Pros: Excellent customer support; Giorgio our account manager has done a great job and very patience in growing our operation as we become more familiarized with the system.Software if pretty straightforward and user-friendly. New restayling looks great. Much better experience than our previous KIGO subscription!

Cons: A bit slow to run. Based in Europe so for USA clients customer support hours could be a bit complicated, but team has always responded within 24hs. Lastly, a bit disappointed with Rentals United, the channel manager recommended by 365 Villas. They should consider changing it or implementing in-house!

Pros: Modern setup with all the figures you need for efficient handling of your property. Easy to link to other booking sites.

Cons: I was struggling with setting up a different currency, however I am sure if I had given 365Villas sufficient time they would have sorted the problem for mr

Pros: The software is so extensive.
There are so many ways to update housekeeping reports or review your bookings.
My Owners love receiving automated emails to say they have a new booking.
Properties can be added easily.
Rates & minimum stays can easily be inputted.
I had a bookkeeper come over & advise if I would have to use another accounting system like MYOB to keep all of my accounts in order. She was very impressed by the 365 accounting package & just gave me a few pointers on how to improve what I was already doing - saving me huge amounts of time if I had to also add entries into MYOB.
They are also constantly improving & adding with user suggestions & requirements. They so genuinely want to be the best at what they do & I believe they already are!
The customer service is also amazing at 365. I was a little hesitant about joining with 365 initially as I live in Australia - however, my account Manager & trainer is absolutely fantastic & quickly responds to my every email & our training sessions are very helpful & informative. No question is ever too hard or too feeble - I feel fully supported in a successful relationship with 365 who I truly believe want me to succeed in every way. Thank you & the Support Team for all the assistance I have had thus far & look forward to learning even more.

Pros: 1 program for all reservations, inquiry, administration and my website is very efficient.
Connections between properties even if they have slight differences (compared to other systems which must be input villa by villa for example) is handy.
Customer Service is really the key positive point. I'm sure other systems are just as comprehensive but we have always received fast and prompt responses to any query. My contact, really knows the system inside out and always has a simple solution or an easy 'work around'.
Particularly on our website; we were quite demanding about the perfection of our website and many minor points were addressed clearly and promptly by Customer support representative with support from the IT team, at times even finding solutions to questions that hadn't been asked before. I am so very pleased with how it turned out.

Cons: It is a little overwhelming in the beginning! Trying to use the system without the trainings can lead to doing things the long way round and missing out on some functionality. However, once I took just the first of three free trainings with Customer support representative, I was ready to go!
There are a few details that I wish were different, I do feel suggestions of users are considered by the company (I have heard that some things I have asked about are common questions and solutions being created)

Pros: The personal support and service has been nothing short of fantastic. The owners (who answer the phone even!) and their staff truly care, they have had endless patience and professionalism helping me get my business up and running. Software is quite easy to use, the 1 stop integration for your website and reservations, payments saves a lot of time. They are also constantly refining the software making a great tool even better, couldn't ask for a better value or user experience.

Cons: Quotes and reservations input can be a little slow at times (as is most web/cloud based software). Is it a con if there are so many features and tools to learn I am still discovering them 8 months later?

Pros: We are a company of 35 years so we know a thing or two about processing reservations.
For such a multi-faceted solution, this package is very easy to use and understand.
Bookings are quick to enter and amend, and payment tracking is highly accurate.
The user interface is clean and clear.
Properties can be managed together, or individually so the package works for larger companies as well.
Pricing, minimum stay, arrival days can be set within the season bandings and these parameters can be set for all properties or individual properties.
Correspondence (general emails as well as auto-generated emails) are tagged the corresponding booking.
The auto-generated output saves us hours (every day), and customers are kept reliably informed about the status of their booking, so our office now runs more smoothly.
The system is multilingual and multi-currency, but simple to navigate and employ (we use both, daily).
Reporting and accounting modules are accurate and useful.
There is functionality that you would never think could be useful, but in time this comes to make sense and brings more productivity.
The customer service is excellent, as and when issues may arise or if bespoke changes are required, the team are quick to act or can suggest intuitive work-arounds.

Cons: Some software update bugs can cause the odd glitch, but these are minor and are quickly fixed.
The search and booking on-line software is not multilingual (yet) although I understand this is functionality that may come in time.

Overall: We have been able to drive the business forward using this software.
Our time has been freed up to spend on other areas of our business.
The module reduces day to day administration (IN A BIG WAY!).
Our clients have never once complained or objected to any of the output or automatic emails which use clever substitution codes that create bespoke emails.

Pros: It's an all-in-one package that handles bookings across multiple properties as well as handles accurate monthly reporting requirements for multiple owners.

Cons: Minor issue but it would be great if the filtering-by-date function could be changed from the American system to the Australian eg. dd/mm/yyyy instead of mm/dd/yyyy.

Overall: When we were looking for a better software system to handle our small portfolio of short-stay holiday houses, each with a different owner and pricing structure, a priority was to find something that was easy to use, reliable, and clever. 365 Villas is all this and more!
The initial set-up process was unbelievably easy and straightforward. The 365 Villas system is very intuitive and adaptable and the staff are very friendly and quick to help with any questions or concerns.
Adding tariffs, seasons, special pricing, additional charges, unique commissions and booking fees is a breeze.
We love the monthly reporting feature for property owners that allows us to provide an accurate breakdown of all rent, commissions, and property related expenses. Owners can also log-in to view how their property is performing and access their running expense reports at any time.
It only took one person just a couple of days to set up our whole business on 365 Villas!! Honestly, it's so easy to use you may not need much help from the 365 Villas steam but it's great to know they are there and, although they operate in a different timezone to Western Australia, they will always get back to you with tips and advice.
The easy-to-view booking calendars are so intuitive. For example, you have the option of hovering over a shaded section of the calendar to see the guest's name or clicking on it to be taken to the guest booking itself and drill down into the booking details if needed.
We love the automated email reminders about guest arrivals and departures, as well as the ability to tailor templates for sending guest arrival emails or sending notifications to cleaners via email etc.
Most importantly, this software really works in terms of maintaining accurate booking calendars across multiple properties with multiple owners and it also handles the accounting side of the business very well. In summary, this is a fantastic all-in-one property management package. It was just what we were looking for and we are very pleased we have found it!

Comments: Since been used Kigo for the last 2 years we changed to 365 villas in January, and now we just wish we had done it sooner. Easy to use and if we miss some of important tool, they listen and create it for us. Feels like they build the entire software just for us.

Overall: I am a property owner and manager in Indonesia and have been using Lodgify for the past 2 years. I am now looking to grow my business from 10 properties to 20. I needed to find a reservation system that can handle my growing business, have a booking plug in for my new website, be able to have owner expenses and income reports and handle multi currencies.
I looked at someone - the rudest person I have ever met in my business life. Kigo - expensive on-boarding and monthly costs and limited owner reporting. booking synch - expensive on-boarding and plug in not easy to use for my own website.

I then found 365 Villas. The first email I sent was responded to in less than an hour. Since then we have worked through the many challenges I have thrown at them with regard to charging guests in multi currencies and with owners reports in another currency.

The customer service is AMAZING.

Instead of a demo you sign up for a 2 week free trial, which is the best way to understand the system. Throughout the system are help and advice buttons which make all areas easy to understand and customise. The import facility for bookings is easy to use, you can upload historical and live bookings in minutes.

The automated emails within the reservation system are excellent as is the facility to send automated quotes whilst you are asleep. There is a direct marketing area within the system so no need to outsource to another provider.

Properties are easy to set up and you can chose to use Rentals United as your channel manager.

Owners have their own login and can see their bookings, expenses and payments.

365 Villas also put me in touch with a payment merchant who is helping me to find a better solution for my multi currency payments.

I cannot emphasise enough how helpful the team at 365Villas are. The system is comprehensive, inexpensive and easy to use. Just brilliant.

Pros: Everything we need to manage our properties from the initial inquiry to creating profit reports for our investors is available!

Cons: Some of usability and integration from the Content Management System (CMS) back to the Property Management System (PMS) and back is not as seamless as I would like. However the majority of the program is so well thought out and automatic that is more than makes up for these few annoyances.

Overall: It all started when someone actually answered the telephone when we began to research similar products and services to 365 Villas. Honestly, this was not our first choice however after speaking with the customer care it became obvious that no only did CS and his team understand this industry but that they understood technology!

Every step along the way as we pushed the envelope of what we wanted to do with this platform the team has accepted our feedback and have come back to us with solutions! Much of this can be directly contributed to the staff and the training we received from him, he has been on point and efficient to help us get up and running fast with 365 Villas!

There are so many things to manage in the short term vacation rental industry 365 Villas is the vacation rental software you are looking for! The entire team at 365 Villas will become your trusted Business Partner and will have you booking more vacations for your properties faster than you had ever imagined!

Cons: I cannot seem to manage the attachments very well on my automatic emails. I would like to set each condo to have specific attachments, and it never seems to work.

Overall: I have been using 365 Villas for 8 months, I really like the software, it has done a lot to help my small business. I own 15 vacation rental condos. The software is great for reporting, managing my condos and reservations and has an amazing plugin to show my condos on my own website. It allows people to search for their specific dates, and only see what condos I have available. Guests can book, pay and make their reservation just like on any big vacation rental website!

The customer service is absolutely AMAZING! Giorgio (Representative) has been so much help to us, among the many other staff members. Always responding with thorough answers, and very timely. They even take suggestions on features you would like to see, and regularly implement them into the software!

I would highly recommend this software to large and small companies, it is a great value and is fairly user friendly. Thanks 365 Villas for everything!!

Overall: I have nothing but praise for the 365villas experience.
My initial inquiries were about changing over from an existing property management software which was doing a pretty good job but had a few significant holes that put it behind the 8 ball. I spent a lot of time researching this company, 365villas, and many of its competitors on this site, Capterra, and although it wasn't the first choice (visually and without trialling), everything that I required in a software was available.
When I trialled 365, that was when it really shone through. The customer service staff were very attentive, the introductory training was extremely beneficial but the real kicker was that the channel management and iCal sync functionalities were exactly as they have been detailed on the site.
There were some small functions that I felt were extremely beneficial from my company and 365 were able to provide assurances that these functions could be added if given enough lead time. It is been two months since I initially signed up and both of these functionalities will go live next month and at no additional cost to me.
Something that I had noticed when researching the various companies and options was that many neglected accounting and owner reports. These are fantastic within the 365 platform and many of my owners have commented that it's a breath of fresh air together to login and see everything as is and see total transparency in the business of the holiday accommodation.
The other area of this company that I was impressed with was the website building capabilities using WordPress. I have a new website about to go live which is fully dynamic and functioning with not only my own bookings, but big companies and OTA's that I could only dream about being part of in the past.
I will see ultimately over the next four months all the benefits of the system. We are coming into our high season and already the automatically generated emails are doing their job, new inquiries are able to pay as expected and the reports been produced on a daily basis of far exceeded the expectation of my guests service staff.
I can see this company going from strength to strength, the focus on assisting new business such as my own is second to none.

Pros: Everything is under one roof. Having templates all set out to use but having the choice to customise is perfect. Administrative tasks are halved and everything is intergrated.

Cons: The learning process seems to take quite a while and the fact that my owners want me to make templates to show them how to use the system causes me more work. It would be nice if 365 provided these. Also, I am not sure if my owners see what I see?

Overall: Firstly, I must say; that if I could have given 365 10 STARS instead of the MAX 5, I would have. Chris Jacobs and the team have been absolutely brilliant in their customer care.
They answer easily within 24 hours and mostly within a few hours depending on time difference between the US & Europe.
The software for a non techie is pretty good. I have struggled on a few things and I am having a little trouble with getting my clients into the swing of using it but that is where the customer support has been fantastic.
After a busy summer, now is the time I am getting to grips with everything. We are probably only using about 20% of its capabilities but the future is bright and I know this software is going to save us so much time, which in turn saves us money.
Automation is key to enable us to build our business and try tooffer our guests & clinets the best customer service posible. 365 give us that.
Having everything in one place gives us total control, syncronising calendars, taking bookings & payments.
I am really looking forward to using the system 100%

Overall: In our mexican company there is a "before" and a "after" 365villas.com. This is ver intituive, and any question is solve quite quickly.

Pros: Quotes are created instantly but you can personalize them (and other email templates) before sending.

Cons: I love the embedded calendars and other widgets, but wish we had a little more editorial control about the colors and style.

Overall: My husband and I have a small portfolio (9 condos currently)of rental condos on Maui. For our first years we were cutting and pasting emails, doing quotes by hand, updating multiple calendars and keeping excel spreads that were too hard to read. Everything was manual. We both had full-time jobs elsewhere too and we begin to wonder why we did this all.

We then found Dave and 365villas.com. Wow, what a change for us. We could now have all of our inquires funnel into one system. If my husband or I responded to a quote request the quote was right there - we could both see it in the cloud. Spread sheets were gone! So was manually updating multiple calendars. Our time to manage the business was slashed - and as long as we had an internet connection we could access all of our needed information to run the business.

Almost 3 full years with 365Villas.com and they continue to add bells and whistles to their software. The customer service team and developers are responsive and care. They worked with us when we came up with some suggestions and shortly thereafter the suggestion was an added feature.

Dave and his team have been great to work with and we have been able to make vacation rentals a true business vs hobby. We are truly working smarter and not longer.

Pros: Very easy to use and straight forward.
Has most of the functionalities that make the business easier to manage

Overall: We delicately searched for the best rental management software and are very happy with our choice for 365villas.
The integration is very easy and smooth and the product is very easy to use and learn and has a clean look!
Also, in the event of any questions or desires the customer support is always reachable, friendly and happy to help.
Would definitely recommend this product!

Recommendations to other buyers: I would like to see an option of price management - having a system that would automatically manage the prices within certain levels based upon likelihood of booking.

Comments: As a small property management company with an outdated website and a reservation system we wanted to modernize and update in order to attract more business and grow our overall business if desired. Along with a local web designer we created a new website and began an intensive search for a reservation software company.

Our team of three, two of whom had experience with vacation software companies, searched for a company that would best meet our needs. After several weeks we narrowed our choice to two companies, one of which was 365 Villas. We then signed up for a 30 day trial with both companies to see how they performed side by side. We received live training and online tutorials from both companies keeping a completely open mind from the beginning. It was a lot of information to absorb especially demoing and training with two companies at the same time. In a short time it became evident to all three of us that 365 Villas was our best option. 365¿s integration with our own website along with the outstanding customer support and training we received from them made 365 the clear choice. In addition, cost, although not the primary concern, was more favorable with 365 and provided us with more included features at a lower annual cost.

As we became more familiar and comfortable with 365¿s layouts and features we found a few minor details that didn¿t work quite as well as we had hoped. These were not critical and dealt more with visual presentation of 365 calendars on our own website than any thing technical but we decided to contact 365 anyway. We didn¿t expect much of a response but we immediately received a reply stating that they had looked at our website, concurred with our comments and had already requested that their designers see what they could. A day later, our requested changes had been made.

365 has given us all of the features and support we need to improve our service to our guests meanwhile simplifying and automating many of our own daily communication and bookkeeping tasks. There are many features that we have not begun to use yet but as we continue to learn, we feel that 365 will continue to provide us with all of the tools (and then some) to improve our own services.

In an age where customer support and service are nonexistent, 365 has demonstrated a real interest in communicating with, responding to and in fact partnering with us to make our business better. Thank you 365!

Comments: We have been selling and managing vacation rentals and real estate investment properties for more than 5 years without any real automation or any centralized system. It was becoming difficult to grow our business. www.welcometomedellin.com and www.wtmrealty.com

So we started researching and evaluating several different software solutions. After a deeper dive into several others and 365Villas it was obvious to us that 365 was the best platform on the market and a great fit to help us manage and grow our business.

Several things helped in our decision:

1. Powerful cloud based system that scales and is available 7x24
2. Centralized Reservations ical and sync calendaring system with the major channels (Airbnb)
3. Easy to implement and use. (not all of us in office are technical)

Comments: I discovered 365Villa's through a simple internet search at a point in time when my company had outgrown our existing booking software. The software has enabled me to combine 3 different software packages into one. It is very easy to use. The email integration makes the booking process very seamless. The integrated website is professional and very user friendly from a set up point of view. I was able to upgrade my website platform due to the size of my business and even do some custom additions to make it perfect for our needs. The reporting features are fantastic. I cannot say enough about the customer service aspect of 365Villa's. Emails are answered immediately and phone calls answered even on weekends. The only aspect that has so far not seemed to work for me is the housekeeping feature as it is based on the premise that housekeeping is done on a daily basis as a hotel would. This is minor and should not deter you from investigating this software. I highly recommend it!

Users can also create a unlimited number of unique housekeeping profiles and partition properties however they wish. Housekeepers can login, see their job schedules and any special notes. They can also leave notes in return for your review as well as move the job to completed status, which will trigger an indicator on all your 365 calendars so that check-in staff can know a unit is ready. For housekeepers that don't want to login to a system, automated messages can be sent to them whenever new cleanings are assigned or cancelled. Our intent is always to push the functionality as far as it can go. We just need users like you who have particular needs and ideas to tell us what more you'd like to see added, and we will definitely give such feedback every consideration. The 365 Team

Comments: I have 3 vacation rentals and was looking for a solution to better manage them. Sending docs to guests and reminders to my housekeepers was getting out of control. Something to automate that process was my number one goal. A Google search brought me to Capterra where I went down the list and signed up for a free trial with almost every vacation rental software listed. Over a 3-month period I tried them all and narrowed it down to my top 3. None of them did it all, but they all did most of it. If I could only combine some features into one, it would have been perfect. It was a tough choice, but I decided on 365 Villas after an hour training with Mr. Dave Payette, the Founder of 365 Villas.
I will admit it was a rocky start and the UI took a lot of getting used to. There were a few times I felt I made a mistake but Dave and his support team were always available and assured me once I got familiar with the software I wouldn¿t be disappointed. In addition to the support and trainings, I was asked to send a list of features I wanted to see implemented into the software. I mentioned above that ¿None of them did it all, but they all did most of it¿. Dave and his team are so passionate about their software they wanted 365 Villas to ¿do it all¿. Within a couple months some of the features I felt were lacking began to appear, within 6 months everything on my list was available in the 365 Villas dashboard.
365 Villas will record, track and automate every aspect of your vacation rentals and allow you to spend less time on spreadsheets and sending documents to customers. It will quote, send a follow up quote, record payments, send payment reminders, send welcome e-mails, remind you to issue damage deposit refunds and a host of other features.
I would urge anyone to give 365 Villas a try, and if you feel its missing something let Dave and his team know¿chances are if you want it, others want it, and they will add it. It¿s a fantastic solution and I couldn¿t manage my 3 homes without it.

I was burned twice and had my reservations. I made the blind leap again since my business needs demanded it. Glad I did! Comments: We have been using 365villas for a little over 6 months now and we are still discovering how great it is. It is a very intricate software so still, every day we discover a new feature or find a new way to better use it to save more time. The system has many great features, but for us, just to name a few, it is the automated emails, the accounting section and the housekeeping management that make all the difference.
Another bonus. The support and customer service is fantastic. The team at 365villas went above and beyond to get our taxes to calculate properly which was no small task. The training staff is also excellent (Julie, Giorgio and Chris) and although we don't expect it, it is nice that the CEO himself often gets involved in answering questions.
Two things we hope to see in the future:
1) An app. Although it is working very well from a PC, it is still harder to use from a smartphone or even a tablet (possible but sometimes frustrating). Our housekeepers also hope for an app as they like to consult their schedule while on the job from time to time.
2) A free training session every few months.

Comments: Being in the business of communication design and having researched on and off for several years, for suitable web based Booking Engine software solutions for individual properties, as against hotel rooms (for use of our clients and my personal use), 365 Villas stands out for what it can do for individual owners and agents, functionality, cost and, very important, end user experience support is human, and great. From a professional design viewpoint, the back-office icons and some text areas could do with some design review, however this is on the agenda. What is does is very complete, there¿s lots of great details to use, and updates are frequent.

These guys will corner the market for portfolio holders like myself.

Comments: Im very satisfied with my 365 software. The program has almost everything I need, and those things it doesnt have, they have made it possible as well.
The program allows me to contact my clients much easier and faster than before, and provides me with great reports at the endo of the month.
Trainning has been well, I have a lot to still learn since the software offers much more than I expected, but all in due time. So far Ive been able to work greatly and Chris has been more than patient and helpful with me.
Im in the process of building my web page as well and hopefully this will be as great as learning about the software.
I honestly recommend 365villas.com as the best option for villa rental software.

For us it's the 4th time we run a vacation software evaluation and at this particular point, 365villas seems to best accommodate our business requirements. Comments: It took me 6 months checking various software systems, reading reviews and watching/testing demos as we had bad experience with Instamanager and Kigo and didn't want to change as long I wasn't sure of the person behind the software/business. As usually any software you will find on the internet is the best of his kind but most of them are not complete and service or customer support is to many a joke. I contacted Dave Payette CEO and founder of 365 Villas and the first contact was a very nice surprise. He was the only person who was open for communication regarding future potential/ upgrade of the existing software. After a few weeks my decision was made and we start to work together. He is a great person and a man of his word, one of the most professional person I ever met in the holiday rental industry, finally a company who you can trust in the vacation rental industry.
Dave and his team are very responsive, provide great customer service and have a very personal approach to every individual business needs.
I would like once again to thanks Dave for his professionalism, guidance and product support and i am definitely recommend this powerful and innovative software to any other rental manager.

Comments: After trying different Softwares including Avantio, we found 365villas. With this software you have the feeling like it is have been done by Rental Agents, The software cover all your needs in an easy way to use.
Unlike other systems where you almost have to be a programmer to enjoy flexibility, the 365 platform has powerful feature choices and flexibility built into all its settings, making it really easy and intuitive to use the system any number of ways.
While the system has multi-lingual capability for fully supporting guests in up to 6 different languages, the back-end interface is only in English at the moment.  This means users should ideally have some basic English capability. On the other-hand, because everything is very intuitive, this limitation can be overcome with training.
Pros:

Really intuitive & Easy to use.

Really easy to change prices in all webpages by one time and Really easy to upload new properties with the Duplicate property system.

Giorgio the Account Manager of 365 villas is one of the most important value of this software, he is always ready to explain you and your employees anything you need and asking you questions about your needs to improve their software in the best way to have more booking and make it easier.

Pros: Ease of use, quick to set up, and clearly understandable. I am by no means a tech genius, and have easily set everything up myself with support from 365villas when required.

I have asked for a number of changes and tweaks to the software to suit my needs, or to enhance existing functionalities. Each request has been quickly and efficiently responded to, and in general changes are made with little fuss. I have also requested a small number of paid development tasks, specific to my needs, which have been accepted and completed at a very reasonable cost.

Cons: Some non-core functionalities could be further developed, such as certain aspects of the reporting and accounting modules, but to reiterate my above point, the team is constantly working on development and open to user suggestions.

Overall: I spent a lot of time going through various options for my small property management company, trawling through reviews and watching demos. 365villas was decided upon as the best option for me in particular for the all inclusive package available, including website, customer management/reservation system, booking platform, and importantly channel manager.

The website is a Wordpress template, with the possibility to add on plug ins as required. At this stage, we have not added any plug ins as the base offering is complete and covers our needs. It is however good to have an experienced support team there to advise and further develop the site in the future. Each property has it's profile and booking form, and the recently updated photo gallery looks good and works well.

The reservation system covers all bases for me at this stage, and the automated processes have already saved me a number of hours in admin time. In particular creating quotes and rental agreements is very quick and easy once the templates have been set up.

The channel manager link works well, any issues here have tended to be between the channel manager and the channels themselves - the link from 365villas to Rentals United is good.

Recommendations to other buyers: I would highly recommend this software, firstly for the software itself, and also for the high level of support received during the setup stages and beyond. I have gone through a number of implementations in different businesses, and have rarely come across such a high level of commitment and support from the software provider.

The deciding factor is 365villas' claim to have a personal approach and is willing to work with us on a one-to-one basis. The deal closer is reading about the Founder who has a hands-on attitude, and if necessary, will get personally involved with our concerns. It certainly helps with 365villas' listening ear and approachability.

The team always answers to my questions, and if they are unable to give an immediate response, will make every effort to search for an answer.

Although I have only started using the software, the experience thus far has been very pleasant and smooth.

Comments: Great software and great company! I work in consulting and development for online businesses and have built and configured a variety of websites and software for businesses in the VR industry. So needless to say I have worked with a lot of different software companies and it's usually the same thing. Most software companies give you a free website and then try to charge you monthly for stuff that is normally free to the tech savvy, like Google analytics, sitemaps etc.
That hasn't been the case with 365.

I found 365villas while doing research for a decent size management company with 80 beachfront condos in my area that was looking to revamp after about 4 years with Streamline.

I'm mainly a web developer, so as soon as a software company requires you to use their "provided" website, you know there are going to be limitations if the CMS is not built on open source software. With 365 I was able to build a fully customized site that the company could retain full control of their site and not lose the 10 years of backlinks that they had already gained.

Just keep in mind that good automation requires good data input. The idea is to have automatic bookings made across your own site and major platforms without calendar conflicts. But once the data is in, it's in.

We are 4 months into the project now and had our website and properties online within the first couple weeks thanks to the staff at 365. I'm currently setting up the companies Rentals United Channel Manager; another tedious automation that is well worth it. Right now we have our properties live on 5 channels and awaiting approval for 7 more this week.

Several other businesses in my area have seen what I've set up so far on 365 and are making the move as well. This coming week I'll be moving the vacation rentals division for our local Century 21 off of Kigo and over to 365.

I'm sure I will be recommending this software to many VR companies for some time to come. I would have to be really impressed by some new software to recommend anyone else.

Which brings me to my last point and summary. There are a lot of options out there, but I see 365 as the one that is looking forward to the future. When I talk to the staff they actually listen to input and Instead of "that's how it is" from 365, I hear "why not".

That's the kind of ambition you want from a software company if you plan to keep ahead of technology, otherwise what is great software now will be dated in 2 years.

Comments: After recovering from tons of lots time and money from Kigo, we switched to 365villas. There is no real comparison- 365villas is far superior in both design, functions and customer service. The design is very intuitive, tasteful and well though out- often good programmers forget that part. Functionally, the needs in this industry are never ending, but 365villas does a great job of more than covering its essential bases from email parsing to owner reports, to channel management and accounting. We needed some additional functions and they were able to add them for us- that is huge, and very rare to find others that would agree to do that. Support responses are almost immediate- they pride themselves on their high level of service- and for good reason. Finally, this is a company that has an exciting road map ahead, with a close eye on the pulse of the vacation rental industry, so they are always evaluating and rolling out functions needed as the industry evolves. That means 365villas has a bright future, and if it keeps on doing it like this, it will remain the best choice out there.

Comments: The system is a lot to get setup, but only because there are so many features! Once it is setup, it accomplishes so much more than Homeaway can do and allows for good SEO practices by keeping site visitors on your own website (rather than directing off to the big sites).

The support from the 365Villas team was excellent and they never made me feel like I was asking too many questions (I asked a lot).

Comments: After trying a dozen vacation rental management software products, I was lucky to find the perfect solution with 365villas.

Setup and customization was very intuitive, but free training is provided if there are any issues getting setup. Integration with other rental platforms is great, and the marketing and branding options allow us to keep our brand on things like rental agreements, which was very important. The free trial was perfect as it gave me time to make sure it was the right solution for our needs.

Customer support was amazing! One small feature didn't apply to our company (which wouldn't have been a deal breaker as everything else fit perfectly with our needs) so I reached out to support. I was surprised at how quickly I received a response and more so to find out that they would adjust their code to help fit our needs.

The CEO and Founder was even involved in the process, and it was great to see such interest in all aspects of the company.

Having everything consolidated to one service has made things so easy, and I look forward to working with 365villas to help run our cottage rentals!

Comments: I'm working with 365 villas since October 2015 after a 6 months really bad experience with Kigo. And so far It's been really good working with them. I have a Guesthouse and Holiday apartments and the software is easy to adapt to each concept. It has all the main important tools to manage the business and when something is not working properly you have a wonderful customer service that are willing to constantly making improvements and quickly fix the little bugs.
This software has everything that you need for your business without emptying your wallet. It's excellent for small business like mine. I really love it.

Comments: I performed an extensive research for Vacation rental Cloud-based property management software, before settling for 365villas.com. I am very pleased that I subscribed to the system. 365villas has all the features needed and more for either single or multiple properties, such as inquiry handing, reservation management, tailored agreements, setting seasonal rates, taxes and services, accounting package etc. Calendar Sync is easily integrated to all the major vacation rental listing sites and OTA.

The support team are always helpful, training was good and prompt replies to any technical queries.

Dave Payette CEO & Founder of 365villas keeps in touch with his clients and is always available if you need him. I highly recommend 365villas for short-stay rental property business because of its features, after sales service and the regular news updates on matters related to vacation rentals.

Our story is perfect for movie scenario with a bad person (KIGO Software) and a hero (365villas.com).

We are a new, fresh start up company focusing on holiday villa rentals. We decided to choose Kigo Software in March 2015 in order to be ready for the 2014 upcoming summer. From March 2015 until today they are trying to fix/repair/re-construct/ our website and their software.

The result was to obtain ZERO bookings and to request refund and compensation from KIGO.

We were in dead end about the company's future, looking for other vacation rental software like Ciirus and many other. We were about to close the company until we met Dave from 365 villas.com.

He is one of the most professional person i ever met in my life. He invested his time on our company with immediate response and with a low cost he re-construct a fully /fresh /responsive and innovative website that finally WORKS.

Comments: My client - Gowrie Getaway required a booking system to manage their bookings for their accommodation property. They already had multiple services where clients could book in, but needed a streamlined solution. 365Villas was the perfect fit, in fact; they were the only ones who were offering channel integration with airbnb at the time.
When we first configured our account, we had some minor issues with the booking form displaying on mobile. After emailing the support team - an analyst (Thiem) was assigned within 24 hours who worked with me to sort out the problem. This was sorted out in a mere few days. I have contact the support area since and have always found them to be extremely helpful. Even the CEO of the company Dave Payette has assisted me in getting certain settings updated. I will certainly be recommending 365Villas for future clients.

Comments: Before subscribing to 365villas I was beginning to feel a little over whelmed thinking I was going to forget a booking or over booking my vacation rental. This business software has been a life saver for me. As a vacation rental owner I felt like I was being "held hostage" with HomeAway/VRBO having to do everything through them or else receive a low ranking with them. This software allowed me to rent my vacation rental with ease and on my own terms while still maintaining my high ranking with VRBO. I am totally a non-techie and I was able to build my website entirely on my own and I must say I'm really happy with the final product.

As I said, I'm not a technical person and in the beginning I was having some minor problems but I received the best customer service I have ever dealt with. They were very responsive and supportive never making me feel like a dummy.

I don't know how I ever managed without 365villas and hope I never have to again!

Comments: I had done a very long research before deciding for 365villas, I can promise there is no other software as complete as 365, there are many competitors on the market but with narrower spectrum of functions at the same price mark. Moreover, the software is being continuously developed and they are more then open for the clients suggestion, making the product almost tailored designed to ones needs. However at this point I am not sure if there is much more that can be added ; )
I must mention here the outstanding customer service, provided by 365. We have been guided through the whole process, answered millions of questions in no time, with patience and kindness and always made felt totally supported.
I would't think long but if you looking for a tool to save you lots of time and money just go for 365 villas : )

Comments: After searching for a couple of years for a suitable property management software, we ultimately chose 365 Villas.
The CEO Dave Payette took time to understand our needs and challenges, such as budget constrains, working with multi-currencies or the need for a one stop shop to manage all aspects of a booking.
We are pleased to have joined 365Villas and the system allows us to efficiently manage bookings from the moment a guest enquires to marketing properties and produce finance reports.
As we deal with products around the world, Dave and his team were able to make changes to the software so that it could accept multi-currency and multi-lingual transactions. This among other improvements we suggested and which were quickly taken on board.
Dave and his team are very responsive, provide good customer service and have a very personal approach to our individual business needs.

Comments: I have just been using this program for several weeks, but I am so pleased with the support that I am receiving from the representative, Giorgio. It is tedious to upload all my information, but they have many good features to do this, including my favourite-the 'clone' for copying similar information from one unit to another. It intuitively knows what information should be cloned and what is unique to the property. The user interface is comfortable to use and I usually find what I need on the screen. The fact that my various booking sites will all be coordinated in one central calendar is the big plus. I am really looking forward to be being more organized in my bookings and being able to easily share the information with my colleague.

Comments: I've started using 365Villas for my Short term let agency in Italy 1 year ago: I need to say that it really changed my organization's life, I can easily say that my team had seen time spent on recurring tasks down of 50% or more. The only downsize I could see is that at first glance it seems quite difficult too use (and this was not only my reaction but of my colleagues too); but in reality it only took 1 hours with their lovely customer care / business advisor team to find out most of the features I could use.

Comments: RioApartmentRental has been in business since 2004. Changing in mainstream is never easy, but, David Payette of 365 Villas has been wonderful to work with and made our transition as bearable as could be. I only wish I had started the business with 365 Villas.com, but, they were not around when I started. Responding to clients requests quickly, tracking conversations, payments, etc in a neat orderly way has made our lives much easier and saved incredible time. I spent considerable time analyzing all software available for real estate management and many at double or triple the cost of 365 and have no regrets about my decision to purchase 365. I believe David Payette to be more flexible than others if you need something special for your software as we did. The changes were made to accommodate our special needs. Comments: I looked closely at Kigo and a lot of other vacation rental software, and 365villas.com beat them all hands down. It is much easier to use than all of the others, and the integrated accounting is perfect for my needs. The website platform is awesome especially for someone like me who is far from being a geek. I had some questions in the beginning and the owner of the company was available on Skype or by e-mail with swift responses to my questions. I was doing my book keeping in my Iphone's Notes app but business grew rapidly and i just couldn't keep track of everything any longer. Now it's just a breeze! Comments: How to manage our rentals in a consistent way? Managing bookings doesn't just mean managing payments. It involves updating our calendars, communicating with our clients and prospects, updating our contact database, tracking our communications to support a consistent marketing plan, managing all our RBO listings while maintaining our independence. When transaction volumes and property volumes start to increase, one is then in trouble with manual tools and starts to lose business through lack of rigour.

This was our main issue until we heard about the 365 software. This was a real new opportunity to fix all these issues. 365 brought us two essential things: security in your communication and administrative time savings as all the functions are integrated in the same application. For us 365 has been a real the route to rental business optimisation and strengthening the link with our prospects and clients.
