Owner Used the software for: ### "Can Not Live Without "Bookerville"" October 20, 2014 5.0 I have a portfolio of around 50 properties. Some Rental properties, some just privately owned holiday homes. For over 10 years I struggled to co-ordinate and manage these properties, whilst looking for a suitable Property Management software to cater for all my needs. Then I found Bookerville. I have been using Bookerville for the past 10 months and it has enabled me to not only improve the service I supply to my existing clients, but to take on new clients without hesitation as I know that I have a Management system that I can rely on. Although US based, the support and service received from John & Cindy Amoto (owners) is second to non, especially as I am based in Spain, with clients from varying parts of the world. I chose this system, not only based on price, but also its adaptability. Other software's are so rigid. The Set-up process is so simple & straight forward, but John is always willing to help and even to install new and specific enhancements to meet my individual needs, to the point of liaising with other 3rd party suppliers to ensure processes like calendar synchronization are working correctly. The plus sides to Bookerville are endless, and they are improving all the time. I would recommend this software to any property manager or individual. He always responds to emails and phone calls. Well done. Pros Got me turned around and on top of things before things got out of hand. Thank you guys. November 1, 2017 5.0 The ability to manage our rental property with very limited manual involvement. The typical rental sites have very limited functionality and reporting. This software fills the big gaps left from those rental sites. Pros It makes property management automated where limited manual interaction is needed. The Reporting function is terrific and much needed since the typical rental sites have very poor reporting. Cons It takes quite a bit of time to setup initially, especially if you do not have any HTML experience. We are a small corporate housing company that has always operated out of QUICKBOOKS over the years to manage our properties and our rent and bills etc. We never could find a property management system affordable enough until we found BOOKERVILLE! Its incredible. Would and do recommend it to everyone in Property Management we know! Pros Pretty much everything! The fact that you can set it up in such a way to automatically generate and send documents and secure bookings practically all on its own is just incredible Cons That you have to RE ENTER all the scheduled payments after you have taken the time to build out all the scheduled payments. We wish there was a way to adjust the payment schedule instead of knocking all of the out. The booking amounts have a recalculate button. I must admit this is one of the best decisions I have made in my life. With Bookerville it is very easy for you to control all aspects connected with your holiday letting, such as booking calendars, all kind of reports and email commination with your guests. With Bookerville you do not need a particular pc to open the service all you need is an internet connection, user name and password. The customers care from Bookerville is great. Founder Used the software for: ### "Great Service to Simplify your Booking Process" September 3, 2014 4.0 I have been a customer of Bookerville for over a year and I have to say that it has simplified my interactions with prospective renters as well as keep my guests up to date on payment due dates, and arrival/departure instructions, etc. I am able to automate the responses from popular listing sites like VRBO/Home Away, FlipKey, etc. So I don't spend all day just informing people of no vacancy/vacancy to my properties. I can send FAQ;s and automatic notes to my maids. My maids use a handy app on their phones to tell me the place has been cleaned and inspected for damages so I can confidently tell a guest if they are able to check-in early or if I need to withhold a guest's deposit for incidentals. It has also given me an ability to report off of the income I have made for taxes, or compare the income from different marketing channels and compare that to the expenses incurred for the properties. It would be helpful to have a more responsive design on their application to use it on a mobile device more effectively but whenever I needed help Bookerville support has been outstanding in servicing my request and have been open to my enhancement suggestions. They are always announcing new features right when I need them. It has really helped me manage my rental business more effectively. Review Source CS Cathy S. Excellent turnaround on the few questions I had. Cons I still need to work on figuring out the reports to better serve me. I wish there were some more webinars for this part of it. The property is in South Africa and I was going to discontinue using Bookerville as it is unable to update my calendar on the marketing sites that I use in South Africa. However, the other property management tool that I use does not have the auto e-mail capability of Bookerville and this is such a vital part of efficiently communicating with guests. I am 67 years old and at times I get frustrated with all computer issues, but when it comes to Bookerville I tend to look deeper if I have an issue. Before Bookerville I was on the computer from 5:00 AM to 1:00 AM doing reservations, payments, scanning and e-mailing contracts, everything took time. In November of 2012 my husband hooked up to Bookerville. He put in 24 rental properties , and all of the information in no time at all. Now I am not a computer savoy person but I learned how to work the Bookerville program in No time at all. In fact Bookerville has made our business so much easier we have taken on more condos to manage. The cost of the Bookerville program is so minimal it is almost like getting it for free. Bookervile, does it all, e-mails guest their contracts, payment reminders, arrival instructions, refund notices and much more. It shows me day by day arrivals, departures, payments due, booking request, and the best of all a guest can book on line without contacting me and I am e-mailed their reservation. It is now so simple, my husband and I actually have free time. Try the 30 day free trial period and I promise you, you will be a Bookkerville customer for life. Ultimately, we joined Bookerville because of this capability, and the flexibility allowing us to use multiple managers (and individualize their content). However, it takes an overwhelming amount of time if you're trying to move an already established organization (and all of its contents) over. FAVORITES: Easy reporting, \*\*\*multiple user set-up (managers, home owners, emails, etc.) customizability, affordability \*\*\*customer service. CONS: - I think automatically scheduled emails are great. But, certain things need consideration and/or clarification. For example, if the "status" of a reservation is customizable, then we should be able to use those statuses to trigger email responses. Also, none of them mention last-minute bookings and its implications. Without a predictable outcome, the convenience of auto-trigger can have an opposite effect. There are a few other nit picks I have, but the point is that we're VERY PLEASED with this product, its user friendliness, and the available staff (besides, we can address our issues using the forums provided to us). The ease of calendar synchronization with other sites was simple. Overall, the program offers a great foundation for my vacation rental business. I'm glad I chose it over other systems. Cons Although I would choose this software again, I wish there were some changes such as a easier way to preview changes to templates, better way to integration of the calendar and booking system into my website, and ability to add different payment processors. June 16, 2017 5.0 As used previously, i was avoid development of calendar support by using Bookerville. Not only was it a calendar it synchronized with other applications. We are about to under go phase 2 where we will take advantage of all the other features to include billing, notification, etc. Pros We are a small company and needed a few plug ins (such as a sync'ed calendar) to work with our website. Bookerville has gone out of its way to offer very flexible features but the most impressive thing is the fact that they get back to you at all hours of the day and are very flexible to work with.
