### "Careful who you get into bed with"

For the first 6 years, things were very good. Since the acquisition by FullSteam, the focus, pride, wanting to do business in a reputable and hotel-focused fashion is gone. I cannot say anything good about fullsteam.

Pros

is a decent bit of software, but things have gone very much downhill since they were acquired by FullSteam. They have shifted from attempting to put out a great PMS, to seemingly solely figuring out how to squeeze their existing client base for "below the line dollars" by forcing you to switch to their payment processing.

Cons

When considering their payment processing, they absolutely refuse to put their best foot forward unless you prove to them exactly what you are paying elsewhere. Their initial "best foot forward" was roughly 10x what they came back with after we capitulated and provided them statements....and getting things in writing from them was like pulling teeth. When we made it clear that having our payment provider be the same as the PMS was a problem from a future competition standpoint, and asked them to lock in their margin at a fixed rate or tied to inflation, they refused. They have now given us 2 months notice that they are nearly tripling our monthly price for unless we switch to their payment provider....full well knowing that changing PMSes is not a 2 month project, especially for a small property. Its straight up bully tactics holding us hostage.

The pressure to switch to the new credit card processing company and being penalized for not. I feel any customer who was previously with Webrez before the buyout should have been grandfathered in to our original contract and pricing.

Overall, my experience has been very positive. The system has improved efficiency, helped reduce manual work, and made managing reservations and guest communication much easier. It’s a reliable property management solution that continues to improve and works well for day-to-day operations.

Pros

is very user-friendly and easy to learn, even for new staff. The cloud-based system makes it convenient to access reservations and guest information from anywhere. I especially like the automation features, reporting tools, and how smoothly it integrates with online booking channels. Customer support has also been responsive and helpful whenever assistance is needed.

Cons

Some features can take time to fully customize to specific property needs, and certain reports require extra setup to get exactly the desired format. At times, the interface can feel slightly dated and a few workflows could be more streamlined to reduce clicks.

Pros

I like that it is more affordable than most. They have a seasonal option which also helps with cost. Customers love the aesthetic of it and it works very well with lots of options.

Cons

The activity engine did not work for our needs as it is quite basic. The housekeeping app is also very basic and I wish it had more functionality for time tracking etc.

Pros

I really don't like anything about it. I have used much simpler software, and WebREZ is constantly updating and changing things as if it's Facebook. Each upgrade becomes worse.

Cons

There's TOO MUCH on the screen all the time, especially when viewing guest folios. It's overwhelming. Settings are also overwhelming and it's very confusing when there are so many settings that could easily be reduced rather than all the repetition. I miss the old versions arrival/departure view and the old versions recent reservations tab. The recent reservations tab is now completely pointless.

I have been using the product for at least five years and can’t complain!

Pros

The customer service is great! They have worked well with my property, which is not run as a typical hotel. I love the calendar features and access to the housekeeping app is wonderful.

Cons

I think my only suggestion would be to change some of the menus to be more user-friendly. They aren’t difficult, but they require more steps than necessary.

Excellent. Clunky at times and I feel a little lost on how to do exactly what I’m trying to do, but overall we love WRP and would be disinclined to change platforms.

Pros

The crown jewel of your product is the service and support. Your team is exceptionally knowledgeable about the product and is generally able to help us solve problems quickly. This is why we have already praised WRP to others including hotels in our area.

Cons

Even though we love v11 after the upgrade, and it’s a strong step forward, I still feel like WRP is not a design-first platform. I think you’ve made a choice to be packed with options and configurations that make sense for a lot of companies but I wonder if some features might be better off hidden in an “advanced” menu. Or perhaps more tool tips to help us understand the impact of each thing. On that note, when we first started I loved the documentation but now it’s a bit of a pain point for me. I think it could be enhanced and expanded with, ideally, an extensive faq or even a knowledge base built by users.

Great! Any issues are always solved quickly and the system has been very reliable. I use it all day almost everyday, especially in the summer and an outage would wreck my business so I appreciate their website always being accessible. Hopefully an app or more mobile friendly website becomes available soon.

Pros

The customer service! I love the ability to email a question at anytime and get a response in the same day. I also like that is pretty good at continuously adding new helpful features. Also, the payment integration with authorize.net has been a game changer!

Cons

It's not mobile friendly. I prefer the interactive calendar and it's not an option on an iPad or iPhone. I would also like an easier way to switch people around from room to room.

Very user friendly with a multitude of different booking options, fully customizable to each business type.

Cons

There needs to be more consistency between different accounting sections of Webrez. One example: Invoices created under an owners profile from owner list don't show when pulling the owner from a search (accounting --> customer search) and vice versa. Actions within an owners profile, under owners list, often generate an error. This has been occurring for several years.

### "NOT FULLY INTEGRATED"

The overall experience could be summarized in one word.... frustrating. The integration with other POS systems is extremely poor. For example, gross amount of room charges from the restaurant are recognized as revenue although they include taxes payable and service charges payable. According to their support, this is the way they do it and cannot be changed. The accounting reports are worthless and do not match the reports from the POS systems.

Pros

The program is fairly easy when it comes to front end features.

Cons

The program does not fully integrate with other POS systems. The accounting platform is extremely poor.

### "Chains or Independent Properties WebRez is the perfect choice"

Mostly positive.. It is quite easy to use, but there has to be other quick functions like checking in all guests from a group at one time, or checking them all out at one time. running all credit card transactions for check in at one time, or pre-authing all credit cards at one time on a busy weekend things like this to make the process go quicker. After 2 years on Webrez, there is still a lot of things I need to learn.

Pros

I love that if I have a questions I can reach out to support and I get a response back within 30 minutes.. I love how easy it is to move rooms around in the interactive calendar.

Cons

For groups, if you miss one thing it will not hold the rooms, or you get errors.. and the block does not hold the rooms. As the GM I can not override things unless I unlock them for all to override.

Pros

I like the functionality that web rez has to offer. They have an interactive map, integrations to our other booking systems like air bnb, expedia, and booking.com Setting up allocations are pretty simple, once you walk through it. Reservations are easy to make, and i like how they have videos on how to if you get stuck

Cons

The interactive button is a bit confusing, we added it to our webpage for events and if you dont know about people get confused. The amount of bugs that you get is another crazy thing. Like not being able to make reservations when people show up. Or change their rooms when people show up. Once thats fixed the rest isnt bad.

Web Rez had what no one else could offer. As a big hospitality as we are we needed multi areas to be able to utilize this system so we didnt have to do it in excel sheets anymore. We have 54 campsites, 10 motel rooms, a conference centre and 2 cabins. They even offered an interactive map at no extra cost to which we utilize all the time might i add.

Pros

Set up was easy to get started. Integrations are handled professionally. They've been easy to work with and respond quickly to support escalations.

Cons

Minor annoyances such as requiring mouse clicks instead of allowing keystrokes in some areas, lack of keyboard shortcuts, and pop up windows that interrupt the flow - but not really much worse than other PMS systems I've used.

Very good, easy to use booking engine for our small property, that get's used on a daily basis without many issues.

Pros

Webrez is a platform that is very easy to use with a lot of possibilities for users to adjust the functionalities to their own liking. The longer you are using the platform the better you can adjust it to your specific usage.

Cons

Some of the integrations could be working more smooth, but this depends on the other platforms as well.

One of the biggest solutions that Web Rez Pro has provided is an accuracy of transaction history so that we can see when a reservation is altered who the person was, the date and the details of what was changed. This is especially fantastic when we have guests calling to book over the phone and we can see in real time the activity. It's also really nice to have such an easy ‘modification’ of a transaction should there be a change or need to adjust any of the pricing or taxes based on actuals, especially since we are in Mexico and have to convert our Pesos transactions based on the daily exchange rate, which is frequently different from the time of the quote or the first payment to the second payment. Honestly, the support is so far above standards it's amazing and no other platform provides the quality of service that is direct. It's so nice to not be fielded through a call center and waste time trying to get responses or assistance!! Live representatives that are experts allow us the freedom to do our job and focus on the face to face hospitality for our clients. I feel like we know the staff and they are quick to answer in great detail any questions or doubts and as a ‘dinosaur of technology’ that is priceless!!

Pros

As a small business owner, we have found the integration, training and support such an extremely important value that Web Rez Pro has provided to our company. When we first started we were so thrilled to have a fantastic calendar to utilize and see our occupancy in a snapshot view. Then we quickly realized that the customized reports were a huge time saver for our staff. We have used 6 other programs and this is by far the easiest to use, train your staff and the implementation from booking a reservation through the housekeeping department and maintenance. The implementation was so easy that we had 6 people trained within the first day! The automated emails are an amazing time saver as well! Thank you!!

Cons

I can’t say that there is a true negative; however, we are in Mexico and the only ‘wish’ I have is if we could have dual currency so that we could utilize the accounting features that are provided. My second wish is if we could track customer reviews more easily and keep as part of our history on our website which would be most valuable.

Compared to other systems I have worked on, this is easy to use for small hotel operators. It is sophisticated enough to provide the analytics we require, but not so overwhelming that it takes weeks of training to master.

Pros

It is an easy to use system that can be mastered by even the most inexperienced staff. Training modules are easy to follow and support is very easy to get hold of when needed.

Cons

When entering several group folios for the same client, it would be good to have a copy feature that copies all of the data in the folio but allows you to change the dates of stay. Having to create rates for every group folio is cumbersome as you are entering the same information over and over.

### "Robust and Affordable"

handles all of the high and critical tasks that I could reasonably expect from a PMS / Online Booking system. When COVID hit and everything changed overnight, I was SO GRATEFUL that I could radically change my rate / booking policy combinations (sometimes daily), what rates were active, what just went dead, who was failing or coping, and keeping track of what guests booked from what channel with what policy, etc. I can through relatively unscathed, and I COULD NOT have done it without a solid system to back me up. They are a reliable partner.

Pros

I've been with WRP for 7 years now and they definitely change with the times. You're not going to be waiting on that update forever with these folks, and sometimes another company might be first, but they won't be very far behind, if not the leader. I do a lot of variable pricing, use any channel I can get my hands on that is bidirectional AND treats my guests well when there's a problem (looking at you, VRBO) , have multiple upsell services and items, and like to send specific correspondence based on the type of reservation rather than the general list of conditions that leaves everyone wondering. Has a great housekeeping module and the accounting side is easy. Their pricing is fair, simple, and very competitive. You can pay a lot more for the same or less.

Cons

This is both a pro and a con. They have a switch for almost everything so no matter how you run your business, they can tailor WRP to your environment. That said, they have a lot of switches, so be careful with your initial config. The booking engine could be just a little more slick, like having a dynamic total for the current reservation and options selected. I believe they are working on this, and while some of their competition has this, the competition often lacks more important features to drive revenue. (I've looked at a lot of PMS software.)

We really do love and would highly recommend them. they have worked with us on the problems we've had. WebRezPro really works for us.

Pros

e looked at a few different options before selecting . WebRezPro does a great job at building a PMS that combines functionality with a user friendly UI. The web based system is genius in that it gives us the ability to stay up to date and manage our property on the go. This has saved us numerous times. But WebRezPro also has a number of great features it includes. it comes with a customizable booking engine which is huge for smaller properties like ourself. It comes with a POS built in. There are so many features it really is a great program. There are some cons but there minor to the pros.

Cons

Housekeeping app and maintenance app are a bit difficult to use. The housekeeping app we struggle with multiple users updating the system and overriding each others updates. great idea love the feature but still haven't been able to get it to work properly. Maintenance app is good but if it was a separate app like the housekeeping app it would work better and be more functional. currently we are using the maintenance feature to block rooms and Wunderlist as our maintenance management app. loading payments from a OTA is particularly difficult. We receive large checks tied to reservations but it takes forever to input because of how the payment system is implemented. Same with changing a room. in order to check someone out early I have to first change the dates of their stay then I can check them out. adding a space to move reservations around would be helpful. We have to have a room type in our system just for moving reservations around. I do have suggestions from my staff on how to make these features work better. They would love to use them more. and despite these things we love the program.

It has been great since we began using it in 2009.

Pros

It's in the cloud and you can work remotely, if need be, and is user friendly once user is familiar. Additionally, WRP support is very responsive, helpful, knowledgeable and friendly.

Cons

In a perfect world it would have sales and catering features to create contracts, BEO's etc. to compliment the group and events side. We are in process of integrating WRP with another sales and catering program.

Inn Res was archaic. It is sol old, I couldn't enter it in the What products did you switch from so I wrote "InnRoad." I can't say for sure, but I surmise it was for the features and better technology.

Wonderful!

Pros

They are always available to help answer any questions I have, the support team is AMAZING! My account rep is amazing as well, always available to respond to my questions and stays on top of everything. Everyone I have worked with is so kind and understanding and helpful!

Cons

I would like to have a maintenance platform to keep track of work orders that can be linked to each unit and sent directly to the maintenance staff.

### "User Friendly Software with Lots of Adaptability"

is possibly the BEST customer service I have ever worked with! If you call them, someone answers the phone. If you leave a message, someone calls you back usually within minutes. They are the most responsive people I have had the pleasure of working with and I have worked with a lot of different companies in my career. I would put WebRezPro in the top 2, if not the #1 customer service people in the business!

Pros

The software is very user friendly and easy to teach staff to use. It also is very adaptable to different needs. We are a fairly complicated Resort and had trouble finding software that would do everything we needed it to do until we came across . It takes care of our Company owned Resort rentals, it takes care of our Owner rentals that we manage, it connects to all our OTA's, it manages all our payouts, it takes care of our boat rentals, our in-store sales and even takes care of our small timeshare residents. The owner calendars are a wonderful tool for reports to owners and the software does everything we could possibly need.

Cons

The booking engine page needs an upgrade. The booking engine works fine, there are no problems with that, it just looks dated when guests are transferred from our beautiful website to the booking page. An aesthetic upgrade on this page would the only negative things I have to say about this software. I am told they are working on that and we have been able to tweak it a bit from our end to make it look more up to date and the functionality of the booking page works just fine. So, I am just discussing the way the page LOOKS to a guest, I am not speaking of how it functions for the guest as it functions just fine.
