Pros: The customer service is OUTSTANDING! There is no way to be able to solve all the problems of transitioning to a new program on your own; I tried that with another program, using the excellent documentation they had provided but was never able to overcome some of the posting problems I encountered. I ended up frustrated and stressed out from being unable to understand how the program wanted me to do things. However, when I ran into any problem with the Buildium program, all I have to do is submit a support ticket. I normally recieve an answer back within 24 hours. If it is a serious problem, I call customer service and I am ALWAYS able to reach a LIVE, FRIENDLY, American speaking Specialist that is able to see what my program is doing and walk me through the problem to the point that I can manage it and they always explain what is going on so I can understand it!! It is the absolute best program I have ever used, in any field, in my entire 40 year career in Property Management! And they are constantly updating the program and making it better! I don't think I have ever been happier with a buying decision in my life. I highly recommend this program and company to anyone who is going to be managing real estate.

Cons: The ONLY thing I can think of that I don't like about this program is that one of the report sorts I use is done by the owner first name, instead of last name and the security depsoit breakdown report is done by Owner name, instead of the Tenant Name. Other than that, I can not think of a single thing to complain about. It is a great company!

Overall: I had been using a DOS based management program for nearly 20 years and had to go online due to the changes in technology. It was a very stressful time trying to find a program that could do what we needed and was affordable and that I could manage on my own. Buildium has been the answer. We LOVE the online payment option for our tenants and landlord. We LOVE all the reports and the way the accounting process is set up. Most of all, we LOVE the excellent customer support we recieve from the Buildium team. The whole experience has been outstanding.

Comments: Over the last several months I have had the opportunity to use Buildium to fulfill our various maintenance needs.To give context to this review, I am responsible for the maintenance of 95+ apartments and grounds that are spread over seven buildings. We house college students and experience 20%-40% turnover every 3 months. After several attempts to make the Buildium system usable as a maintenance software solution, I have given up. The ability for tenants to submit maintenance requests work well and the automated email sent to me is clean and provides the necessary information. However, no calendar view or ability to sync to external calendars has limited the system to function more as a complicated reminders list than maintenance management software. As a property management tool, the online options and online platform is very versatile. With the ability for managing contracts, syncing with an external website, managing leases and organizing dates, Buildium is a great tool, but suffers in usability and interface. In consideration of Buildium, Remember that they doesn't necessarily advertise themselves as a solution to your maintenance needs either. The are primarily property management. However in the world we live in today, users expect a single online based software solution for all their management needs. Buildium struggles to be the best in all categories but remains very affordable and usable for some functions. Even calendar platforms like ICal and Google calendar offer more usability for maintenance management than Buildiums primitive resources.

Pros: Online platform is very versatile. Customizable to to each user. Syncs well between devices and is sup[ported by IOS and Android apps. Ideal interface when used to manage contracts, leases, and tenant information. Email reminders are clean and efficient providing needed information. Top notch costumer service.

Cons: Buildiums maintenance support is very limited. No calendar view, and no ability to sync to outside calendars with maintenance requests. Task manager is not user friendly (no option for bulk edit). Doesn't allow for a "smart" calendar, meaning no option to suspend or lengthen recurring tasks without completely recreating task. No option for a monthly to do list.

Recommendations to other buyers: When considering Buildium the price is the main attraction. Buildium is a property management solution because many online software solutions are several thousand dollars more (annually), and onsite software potentially even higher priced. Buildium does so many things well. Maintenance management is a very localized area of its overall performance. Consider Buidlium for your unique operation, however if maintenance management is a strong need (as is the case with most rental properties) consider other software.

Read this before making the mistake we did !

Pros: Nothing really.

Cons: Lack of customer service. Armature accounting and reports. Unwillingness to listen to their clients. Horrendous file management system. Not for HOA management .

Overall: This is the 2nd review we have posted on lack of customer services and the unwillingness of this company to assist their clients. Instead of writing a descriptive review we have decided that we will just copy and past section from the last email communication with the companies supposed "Stevie Award Winning" Customer "dis-service rep" Jeana Pndelli. You as the consumer should decide if you would want to be treats as "low priority" based on the below email.

"The "budget vs actuals" report still has legacy coding on the back-end which does not allow you to search within the property field. It has been a while since we updated this feature/report which is why the older coding still exists. I spoke with the product manager in charge of this feature last week and he let me know it's still in low priority status but he hopes to have the redesign done as soon as possible some time this year. However, we can't give a definitive time frame just yet since lower priority items often get bumped lower for higher priority bugs.

Recommendations to other buyers: Don't make the mistake we did go with another firm .

Pros: We're a somewhat small Property Management company in California with about 140 units, and I like a lot of things about Buildium. The customer service reps are helpful and polite, which is so noticeable today. They know what they are talking about, and I understand their explanations; they speak clearly and in good English, especially with accounting questions, as accounting is so confusing to me. I like the ease of using the program; I quickly adjusted to it. I seldom need to call customer service, as I can figure things out myself 90% of the time. As time goes on (we've been using Buildium only since December 2013), I keep finding new reasons to like the program. I haven't even used all of the capabilities that it offers. The lease ledger setup, entering payments, check writing, using reports, figuring out where we are in our bank account, and more are easy. I love how if I make a mistake, correcting it is easy, which wasn't the case with our old system. What I really like about the program is that Buildium tweaks its program frequently based on input from customers. They seem to listen to customer needs and make changes. I've really noticed this, and it is very positive! When we were looking at new software cost was important, and Buildium offered one of the best values. But because the cost was so competitive, I worried that we might regret going with Buildium. Some of the other companies really pushed their software hard and put down Buildium and some other companies, but we're happy now that we've been using Buildium for seven months, and we have no plans to go with any competitor's software in the future.

Cons: The system slows down sometimes around 4 or 5PM Pacific time, but I'm not sure that it's Buildium's fault. We're in California, and customer service phone help ends at 2:00 PM Pacific Time, and it seems that when I occasionally want to call, it's after 2:00 PM, which is a little frustrating. The reports are great, but there is just one report which I used to run on my old program that isn't available on Buildium in the same format. Otherwise, I've found all the reports so far that I need. I really can't think of anything else of significance that Buildium doesn't offer.

Recommendations to other buyers: Don't let the hard sell tactics from other companies that are more expensive sway you from trying Buildium. They will tell you that their product is superior and that justifies the higher price, but I have found that our company, with about 140 units, fits very well with Buildium. I would definitely say that you should ask for an online demo at the minimum.

Pros: The software is easy to use across multiple platforms; I can use it from my smartphone, tablet, or from a PC with an internet connection. It has lots of useful features. As a six-property small company, we only use a few of the features so far. We started using it for the accounting. But there is more; I especially like the applicant tracking feature which we used for the first time in the past month. It happened to be integrated with a product we actually already used for credit/background checks. I was able to send a prospective tenant a link to the website Buildium produces for you where the tenant could complete the application online. I then sent links for the SmartMove credit/background check to the prospect. It all fed back into Buildium and even notified the prospects of our decision by email. There is also a way to post new listings online with Zillow, Trulia, etc. from within Buildium. As we were already set up for another method, I have not used it yet but will likely try on the next property we have available. It allows you to add property pictures, property descriptions and leasing information that would save time on properties with higher turnover. There is a built-in website-making function that has a lot of potential to set your tenants up with accounting and other information online. There is a method for setting up payments online too, but it's tied into just one vendor. As I don't want to give up any percentage of the rent we receive to a credit card company, I'm not using that one myself. I'm not sure if you could use other vendors for online payments. I do plan on setting up my tenants online so they can see the payments we have posted for them and their lease information. They will also be able to request maintenance items online, too, which would be helpful in our tracking of such items.

Cons: There is a learning curve to figuring out how to effectively use the software. Also, there are some things it won't do without a workaround from an accounting standpoint. We have mortgages on some property which takes a workaround to account for properly. Also, the payment method assumes you cut a check or use their EFT system. In reality, we usually use a credit card and pay off that bill. But we have to account for it by pretending that we cut a check. Not a dealbreaker, but it takes some work sometimes to figure out the workaround for a given situation. The Help function is useful, and I am sure contacting the company would work too (although we have not needed to contact them for questions so far).

Recommendations to other buyers: In our research for software that would help us keep track of our rental properties, Buildium kept coming up as the top-rated software. As it turns out, our overall experience has been positive, and Buildium gets high ratings for a good reason. Clearly, Buildium could handle a lot more than our six properties demand. If I had more properties, I would test Buildium first by putting just a few properties on it so I could figure out how best to use it.

Comments: We've been using Buildium for about 2 years, long enough to get a good feel for its strengths and weaknesses. My overall impression is that this is a good product for small to medium size residential property management firms (10-100 units). If you have fewer than 10, this product is overkill. If more than 100, you'll probably find it too simplistic. The product is geared to residential properties and residential associations. Managing commercial portfolios with it can be difficult. The Good: Accounting functionality is pretty strong. GL, AR, AP, budgets and property ledgers are handled seamlessly. Very easy to use even for beginners. I like the global search functionality. You can pretty much find anything using it without navigating through the menus. Pricing is relatively inexpensive. It's cloud-based, so you don't have to maintain any software on your own computers. You can access it anywhere with a web browser. Some people see this as a negative, but we've not had any issues with Buildium being down unexpectedly. The scheduled maintenance times are generally late at night. Support is good if you're having problems with the standard functionality. In general I would say the support staff understands their product well. And you can get them on the phone to explain things. That's becoming less common with companies today. Document management is hit & miss. I love that I can post a PDF receipt for every expense right there in the ledger. However, documents at the property- or owner level are less helpful. It's just one big bucket per property or owner. Having a folder structure would be a big help. (Not there today.) Buildium offers tenant bill-pay through an online portal for rent payments, and also outbound electronic payments to property owners. It's done through a 3rd party vendor and at additional cost. This is a double-edged sword. Very convenient; it makes the bookkeeping entries for you automatically. But if you're doing outbound payments, make sure to treat it just like an online banking account (long passwords, be careful of who in your office has access to it, etc.) Allowing for extra security questions or letting users limit the IP addresses that have this outbound payment functionality would be helpful. The Bad: As noted, you'll get frustrated if you're trying to use this for commercial properties. The designers make assumptions that you're doing residential. CRM functionality is practically non-existent. This is an accounting package. They do have some decent (and customizable) postal-mail templates and can do mail-merge so you can send notices to tenants and owners. But this does not extend to email. You'll need another product to do CRM and do double data entry between systems. There is no integration layer or API, so no chance of integrating this with your CRM system or generating custom reports. The reports, while nice-looking, are as-is and not customizable in any way. You're stuck with what they give you. They make some odd design decisions sometimes. For example, you can't generate an association owner invoice for an owner who lives someplace other than the managed property. The invoice is always addressed to the managed property, even if you entered a different mailing address for the owner, as if an association owner would never rent out the property. These types of oddities abound, and the product support folks will never acknowledge it as a problem. They'll tell you to fill out an enhancement request, which may be considered for implementation someday, or may not. You'll never know. Providing a way to customize reports or providing an API would help in this area. In Summary: Buildium is good at what it does, but what it does is pretty limited. You will likely be happy if you're in their demographic sweet spot (10-100 residential units). It's cheap enough to sign up and try it out to see if it's right for you. If you manage commercial properties, have a very large or complex portfolio, or need integrated CRM capabilities, it's probably not for you.

Comments: I switched to Buildium from QuickBooks in July 2011 and will switch off on January 1, 2012. We manage about 100 single family properties that are owned by about 30 investors. Yes Buildium is easy. Yes it is simple but if you are in the business of managing properties for multiple owners it just doesn't do the job. First, there is no way to invoice an owner for repairs. Buildium says you should have enough in your reserve account to cover the bill. OK, that makes sense, but what if you don't? There is no way within the system to tell an owner about upcoming expenses. You have to use another accounting system (QuickBooks for me) to invoice and track receipts. Then you have to add the invoice and payment to Buildium so the owner's reports on the portal (a nice but rarely used feature) are complete. The ability to sort reports is nearly non-existent. Buildium says to down load the report to Excel and then sort. Trouble is, the Excel file has so many merged fields that you cannot sort a single column. It is taking me 15 minutes to find and remove all the merged header information before a simple sort can be done. If you select the entire sheet then un-merge the report becomes a mess. The ability to "find" is absolutely non-existent. If you get a check for $1,453.62 and need to know where to apply it, good luck my friend. You have to call the issuer and get the name of the property and unit. Receipts, statements and reports, which are generated as pdf, are all formatted differently. This means you have to have 3 different types of window envelopes on hand at all times. Buildium is "joined at the hip" with NELCO printing and I have not been able to find checks other than NELCO's that print correctly. Why is this a big deal? NELCO charges $0.35 a check while Costco charges $0.035 per per check. If Buildium is not getting commissions on the business they send to NELCO, they certainly should. The online help search feature is worthless. There is no content searching so whatever word you type in the search box shows every page that includes any of the searched words. Skip the search and go directly to their index. With a little effort you can find an answer. The support team is quite pleasant and responds quickly. They rarely, however, have a direct answer and absolutely refuse to ever confirm a feature, like sending a bill to an owner, is just not there. What they do is endlessly reply, "We don't understand your question, please clarify." I have no one to blame for selecting Buildium except myself. When I asked to be shown features in the online demo I was told to talk to sales. When I asked sales the same question they said to sign up for a demo. In summary Buildium is cheap and easy but of little substance.

I have a few minor quibbles with Jim¿s review, but he¿s mostly right. While you can invoice an owner for repairs, it¿s not as easy as it should be. Jim¿s also right about our reports; we provide most of the reports people expect, but you can¿t customize them and trying to manipulate them in Excel is a pain. That¿s something we plan to tackle in a future release. It¿s also way too hard to find what you¿re looking for in the current release, but that¿s changing with the new global search feature due out in the next few weeks. You still won¿t be able to search for a missing check, but that¿s on our roadmap too.

Buildium has made our job harder not easier. So many problems hard to explain all of them.

Pros: Epay is the only feature that is worth mentioning. However, with that said once a payment is made if it is made prior to the posting of the charge you had better know the Buildium accounting method and know how to withhold deposits make new charges and completely review every account in your ledger to make sure the charges get posted. The system should automatically know how and when to post these payments . Bad Accounting Design!

Cons: Everything else! the software has failed our company in the accounting module, the maintenance module, and lately the 1099 feature is worthless. They dont even send you a usable copy of what was filed. Constantly have to look at search results that say OOOPS! That is unacceptable . Cant do payroll, cant use a credit card without double entry, Cant ever get ahold of customer service. Rarely return calls the same day. Although to their credit the representatives are patient and understanding to the weaknesses of the system often sharing the same frustration and anxt.

Overall: none. our job is harder with the software than without it. Not worth the money. Your platform is so inflexible that minor adjustments are a major hurdle. Recently I used your 1099 feature and find out that you dont efile with the states and even worse you dont provide or send us copies of the 1099's to file with the state. Your system is not designed to make the PM job easier but rather line your pockets. I cant tell you how many pages on your site say OOOOPS! You must know by now that your platform is poorly designed.

Pros: Ease of use. Very intuitive design. It is customized for Property Management and for rental owners.

Cons: Their are a few functionality items that I would like to see added. I do understand that it is not efficient to add a feature based on only a few people requesting it. The reset password link to tenants needs to be looked at. When you reset a tenant password, the link expires after 10-15 minutes. That pretty much means you have to be on the phone with them to make sure they are in front of a computer when you reset. However, most of our requests for a reset come via e-mail and when we respond and do the rest, we can not guarantee the end user is going to take action right away. I understand security, but a 24 hour expiration on a password reset would be more reasonable. Security-wise,...if someone hacks into a tenant user account the only thing they can really do is post a work order or pay the persons rent for them. Hacker has no reason to get into someones Tenant account so no need for such short time frame on password reset procedures.

Overall: Saves time and allows better communication with tenants

Comments: Continous cosmetic portal adjustments are annoying. Time should be spent fixing the weird glitches in the system.

Pros: The basics are easy to use and the lease tracking is helpful, also ACH&#s ' EFT's are easy to set up.

Cons: The accounting is terrible. I manage multiple companies under one login, and it fails to communicate with the other companies (ie notes and loans b/w them or even simple paid out transactions. I have to create contra Notes and Loans accts. to create a full transaction for both companies Lessor and Maker. The reconciliations block you from adjusting dates, accounts, and amounts and if you use the " bills" feature, you have to cancel the check, to adjust any aspect of the Bill. It is not user-friendly. Also, I am still unable to find the automated email to re-send to tenants to create the online payment portal.

Comments: Buildium is a good choice for someone who manages at least 50 units or more. it is easy to learn and has more features than you will probably ever use but probably has ever feature that you want. The onboarding process and customer service have been great! They are continually upgrading and improving the software and will hopefully address a couple of the issues that I have.

Pros: Buildium was an easy to learn and a great improvement over my outdated property management software. There are many great automated features such as automatic recording of online deposits, epay to vendors and owner/tenant portals that have saved me time and have improved communication with my tenants and owners. I like a feature that allows me to set convenience fee amounts for online tenant payments and allows me to keep the fees generated! This feature was the main reason I went with Buildium.

Cons: I am new to online software so this may be common but I do not like how pending tenant payments post to my Buildium bank account before they show up in my actual bank account. A day or two later the payment is confirmed as funded. I don't think they should post until the payment is funded, not when it is initiated by the tenant. My previous software would calculate management fees on a payment only one time and would not allow you to double charge management fees. The Buildium management fee is just a calculator based on a date range. If you enter the wrong date you could easily charge another management fee on a previous rental payment. This has, by far, been the hardest transition for me. Their solution was to recommend only charging for management fees once per month which doesn't seem practical in property management. Most companies need the management fees to operate during the month. The best price point is for someone who manages 200 or more properties. I would like to see competitive pricing for smaller numbers of properties.

Comments: The "Buildium Academy" is a nice self-help feature. I consider myself fairly computer savvy, but this software is already extremely intuitive and has a load of tools to be able to teach yourself. I'm eager to expand what we're using because we haven't implemented any of the free website functions yet. As of now, we're simply replacing about half a dozen excel sheets which made a mess of our finances, but even if that's as far as we went with it I'd say it's money very well spent. The ad hoc reporting and tracking of our finances are really what we needed, and Buildium delivers with great results. But increasing the capacity to talk with the other residents in the community, submit maintenance requests, notify residents of payments due, etc. are all going to be really nice perks.

Pros: The ability to automate monthly charges for each unit according to the percentage of equity saves me a lot of time every month. The reports are all extremely easy to generate, and very customizable. This is a really low-cost solution that has been invaluable when our accountant passed away. It has brought us forward 20 years in terms of the technology we can utilize to manage ourselves, and all in the span of a few weeks and at no cost beyond our time.

Cons: Entering payments in bulk is time-consuming. There is some capability there to do it, but it requires all of the units to be paid in full (and not carry any credit balance). I manage 39 units, and for me it seems like it's just faster to enter each payment individually. Accounting start date is set in stone. I began the application assuming I would use our old set of books for the first few months of the year, and Buildium for the remainder of the year. I quickly changed my mind, but not soon enough. It added a bit of work on my end to square that up. I still was able to begin our history from the first of the year, but had I chosen that from the get-go it would have saved a bit of time, and once the selection is made it's made for good.

Pros: Buildium is easy to use, and we like the customer service. We like how you keep making the system better by listening to the customers. When you let us know at the top of the pages that a change is coming, this helps us.

Cons: I'm always in a hurry and anything that would make moving around in the system faster is important to me. For instance, when going through leases, having to hit the arrow to get to the second page of leases means an extra click and extra time. On the banking page, it jumps back up to the top when I'm going through the most current checks and deposits. I remember that our previous system used to have a capability that when you tapped the arrow down on the side, it would take you right back to where you were working last, which I liked; it was a time saver. Also, it would be nice to be able to customize reports for tenants if I just want to print a list of the worst offenders where their balances are over a certain amount. I seem to have some trouble while navigating through Help, and sometimes the explanations aren't clear to me, especially with accounting info. I like super simple, and I think the explanations should be written for people who are just getting on board with the system or are new to property management. Once, I couldn't understand an explanation, and I had a gal e-mail a more simplified set of instructions, and I finally knew what to do. Their wait times on the phone have also gotten a little longer. I don't call customer service very often (maybe 2 times a month), but when I do, I really want an answer. Normally, I try the Help area in the system first. I waited the last time about 15 minutes, and that was the longest ever. And when I've called in the past after 2PM Pacific time, it's been really hard to get someone on the line.

Recommendations to other buyers: I would tell people to not be swayed by pushy salespeople and lunches offered from competitors and to think about which capabilities are really needed. Also, read the fine print, as some of the salespeople of the competitors don't tell you what they actually charge and offer. It's hard to get the details out of them for comparison purposes; they don't want to turn you off so they evade.

Very intuitive software with broad feature set. Elaborate instructions to search for any questions.

Pros: Good bang for the buck for Property Management software. The basics are all there along with good tracking features in comparison to other Property Management software. There functions are easily searchable on either the platform itself or Google, and the help desk is immensely helpful in implementing necessary tweaks and features to tailor to your specific business.

The daily main functions have all been fairly polished within the last year, and run very smoothly. The software itself is easy to figure out and with some playing around, any person can become a power user within a few days of use.

Cons: There are some limitations in comparison to other Property Management software, usually not found until delving fairly deep into the platform. Smaller automated communication could be implemented or done better to bridge the gap between users of the platform.

There are also some limitations such as format restrictions when sending physical letters through their EZ mail system, writing templates, and pulling reports to show what you want or need in specific ways.

Overall: Good software for a small to medium sized company. Easy to train on and use quickly.

Pros: Tech support is ALWAYS available at no additional cost! Live support during business hours and ability to submit support request(s) outside of regular hours. They go above and beyond to help you get your question/problem resolved. They also have an abundance of Resource Materials available that cover ALL aspects of Property Management.. Buildium truly lives out it mission statement to come alongside Property Mangers to help they succeed!

Cons: By Buildium's own admission they know they still have things to work on. But they have a long term plan and are continually working on improving the product and making it more robust. They have, and will continue to, listen to their customers as they make and implement these changes and improvements.

Overall: Buildium is a cloud based product that is mobile friendly that can be used from anywhere at anytime. It is extremely cost effective, easy to setup, implement and use. I was personally able to take a Property Management Company from a completely manual system to a completely computerized system and successfully pass two Department of Real Estate audits in the process.

Pros: This product should by all accounts get a 10/10 from me. I love the automation, the interface, the fact that it is cloud-based, everything! I look very professional to my tenants and my suppliers despite the fact that I am still a small (<50 units) landlord. The only reason I cannot in good conscience be a promoter of the product is outlined in the next question.

Cons: I simply cannot fully recommend this product as it has a serious, known flaw in their check writing functionality. In the past two years of operation, I have received repeated complaints from suppliers that it takes weeks to receive a check that I generate through Buildium. In one instance, multiple checks cut on the same day actually never were cut by Buildium's check printing provider at all! One of these bills was a tax bill in which I was required to pay a hefty penalty for my eventual late payment (In full disclosure, Buildium accepted responsibility for the miss and credited me the penalty amount). I have had several instances where I was hit with finance fees from my credit card provider due to late payment, despite giving Buildium upwards of 15-20 calendar days to deliver a check. In all instances, I eventually had the fee waived by my credit card, or had Buildium pay on my behalf. My prime frustration is that Buildium knows about this issue. Their CEO even called me to discuss it, yet it is clear that they have taken no steps to remedy the situation or change providers. Having an issue is one thing. Deciding to ignore the issue is another. I'm quite disappointed in Buildium's lack of action on this.

Recommendations to other buyers: You will love the functionality of this software. It is a snap to operate, and your tenants will love it. Its Achilles heel is the fact that anyone who uses the software to remotely print checks had better get in the habit of cutting checks ~20 days prior to their due date. Even then, several checks per year will be out and out lost. If you can live with these risks/issues, then you will love this product.

Comments: When I started using Buildium I had just started my property management business and Buildium you gave me the opportunity to start with few units and expand as my business grew. As the technology expanded resulting in adding more features though it appears that it had become a nickel and dime approach. In the age of data sharing and technology, things like openly integrating with other products aren't capable with this product aka it "doesn't play well with others". What I mean to say is there is only one electronic signing choice there's only one ACH choice among other features. The product the staff and the customer service that comes with Buildium at times can be lacking including their technical support area, many times I find that the answer isn't directly answered or they deliver the answer as it is today and when given a suggestion they don't seem too terribly care about changing much.

Pros: Web-based (no software to install), Truly and All in One Package, Easy to use and navigate

Cons: My Biggest gripe is their lack of allowing any third party integrations.

Recommendations to other buyers: This is a great out of the box no thinking on getting it done product, however, today which is much different than when I started there are many other options to consider.

Buildium is elegant, efficient, and their customer service is the best in the business, period.

Pros: Buildium's communication systems (especially emails, tasks, and notes) are wonderful. We also love the elegant design of the software from both the manager and tenant side. The reports are easy for a non-accountant like me to figure out and use. Overall, I'd say our favorite parts of Buildium are the clean design, user-friendly task system, and ease of use for emails, eLeases, ledger exports, etc (basically our "official" communication and information within and outside of the staff).

Cons: Our least favorite thing is that it's not compatible with Quickbooks. It's the only thing that keeps me from 5 stars on every count.

Another issue (but not as important) would be the difficulty in deleting/ending/renewing expired leases.

Overall: Our communication is streamlined concerning maintenance tasks and accounting questions, our tenants feel as though they have more efficient contact with us regarding their complaints and ledgers, and scheduled tasks like lease renewals and late fee notifications are a breeze to track and accomplish now.

Pros: The software is easy to use, it's always online, the customer support is always ready to help and it just works well. The tenant portals are wonderful, allows the tenants to pay online, request service etc. The owner statements are clear and detailed, one of our clients CPA's has commented more than once that they wish more clients used this software as the reports are so clear.

Cons: I would like to see the financial reporting/syncing side of the software developed further. This is an area that has received attention from Buildium and I suspect we will see more as the user base expands.

Overall: Buildium helps us stay compliant with the Arizona Department of Real Estate while providing great service for our landlords and tenants.

Pros: The customer service people are very nice and respond quickly. There's a remote check printing option that's handy.

Cons: There is no cash flow statement; it is missing essential, required reports that any property manager would need. Improvements take YEARS and often they're not quite ready for prime time. The entire accounting module is poorly designed and difficult to use, and hasn't served us well. Many components are simply sub-standard: rental applications, mail merge, tasks. You can't generate a rental agreement. There is no facilities management capability. If you're a 21st century management company, Buildium will disappoint you; it simply isn't there.

Recommendations to other buyers: There's a nice list of features, and the people at Buildium will respond to you (as they are responding on this site), but really dig into this software to find out the nuts & bolts; make sure that it really does what you want without a bunch of work-arounds. It hasn't for us.

Comments: I¿ve been using Buildium for 16 months. I¿m a property manager for a condominium association comprised of 137 units. Over all, I¿m extremely satisfied with the functionality and customer service of this resource.

I spend most of my time in the accounting module, recording payments from residents and issuing checks to our vendors. About half of our residents pay their monthly fees via direct deposit into our bank account. I¿ve found two methods within Buildium that help to automate this process. Recurring transactions can be applied to the owner¿s account that are scheduled to occur on a specified date. A very convenient feature. However, I prefer to use an Excel spreadsheet to upload the transactions into Buildium, mostly because it allows me to verify that the bank has posted the transaction before I apply the payment to the owner¿s account. Either way, transactions can be processed in bulk saving lots of time.

The owner¿s account ledger has many robust features for entering charges, payments, issuing credits, refunds and handling late fees. The ledger can be viewed by transaction date or by account. The current ledger can be downloaded as a PDF in a manner of seconds. The downloaded ledger can only be viewed by transaction date. I would like the option to download the document using Account view.

Entering vendor invoices is convenient, and subsequent payment by check or ACH is a breeze. Vendor financials are organized in ledger format providing quick access to this information.

The other module that has become essential to our business is the Work Order section. Once entered, the work order is emailed to our handyman and all the information he needs is at his fingertips. Once completed, I received an automated email in return, and proceed to generate a bill to make sure the vendor is paid quickly.

Many other functions are made easy and convenient with Buildium. Bank reconciliations, budgets, report generation (Balance Sheet, Income Statement, etc), and delinquent accounts.

For managing a condominium association, Buildium¿s features are robust and well-designed. I don¿t tap into the other functions designed for rental properties and therefore can¿t offer any useful evaluation. But from my perspective, I wouldn¿t be able to manage this property without Buildium.

I've used them all and came back to Buildium

Comments: As a returning customer to Buildium, I cannot say enough good things about the flow, functionality and reporting the system offers. Since the make-over, the system is easy on the eyes, user friendly for 90% of its functions and really streamlines the day to day operations of property management. I am a customer for life.

Pros: The list is long, however, the things that stand out is the reporting system, the flow of the ledger and the audit function to see what actions different users make in the system. Buildium's customer service response time is incredible. Usually same day responses via e-mail but always within 24 hours. Phone support is also top notch.

Cons: If I had to pick a con, I'd have to say the time it takes to make product improvements. One function I would like is way to track guest cards or interested applicants for a waiting list of some sorts. In that same breath, I have to say I'd rather have it done right than have a launch with glitches.

Best property management software out there... period!

Pros: Automation features are great, as well as the future 'recurring' transactions. We have tenants whose rent increases each year. With dozens of tenants with increases happening at different months, keeping up with them would be a disaster.

Buildium allows you to schedule future recurring transactions at different amounts. What a life-saver.

Cons: The ONLY thing I like least about the software is the inability to expense items to the units. You can expense invoices to different properties, but not to different units. So, if apartment 10C needs to fix the dishwasher, every apartment in that building shares the expense. Though we look at income statements 'by building' (and not by unit) it would be helpful to export an income statement to Excel by UNIT and compare an analyze which units are problematic.

Overall: This software has made managing my commercial properties a breeze!

Have been using Buildium for many years and very happy with the service and customer support

Pros: We use all the features that Buildium has to offer which means we are able to keep everything in one place. Buildium is always looking to improve current features or incorporate new features and seeks out the ideas and opinions of their current clients. They are constantly making improvements based on want the clients want. Our Customer Support Rep Alexis is fantastic. She always ensures we schedule time to speak on a regular basis so she can go over new items or items in the pipeline and then gives me the opportunity to provide any ideas or suggestions I have.

Cons: Accounting and customizing reporting still needs improvement. Would also like to see some improvements to maintenance coordination through Buildium.

Overall: Everything we do in Property Management is tracked and recorded in Buildium which makes our company very efficient.

We looked at all the software listed in Capterra and selected Buildium. It proved to be the best.

Pros: Easy to learn. Lowest cost. More functionality. Never a technical problem. It always works glitch free. The syndication feature alone is more than worth the price. We have made many good decisions and some bad ones in the past but selecting Buildium is one of the best decisions we made in recent years. I strongly reccomend it.

Cons: 1. They will onboard a new user. But if that user leaves, they won't onboard the replacement.
2. Hard to find employees that are experienced with Buildium.
3. Easier to recruit an employee familiar with AppFolio or other management software.
4. Not much physical presence or market share in our local area. No Meetups.
5. Hard to think of any more cons.
6. The Pros probably outweighed the Cons by at least 10 to one.

Overall: Complete more tasks, more accurately, in less time. Syndication keeps us 100% full all the time.

Pros: Allows me to get everything done in one place from financials to Lease renewals, one reason this is helpful is that if a spreadsheet is needed it can be produced and edited in excel in most cases. The ability to include renters insurance with the monthly rent and keep in contact with Tenants through the software is very useful as well because you don't have to log in to another program to keep track of these things.

Cons: Inability to text property owners and vendors through the software is what I like least. We can certainly live without this but for example, being able to text Tenants rather than email is an effective way to get a quick message out without clogging your email inbox and it would be just as effective for property owners and vendors as well.

Pros: There are many things. We are a brand new HOA, so I like that the software is designed with the kinds of things I need to run our HOA and manage our building. I didn't have to retrofit an accounting and managing software toward the things that are unique to what I am trying to do. I also like the many reports available to download, especially the budget vs actual report. I can see at the click of a button where our HOA is over-budget and where we are under. I travel a lot, so I also like that I can work on bookkeeping anywhere as long as I have an internet connection. Because I don't plan on being the Treasurer of our HOA too long, all I have to do is pass on the password and all the work transfers to the new Treasurer. I like that I can reconcile bank accounts. I like that I can post messages to all of our members on the discussion board and the history of it is there; I don't have to clutter my personal email box or hear "I didn't know." The responsibility is on our members to be kept in the loop. I like that each member of our HOA has an account that they have access to in order to see their balances and when things are due. I could go on and on.

Cons: I would like to see some sort of calendar incorporated. Although I have been successful in importing one, it isn't perfect, but at least it works.

Recommendations to other buyers: Buildium is extremely user-friendly. We have elderly people in our building, and no one has had difficulty entering their account to see their balances or read or start posts on the discussions board. It was also easy to get started; there wasn't a huge learning curve. It's economical. For the money, Buildium is very affordable. Many other online software programs were too much per month for our young HOA.

Good, but limited flexibility.

Pros: We have been using Buildium for about 5 years now. It is really good at the things the company wants to be really good at. Very easy to use, reliable cloud based application, integrates well with other ad-ons.

Cons: In a day and age when user flexibility and customization is the new norm, this company takes a "one-size-fits-all" approach to the software. Forcing people to adapt to using the software the way they want you to, as opposed to allowing you to customize the software to adapt to your preferences. They also arbitrarily make changes to the program's functionality with little or no warning. If you are fine with this sort of thing, then you will love the program. If you prefer things your way, I would suggest continuing your search.

Overall: Helped to organize rent roll and maintenance management.

Comments: Several years ago the corporation purchased a 158 room student dormitory complex from a developer. Our corporation is a 501(c)3, non-profit, research and development arm of a state institution. At the time we purchased this complex the current owners were using a multi-user, server-based system that offered very few benefits and almost no features that are considered standard in today¿s market. We researched the alternatives and I had the opportunity to speak directly with the developers at Buildium. We decided to try Buildium and have never looked back. The implementation of the product went flawlessly and the ease of use made training our staff a snap. Buildium has met every requirement we have run into. Being able to request additions or modifications to the software and see those changes incorporated into the product has been an extremely gratifying experience. Our operation is very different from most in that we have students housed per semester whose board is paid by grants, loans, parents, or by the student. Having a system that integrates with the software our CPA uses, coupled with the ability of parents, students, and college staff being able to immediately see the status of the account is a major plus that reduces the effort we expend towards collections. Because of our status, we are required to have a full audit every year. Those of you who have been through an audit can easily see how much labor is reduced by having a system that the auditor can directly access and see the lease, account history, and payment method for every student. While we have yet to find an audit firm that will give us a discount, the sheer amount of time saved by using this system vice hunting through boxes of old leases is enormous. Another major benefit is the task/job order system. The ability of the students to use the same access to see their account and put in maintenance requests, suggestions, and questions is a significant area for us. Additionally, linking the web site to the application allows us to easily collect applications from prospective students worldwide which has also helped reduce our labor hours and been a benefit to our customers.

Pros: The support on this site is amazing. If there's anything I don't know how to do or can't figure out, they literally walk me through it step-by-step. I switched from Payyourrent to Buildium.

Cons: It would be great if there was someone to help completely onboard you. In my case, I transitioned slowly so I'm just now finding features that I've had for a year and never used.

Overall: I love buildium. It's a lot of value for the money you pay and it's scaleable so right now I may have less than 10 units but as I grow, the software can grow with me. A lot of software programs I looked at weren't made for small companies - they were geared toward large companies with large money. This software is actually made for property management accounting instead of using Quickbooks Online which is a lot more difficult to set up when collecting rent and security deposits. I use buildium for applications, background checks, storing tenant documents and leases, maintenance requests, collect rent, and even offer renter's insurance through the portal. You can't beat it!

Pros: It's easy to use on regular computer, but there's no mobile app that allows you to log in on an iPhone.

Cons: I can't log in on iPhone to my account. The Buildium page will open in my iPhone, but there is no tab to log in to my account and pull reports from my mobile device.

Recommendations to other buyers: Buildium is simple for the most part. It is the online application that does not allow me to log in from my iPhone that I am disappointed with.

We began exclusively for the cost-effective tenant screening process and have moved into familiarizing ourselves with other and important modules, such as general ledger accounting.

Outstanding customer support, whether support tickets or telephone calls, is beyond what words can express.

Overall: Great customer support, ease of tracking mechanisms, applicant reviews and screening, work order trailing, accounting, lease reviews, communications with tenants and owners.

Pros: Easy to move around in the program. Taking online payments is easy but expensive to set up.

Cons: Tenant Screening is inconvenient and confusing to the applicant because it requires several emails and steps both the landlord and tenant must go through to finally get the report.

Recommendations to other buyers: Make sure it can meet all needs before going to the trouble of entering information and setting tenants up with the software. I wish I had.

Pros: The product is easy to set-up and on the rare occasion one does need to call for help their Customer Service and Technical Support are amazingly efficient. Buildium University is an extremely professional set of tutorials that allows users to ramp up to speed quickly. Our community association members can access their account or contact our office via their smart phones or PCs. Being cloud based allows us the ability to manage associations from anywhere on the planet.

Cons: Being a robust integrated management package makes it difficult to find what one is looking for at times. The package is geared for Rental Management so Association Management is their red-headed stepchild. There are features that are necessary for community Association Management that are not available in Buildium, yet.

Pros: Keeps you sane when juggling more than a handful of leases. The countdown to a lease expiring is a great feature, as is being able to upload all notes and lease docs for each individual tenant. Keeps me organized and doesn't leave any money on the table. Customer service is always top-notch: efficient and friendly -- the perfect combo!

Cons: The software is not a good accounting tool. We still need Quickbooks to track financials. But the leasing and property management features make up for it. There's also some quirky bugs, especially on formatting dates/numbers and navigating to areas of the site. But we crack that up to a new, growing platform. Worth putting up with.

Pros: The price is the only reason that I continue to use buildium.

Cons: Long wait times to speak with a support rep on the phone. Lack of help videos and training. Dated and inaccurate support forums. The training videos available cover a very tiny percentage of what needs to be.

Recommendations to other buyers: Unless you're on a very tight budget pay for one the real property management software companies like App Folio, Propertyware, or Yardi.

Pros: It keeps me from having to create binders to keep track of each property. And paper binders don't send reminders!

Cons: The mobile app still needs work to become as useful as, say, my QBO bookkeeping app. It has basic functions but doesn't have the dashboard listing functions yet. Wisely, tho, they added a button to go to the full site that automatically logs you in.

Overall: It helps us manage places and people without leaving my desk to go to file cabinet

Pros: The website is user friendly. Anytime I've ever had any tech issues, the response and customer service was friendly and professional. I'd recommend Buildium to anyone who manages properties in any state! All the new updates to the website have been for the better and really help with response times being more instant than before!

Cons: I would say that one of the cons is the texting feature. I think it might be bugged. I'm always receiving updates when I do not want to see them. I'm sure it's something I can turn off, I just haven't had a chance to.

Pros: It is understandable and you don't need to be an accountant to use it. I like the Dashboard so that I can see what is going on at one time. Also, the customer support is superb!

Cons: I wish the property list had a drop down or that they were permanently listed on the side (like Rent Manager - but that software is too complicated). Going back to the properties every time is cumbersome. Also, having the the what ever account you want (for me operating) on a drop down so it doesn't take so many steps to get to it. I would also love if maintenance requests could be sent over to the events tab so I could look back at work that was done in the past (especially if something breaks again a few months later - I can go back and see when it was fixed or request was made for it to be fixed). It's hard to remember everything and could help with tenant complaining that they asked for something when they didn't. Its 3 or 4 steps to copy request to the events tab.

Pros: It's easy and quick to get setup and started. The vendor response to questions are relatively good. I love the communications aspect of the product as well. It makes scheduling maintenance and other notices easy to post all in basically one step.

Cons: Getting the vendor-supplied website presented that way I would like is not working for me at this moment. But I am sure that I will figure it out, as I did with the rest of the functionality of the program. Also, there should be more interfacing with other rental posting sites like Postlets, Zillow, etc., as well as social media sites like Facebook, Twitter, etc. There should also be more choices presented for online rent payment methods (e.g., Pay Pal, direct link to your own bank) and lower credit/debit card processing fees. A flat rate fee would be much better and more competitive. I didn't realize that credit/debit card processing fees would be so costly until I saw my first deduction for those fees. I have since contacted my tenants telling them to use the EFT function instead. Otherwise, I will have to charge them an exorbitant convenience fee for that type of payment.

Recommendations to other buyers: When looking at this type of product, which is very industry-specific, I would take a closer look at the length of the trial period. That is crucial for being able to effectively evaluate whether or a program suits your most important needs. For me, as an avid social media and online marketing person, the website aspect of this particular product is somewhat frustrating, although I like the tenant setup and management functions a lot. Some things will be a tradeoff; it's just a matter of what is more important for you.

Pros: The tenant portal and its interface to the landlord side of the system is more robust than most systems. Also, the technical support folks are pretty responsive, even if the answer is "No."

Cons: There is no way to report historical vacancy. If I want to see our vacancy for this period last year there is no way to retrieve it. I would like the standard income statement to follow the same chart of accounts as recommended by the National Apartment Association and as required by Fannie and Freddie in the annual reporting on their loans. It would be helpful if the system were smart enough to know that a payment received September 30th really applies to October rent. As it is, the system overstates Sept and understates Oct. It would sure be nice if the expense side of the income statement could interface to a payment system such as Quickbooks. That would eliminate the dual entry requirement and should improve the accuracy of the financials.

Pros: It seems to have full functionality no matter how large your business needs are, and their support team is great. Some things are really straight forward, and those other things that aren't so self explanatory, you can have your questions answered through buildium support

Cons: I wish there were some weekend support options. This is when I have time to really sit down and do some extra learning about buildium. I also wish there were support teams that I could refer back to a group of people that were handling my company so I wouldn't have to explain my whole story again. I have a very unique company and some support members understand my needs better than others. If I had the same support members to help me, I could be more efficiently helped. I need help on a large umbrella basis, rather than just getting help on one topic at a time. It has taken me over 8 months to really learn buildium for my needs, and just when I thought I was understanding it, I found that I had to redo almost the entire year to make my book keeping balanced as it would read out on my year end statements

Overall: I got full organizational benefits, start to finish from advertising to moving out. It has organized my book keeping and bank statements and helped me organize my leases and my security deposits and kept me on tract to maintenance.

Pros: The Buildium support team is always there to help me through on how to process an everyday transaction, to troubleshooting a problem that we may have caused on our end from a lack of knowledge to the system. I joke that the Buildium team should have me on speed dial, but in all seriousness, each time I call, my call and question is treated with the utmost respect and follow through.

Cons: The only thing I don't like is that on the tenant ledger, a parenthesis reflects a positive balance, which can be confusing in determining a positive or negative balance when working in several reports.

Pros: Buildium is easy to learn and navigate. It is bright and laid out well, but it's still a bit confusing for the newbie. It took me six months to learn the product, mostly because writing to support didn't seem to help me.

Cons: The loading of pages is absolutely abysmal. Waiting 30-seconds for each page load just kills productivity. By the time a page loads, I've completely forgotten what I was doing. It's a real productivity buzz-kill. Support is also a problem. I felt like maybe they would respond, and maybe they wouldn't. The image seemed all cool, slick and hip, but the actual help was non-existent.

Recommendations to other buyers: Looks good. Seems simple. Look closely. Call support.

Jim¿s quarrels are fair - we dropped the ball when it came to helping him out. He submitted a support ticket citing slow system performance, something we monitor very closely. Our engineering team was not seeing any performance-related issues, so we recommended (via support ticket) a quick fix. In retrospect, we should have called Jim back immediately and looked at the issue with him together - that would have helped us get to the root of the problem more quickly. Comments: I manage 131 rental units for 40+ owners. I previously used Microsoft Money, which was very antiquated and time-consuming. I also had an older version of Tenant Pro. I needed to upgrade to something that would integrate my accounting and information management while simultaneously reducing my workload. I started by signing up for free trials with a variety of companies. I tried Yardi, Appfolio, TenantPro, Promas, Trexglobal, Propertysolutions, and others. I narrowed it down to just a few of the best and then I quickly narrowed it down even more and selected Buildium. Many of the programs comparable to Buildium are quite a bit more expensive. In some cases, they are more complex and actually more difficult to use. Based on the number of units I currently manage, my projected growth, and my budget, Buildium was far and away the best bang for the buck. I've been using it for a year and haven't looked back. It allows me to do EVERYTHING without relying on any other software. I can email tenants, advertise listings, store documents online, run reports, provide access to owners and tenants, and much, much more. This is truly an all-inclusive system. While there are some features or capabilities I would like to see improved - or added - the program already does everything very well. The best part is the customer service! I can contact them by phone and I've never had to wait more than a couple minutes. But even better is the online support system. I submit an email (and can even attach a document, picture, or screen shot) and they typically respond within 30 minutes to an hour. I once called customer service for a rather basic question and the rep talked to me for over 30 minutes about general management issues! The bottom line: there are other systems out there, some better and some worse. But for the price, Buildium is on top and I can't image switching to anything else. On a scale of 10, I give them a 9.5. Thanks!

Pros: Easy to search for what you need; everything in one area- can be totally paper free if you want. Start to end solutions- from applications to evictions. We are thrilled!

Cons: Being in Canada, there are a few merged forms we would love to have and don't - Ontario Landlord and Tenant Board Forms.
In the Mobile version- don't like that all the payment types aren't there. There is sometimes a discrepancy/data lag in the information available on the mobile app vs the on-line full site.

Pros: The software is easy to use, very user friendly, and they even have help articles and a toll free number to ask questions. Buildium listens to their customers and are constantly updating their system to reflect suggestions from REAL users! We use everything from tenant screening, to paying owners, paying vendors, running reports, accepting online rental payments, emailing form letters, etc. So nice that we have ONE program that does all that we need to be organized for our business.

Cons: Sometimes it takes a while for new features to be implemented. And you can only suggest 5 new features at a time. I'd like to have an open-ended amount of suggestions available.

Recommendations to other buyers: I have been using Buildium for the past 6 years in property management. I love that the program is easy to use and offers an interface for both tenants and owners. I love all the different modules available - accounting, reports, tenant information, vendor information, owner information, etc. We are also able to screen tenants, upload documents, and pay directly from the program.

Cons: The communication part is hard for me to use. Specifically the email is hard for me to use. I don't think it is the program but my inability to use templates.

Pros: saves money, requires less staffing for this software does the job a five staff it makes everything more simplified and organized. The success to property management is in organization. Comments: Overall the software is easy to understand with very user-friendly layout. However, I'm not too impressed with the fact that I need to close one screen before going into another screen. For example, if I am on a screen that shows the particular tenant but need to go to a different tenant screen within the same property, I have to exit one screen before going into another one. This poses inefficiency. Moreover, being in Canada but having to pay in USD with all the foreign exchange fluctuations, I find it difficult to know exactly our monthly charges are. In addition, there isn't a function that allows to link up Canadian bank accounts to ease the accounting burden. Therefore, we decided to switch to another software that is more geared towards Canadian operators.

Pros: Easy to navigate and understand each functionality

Cons: All US based and payments in USD - highly exposed to FX fluctuations Navigation between screens is not possible. Connection to Canadian banks is not available

Pros: I love the tutorials and the easy to use systems. You don't have to be a computer wiz to know how to use the system and my owners and tenants love it! I also love that you can create work orders that alert your vendors when a service or repair is needed.

Pros: This allows me to send a link to our online application, quickly qualify prospective tenants and seamlessly register them into our portal to handle payment of rent and security deposit. Provides a means by which to upload digital copies of leases and pertinent information and manage the relationship. My tenants are happier, I save a bunch of time and hassle, eliminate paperwork.

Cons: The financial features on this program are probably the most robust of all of the PM platforms we evaluated, although it is not intuitive. Buildium has allowed us to move off of QuickBooks entirely.

Pros: After comparing Buildium to other property management softwares, Buildium exceeded my expectations on pricing, options and easy to use without compromising customer service. The Buildium Academy is a great tool available at no additional charge, providing detailed information and answers to all questions. They listen to my business needs. As a small business owner Buildium has provided the time efficiency with our property management accounting , thus guving us more time to focus on business development.

Cons: If I had to pick a Con would be the rental application process if you start off with the Core plan. Many services are at an additional charge and there are set up fees for most of the added options. These charges can be avoided if you use the Pro plan.

Overall: Streamlining our property management

Buildium has significantly reduced our time for basic functions allowing us to put our time elseware

Pros: Has lots of features to reduce time and easy of recording information. Doing bank recs are much easier and looking up information on the app is great when I am out of the office

Cons: It isn't set up for Canadians as well as we would like. Doesn't have an easy way to incorporate GST so accommodating its Canadian clients with some features would be appreciated with that and reporting. Have had issues with the payment portion 3rd party provider but when it works it's great.

Overall: Reduced work load and more efficiency.

I can't imagine using any other property management software!

Pros: It's such an easy program!! What I like most is the quick responses from customer
service! You don't have to wait days for an answer. The answers have always been
100% helpful! and the response is with kindness!!

Cons: I get tired of looking at the same website homepage picture for months at a time! Should be changed frequently so that it keeps the site new and changing and exciting!

Pros: This software is reasonably priced and offers easy to use tools and platforms to manage the apartments. Also the online platform is wonderful for the company and for the residents too. The easy of online payments is a wonderful feature. The reports are easy to use and clearly defines the incomes earned. This makes the accounting a breeze and also helps with the budgeting and forecasting processes.

Cons: The only thing I would like to see is a feature in the Epay process that you can clear transactions as they clear the bank. Perhaps in the accounting / deposit function like we do with check and other payment deposits.

Overall: Easy apartment management

Terrific customer service is the best thing about this software

Pros: Whenever I have an issue or question, they're easy to reach and have knowledgeable techs able to answer complicated questions. Their tech support is the best I've encountered at any company I've ever dealt with. The software is straight forward and generally easy to use and figure out. The prices are workable for smaller property management companies.

Cons: They're slow to implement what should be easy features, like having multiple owners on a property.

Pros: when we switched to buildium we had a lot of questions. the phone staff was quick to answer every question we had. the program works great using our standard computers and removes the need of a server. we dont have to worry about i.t. support because they handel it all. our previous service required special computers and softwear to just even run.

Cons: the program can be pricey but worth it. there is a small learning curve but the phone staff is there to help you every step of the way

Overall: Buildium in all reality has allowed us to eliminate paper filing cabinets and increase productivity. we view it as another employee who knows it all

Buildium is a great property management software. I use it for my property management business .

Pros: I like the functionality. My tenants can pay online so there is no excuse for late payment. Tenants can submit maintenance request online and I can view it on my phone from anywhere. My owners can login and view their accounts online.

Cons: I don't like that you cannot send a copy of the invoice with the rental owner statement. You cannot generate a bulk email for the income and expense statement and send to all the owners you have to send individual reports.

Pros: I use this app on a daily basis. Its easy to use for those who is not a computer savvy. The customer service is definitely a plus. Fast and reliable cs. Their monthly cost is definitely worth it

Cons: They constantly changing their website. Not for the better but more for the worse. Everytime they do an update, the application constantly crashed! And of course, with the crash, we can't even do anything. Oo the color pallets are horrible. I mean, who uses green.

Pros: Very easy to use and cost effective. The Customer Support team is easy to get ahold of and well-trained.

Cons: In the application web site, they do not have a feature to have files uploaded. Also, no way to have multiple work orders on a single task.

Overall: The benefits are that I am able to accurately detail the financials of my rental properties, track the maintenance tasks, proposals and work orders and vet applications on potential renters. Also the software keeps me in compliance with my state real estate regulators.

Pros: The BUILDIUM team has a great product, but they are constantly improving it. I submitted a suggested improvement, and within a few months it had been done. Every person we've ever spoken to on the phone has been friendly, professional, & eager to help.

Cons: I have no true "cons", as I believe they're constantly trying to improve the product & workflow. However, I wish that online customer service chat was available to save time on phone calls.

My previous software was so cumbersome but working with Buildium has been a dream!

Pros: It's so user friendly and logical, easy to learn & navigate. It keeps everything about a property organized for easy access so we're not searching through files and emails to get information!

Cons: 2 things but nothing major:
I can't send work orders to more than 1 email address.
It would be helpful to have a pre-printed line in the notes section at the bottom of the work order form which says:
PLEASE REPLY TO CONFIRM RECEIPT O F THIS WORK ORDER

Very user friendly program that makes my job so much easier.

Pros: Easy to use. Customer service is tremendously helpful. Less expensive than other competitors. Application process is a life saver and so is the e-sign options for leases.

Cons: The system is actually pretty fantastic. But if I could recommend any changes it would be the lease renewal process. It is a bit confusing to tenants and accounting can be a problem for that transition month. The new account and previous account should just be a continuation of the existing account.

Pros: User friendly, not only for our staff, but for residents and owners. Customer service is awesome! Very pleased with just about everything!

Cons: Does not integrate with Quickbooks. Also, does not show emails sent through the system. It needs to have a way to send out scheduled emails just like it does recurring tasks.

Overall: Organization with rent collection and property management. It is almost a one stop shop, except for the inability to interact with Quickbooks. Mobility!

Pros: They are continuously upgrading and adding feature and asking for input. Their customer service is pretty outstanding.

Cons: They need to find a way we as professionals can do everything from buildium, like hiring professionals maybe merging with angies list and/or thumbtack as a vendor selection. Also customizing templates and tokens so that all mailings can be done from buildium, not just general rental statements but utility bills and citations

Pros: For a small business starting up can be very expensive, however, Buildiums pricing is the only thing that keeps me around.

Cons: The accounting is horrible. Most of my owners don't understand their statements and getting the training and information needed is impossible. The self help is outdated and it takes days to actually speak with someone.

Recommendations to other buyers: Shop around, others may be more expensive but you get what you pay for.

Comments: Buildium is well worth the monthly fee. Saves me countless hours. I cannot imagine trying to manage even 3 units without something like Buildium. I tried a couple of systems when I got started in early 2012, and quickly realized that Buildium was the company to go with. Specifically, they seemed to be the most professional, and dedicated to adding features. Definitely not a garage software operation (although they were, many years ago)!

Pros: I have found the "Resident Portal" to be surprisingly useful. I love getting paid online (with only a fifty cent fee!), and now the hold period is only 1 day. My tenants love paying online, and are pleased that I pay the fees (which they probably think are a lot higher then.). I also put the lease and other documents on the portal, so everyone can access this stuff without hassling me.

Cons: Some of the reporting is a little hard to use. Also, as they have migrated their focus to better support larger customers, the new features tend to be more useful to big companies. Little guys like me are not so much on their radar screen when they consider new features. But all in all, I'm pleased.

Recommendations to other buyers: If you don't use Buildium, use something like it.

Pros: It tracks all the money in/ out of apartment rental. You always know quickly which renter has outstanding balance, etc. Software can also be use for e lease, great feature! All is in one place!

Cons: What I like the least about this software is that I am unable to reset some of the financial info on it. This is probably not something that would affect most users as this situation was caused by the previous owner of our company and when I took over I had to continue working with this issue. Since we do reconciliation every month we cannot go back and fix things from when we started using the software and were not accounting the right way. Other than that, nothing to say! It makes my life much easier! Would not know how to handle all of the rental stuff without it!

Comments: Overall we have been using for a few years and are very happy

Pros: The customer service is always great. The product is intuitive and works well with the mobile app. Any issues are resolved in a timely manner.

Cons: There were many challenges setting up the software properly. We were trying to upload about 60 units and it took longer than expected. (not sure if this would be any different with another software though)

Great management software for a great price. Allows our condos to self manage and save big.

Pros: The best thing about this software is the ability it gives us as a small HOA to automate processes and easily allow owners to communicate, pay bills, and generate requests. We love the reporting features that allow us to keep owners updated and export to our CPA.

Cons: The only complaint I have is that for owners who do not have app access, the web site access is a little difficult.

Pros: Customer services is the only thing that really stands out for me. This is not an easy program to use and will take a while to learn all the available features. I call in a lot and customer services is always very helpful and very knowledgeable.

Cons: Attaching documents is not up to par. Can not attach more than one document and this is very inconvenience. Application fee is one set fee and can not be adjusted for multiple applicants. A lot of little features could be amended to make it more convenient for users.

Overall: Record keeping is the main benefit.

Comments: I have been a raving fan of Buildium for years. I actually have 2 subscriptions; one for my property management business and another for the rental properties I personally own. It is simply unbelievable. From the online payments to all the great finance features to the reports to the tenant and owner portals, it is simply amazing. PLUS they are always improving...... I would quit property management if I didn't have Buildium....plus they are from Boston....my old stomping grounds! It is very evident that this was built by guys that know real estate.

Pros: everything! It is flawless and always improving. I particularly LOVE the online application and screening. Once the tenant is approved, they are in the system, so there is no duplication of effort. The premier screening is affordable and FAST! Rent collection on-line is fantastic......I make it mandatory for rental payments.

Cons: I can't think of any, but if I did , I would contact Buildium and it would be fixed............. It is simply an amazing company and I am a very proud customer...............

Pros: I like the ease with which everyday tasks can be performed, especially using the shortcut tab. Also, it's great that Buildium provides several methods that make contact to/from tenants, easy. Tenants can easily submit maintenance requests via their online portal, and I can easily keep them updated on the task. They can pay online or using an app on their smart phones and personal devices. Our owners like the fact that they can check their property's status and tenant payments at any time. My #1 positive comment to Buildium is definitely their customer service and online support. Our last software company would take 1-3 weeks to solve an issue and/or return our calls and emails. Buildium immediately contacts us via email and/or phone, and any issues (all of which were human error) have been resolved within a 12-hour period.

Cons: The only negative I can think to report is that the statements were a little more difficult for our owners to understand compared the last software that we used. However, after explaining them, all is well!

Recommendations to other buyers: Try out at least two other property management software companies, along with Buildium, using a 30-day trial period. I'm so glad that's what we did. It helped me to have a comparison, play around with the ease of use, and make a final decision.

Pros: Once it's all up and running it's a fair system, but it's super slow. It's taken me several months to setup, with constant issues.

Cons: The setup process has been a nightmare. Support treats you like another number; I've been rushed off the phone on multiple occasions. It's a super slow system. Often, I have to enter data multiple times, as the system constantly screws up. You can't import a lot of info; you need to manually input it. We were told one thing during setup, and then actions are different.

Recommendations to other buyers: Try other systems before Buildium, and make sure the setup process is easy!

Pros: Buildium allows us to organize and track the multitude of tenant applications, rent collections, and maintenance orders we deal with on a day-to-day basis. At the end of the month, one click allows us to record our management fees and pay our property owners via EFT, and all the reports are generated automatically! The number of reports and detail available both to us as a management team, as well as to our clients (owners and tenants) is awesome. Owners have on demand financial reports available to them, and end of year 1099s are a breeze. Buildium takes all the headaches out of tracking and reporting and makes it one of our strengths.

Cons: Sometimes, we run into problems with tenant screening (credit/background checks), but this is provided through TransUnion and is not Buildium's fault. It would be nice to be able to manually run a credit/background check instead of relying on the applicant to complete the verification.

Recommendations to other buyers: For a small-to-midsize property management business, this is the best software out there. We have tried other web-based solutions and ended up with Buildium over all the others. The developers are very active in addressing user demands/suggestions through the forum, and new features seem to be added on a regular basis. It's definitely worth the investment to take your business to the next level.

Pros: The software is built from a landlord's point of view (as opposed to accounting software adapted to the rental business). It has all needed features a landlord needs in a form that is easy to use and understand. It scales well as we grow. It's easy to start using the system (setup). It's not a nightmare like other accounting-based software. The Help in the system is full of video articles. It makes life so much easier instead of asking employees to read something. The software support is very very good. I love how I can integrate application processing and display vacancies into my external website.

Cons: I feel like the vendor prioritizes (and promotes a bit too heavily) features that pay them (e.g., pay by cheque, receive payments by credit card, and so on) over more refinements to system. In all fairness, they are making sensible refinements at a steady pace.

Recommendations to other buyers: I was having a hard time using Excel to keep up with receivables, rent dues, and so on. Now, all that is non-issue. The ease of use couldn't get any better. The software is built from the landlord's point of view, and as such, the ease of starting to use the software is awesome compared accounting-based software adapted to suit landlords. You don't really have to set up chart of accounts and so on. It's pretty good and ready to use out of box.

Pros: The reporting system has a lot of reports you can run monthly and year end based on individual properties.

Cons: My only issue is when both my colleague and I used it, we both had different views on where to put information . Different accounting terminologies was the issue. Now we only have one person doing the documenting.

Overall: Reporting is the best!

Comments: They need to address some of the critical functionality issues instead of waiting time on making the interface look "prettier" (they didn't even do that well!!) I am actively looking for w replacement that offers the same features, but that actually work.

Pros: The theory of linking to your bank account, eSign leases, recurring auto draft for customers is very appealing - in theory

Cons: Linking to Wells Fargo produces as many as 6 copies of the same transaction, requiring HOURS to reconcile your account! This has been the case for over the year I have been using the product and they appear to have no interest in fixing this. I bank with Wells Fargo, not some puny local bank. Unbelievable! eSign lease is also fraught with issues. My account was just randomly disconnected and it will be 24 hours before I am able to create a eSign lease. Completely unprofessional. The interface is very kludgy and not intuitive.

Pros: This software is user friendly and meets all my needs when it comes to managing my rental properties. It has changed the way I do business!

Cons: If I had to pick one thing that I dislike it's that I occasionally don't think some of the updates/changes are helpful to me, but this is really only in relation to how information is displayed.

Amazing Experience. Buildium makes our business much more easier.

Pros: Very friendly, easy and clear presentation, well explained. Buildium Academy is the Best!
The software is very detailed, very organized and professional.

Cons: I Couldn't recovered my bulk emails when I was working on it and for any reasson I went out of the system. I had to compose everything from scratch. Will be great to have an auto saving, recovery option or something like that. Besides that, I love Buildium!

Overall: It is a great tool to keep our business updated also provides a professional look to our business.

Pros: great too to allow the whole team to manage our property management business. communication with contractors and tenants as well as all accounting in one place.

Cons: the marketing for listings and lack of integration with third parties for cash payments and unattended showings is cumbersome

Overall: good history of up time and availability.

Pros: Great tool to manage tasks and is very user-friendly. Searching for tasks or work orders is quick and effective.

Cons: We did not have any complains other that the fact that we are a small team but we maxed-out the available spaces. I don't know if it has the capacity to forecast asset replacement for budgeting purposes.

Pros: Nice layout, easy to navigate. Very friendly customer service representatives. Accounting is made easy.

Cons: App doesn't always work when and I have a little trouble finding information. One con would be that there is no way to track and store leads for properties.

Pros: Buildium is a very cost effective solution for a small condominium homeowner's association. With only eight units, we needed something low cost, and easy to use for a non-professional manager (basically, one of the homeowners). The software meets our needs well, handling budget, financial, communications, and repairs/maintenance tasks simply and effectively. I especially like the fact that I could set it up so that all the homeowners in the association could view the financial status of the association at any time online. I have also found the vendor to be very responsive to questions and helpful in explaining how best to use various features.

Cons: The software is primarily tailored for use by a condominium management company, rather than a homeowners association, and although all the functions we need are available, it sometimes takes a bit more investigation and some communication with the vendor to figure out how best to use for an HOA.

Recommendations to other buyers: Software Advice directed us to this package as the one that was most suitable for a small HOA like us, and I think at this point that their advice was very good. Other packages, while perhaps more full-featured, were much more expensive and probably didn't offer enough additional functionality for our needs.

Pros: I have been using Buildium for the past four years and am very excited about this product and the company. This company is one of the few web based companies that I have found complete satisfaction with. Their quick response to any questions I have and the friendly support of their staff is amazing. The many features that come with the program as well as the constant adding of new features is just an indication of the dedication and passion they have for their product.

Cons: I honestly can't find any faults with the product. My only request would be to make it easier to make mailing labels.

Recommendations to other buyers: Make sure and shop around and especially check out the support system. Once you do, I feel confident that they will choose Buildium.

Pros: Posting the properties, and how easy it is, to multiple outlets. Being able to post pictures to the property and erasing from my pc memory.

Cons: It takes a day or two to get answers and sometimes those are needed that day. Not being able to pull credit manual without having the tenant confirming from email.

Pros: Buildium is extremely user-friendly, which is important for a non accounting, non technical person like me! I love everything about it, and the customer service is the best I have ever dealt with! The software itself has all the features and capabilities you might need. We are very satisfied!

Cons: I can't think of anything I don't like about Buildium! The customer service people are the best and have been able to walk me through any questions I have.

Pros: After researching many cloud-based property management solutions, Buildium by far stuck out well above the competition. Buildium is progressive, easy to use and has excellent customer service. Most importantly, Buildium listens to their customers and is constantly working on improving the product and adding useful tools and features to make management just a little more easier.

Cons: There are certain features I would like to see added but I can't say that there is anything I dislike about Buildium.

Recommendations to other buyers: Do check the competition and compare features, pricing and ease of use. This will only solidify the fact that Buildium is by far the best property management cloudware product on the market! Remember, Buildium is scaleable to grow with your business...
