But it isn't, it is almost impossible to use. Pros I can pay rent using this software. Cons I can only pay rent when the website works. The past two times I've tried to log in, it hasn't accepted my correct passwords, even when I was forced to reset my password. The only method of contact to SmartHousing is through email, and they never respond to my issues. Overall this is a horrible software and company, I don't know why anyone chooses to use it for anything. They have been quick to adapt their services to our specific needs. The team is great from the top down, and always are quick to locate via phone or email. Unfortunately the software has never met the advertised expectations and basic functionality that was promised. They have always been professional and polite when I have contacted them about problems with the software, however there has never been the option to talk to a live person and email communications sometimes take days to resolve issues. Perhaps this latest communication with them best sums up their software: "Thank you for reaching regarding the improvements to the property management system. I understand your frustration, hopefully this will shed some light on what we have been up to. Over the past year we have been working on building a new accounting system that will enable us to fix the majority of our underlying functionality problems. Our current accounting system was built just to handle tracking of incoming rent payments, from here we have continued to add additional functionality to an inherently flawed design; although our rent payment engine works as it was designed, the system continually has issues with everything else we have bolted on." The email continues to describe the new system that they will be launching in June at the National Apartment Association.
