I manage a large number of short-term rentals on different OTAs and Beds24 has really helped me to automate a lot of things that were otherwise managed manually. This has saved me a lot of time and has made my day to day tasks very easy to manage and at a very low price!

Pros

I own a property management company that fully manages a number of short-term rentals. Beds24 is a very cheap and all-around product that offers practically everything you might need, combining the functionality of a PMS and a Channel Manager. For these reasons, I chose this piece of software over others. It might have an outdated interface compared to similar products on the market but they have recently updated the UI and they are constantly updating its functionality and features.

Cons

This is a DIY solution, which means that you have to do a lot of reading and at some point, I thought of giving up since there are solutions out there that are so much easier to work with compared to Beds24. That said, their wiki is a fantastic source of info and their customer support is very quick to answer all your questions. Once you get to know its capabilities properly and how it works, then you will have gained invaluable knowledge which will make everything a piece of cake.

I was able to properly configure and set up our entire business flow with Beds24, and literally for every issue I encountered I was able to find a work around. Now it took me countless hours to figure out how Beds24 works and that is the cost of wanting a flexible and adaptable solution. The documentation is pretty rudimentary and honestly doesn't do the product justice as the doc undersells the capabilities: I found I was able to do many things through trial and error that I would never have known through the documentation. Often the only way to figure out how things work is the engineering approach: just try it out and see what happens. Their support being in Germany made it such that by the time they answered a question for me, I had already figured it out by trial and error. It really is not a "ready out of the box solution", it's more of a programming platform, so if you're an engineer like me, it's fantastic because not only can everything be configured, you can also do everything via API. As an engineer I love having full control over every aspect of the platform and I can customize it to do what I need and for the majority of issues I can find my way around, especially with the help of AI agents. I did had to build quite a bit of software layered around Beds24 to get the functionality I needed that they do not have, such as a customer portal where customers can register, sign a legal agreement, and a check-in app to distribute key codes. But no complaints there, the API from Beds24 is top notch.

Pros

To me, Beds24 is the holy grail and the antithesis to the plethora of terrible PMS and hotel software out there that overcharge for bad software and poor service. Beds24 is inexpensive and extremely configurable and five you full control. I highly recommend Beds24 if you're very technical. You're not going to find a more configurable and adaptable solution on the market, Beds24 is hands down the best PMS/Channel manager platform that exists and it can be fully customized, I mean every aspect of the system can be configured. We've tried several solutions in the hotel space, and most of them were so buggy it wasn't worth the effort, and they were limiting in that they provided only one way of doing things that often wouldn't fit with how we run our business. So we wanted a solution that would give us full control where we didn't have to rely on the company support to run things. Beds24 is that solution. It's a 100% do it yourself solution with so many developer insert points that make it a dream for a software engineer like me. For example you can inject JS, CSS and HTML in all aspects of the direct booking journey, making it easy to customize. The API is fantastic and is probably the biggest strength of Beds24. You don't need to rely on someone to import your reservations into the system, you can do it all yourself.

Cons

The only con I can think of is their support but I wouldn't use that as a criteria. Let's face it, support in the software industry as a whole is really bad and Beds24 is no exception, so I don't recommend using support as a metric on who to choose. At Beds24, Support is difficult to get for real bugs, just like it is in most companies. They are nice in providing help with how to use the product correctly, but when it comes to real bugs, do not expect much support. It's almost as if they must get pay deductions for every bug they report to engineering. For example, our booking engine for one of our property started to load units from another property upon checkout even though the other property has nothing to do with the booking engine, trying to get help was practically impossible. I will also say that their help system is a limiting homegrown solution where you cannot properly attach URLs or any image attachments, it's not really what one expects for 2025 style support, making the process of getting help cumbersome and difficult. The platform unfortunately does have mission critical bugs, and we did not have any luck getting support from them for those. The best way around those is to figure out under what circumstances they happen and then use the product in a way that doesn't cause the issues. Unfortunately getting support or getting them to fix these is not likely to happen. There are a lot of annoying bugs but for which there are work arounds. One example is their Auto Action HTML editor will insert escape characters into shortcodes rendering shortcodes unfunctional. The work around is to use an external HTML editor and then cut and paste and make sure never to use the WYSIWYG HTML edit feature they deliver because it's broken. But they will deny it's a bug. Also their booking view wipes out the column order if you add new fields to the view. The first response we got from their support was that it's "as designed" but another agent later apologized and said it's a known "issue". Honestly, I think Beds24 would be served well by having a trained ChatGPT so that we can get the technical answers we need right on the spot. I ended up training my own instance to get implementation help. The reason I had to train my own is because Beds24 puts .robot files in their Wiki to prevent search engines or AI systems from indexing the knowledge base. That just doesn't make sense to me, as this would actually save them countless support tickets.

Reason for choosing Beds24

After our fiasco with both ResNexus and Eviivo we felt that we wanted to stay away from any company that required support to tweak any back end admin functions. We wanted full control so that we could resolve our own issues. Basically Beds24 enabled us to become our own SaaS vendor.

We started out with ResNexus, which was pretty good but was missing a rather large number of features that we needed and had a few mission critical bugs that caused losses in revenue. We then switched to Eviivo which was even worse, the Booking.com integration with Eviivo failed completely. Both Eviivo and ResNexus would not fix the issues for us, so we just got fed up with not having control of the back end so we could fix issues ourselves. With Beds24, we rarely have to reach out for support because we are in control of literally EVERYTHING. We can control every single field that synch with a channel, we have granular control over anything going on so we are our own sysadmins. We don't have to ask Beds24 to configure anything.

### "A cheap basic PMS. Not many bells and whistles."

We had it for the first three years after we opened our property. When we shopped for other options, they were more expensive, but saved me a lot of headaches compared to Beds24.

Pros

The cost. It was an inexpensive PMS where I only paid for what I needed, and it was customizable for my small hotel. It was fairly easy to use, but there was a learning curve. They did not require a contract.

Cons

Many things. First, support was only available by email, and their support team was based in Germany, working only during their business hours. They would demand that you look at their FAQs, and their responses were often condescending if you asked a question that was addressed in their FAQs (but usually a different scenario). Every aspect of their product had a separate price, and configuring things required a lot of trial and error. Many things that were possible with other PMSs were not possible with Beds24, such as an easy-to-use interface and some reports (such as a pace report). Moving customers between dates and rooms was not easy, and it sometimes caused the system to hang. Connections to OTAs were straightforward, but not easy. It did not have an interface to charge credit cards, so pre-authorizations were a time-consuming process.

### "Can’t log in to my account"

I have been with Beds24 for 4 years and for the most part is working for what I need it for. It is a self service platform so be ready to do a LOT of work to get it set up. You only rely on their help articles because when you reach out to their support, they will just direct you to those articles. If you’re not tech savvy, or don’t have the time, this is not for you. It can be glitchy at times. The last one is the inability to login using my iPhone. It’s only available in my iPad, which is a hassle as I need to be mobile and I can’t have my iPad with me all the time. But yesterday, the entire account is not accessible in any device. It’s obviously a major issue as I don’t have a channel manager to look use and I have clients booking. I left messages but no answer. This is the last straw for me. I will be moving to another more reliable platform and has at least a human person you can talk to for emergencies like this.

Pros

The price is low compared to other channel manager, however, it comes with a higher cost of not being able to have a reliable system.

Cons

So many glitches. The latest one is I can’t login to my account and I’m unable to get a quick help as they can only be reached by email.

### "Jack of all trades, master of none."

Poor. Compared to other management systems they have over complicated things, becoming a general system that is a jack of all trades but a master of none.

Pros

Nothing really, the interface is cluttered and confusing.

Cons

I spent ages customising the calendar to try and make it understandable for my wife who doesn't use computers every day. It did not retain those changes. This seems to be common place, change something, nothing happens. Some with text hovering over bookings, changed it, made no different. Documentation on their help pages doesn't even match the product, seems like they change the UI but not the documentation.

I was told you'd drive more direct bookings. I don't care, the money I might save, I won't, I lost it in time with beds24. My times is £1000 per day normally as an IT specialist, you've lost me about £3000 so far, and the B&B will save about £1K at best. Was told it will be seemless to transfer, nonsense. I did not know I was being sold bed24, I was lead to believe it was a UK developed project.

### "Simply the best PMS solution"

I love it. It does everything I want it to and I have total control of everything. With previous PMS's I have used, if there was an issue with, say one of my Airbnb listings, I would have to wait to raise a support ticket and get the PMS company to try and figure out the problem. With beds24, the tools to do that are at my disposal. 9 times out of 10 I'm able to fix a problem straight away myself. When I can't, the support are there within 24 hours (every time) to help. That being said, this is the most bug-free system I have used. So far the only issues which have come up have been of my making.

Pros

The best feature of this product is the flexibility. Thanks to the auto action function, you can make the system do almost anything you want it to. In an age of increased efficiency and automation, this makes beds24 the ideal product. I'm still only just realising half of the things I can automate, meaning that as I continue using the product, I will be able to continue increasing my efficiencies. The next best, but very much related, characteristic is its ability to integrate with other systems. There's no point trying to be the best at everything. Beds24 gets the nuts and bolts perfect, then makes sure you can hook into other systems extremely easily to fine tune your total tech package.

Cons

Because it is a completely DIY system, it can be quite daunting getting set-up. You have to figure out how to do everything by following the self-help guides. Having said that, you can pay for support sessions if you're finding it difficult. But I would say the only fault of the system is it may turn some people away for not knowing what they have to do. Get past that, and you're in for a wonderful reward.

Reason for choosing Beds24

Guesty would have cost me over AUD$3000 per month. Beds24 is costing me under $200 per month. On top of that, all I have to pay is $120 per month for my integrated guest app and $120 per month for my integrated cleaning and maintenance app, so I am only paying around 15% what I would have. With either solution, I need to pay for Pricelabs on top of that.

We have unified our platforms, cut our admin time dramatically, streamlined processes and increased direct business as a result of having B24. Its a powerful engine that it going to help the growth of the business.

Pros

Beds24, unlike a lot of PMS platforms, does what it says it will, reliably, every time. This is crucial in our industry where guest expectations are high and failure is unacceptable. The level of API connectivity to OTA channels is way above the majority of the competitors and if you look on Booking.com you will see the reliability is in some case 15-20% above that of some of the big name platforms. The team at B24 are responsive to customer needs and make small and big enhancements to the system on an ongoing basis. The API is powerful and we have used it in a number of different circumstances now to enhance guest experience.

Cons

The User Interface has a steep learning curve, but once you have it clear in your mind then it's fine. It may not be as beautiful as some, but I've learned the hard way and appreciate B24 reliability, scalability and functionality over pretty screens... I would like to see a native mobile app on IOS and Andriod as well as integration to additional pricing tools like Beyond Pricing and Wheelhouse.

I manage all my customers b&b , tours , activities, rental all in one. You don't have to purchase anything else. You pay for your usage. I highly recommend it!

Pros

I'm a reseller and this software has a lot of features. Easy to set up and manage. Support it's on line. Intuitive. Adaptive and integrated with all application and platforms. You will improve timing . Tori's , activities, b&b. Everything all in one.

Cons

Could be more accessible for Latin American payments. Like Mercado Pago.

Pros

Compared to the six different on-line booking platforms that we use, Beds24 is by far the friendliest, easiest piece of on-line software to setup and work with. It's cost effective, intuitive, full featured and not buggy!! The integration with Xero and Paypal is excellent, and has allowed us to easily do things we never thought possible!! Tech support is fast, and knowledgeable. I rarely leave reviews for companies, but these guys are good, and I can't say enough good things about them! Keep up the good work!! -John H.

Cons

There are no cons really. If you really pushed me for a con, they don't offer training to employees in Spanish. But, it's so friendly to use, we haven't really needed their support to train our staff.

We needed to replace our aging, old technology, unsupported, glitchy reservation-donation system. I highly recommend Beds24 for their feature set, extremely high degree of customizability and their timely, professional, caring, excellent customer support.

Pros

Our non-profit, ministry-oriented business model has many unusual reservation system requirements, designed around giving our guests a more personalized experience, yet Beds24 is able to meet all of our specialized requirements. Their Support Team answers our questions quickly providing excellent solutions and is receptive to new feature development. We can highly customize our system to fit our operations & terminology. The customizable Dashboards help us manage bookings & housekeeping & display bookings on an e-whiteboard. We can build highly-flexible custom reports. We can customize our confirmation, cancellation & no-show emails using a large selection of booking-info template variables. We can automate repetitive actions like when a guest checks-in, mark the unit as Occupied. When a guest checks-out, mark the unit as Not Ready. Beds24 lets our housekeeping staff use their smartphone to access the Housekeeping interface so they can mark units as Ready (for occupancy). We are able to include custom fields in our booking form (a must for our business operations). We can automatically notify staff via email or sms messages when a guest checks-in or checks-out. We are able to automatically send custom pre-stay & post-stay emails to guests N-days before & after their stay. We are able to export iCal feeds to our existing website facility availability calendars, so we don't have to change the page look-&-feel. We send Guest data to Square via the Integromat integration.

Cons

I wish the Beds24 system would support two-way synchronization with the Square Customer Directory, so guest profile edits could be done in either system -- but I realize this is a rather specialized requirement that we are unlikely to get: We take donations-only after guest stays - guests don't pay up-front. We use Square for managing our Names database, donations, e-newsletters, point-of-sale for on-site sales and donations.

Pros

The incredible feature set - almost everything you can think about is included in the system. It has an uncomparable amount of features to other channel managers I have used.

Cons

The UI interface could be better. You might need to be a bit technical to use it. In my case, coming from an IT background - this is actually a plus, as I find it very configurable.

Beds24 has tons of features compared to them, and pricing is decent.

Setting up my properties with Beds24 has helped me automate a lot of my processes. I can see all my bookings in one calendar, update my prices in one place (if needed) and I do not need to remember to send emails to my guests, it is all automated.

Pros

When I joined Beds24 I was pleased that they have wizards to take me thought the basic setup to get me online quickly. They have an extensive help library, with step by step instructions and examples. I can manage my properties, prices and calendar all in one place. Connecting to the OTAs helps ensure that I keep my calendar upto date. I can quickly change prices when needed and the details are updated to the channels, saves me time rather than having to remember to login to different systems updating calendars and prices. I can collect payments from my guests and send them emails automatically. I don't need to remember to do it any more.

Cons

I am not very good with computers so at the beginning there was a lot to learn, but the wizards, help pages and support team made it easier and it didn't take long to complete my setup.

Pros

Ease of Use, Cost effective, They thought of everything and its been very well tested, I only found a minor bug once and it was an interpretation issue. The automation possibility of this product is the best thing about it enabling you to notify both guests and staff based on set triggers by email or text to their phone for example when cleaning is due. The channel managers also receives regular upgrades with new channels connected via XML. New 3rd party software for accounts added regularly to manage specific tasks. Our rep and her team of customer support rocks, they are very knowledgeable and reply in under 24hrs sometimes within the hour - Love it. Also enables you to have multiple rates categories and booking policies just like you would on an OTA so you can be as competitive on your website as on the channels or even show certain booking policies only on your website and others on channels

Cons

Takes time to learn and install yourself.. I invested about 40 hours to get it going and probably over a 100hrs in all to get us to where we are today. Obviously this is reflected in the price of the monthly payment as its very competitive.

Pros

Once installed, it is so easy to use. Overall, it has helped us gain a lot of time. Most of all, I love their costumer service. They answer fast and really try their best to understand the problem and bring solutions. I regret only that the Covid-19 crisis prevented us to use the software to the full potential. But hope that we can do so soon when things are better.

Cons

It is a bit complicated at first for one who does not have a technical background to set up the software and all its branches. But their tutorials are really clear, so one learns. And now things are very smooth.

Reason for choosing Beds24

While working on different options for our channel manager, Beds24.com came in the top list. We then inquired on the pricing, of course the practicality of the product and, also very important, the reviews on their costumer service. There were others that seemed cheaper, but a feedback on costumer service not so good and might have been pricier in the long term. For us, as a comparison, the choice was clear, and we do not regret it.

Beds24 is not just a channel manager, but we use it for this purpose for many years. They maintain their part of the software continuously and they update their endpoints all the time. The customer service is fast to reply and react and they are always very helpful.

Pros

All possible channels are supported. The few ones that are not, can be worked around using their general iCAL import/export functions. Everything is easily configurable. Highly customizable widgets can be easily embedded in any webpage. Good documentation for every feature. High availability.

Cons

The administration user interface is sometimes a bit difficult. But the setup on these pages are usually a one-time thing, so this is not a real problem for most admins.

The beds24 channel manager has great interface. It's very easy to use and has a lot of functionality. It also includes detailed manuals for everything. What stands out especially is the support. They responses are always quick and to the point. They have helped me with everything from the beginning. Extremely satisfied!

Cons

Beds24 has support for many booking engines. There are still some smaller ones that are not supported, so would be great to see those. It's not really a major problem.

Beds24.com is excellent. I am not technically minded/computer orientated but the personal support from Iuri at Beds24.com makes my life so much easier when I need help updating prices and have other questions.

Cons

Would prefer if it wasn't self - service. If you could just send an email explaining what you'd like to achieve and if the beds24.com team could do it for you even at a higher cost it would be worth it.

Pros

The customer service and online/Zoom support is second to none. At first it is not easy to navigate by yourself, I decided to use the 30 minutes free tuition and then a paid hour. The best return on investment I have made in a long time. The gentleman was extremely professional, knowledgeable and very pleasant. I now have all my properties up and running on Airbnb, booking.com and the other guys. Thank you

Nothing to complain about, as said above before the tuition it is not very intuitive (no channel manager is) but after the tuition it is very easy to use
