Thank you very much for the 10/10 review and the compliment. When it comes to truly comprehensive PMS systems, of which there are only a relative few, no user uses the entire system. There are many different use cases and users tend to use the platform differently. For this reason, we have provided what we believe is the most flexible solution in the industry in terms of allowing users to pay for what they need and only that. This is how we keep our pricing low for those who need only a certain level of functionality, while allowing any user to flexibly add (or remove) additional solutions on-demand as they grow, in line with their increasing needs and strategic priorities. If we included all the functionality for the same price, the net result would be that most users would be over paying. It is somewhat counter intuitive, our system is actually more cost-economical for these reasons.

Efficiency! A beautiful website, which I can control. Website linked to system.

Pros

1 program for all reservations, inquiry, administration and my website is very efficient. Connections between properties even if they have slight differences (compared to other systems which must be input villa by villa for example) is handy. Customer Service is really the key positive point. I'm sure other systems are just as comprehensive but we have always received fast and prompt responses to any query. My contact, really knows the system inside out and always has a simple solution or an easy 'work around'. Particularly on our website; we were quite demanding about the perfection of our website and many minor points were addressed clearly and promptly by Customer support representative with support from the IT team, at times even finding solutions to questions that hadn't been asked before. I am so very pleased with how it turned out.

Cons

It is a little overwhelming in the beginning! Trying to use the system without the trainings can lead to doing things the long way round and missing out on some functionality. However, once I took just the first of three free trainings with Customer support representative, I was ready to go! There are a few details that I wish were different, I do feel suggestions of users are considered by the company (I have heard that some things I have asked about are common questions and solutions being created)

### "The future of vacation rental management"

Great software and great company! I work in consulting and development for online businesses and have built and configured a variety of websites and software for businesses in the VR industry. So needless to say I have worked with a lot of different software companies and it's usually the same thing. Most software companies give you a free website and then try to charge you monthly for stuff that is normally free to the tech savvy, like Google analytics, sitemaps etc. That hasn't been the case with 365. I found 365villas while doing research for a decent size management company with 80 beachfront condos in my area that was looking to revamp after about 4 years with Streamline. I'm mainly a web developer, so as soon as a software company requires you to use their "provided" website, you know there are going to be limitations if the CMS is not built on open source software. With 365 I was able to build a fully customized site that the company could retain full control of their site and not lose the 10 years of backlinks that they had already gained. Just keep in mind that good automation requires good data input. The idea is to have automatic bookings made across your own site and major platforms without calendar conflicts. But once the data is in, it's in. We are 4 months into the project now and had our website and properties online within the first couple weeks thanks to the staff at 365. I'm currently setting up the companies Rentals United Channel Manager; another tedious automation that is well worth it. Right now we have our properties live on 5 channels and awaiting approval for 7 more this week. Several other businesses in my area have seen what I've set up so far on 365 and are making the move as well. This coming week I'll be moving the vacation rentals division for our local Century 21 off of Kigo and over to 365. I'm sure I will be recommending this software to many VR companies for some time to come. I would have to be really impressed by some new software to recommend anyone else. Which brings me to my last point and summary. There are a lot of options out there, but I see 365 as the one that is looking forward to the future. When I talk to the staff they actually listen to input and Instead of "that's how it is" from 365, I hear "why not". That's the kind of ambition you want from a software company if you plan to keep ahead of technology, otherwise what is great software now will be dated in 2 years.

### "Try it and you will never regret"

Long story short: I was keeping an eye on 365villas property management software for 3 years. It was hard decision to start using vacation rental management software knowing that it could be way behind in properties management comparing to hotel field. When I knew that a trusted professional from hotel field start working where I decided to go ahead. Support team, it all because of you! It was not love from from sign, I had to give it a time and write dozen of emails to support team, expecting anwers in seconds. Guys from support were strong enough to handle my preassure and now I could definitely say that I will not change this PMS to any other. If you relax, give it a time and remember that vacation rentals software are young in comparison to hotel than 365villas is definitely the best to try. Latest update is simply brilliant!

New software update is just fabulous! Price is very competitive

Previously in 2017 support was not great, good that ts has improved significantly

I have been using 365Villas for the past 7 months daily and although it has a lot of great features, there are a lot of features that could be enhanced and introduced. For example automatically assigning check inns to Check In Officers.

Pros

Property Profile page and being able to store valuable info in there which I use a lot.

Cons

Very slow loading time and hangs a lot or doesn't load and let you log in.

What I like least about this software is that the house rules aren't seen in the 'House Rules' section of the platforms (airbnb, booking, vrbo, etc.)

\[SENSITIVE CONTENT HIDDEN\] has been a very proactive sales account manager and a great ambassador for 365. Technical support was a bit slow in responding at times but overall very good.

Pros

The templates that we were able to bespoke to make usable for a leftfield need. Motorhome rental is not the typical client makeup, but the guys supported us well to look at how we could adapt the system to provide a website and customer booking system that far surpasses the customer experience provided by other competitors

Cons

Check-in and check-out days should be represented on the calendars. Would benefit from having more ability to add custom fields and workflow automation for post booking activity. The ability to capture leads that haven't progressed to a reservation and expressions of interest and set tasks and activities

On capturing leads and expressions of interest, our Marketing & CRM module can do these things and much more. You're right about workflow management. It's something of a speciality area. Pros

I had used 365Villas for a couple of years for personal use for a family property that I rent out to the vacation market and have since used in my design communication business where we also develop web solutions for clients of many areas of business but including vacation rentals. Its now our Only professional recommendation.

Cons

As an owner, using the software personally and for our clients, we still need a good App solution but this is on the cards. 365Villas has made some great progress in the last couple of years making the Control Panel more user friendly and I’m sure the App will be with us soon, being part of this overall progress.

Firstly, I must say; that if I could have given 365 10 STARS instead of the MAX 5, I would have. Chris Jacobs and the team have been absolutely brilliant in their customer care. They answer easily within 24 hours and mostly within a few hours depending on time difference between the US & Europe. The software for a non techie is pretty good. I have struggled on a few things and I am having a little trouble with getting my clients into the swing of using it but that is where the customer support has been fantastic. After a busy summer, now is the time I am getting to grips with everything. We are probably only using about 20% of its capabilities but the future is bright and I know this software is going to save us so much time, which in turn saves us money. Automation is key to enable us to build our business and try tooffer our guests & clinets the best customer service posible. 365 give us that. Having everything in one place gives us total control, syncronising calendars, taking bookings & payments. I am really looking forward to using the system 100% Please keep up the good work and thanks

Everything is under one roof. Having templates all set out to use but having the choice to customise is perfect. Administrative tasks are halved and everything is intergrated.

Cons

The learning process seems to take quite a while and the fact that my owners want me to make templates to show them how to use the system causes me more work. It would be nice if 365 provided these. Also, I am not sure if my owners see what I see?

Overall the experience has been good. One aspect where we felt it could be improved was the training sessions on Zoom were not automatically recorded and sessions sent to all participants post training session - this has to be specifically requested.

Pros

It is very easy to use and learn how to use. We were able to produce our own website and plug into the 365 programme very simply. Overall implementation was simple in all available aspects

Cons

We wanted a single calendar for our villas to show availability primarily for our agents, and this has been hard to achieve.

Ms Malfa originally wrote that she used our platform for 6-12 months. For some unexplained reason, Capterra changed this to less than six months. In fact, Ms Malfa was a free trial user. She began her trial on April 10. Her card failed on May 10 and she asked for a free extension, which our support team granted against policy when they should not have done. During Ms Malfa's short time with us our service team made 4 courtesy outreach attempts. She contacted support twice, received her 1st response in 3.5 business hrs and her 2nd in 4 minutes. Correspondence on file appears professional. Ms Malfa scheduled 2 trainings, but was a no-show to one and 20 mins. late for the other. Her angst appears related to our trainer being unable to extend his time on-demand and her insistence on a discount on our service, which was declined. Our team member recommended a cheaper provider. We are disappointed by this review and by Capterra¿s failure to investigate it properly.

We have grown substantially since moving from an excel sheet and emails to the 365 Software. In 3 years we went from 15 properties to 35. It is very nice to be confident in the software as you grow, its a nice peace of mind to have, and one more thing to not have to worry about as we increase our revenues and number of apartments.

Pros

I have used 365 Villas over the past 3 years, and could not be more happy with my choice to use them as our core reservation management software. It is easy to use, syncs with many platforms, allows us to have a booking engine on our website, so we can get direct bookings, and the customer service is FANTASTIC! They have adjusted things in the past as they were growing and so were we, to accommodate our needs and they always work with a high level of honestly and respect of their clients.

Cons

The air bnb messaging does not sync yet with the software, but reservations and the two way syncing works great! I believe the messaging feature is coming soon, as 365 is constantly improving the software and options offered.

Giorgio, the training manager for Italy, is always available and answers to our inquiries quickly and with a great deal of expertise. We developed such a good relationship and I feel he really cares about my project and my business. Overall the entire team of 365 villas works as a partner of my company and they always come with suggestions and advices on how we can improve our use of their product. I'd really recommend the software for any vacation rental owner or network of vacation rentals like us.

Pros

The software is really easy to use and all the people of my team learned to use in a very short time as it's intuitive and very user friendly. The possibility to keep my website layout was also a deal breaker as I wanted to keep the control over my UX and content strategy. Integrating the custom features of 365 villas on my web platform was as easy as a glass of water.

Cons

It is kind of clumpsy when it comes to loading time or navigation but it could depend on our bandwidth. We ll know more when we will move to a new location in a city where 4G connectivity is available.

In general I'm very happy with the service - as we grow and develop our business the platform is ready to support our needs. Their customer support has been easy to work with in handling particular issues, and we believe we can grow with them.

Pros

Web-based software, so we can access it anywhere we go. It has a very high level of customization so that we can cover the specific needs of our business - it's very easy to add discounts, promotions, and accessory services to increase revenues and manage accounting. I also appreciate that they are constantly working to improve the system, and continually add great new features. Their connectivity with channels has been very reliable, which is something that was faulty in the PMS we upgraded from.

Cons

Sometimes I feel that loading between pages or between functions, the platform is very slow. It's hard to identify if this is particular to the PMS or our internet provider, and I recognize that this is part of having a web-based solution, but it would be great if it was a little faster as we move around.

Many of our Mac users do use Safari and whilst it is an inferior browser for web applications, we do make it a point to support it. So, if there are ever any little niggles with new Safari versions, they can always be fixed if they are brought to our attention. Our platform is usable on Internet Explorer, but we do not actively support it, especially since even Microsoft itself has stopped doing so. Regards, The 365villas Team

I have worked with other reservation programs and this has made everything easier and definitely more user friendlier than part programs. That is, if you get trained on it.

Cons

The only con is that there isn't 24/7 customer service, chat, or real time assistance when needed. But our Representative,\[SENSITIVE CONTENT HIDDEN\], has been extremely helpful and very accomodating in assisting us.

We also have people spread around the globe and monitoring support for any individual urgencies about 20 hours of each day. We officially support US EST and European CET business hours during weekdays, and have recently added coverage on Sundays, although there is not much demand for it. We have been using 365villas for a little over 6 months now and we are still discovering how great it is. It is a very intricate software so still, every day we discover a new feature or find a new way to better use it to save more time. The system has many great features, but for us, just to name a few, it is the automated emails, the accounting section and the housekeeping management that make all the difference. Another bonus. The support and customer service is fantastic. The team at 365villas went above and beyond to get our taxes to calculate properly which was no small task. The training staff is also excellent (Julie, Giorgio and Chris) and although we don't expect it, it is nice that the CEO himself often gets involved in answering questions. Two things we hope to see in the future: 1) An app. Although it is working very well from a PC, it is still harder to use from a smartphone or even a tablet (possible but sometimes frustrating). Our housekeepers also hope for an app as they like to consult their schedule while on the job from time to time. 2) A free training session every few months.

Regarding training, it's free for everyone during their first 30 days. We also frequently offer free refresh sessions to all after significant new enhancement deployments. Support is free and unlimited always! Regarding a mobile responsive application... You are right! Our websites, online booking, and availability calendars etc are all fully mobile responsive. Our software, like most of our competitors is mobile friendly. We have plans for a fully mobile responsive platform on the backend for Q1 of 2017. Please stay tuned! The 365 Team
