage text email reminders This program makes it easier to keep track of all of the income from each individual customers. Year end calculations done on this program make our taxes a snap. This program has allowed us to increase our income on our property by 90% while also increasing our collection rate from 60% 98% This was the best decision we ever made at our facility. Cons The simplicity of the program is also its downfall. We can't back up our own information from this sight. This makes it hard to reconcile our credits from Easy Storage and our Debits.
