### "Generally Effective and Simple to Learn, But Pricey and Not Without Idiosyncrasies "

At the end of the day, in real estate we just need something to keep us organized and keep up with the fast pace of modern transactions. Generally speaking, allows this to happen via a simple user interface that most clients can figure out. There are probably more features to the software that I don't use (and perhaps, am not even aware of) but for my needs it's just fine. As I described previously, there are some things about it that make me want to tear my hair out, but having identified these annoyances, I'm usually able to avoid them and advise my clients on how to do the same. Would I switch to a different program if something better came along? Probably, in large part because Dotloop is more expensive than many of its competitors, and in the more than half-decade I've been using it, I've never seen the software updated to address some of the same problem areas that have been plaguing it all along. But as I said, it's 95% functional for my needs and I already know how to use it, which counts for a lot.

Pros

There are a lot of e-signature software programs out there right now. Many of these -- including -- are pitched as specific to real estate transaction management, although there's no conceivable reason they couldn't be used in other contract-dependent industries as well. Having tried several of these programs, I've now been a consistent Dotloop user for at least five or six years, possibly longer. Part of that is simply because I've come to know the software and it's what I am comfortable using, which ultimately saves me time. But it really is straightforward, with an attractive user interface and great organizational capacity. I love being able to create folders within folders, to re-use Loops when clients return for multiple transactions, and to archive documents that are not being used. Basic functions like document splitting, renaming, saving, sharing and downloading are very easy and work as intended.

Cons

As much as I like the software, it has a variety of quirks that cause me varying levels of irritation. I've learned a few tricks to keep the quirkiness to a minimum, but the program can still be truly obnoxious at times. One of my biggest pet peeves is when another agent wants to share documents with me from his/her account; for instance, a buyer's agent sends me an offer for a property I have listed. If this buyer's agent shares it from her Loop (rather than just attaching a PDF to an email) Dotloop frequently creates a brand new Loop on my dashboard -- or worse, asks me to "sign up" for Dotloop because the agent has shared it to some variation of my email address that isn't technically my Dotloop address. So in a best case scenario my Loops become disorganized, and in a worst case scenario I can't even look at the offer unless I make a new account or ask the other agent to re-send. Many agents I know have this very same complaint, to the point where we have started adding comments in our MLS listings that say "Do NOT submit offers via Dotloop; email a PDF instead." Dotloop has some other quirks, including not saving signatures if two parties (say, husband and wife) are signing at the same time from their respective computers or mobile devices. I have to tell my clients "Make sure one of you signs completely and THEN the other one of you can do the same."

The switch was not my choice initially. At the time, I was with a company that had been using Docusign for all of its transactions, and when they switched to , the agents had very little choice. But I used it for long enough to become comfortable with the software, and when I moved to another company and had the opportunity to select a digital signature and transaction management platform for myself, I chose to stick with what I already knew.

Terrible experience! I should’ve known better when they gave me a massive discount to sign on!

Pros

The nice people that pick up the phone when you call the support line.

Cons

This premium business account software turned out to be a monumental disappointment. Despite Drew's sales pitch promising the world, his follow-up was nonexistent. Their assertion of partnerships with all MLS platforms is a blatant falsehood - not all are supported, a significant issue in the realtor community. Thousands of MLS listings mean nothing if they can't cover them all! To add insult to injury, the system crashes during peak usage, making it near impossible to submit offers promptly. Glide's free account outshines this supposed premium service in every aspect. And let's not forget \[sensitive content hidden\] from their "success" team - utterly ineffective! When I realized MLS data from MetroMLS would not populate into CAR forms, they dismissed my concerns, suggesting I wait out a pointless six-month cancellation period. Each call felt like they were more concerned with defending their subpar software than addressing my legitimate issues. Avoid this company at all costs. Stick with Glide Free and invest in a transaction coordinator for a smoother experience. It's the smarter choice.

### "A Business Lifesaver, Daily!"

We can't say enough good things about our experience with . To put this in perspective, the brokerage we are with provides a free document management program, but we pay additional to continue using dotloop - we love it that much! It is easy to use, keeps our data safe, and streamlines our daily process.

Pros

is extremely simple to get started with, and simplifies our real estate business daily. Our entire team is able to collaborate, no matter where we're calling our "office" that day, and we can securely store, manage, share, and sign documents. Our clients have also commented on how easy the software is to use, and they love being able to sign their documents digitally rather than meeting us at the office every time there are documents to be signed.

Cons

The only hiccup we've run into with this software is when our office introduces new documents they want us to begin using. Sometimes it's an extra step to add the new docs to our form library and prepare them for filling/signing, but the good news is this only has to be done once, and then they remain available for future use.

### "Making Transaction Management Manageable"

As mentioned above, allowed our small team to transition away from paper-based processing to a fully digital solution. Our team was able to closer over 100 transactions per year with a single adminsitrative transaction coordinator thanks to its templates and task tracking systems.

Pros

has a clean, intuitive interface (especially after their most recent design update). It helped our small team clear over a big hurdle of allowing our ops team to efficiently manage transactions while simultaneously allowing our agents to check on progress with as little friction as possible. Dotloop made it possible for our team to finally forego paper files and transact fully in the cloud.

Cons

Despite multiple attempts, our team never really trusted the more complex features of (individual user permissioning in particular). Whether user or system error, we had several instances where non-team users were seeing notes, documents, or contact information they should not have seen. As a result, we used Dotloop for internal processing only, which means we had to look elsewhere for client-end solutions.

### "Keeping me and my clients in the loop! "

Of all the real estate technology, software, tools, apps available and there are thousands I’m sure, is by far my most important tool as a real estate agent. When I first started my real estate career I literally had no idea what documents I needed to complete. My brokerage offered dotloop to all its agents. So I added my first loop, selected the option for residential seller, and voila—all the forms that I needed to have complete were right there in front of me. Had I not had dotloop, I would not have been able to complete that first deal on my own. I had never been shown what paperwork was needed. And it was so easy to use. Everything I needed was right there and so easy to use. I have since changed brokerages and dotloop made the swap super easy. I’m a bit of a tech geek and want to know all the features a software provides. So I always check for user manuals. And I loved that they offer a PDF manual. I later learned about the Certified Looper Course. I enrolled and completed the course and received my certification. The tips and tricks I learned in this course had saved me countless hours managing my transactions. I can’t say enough good things about this software. It’s my most important tool.

Pros

Cons

A feature that I would like to see added is within each loop you have a calendar tab that you can select. Once selected you see 3 full calendar months- the entire current months calendar, previous month and following month. You can toggle back to previous months or ahead to future months. The calendar shows all the key dates related to that loop both past and present. It pulls all the key dates from all the forms within the loop to give you a birds eye view of deadlines, expirations, etc. For example, a buyer loop would show the date offer was made, offer expiration date and time, offer accepted date, inspection period from start day to final day, anticipated closing date, financing contingency dates, extension periods, final walkthru date, Date of appraisal, Warranty start and end dates, etc. The system would provide you and your client with email and or text alerts for upcoming or expired dates. One click and you see a 3 month view of all the key dates for that loop.

### "Powerful Platform"

I use as a single source for all of my document and file management and retention needs. The latest and greatest Forms, Contracts, Disclosures from my real estate associations always seem to be present. I love that I can even map interactive fields to my own internal/brokerage specific forms--fields that autofill based on the info used to create a loop. I have even created some forms that will do the math for me.

Pros

Simple to use, highly customizable, very flexible yet consistent.

Cons

The mobile app leaves a little to be desired--I get that maybe it can't be as robust as the desktop platform, but it is a little bit difficult to navigate, especially when trying to download/export a document to a device to be distributed via an email account. Sometimes it can be challenging to locate older, but still active, files.

Reason for choosing dotloop

Transaction Desk is offered through many MLS's as a "benefit" of membership. However, the platform seems disjointed and difficult to navigate and organize. just seems more "logical"

is an excellent program for real estate transaction management. It enables a Realtor to create a Loop (like a folder) and manage the real estate deal or prospect from beginning to end. It is intuitive, user-friendly and simple to learn. Dotloop has everything a Realtor needs to create documents, get them signed, and ready for compliance review, all in one easy program.

Pros

is easy to use and has features that Realtors cannot live without. From drafting forms with ease to collecting electronic signatures to compliance, Dotloop has it all. Dotloop integrates easily with many other Realtor software programs and tools. And, Dotloop is a much better value when compared with competitors.

Cons

Areas for improvement - the ability to search for a loop by Contact name, the ability to do reporting, the ability for two or more signers to use the same email address for e-signatures. Often times couples or family members share an email account. Asking a buyer or seller to create another email account for the purposes of signing often results in a long explanation and frustration on the part of the customer.

is more cost effective and has very similar and even identical features to the alternative products. Also, Dotloop integrates with many programs Realtors use every day.

### "Dotloop is better for the agent than for the person signing."

Some quirks. Such as if you fill out a contact within the loop, then will only remember the name and email outside of that loop. If you want that contact to be in your system with all their info, then you need to exit the loop, go to contacts, fill out the date, and press ok once and then when the screen refreshes then press save. If you don't press this twice, you won't save the data. But at least when you do this, then all the data for the contact will save. Why this is so and so convoluted, I have no idea. But it's been like this for almost a decade and I've asked about it.

Pros

Much easier to use than zipforms and docusign for the agent.

Cons

Signing for the buyer or seller not near as easy as docusign. There you just press start and it takes you to the next place to sign. Then you click finish. All done. With the signer must scroll and search for the proper places to sign or fill out. So this is more prone to unfilled documents than with docusign. Also, dotloop doesn't offer the simple date function that fills out the date when it's signed like docusign. You must manually choose a date and if the date is tomorrow when they sign and you filled out today then you have lost time for their termination option because it started when i filled out the date rather than when the customer signed. And because it is hard to get signers to fill out fields, it's almost impossible to get the signer to fill out the date, so it's easier just to guess and fill out the date you think they'll sign.

Reason for choosing dotloop

Ease of use, intuitive (for the most part), very customizable and easy to create templates for frequently used forms. This is something you cannot do in docusign. Docusign says you can, but what they call a template is extremely limited in functionality. I can fill out all the commonly used fields ahead of time and save that as a template so that I only need to fill out the specific info for that property. You cannot do this in docusign.

Pros

The mobile app on this system allows me to create and share documents quickly and from anywhere. Documents auto fill with transaction information When opened and already has signature places assigned for buyers and sellers to sign. I can share to email or text a document to their phone for immediate signatures. The task lists and reminders are essential to my every day business. And activity log helps me track activities of lenders and other transaction parties so I can see if they view documents or when someone has signed. Push notifications from the mobile app let me know immediately when someone has signed a document so I can share it to the appropriate party. Messaging with in the app allows me to be able to keep all transaction emails messages and notes in one place. I can add pictures of deposit checks or scan multiple documents from my phone directly into the file.

I have to add an email for each roll including the opposite party which I don’t have access to

I USE THIS WEEKLY WITH ALL MY CLIENTS AND THEIR REAL ESTATE TRANSACTIONS. I HAVE USED ANOTHER PRGRAM AND IT IS NOT AT ALL ORGANIZED AND HAS TOO MANY STEPS TO GET THE CONTRACT SIGNED AND THEN TO ADMIN FOR REVIEW. MAKES THE WHOLE PROCESS SMOOTHER.

THE FLOW OF THE ASSIGNED FIELDS ARE EASY FOR THE CLIENT TO SIGN. SAVES THE CLIENT TIME AND HAPPY TO USE IT. THE USER PUTS IN ALL THE INFO AT THE BEGINNING HELPS THE AUTO FILL TO HAVE EVERYTHING CORRECT SAVING TIME TO COMPLETE.

helps us stay accountable, dependable, and flexible with streamlined systems.

Pros

We are a team of three agents and one assistant. We work remotely most of the time and our assistant works from home. helps us to all stay in the 'loop' with new listings and sales. We are able to work from anywhere with an internet connection. The phone app allows us to work without a computer! We have the ability to set up custom templates with all of the documents we want each agent to use during all listings and sales. It also integrates with our CRM for easy importing of contacts.

Cons

The app could use some additional features but the lacking features are definitely not enough of a hindrance to keep us from using it on a daily basis.

provides a huge convenience for clients to be able to sign from their phone or computer anywhere they are. Gone are the days of having to drive across town just to get a signature or initial that may have been missed…not that I ever miss any…lol :0)

is very widely used in my market so it makes it easy to transact on both sides of the deal with the other agent. I enjoy the features like document splitting and being able to customize the documents

Pros

has it all! You can do everything you need to in one system and it is so convenient! Signature platform, transaction management - it is great!

Cons

Sometimes the signature fields and templates can be a little clunky, but with practice you get the hang of it and it is not a large inconvenience.

I love using with all my real estate transactions as it saves a tremendous amount of time with contract writing and delivery.

Pros

The software is easy to use and very intuitive which makes it very fast to learn and be proficient as using. Using Dotloop saves a tremendous amount of time and energy when writing or delivering contracts and the best part of it is that you can draft, sign and deliver contracts from the comfort of you own home or office. After using Dotloop, I can't imaging going back to the way things used to be.... Meeting clients to get signatures, taking contract to other Realtor, meeting other realtor after their clients sign contract and then delivering to my office... I'm already tired just typing the way it used to be. Thanks Dotloop for transforming the way contracts are done and saving Realtors many hours of time that we can spend with our family or time that can be put toward finding the next deal.

Cons

The only thing that I would change about the software is that once you start a contract or form it cannot be deleted... It can be archived, but not deleted. It would be nice to be able to delete forms that were mistakenly added to the loop or started but not signed.

### "DotLoop Simplifies Real Estate Transactions"

During the Pandemic in particular, was a great tool. It allowed me to continue to serve my clients without putting anyone at risk.

Pros

makes regular transactions incredibly simple. Once a template is created, it's easy to plug in the information needed or take advantage of the autofill feature. The best part is the ease of sharing. With one click, I can send documents to all parties at once, even if they require different levels of access. I also like the digital record of my transactions. I don't need to store files on my hard drive; I can access them through DotLoop at any time.

Cons

Unfortunately, setting up a template can be quite complicated and tedious. Particularly in regard to real estate contracts, there is often limited space for text and signatures. doesn't let fields 'overlap' and it appears as though each field has a big bubble! Sometimes, I am unable to place a field due to 'overlapping' despite no fields being in proximity. It's quite frustrating as the documents were all created my lawyers and not something that can be easily changed.

This software is amazing. It allows you to get verified signatures from anyone digitally. It has great organizational options to keep all documents from one client all together. It makes document management and transaction management easy. It even allows you to create templates so your documents will be prepped and saved for every client and will auto fill the information as needed.

Pros

This makes e signing documents so easy! It prompts the client where to sign, you can include explanations, and it allows you to track if they have viewed documents or worked on them.

Cons

I will say sometimes, for tech adverse clients they struggle to fill out fields or how to complete/save a form. They will fill everything out and not click “done signing” and the document will not auto save.

I have found pretty easy to use. I appreciate having templates at my fingertips and that I can create folders within each file to keep documents sets separated and me, better organized.

Pros

has made this realtors life a little easier in being able to access all the templates I need for my mls system. Every form I could need is readily available and for the most part, my clients have found it easy to navigate.

Cons

Titles on templates - I would like it if the title popped out as I scrolled over them. Sometimes the only way I can find a specific addendum that I don't regularly use is by adding it to my file so I can see the full name of the document (and then archiving the unused documents afterwards). Also, on some documents the signing portion is automatically filled in and I don't want it to be (the Radon response is automatically set up so the client can sign every line, this has caused problems if I miss removing one - I don't know if this is something that's been set up by my mls or has done automatically though).

Overall experience has been exceptional. The cost/benefit is spot on. Affordable and easy to use. It is truly the only product that I have been able to use with confidence on my phone. Living on the Lake of the Ozarks, we are out on the water all the time. I could not imagine trying to do my job without this product.

I am not very tech savy, and frankly just scared of technology. is super easy to use on my laptop and also my phone. I like the fact that all parties get the information at the same time and can sign whenever, it does not have to go in order like some. I also really like the ability to see where things are at with the activity button. Customer service has been amazing. I have never had that over long wait. The reps have always been English speaking and well educated, easy to talk to and understand, and they understand me.

Cons

I wish I could get the same benefit from the software as a single user, that teams get. I would like to have folders for buyers and sellers that house the same 4 documents that are needed on each. I would also like ability to put old loops into folders.

### "Dotloop saves so much time and money"

has saved us so much time and money, and I could not imagine ever having to go back to getting signatures the old fashioned way. In addition, both myself and my boss can access documents from anywhere we have an internet connection, so it has kind of acted as a cloud server for us as well. Overall, I really love this software, it has made my job so much easier.

Pros

I work as a transaction coordinator for a real estate agent, and has revolutionized the way we do business. The best feature of this software is the ability to digitally sign paperwork, which saves us so much time and money. Many times, we go back and forth negotiating a contract, and we need initials and signatures each time we make a change. Rather than having to physically meet up with clients, we are able to acquire signatures quickly and easily via email.

Cons

Sharing a loop can be confusing. I rarely share my loops with other agents for fear of them having access to and changing things they shouldn't and vice versa.

### "Dotloop user for over a decade"

I haven’t encountered any inconvenience’s for myself or my clients on this far. I’ve been a user for over a decade. The consistency has been outstanding.

Pros

Ease of use! It is easy to set up for my clients and the software makes it easy with clear prompts for my clients! It by far beats any other software I’ve tried.

Cons

There isn’t anything I’ve disliked this far. I’m not very, “tech savvy,” but the folks at have made it very easy for me to learn.

Pros

allows your transaction to flow with ease and simplicity. Buyers and Sellers have no questions, concerns or issues while using the software nor do the staff of different disciplines that are brought into the transaction.

Cons
