Comments: For what our needs are the cost to us is prohibitive. Really looks and feels very professional.

Pros: How well all the information is intergrated throughout the platform. The ease of accessing your data

Cons: Way too many parameters for our small complex not necessary unless you are a much larger facility or multiple complexes.

Great program for US, missing features for Canada.

Pros: Easy to use and a lot of great features for a reasonable price. Really great for companies who already have accounting software and only need it for the property management side of things.

Cons: A lot of features are not available in Canada. Not a big deal if you're from the US. The websites that they create aren't the nicest looking, but you can integrate their software into your existing website.

Good, but limited flexibility.

Pros: We have been using Buildium for about 5 years now. It is really good at the things the company wants to be really good at. Very easy to use, reliable cloud based application, integrates well with other ad-ons.

Cons: In a day and age when user flexibility and customization is the new norm, this company takes a "one-size-fits-all" approach to the software. Forcing people to adapt to using the software the way they want you to, as opposed to allowing you to customize the software to adapt to your preferences. They also arbitrarily make changes to the program's functionality with little or no warning. If you are fine with this sort of thing, then you will love the program. If you prefer things your way, I would suggest continuing your search.

Overall: Helped to organize rent roll and maintenance management.

Pros: this is software is easy to use. we don not have to go through lengthy training sessions for new employees.

Cons: some features are only for US market. we do hope that we will have online payment integration for Dubai soon

Pros: Regular improvement continues to make the software better with new useful features. Very good tutorial and customer service.

Cons: I would like to have the option of customising the reports especially the owners' statements. Ease of use also needs a bit of improvement.

I've found that Buildium continually takes feedback and improves the features of desktop and mobile.

Pros: It keeps me from having to create binders to keep track of each property. And paper binders don't send reminders!

Cons: The mobile app still needs work to become as useful as, say, my QBO bookkeeping app. It has basic functions but doesn't have the dashboard listing functions yet. Wisely, tho, they added a button to go to the full site that automatically logs you in.

Overall: It helps us manage places and people without leaving my desk to go to file cabinet

Pros: The customer service is OUTSTANDING! There is no way to be able to solve all the problems of transitioning to a new program on your own; I tried that with another program, using the excellent documentation they had provided but was never able to overcome some of the posting problems I encountered. I ended up frustrated and stressed out from being unable to understand how the program wanted me to do things. However, when I ran into any problem with the Buildium program, all I have to do is submit a support ticket. I normally recieve an answer back within 24 hours. If it is a serious problem, I call customer service and I am ALWAYS able to reach a LIVE, FRIENDLY, American speaking Specialist that is able to see what my program is doing and walk me through the problem to the point that I can manage it and they always explain what is going on so I can understand it!! It is the absolute best program I have ever used, in any field, in my entire 40 year career in Property Management! And they are constantly updating the program and making it better! I don't think I have ever been happier with a buying decision in my life. I highly recommend this program and company to anyone who is going to be managing real estate.

Cons: The ONLY thing I can think of that I don't like about this program is that one of the report sorts I use is done by the owner first name, instead of last name and the security depsoit breakdown report is done by Owner name, instead of the Tenant Name. Other than that, I can not think of a single thing to complain about. It is a great company!

Overall: I had been using a DOS based management program for nearly 20 years and had to go online due to the changes in technology. It was a very stressful time trying to find a program that could do what we needed and was affordable and that I could manage on my own. Buildium has been the answer. We LOVE the online payment option for our tenants and landlord. We LOVE all the reports and the way the accounting process is set up. Most of all, we LOVE the excellent customer support we recieve from the Buildium team. The whole experience has been outstanding.

Pros: Ease of use. The system has nice shortcuts to get to the most frequently used areas of the software.

Cons: The accounting feature when it comes to splitting a bill could be a little better. It is not as intuitive and should be easier to use,

Pros: Completely user friendly. The fact that you can send the reports to excel and accommodate them according to each client is great.

Cons: Wish it could interface with quickbooks. It doesn't have an aging report. If a client has a credit balance it doesn't show in any report.

My previous software was so cumbersome but working with Buildium has been a dream!

Pros: It's so user friendly and logical, easy to learn & navigate. It keeps everything about a property organized for easy access so we're not searching through files and emails to get information!

Cons: 2 things but nothing major:
I can't send work orders to more than 1 email address.
It would be helpful to have a pre-printed line in the notes section at the bottom of the work order form which says:
PLEASE REPLY TO CONFIRM RECEIPT O F THIS WORK ORDER

Pros: I like the functionality. My tenants can pay online so there is no excuse for late payment. Tenants can submit maintenance request online and I can view it on my phone from anywhere. My owners can login and view their accounts online.

Cons: I don't like that you cannot send a copy of the invoice with the rental owner statement. You cannot generate a bulk email for the income and expense statement and send to all the owners you have to send individual reports.

After many years I have seen this software grow and improve

Pros: Easy to use and the online access. Accounting is getting better and the developers listen to your suggestions

Cons: Accounting side needs to cater to Association/ Condominium management not just rentals
Customer service contact needs to improve

Pros: This software is reasonably priced and offers easy to use tools and platforms to manage the apartments. Also the online platform is wonderful for the company and for the residents too. The easy of online payments is a wonderful feature. The reports are easy to use and clearly defines the incomes earned. This makes the accounting a breeze and also helps with the budgeting and forecasting processes.

Cons: The only thing I would like to see is a feature in the Epay process that you can clear transactions as they clear the bank. Perhaps in the accounting / deposit function like we do with check and other payment deposits.

Overall: Easy apartment management

this is one of the best programs that is so very user friendly & the staff when you call are great

Pros: I love the fact that is so very user friendly the tenants and the owners and most of the the property managers can look at the program 24 7 and get all the answers that they need to their questions without calling the office during the time that i am my busiest. I love the fact that I can do one click 1099's and that you all mail those to the owners and the vendors for us. so much easier to use that some of the owner programs that we have used in the past.

Cons: I really don't like the fact that the owner reports are 2 pages now. if you could just make them one page now that would be fabulous

Overall: so very user friendly saves me so much time processing during rental time.

Pros: This allows me to send a link to our online application, quickly qualify prospective tenants and seamlessly register them into our portal to handle payment of rent and security deposit. Provides a means by which to upload digital copies of leases and pertinent information and manage the relationship. My tenants are happier, I save a bunch of time and hassle, eliminate paperwork.

Cons: The financial features on this program are probably the most robust of all of the PM platforms we evaluated, although it is not intuitive. Buildium has allowed us to move off of QuickBooks entirely.

Overall: Save time and hassle! Streamline the property management process for both owners and tenants.

Pros: The software is easy to use, it's always online, the customer support is always ready to help and it just works well. The tenant portals are wonderful, allows the tenants to pay online, request service etc. The owner statements are clear and detailed, one of our clients CPA's has commented more than once that they wish more clients used this software as the reports are so clear.

Cons: I would like to see the financial reporting/syncing side of the software developed further. This is an area that has received attention from Buildium and I suspect we will see more as the user base expands.

Overall: Buildium helps us stay compliant with the Arizona Department of Real Estate while providing great service for our landlords and tenants.

Pros: Very friendly, easy and clear presentation, well explained. Buildium Academy is the Best!
The software is very detailed, very organized and professional.

Cons: I Couldn't recovered my bulk emails when I was working on it and for any reasson I went out of the system. I had to compose everything from scratch. Will be great to have an auto saving, recovery option or something like that. Besides that, I love Buildium!

Overall: It is a great tool to keep our business updated also provides a professional look to our business.

Pros: Customer services is the only thing that really stands out for me. This is not an easy program to use and will take a while to learn all the available features. I call in a lot and customer services is always very helpful and very knowledgeable.

Cons: Attaching documents is not up to par. Can not attach more than one document and this is very inconvenience. Application fee is one set fee and can not be adjusted for multiple applicants. A lot of little features could be amended to make it more convenient for users.

Overall: Record keeping is the main benefit.

My experience with the Buildeum customer support has been outstanding!

Pros: Buildeum was 100% on board with helping me get back on my feet. I would say I spent approx. 40 hours in the last 2.5 weeks on Buildeum and your team was with me each step of the way. THANK YOU FOR YOUR SUPPORT!

Cons: Sometimes I feel that Buildeum is too difficult to navigate for someone new that is just starting up. It's almost "too sophisticated" and an ordinary user like myself gets lost easily.

Overall: The main benefit, of course, is the organization that helps regulate the flow of property management. It's like going to ONE store and finding everything you need (groceries, home depot, pharmacy, dry cleaning, banking and much more).

Pros: The platform is super user friendly and they are very quick on approving e-pay. I used another company prior to this and I had to attend 6 weeks of training sessions, plus their e-pay took 2-3 weeks before I was approved. It took me almost 2 months to get up and running. When I made the switch to Buildium, I had everything I needed up and running within 24 hours. THAT's how property management software should be!

Cons: There really isn't anything I dislike except for when you log in, it takes you to two separate pages instead of just letting you sign in through the first one.

Pros: The ease of use and functionality for everyday use . Then when we need help there customer service is very helpful and extremely knowledgeable.

Cons: The mobile app needs some fine tuning yet. The function to go to the full site has been removed. There is two many clicks between functions as well.

Pros: It is understandable and you don't need to be an accountant to use it. I like the Dashboard so that I can see what is going on at one time. Also, the customer support is superb!

Cons: I wish the property list had a drop down or that they were permanently listed on the side (like Rent Manager - but that software is too complicated). Going back to the properties every time is cumbersome. Also, having the the what ever account you want (for me operating) on a drop down so it doesn't take so many steps to get to it. I would also love if maintenance requests could be sent over to the events tab so I could look back at work that was done in the past (especially if something breaks again a few months later - I can go back and see when it was fixed or request was made for it to be fixed). It's hard to remember everything and could help with tenant complaining that they asked for something when they didn't. Its 3 or 4 steps to copy request to the events tab.

Pros: It seems to be able to handle everything you can think of for property management. The back office accounting is great and will make day to day operations a breeze.

Cons: it can be a little overwhelming with all the options you have. However, customer service is great and will walk you through anything.

Overall: everything I needed for property management software

Pros: I love the tutorials and the easy to use systems. You don't have to be a computer wiz to know how to use the system and my owners and tenants love it! I also love that you can create work orders that alert your vendors when a service or repair is needed.

Cons: I wish that it had the ability to insert photos into communication emails. I love to send out email blasts but without photos is really limits my ability to email through the system.

Overall: This fits all my needs and all of my owners, tenants and vendor needs! Love this program!

Pros: Ease of use. Very intuitive design. It is customized for Property Management and for rental owners.

Cons: Their are a few functionality items that I would like to see added. I do understand that it is not efficient to add a feature based on only a few people requesting it. The reset password link to tenants needs to be looked at. When you reset a tenant password, the link expires after 10-15 minutes. That pretty much means you have to be on the phone with them to make sure they are in front of a computer when you reset. However, most of our requests for a reset come via e-mail and when we respond and do the rest, we can not guarantee the end user is going to take action right away. I understand security, but a 24 hour expiration on a password reset would be more reasonable. Security-wise,...if someone hacks into a tenant user account the only thing they can really do is post a work order or pay the persons rent for them. Hacker has no reason to get into someones Tenant account so no need for such short time frame on password reset procedures.

Overall: Saves time and allows better communication with tenants

Pros: The product is easy to set-up and on the rare occasion one does need to call for help their Customer Service and Technical Support are amazingly efficient. Buildium University is an extremely professional set of tutorials that allows users to ramp up to speed quickly. Our community association members can access their account or contact our office via their smart phones or PCs. Being cloud based allows us the ability to manage associations from anywhere on the planet.

Cons: Being a robust integrated management package makes it difficult to find what one is looking for at times. The package is geared for Rental Management so Association Management is their red-headed stepchild. There are features that are necessary for community Association Management that are not available in Buildium, yet.

Pros: The ability to organized each property, each owner, and each tenant. The Buildium Academy is a great source to get acquainted. Short and easy to understand segments. The customer support is exceptional. Have used (maybe even overused) this service often. Have always received a positive and accurate response. You can tell their are smiling on the other end, regardless of how dumb the question main seem to be

Cons: Because the program is not used every day, and sometimes only monthly, it is easy to forget the process. Of course, the more you use it, the better it gets. It is easy to forget something during the initial set up. You have three different entities - Property, Owner and tenant. If you miss something it is a problem. That is where Customer Service is fantastic.

Pros: It is designed with today's technological standards in mind. It's easy to use and understand. The knowledge base is extremely helpful. The flexibility of it is by far the most important feature as things are always moving and changing. It's intuitive. And the app is an added bonus.

Pros: It's such an easy program!! What I like most is the quick responses from customer
service! You don't have to wait days for an answer. The answers have always been
100% helpful! and the response is with kindness!!

Cons: I get tired of looking at the same website homepage picture for months at a time! Should be changed frequently so that it keeps the site new and changing and exciting!

Pros: It seems to have full functionality no matter how large your business needs are, and their support team is great. Some things are really straight forward, and those other things that aren't so self explanatory, you can have your questions answered through buildium support

Cons: I wish there were some weekend support options. This is when I have time to really sit down and do some extra learning about buildium. I also wish there were support teams that I could refer back to a group of people that were handling my company so I wouldn't have to explain my whole story again. I have a very unique company and some support members understand my needs better than others. If I had the same support members to help me, I could be more efficiently helped. I need help on a large umbrella basis, rather than just getting help on one topic at a time. It has taken me over 8 months to really learn buildium for my needs, and just when I thought I was understanding it, I found that I had to redo almost the entire year to make my book keeping balanced as it would read out on my year end statements

Overall: I got full organizational benefits, start to finish from advertising to moving out. It has organized my book keeping and bank statements and helped me organize my leases and my security deposits and kept me on tract to maintenance.

Pros: Great customer service and phone support. Response time is pretty good as well. The training videos are a nice feature as well. I like that there is an app available for all team members.

Cons: Needs integration with pet screening.com, open API and other applications to make our lives easier and more efficient

Pros: Buildium is so easy and user friendly. It is too difficult to pin point what I like MOST, but
because I like so much about all of it.

Cons: hhhhhmmmmm.....the renewal flow, but I just edit the end date and change the rental rate and that is as easy as pie

Overall: I am able to track my word orders, my delinquencies, and month end is SO easy

Pros: Easy to use, I really like the synchronization to Zillow and multiple listing sites, that has really helped with listing our apartments and submitting applications. The background and credit check process has also been great

Cons: I'm not certain how accurate the credit and background check information is, since it seems to be mostly verified by the applicant. It also appears that the finances do not sync with the bank account that I have already provided the information for. Automatic linking to the bank account would be a great improvement.

Pros: when we switched to buildium we had a lot of questions. the phone staff was quick to answer every question we had. the program works great using our standard computers and removes the need of a server. we dont have to worry about i.t. support because they handel it all. our previous service required special computers and softwear to just even run.

Cons: the program can be pricey but worth it. there is a small learning curve but the phone staff is there to help you every step of the way

Overall: Buildium in all reality has allowed us to eliminate paper filing cabinets and increase productivity. we view it as another employee who knows it all

I have used Appfolio in the past and Buildium is so much more user friendly & the support is awesome

Pros: Easy to use program and the quick availability for customer support either by service ticket or phone is fabulous. Their support team is patient, knowledgeable. Buildium Academy is a fantastic tool to help you navigate setting up and learning the system.

Cons: No cons so far! They are constantly improving their services which I love to see. Improving the Task feature and adding "service tags" for each property would be one of my recommendations. This would allow you to quickly pull reports to see what maintenance items you need to monitor or complete.

Buildium has made our job harder not easier. So many problems hard to explain all of them.

Pros: Epay is the only feature that is worth mentioning. However, with that said once a payment is made if it is made prior to the posting of the charge you had better know the Buildium accounting method and know how to withhold deposits make new charges and completely review every account in your ledger to make sure the charges get posted. The system should automatically know how and when to post these payments . Bad Accounting Design!

Cons: Everything else! the software has failed our company in the accounting module, the maintenance module, and lately the 1099 feature is worthless. They dont even send you a usable copy of what was filed. Constantly have to look at search results that say OOOPS! That is unacceptable . Cant do payroll, cant use a credit card without double entry, Cant ever get ahold of customer service. Rarely return calls the same day. Although to their credit the representatives are patient and understanding to the weaknesses of the system often sharing the same frustration and anxt.

Overall: none. our job is harder with the software than without it. Not worth the money. Your platform is so inflexible that minor adjustments are a major hurdle. Recently I used your 1099 feature and find out that you dont efile with the states and even worse you dont provide or send us copies of the 1099's to file with the state. Your system is not designed to make the PM job easier but rather line your pockets. I cant tell you how many pages on your site say OOOOPS! You must know by now that your platform is poorly designed.

Pros: It Logical - I know where to look to enter information and I know where to look to find information.
Helpdesk team is great and I never feel embarrassed about asking questions (even if I think I should know the answer).

Cons: Not too much - they are improving all the time and the webinars are a great help.
Maybe the tasks and reminders could be integrated into my calendar so I don't have to rely on receiving email reminders?

Overall: Easy to use

Pros: Very easy to set up and our tenants love it. I found that when they can pay online, we receive our rent quicker and even ahead of time. Customer support has been fabulous any time I have had to call with a question. It has all the features that I need to run my business.

Pros: Allows me to get everything done in one place from financials to Lease renewals, one reason this is helpful is that if a spreadsheet is needed it can be produced and edited in excel in most cases. The ability to include renters insurance with the monthly rent and keep in contact with Tenants through the software is very useful as well because you don't have to log in to another program to keep track of these things.

Cons: Inability to text property owners and vendors through the software is what I like least. We can certainly live without this but for example, being able to text Tenants rather than email is an effective way to get a quick message out without clogging your email inbox and it would be just as effective for property owners and vendors as well.

Pros: Relish the features such as tenant and lease tracking, accounting, automated rent and late fee reminders, on-demand reports and syndicating vacancies to other web pages.

Adore the mobile app and the frequent updates to the system such as work orders sent to Owners.

We began exclusively for the cost-effective tenant screening process and have moved into familiarizing ourselves with other and important modules, such as general ledger accounting.

Outstanding customer support, whether support tickets or telephone calls, is beyond what words can express.

Overall: Great customer support, ease of tracking mechanisms, applicant reviews and screening, work order trailing, accounting, lease reviews, communications with tenants and owners.

Very pleased with this program.

Pros: The program is easy to navigate around. The most help is that you get online support that is extremely knowledgeable; and very helpful.

Cons: The only issue we have is not being able to text (only email) the tenant. The text would be great just to let them know 'freeze warning'.

Overall: Other than the program, we have to make physical notes. The program helps us to take notes as an issue is presented by the tenant.

Pros: The customer service team is very responsive. They are always great about getting back to me and I LOVE that I ask for a call back instead of waiting on the line.

Cons: The software doesn't handle flat-fee management models well - I have to write dozens of checks each month to myself.
The software also assumes that everyone is also a real estate agent as well, so it does not allow for proration for the second month's rent so you can pay the agent the first month in full. Having to manually create a workaround has been a chore.

Pros: It has no gaps in the features a property manager needs. Support is the best especially for someone like myself who has no accounting background.

Cons: The wait for support should be no more than 1 minutes rather than the average of 20 minutes.

Pros: I love the customer support! I've learned to call early in the morning with questions instead of waiting on hold for a while. My questions are answered quickly and professionally.

Cons: It does not allow me to write refund checks to multiple tenants on one check. It also takes a while to collect and group all the bills that were paid on a single property on a monthly basis.

Pros: After comparing Buildium to other property management softwares, Buildium exceeded my expectations on pricing, options and easy to use without compromising customer service. The Buildium Academy is a great tool available at no additional charge, providing detailed information and answers to all questions. They listen to my business needs. As a small business owner Buildium has provided the time efficiency with our property management accounting , thus guving us more time to focus on business development.

Cons: If I had to pick a Con would be the rental application process if you start off with the Core plan. Many services are at an additional charge and there are set up fees for most of the added options. These charges can be avoided if you use the Pro plan.

Overall: Streamlining our property management

Pros: Easy to use. Customer service is tremendously helpful. Less expensive than other competitors. Application process is a life saver and so is the e-sign options for leases.

Cons: The system is actually pretty fantastic. But if I could recommend any changes it would be the lease renewal process. It is a bit confusing to tenants and accounting can be a problem for that transition month. The new account and previous account should just be a continuation of the existing account.

Pros: To be able to access my whole portfolio when I'm running between properties makes this system worth it in the first 5 minutes of use. I can individually manage over 100 properties with ease, and the work order portion of the program makes the time between maintenance request and action virtually nil.

Cons: I do wish the software had FULL Canadian capabilities, including the ability to allocate GST and PST to fees etc. Currently there is no Canadian tax feature.

Overall: I can completely manage my whole portfolio on my own, and provided a great product to our clients.

Pros: It tracks all the money in/ out of apartment rental. You always know quickly which renter has outstanding balance, etc. Software can also be use for e lease, great feature! All is in one place!

Cons: What I like the least about this software is that I am unable to reset some of the financial info on it. This is probably not something that would affect most users as this situation was caused by the previous owner of our company and when I took over I had to continue working with this issue. Since we do reconciliation every month we cannot go back and fix things from when we started using the software and were not accounting the right way. Other than that, nothing to say! It makes my life much easier! Would not know how to handle all of the rental stuff without it!

Pros: Keeps you sane when juggling more than a handful of leases. The countdown to a lease expiring is a great feature, as is being able to upload all notes and lease docs for each individual tenant. Keeps me organized and doesn't leave any money on the table. Customer service is always top-notch: efficient and friendly -- the perfect combo!

Cons: The software is not a good accounting tool. We still need Quickbooks to track financials. But the leasing and property management features make up for it. There's also some quirky bugs, especially on formatting dates/numbers and navigating to areas of the site. But we crack that up to a new, growing platform. Worth putting up with.

Pros: The support staff is competent and knowledgeable. The software allows you to manage the way you want to manage and then allow the clients (Owners) to be aware of the situation at all times. The customers (tenants) really appreciate the ease of use and monthly online payment features.
Keep records is absolutely vital and Buildium platforms for record keeping is second to none.

Cons: From time to time, the wait time on the phone is a bit long, simply, the software has changed/improved and I do have questions from time to time. I do not have a real con about the software, sorry.

Pros: The Buildium support team is always there to help me through on how to process an everyday transaction, to troubleshooting a problem that we may have caused on our end from a lack of knowledge to the system. I joke that the Buildium team should have me on speed dial, but in all seriousness, each time I call, my call and question is treated with the utmost respect and follow through.

Cons: The only thing I don't like is that on the tenant ledger, a parenthesis reflects a positive balance, which can be confusing in determining a positive or negative balance when working in several reports.

Pros: Software is easy to use with making things simple as possible. I can access in through the mobile app if I need to do something after business hours. My clients have quick access to anything that they may need or to make a payment.

Cons: Somethings take a few extra steps that I think could be made simpler or just a two step process. Sometimes when I need to submit a support ticket the system won't let me generate one and I have to log out and then log back in.

Pros: We use all the features that Buildium has to offer which means we are able to keep everything in one place. Buildium is always looking to improve current features or incorporate new features and seeks out the ideas and opinions of their current clients. They are constantly making improvements based on want the clients want. Our Customer Support Rep Alexis is fantastic. She always ensures we schedule time to speak on a regular basis so she can go over new items or items in the pipeline and then gives me the opportunity to provide any ideas or suggestions I have.

Cons: Accounting and customizing reporting still needs improvement. Would also like to see some improvements to maintenance coordination through Buildium.

Overall: Everything we do in Property Management is tracked and recorded in Buildium which makes our company very efficient.

Comments: You should try it today . It will save you so much time and time is money .

Comments: Continous cosmetic portal adjustments are annoying. Time should be spent fixing the weird glitches in the system.

Pros: The basics are easy to use and the lease tracking is helpful, also ACH&#s ' EFT's are easy to set up.

Cons: The accounting is terrible. I manage multiple companies under one login, and it fails to communicate with the other companies (ie notes and loans b/w them or even simple paid out transactions. I have to create contra Notes and Loans accts. to create a full transaction for both companies Lessor and Maker. The reconciliations block you from adjusting dates, accounts, and amounts and if you use the " bills" feature, you have to cancel the check, to adjust any aspect of the Bill. It is not user-friendly. Also, I am still unable to find the automated email to re-send to tenants to create the online payment portal.

Comments: Customer Service is generally good. Very responsive. Pricing is very fair.

Pros: Very easy to use. Recent App update is terrific. Task management feature for properties makes it easy to manage activities with service people.

Cons: Not very advanced for managing your overall company financials if you are managing your own properties. Generally assumes you are managing other people's properties

Pros: On boarding has been very helpful! So far, everything has been easy to understand. The customer service has been superb.

Pros: ease of use and mobile friendly, the online feel of the product is good and it has a built in accounting side

Cons: customer service too long to get on the phone, they should have easy access for customers wanting to reach them

Comments: I looked over quite a few options and Buildium definitely rose to the top pretty quickly.

Pros: Very user friendly. Client portal works well for maintenance requests and payments. I like the layout of monthly reports for owners. Makes our team look even more professional.

Comments: If you have more than a couple of properties, then Buildium will save you lots of time and hassle.

Pros: Manages most of the books; keeps track of properties, tenants, and leases; accepts online rent payments for only 50 cents per transaction; tracks maintenance tasks.

Cons: Could use some improvements with accounting. The mobile app has recently (Jan 2018) gotten better, but still needs help.

Pros: The BUILDIUM team has a great product, but they are constantly improving it. I submitted a suggested improvement, and within a few months it had been done. Every person we've ever spoken to on the phone has been friendly, professional, & eager to help.

Cons: I have no true "cons", as I believe they're constantly trying to improve the product & workflow. However, I wish that online customer service chat was available to save time on phone calls.

Comments: All together, for the price, I would recommend. Buildium has done a lot of updating this year which has helped.

Pros: Ease of getting to different screens and ability to undo mistakes is a positive with this software. Also, it can be your sole software from everything to screening applicants to drafting form letters and moving out tenants. It works with my website for applicants and tenants to apply and login to their account, so I like that.

Cons: There are back end accounting issues that need to be addressed regarding how some transactions are applied. More customizable reports would be nice as well.

Pros: Has fully functioning accounting software built in Allows online payments for low cost Lets you manage work orders with your vendors through the system

Cons: The accounting is not super intuitive because it is so fully featured and I'm not an accountant. I haven't called on support yet, but I'm hopeful they will help out.

Pros: It's very organized, pretty fool proof. Lots of options and tools to become more successful and productive in the office. Love the online tenant portal! Our tenants do to!

Cons: Software loads pictures in sideways. Seems silly but when you manage hundreds of units and trying to input them in a timely manner it becomes frustrating. They have yet to fix this issue.

Great customer support. This product has helped us be much more efficient. Tenants love epay.

Pros: Like the accounting bill section that makes end of year reconciliation easy.

Like the fact that when screen displayed you are made aware of any balances.

Like the ability to use as app on iphone.

Cons: Some links are not intuitive. Sometimes adding new tenant can be a bit tricky - app is great to have but more detailed steps can get difficult.

Pros: Use on both mobile and desktop. Fairly easy to use. Help screen answers most of my questions. Lots of add on functionality

Cons: Set up was a bit challenging. We are small players in the investment game (less than 20 units currently) so we don't get as much "muscle memory" nor do we use a lot of the add on functionality.

Pros: Pretty good support. Sometimes a long wait time for support but I always got good advice on how to use the product to my advantage. Great for my small business that I hope to grow. You don't need to hire a property manager at 6% plus fees with Buildium support.

Cons: A little bit of a learning curve but it has a lot of content and different ways to do your book keeping. Need a learning video for small users on how to do it the simple way, like direct check recording so you don't have to put a bill in first. The software is set up for both small and large users but they may want to do those as separate platforms.

Pros: I use this app on a daily basis. Its easy to use for those who is not a computer savvy. The customer service is definitely a plus. Fast and reliable cs. Their monthly cost is definitely worth it

Cons: They constantly changing their website. Not for the better but more for the worse. Everytime they do an update, the application constantly crashed! And of course, with the crash, we can't even do anything. Oo the color pallets are horrible. I mean, who uses green.

Comments: Overall we are happy as a property management company to be using this software and foresee good things in the future with it!

Pros: Ease of use and flow make this software a nice addition to our property management solution. We also appreciate the customer support that is given through a very knowledgeable staff.

Cons: There seems to be a glitch when navigating to the receive payment screen to accept payments. Nothing major, but when the date is changed for accepting the payment, the amount will not enter into the space and you have to navigate back to the precious screen then back in to complete the amount.

Pros: It is an easy to use program that has only gotten better over the year that we have had it. Easy to create reports and set up invoicing and printing statements. A big plus for any small business. A must have.

Pros: Great value, many features to use all in one place. Everything online so you can screen tenants right when you meet them at property. Lots of good features.

Cons: After I purchased the customer service lacked. I wanted them to pay as much as attention to me before I purchased as after. Its a lot to learn and pick up, I wanted to run more reports and use everything it had to offer. When it came down to it, I just ended up using free software to piece my own management style.

Pros: The tenant portal and its interface to the landlord side of the system is more robust than most systems. Also, the technical support folks are pretty responsive, even if the answer is "No."

Cons: There is no way to report historical vacancy. If I want to see our vacancy for this period last year there is no way to retrieve it. I would like the standard income statement to follow the same chart of accounts as recommended by the National Apartment Association and as required by Fannie and Freddie in the annual reporting on their loans. It would be helpful if the system were smart enough to know that a payment received September 30th really applies to October rent. As it is, the system overstates Sept and understates Oct. It would sure be nice if the expense side of the income statement could interface to a payment system such as Quickbooks. That would eliminate the dual entry requirement and should improve the accuracy of the financials.

Pros: I am an accountant and my client is a Buildium licensed user. This product is outstanding. I found it easy to use, it has robust functionality as well as powerful reports. Even without looking at a tutorial or user's guide I was able to navigate and find all the information that I needed.

Cons: I exported data for accounting entries in QB desktop. I would love to see this siftware communicate with QB in some sort of way!

Pros: This software is user friendly and meets all my needs when it comes to managing my rental properties. It has changed the way I do business!

Cons: If I had to pick one thing that I dislike it's that I occasionally don't think some of the updates/changes are helpful to me, but this is really only in relation to how information is displayed.
