It's been horrible. I've had a different contact ever few months. is constantly rolling out new items (that don't work). I submit tickets for help and they close them before any resolution. Cinc has not focused on fixing their base system of their product. They've been too focused on partnering with others to provide add-on features that they can charge more for. My Boards HATE the ARC process. Tags don't work when sending autogenerated emails to ARC committees, but Cinc won't fix it. I can't even send broadcast emails with emojis or images in the body of the email. I haven't seen a system this limited since the turn of the century.

Pros

It has the ability to set up unique communities. It collects information. It is cloud based. This system is forcing me to add 100 characters to enter this review.

Cons

Pain to use. Navigation has no logic. So many steps for simple tasks. Components of a task are scattered everywhere, and not logical to find. Please reorganize your navigation and redesign the interface with the end user in mind.

Pros

We’ve been very happy with this software. The pricing is affordable, especially considering how many features it offers. It’s easy to use, reliable, and continues to improve. Cons

While overall support is good, there have been times when a ticket was closed too quickly without fully understanding the issue. It can be frustrating when the initial response isn’t as helpful as expected, and more follow-up is needed to resolve the problem.

Pros

Payments, the portal in general, the work order module…on a whole the product does a good job and serves its purpose - we’re very excited for the new offerings and enhancements to take everything to the next level.

Cons

The violations module, adding Board members with additional addresses and then adding to the directory, the eblast tool (not being able to have a draft version, a simple preview email, etc). Missing tracking e-consent on the owner portal needed for Civil Code. It would be great to be notified when a manager requests Manager app access - I need to manually check it several times a day. Need more flexibility in the portal templates as well. Getting reporting on the owner portal data would be really helpful as well.

They are always extremely helpful and throw a great conference. I would still recommend this software to anyone that was considering switching.

Pros

It is very user-friendly to both internal managers and the residents of the community. You can upload documents to the website with ease, and homeowners can access their information 24/7. The customer support is easy to use and is fast.

Cons

The homeowner page needs to be updated to differentiate between the different owners' information, ie, the emails and phone numbers. It would be nice to see this split out. We were told a different platform would be coming last year, and it did not happen because of the integration with RNO (I believe that is the name of it).

Overall, my experience with has been positive. It’s a reliable tool that helps keep everything organized and accessible, and I enjoy using it in my daily work. At the same time, I believe there’s still room for improvement—particularly in terms of speed and performance. I also think the web version could benefit from additional updates and development to make the platform even more efficient and user-friendly.

Pros

I really appreciate that is very user-friendly and intuitive. The platform makes it simple to store all important information in one centralized place, which saves time and reduces confusion. I also like how easy it is to quickly find the information I need for myself and for owners, which makes communication and workflow much smoother.

Cons

The biggest drawback I’ve noticed is that can be slow at times, occasionally taking several minutes to load. This slowdown can disrupt my workflow, cause delays in handling tasks, and sometimes make phone conversations with owners less efficient. A faster, more responsive system would make a big difference in daily productivity.

Pros

user interface is easily learned and teachable. Support is available for any questions. And I find it a good value for the money.

Cons

I am still learning systems integrations and customization. It’s a little clunky- but like everything once I know the processes it will get easier.

For a management perspective it's wonderful. It could use some more features for Board Members such as the ability to view past invoices without having an invoice uploaded.

Pros

Document uploads and ease of use. The project managers and onboarding team are exceptional and very responsive.

Cons

Board Members not able to view their past invoices on their portal. This is a common request we have received from several of our associations.

Pros

It reduced the length of time for inspection and streamlined work orders. I really have enjoyed watching grow

Cons

Needs more manager functionality. Ease of connecting attachments for email correspondence to vendors and attorneys. Needs better functionality and options for the manager on-site app.

I give at 8 out of 10 we love our accounting staff through Cinc (\[sensitive content hidden\]). They are amazing. I don’t know what we would do without them. And I also enjoy all the new features Cinc is coming out with.

Pros

I love how easy it is to use. All of my VA’s and Client Sevices staff have the ability to search quickly.

Cons

Response time to cases/tickets. Also, the release of items that’s aren’t fully ready or there are limitations that we are not aware of.

Once the system is learned, it’s a great platform. The support and increasing functionality and user experience has been a positive one.

Pros

Being able to have all of the information needed to manage well in one platform. Being able to submit support tickets and feedback and know we’re being heard is great!

Cons

Some of the formatting and website functionality has been less user friendly, but I am encouraged by the updates.

I believe this software is the best in the industry, but the applications do not connect. I’m excited to see how AI will be implemented to address this

Pros

AI implementation: love the portal implementation. Would love to see this feature available to managers. Would like all applications to be linked through AI so they become useful

Cons

Customer support: team is quick to give basic responses. We have used enough to have already tried these solutions on our own. They are quick to close cases. Managers are not at their computer all the time.

Pros

Learning about the new stuff that is being launched. Learning more about the system I was unaware of.

Cons

There are multiple steps you have to take to get one thing done. Not everything corresponds with the homeowner.

That you for having different session options, would maybe consider having some substance in Wednesday evening for a time slot to meet with our specific rep. So far they did not reach out to us and we literally have not seen them

Wide array of class options to be able to choose from, also enjoyed having many different speakers so could hear different perspectives

It felt like everything had the caveat of saying this is coming soon with possible dates, I would rather hear more about what is here then lots of ambiguity of future rollouts

The software is web based, with so many reports available. Everything links together with different aspects to the platform.

Cons

There's so much we aren't doing that we could be. Sometimes knowing where to click can be difficult for my users. Like downloading budgets to the queue instead of the normal download area on the left.

As a first time Up attendee, I wasn’t sure what to expect or if I would learn anything new. I was pleasantly surprised that the seasons I attended were informative and engaging.

Pros

I really enjoyed the General session with keynote speaker \[sensitive content hidden\] . His energy and message was a great way to kick off the day.

Cons

The thing I liked least was some of the sessions I would have liked to attend were offered at the same time. It would be nice to offer multiple times for popular sessions.

Support team is helpful and considerate. The software is incredibly user friendly and easy to navigate.

They are times where the file queue or batch posting takes too long to load or does not load at all.

Great! Still need work out some internal issues, but ready for the new launches! Very excited for the future!

Pros

User friendly and the mobile app has been great for our homeowners to use. The accounting staff likes how user friendly it is.

Cons

Struggle doing large batches of violations . Closing out work order has been challenging when smaller vendors don’t submit the invoices with same work order number.

Pros

We are currently going through implementation. The team has been great and the process has been efficient. Looking forward to all the new features and how this will improve our operations and the residents’ experience.

Systems is horrible. The reports are terrible for accounting. The automation is challenging to stop. I have accounts that say they are at the attorney's office, and they should not. I can't run a rental report, and I can't select buildings or owners for email blasts.

Pros

I have nothing good to say about Systems

Cons

is not user-friendly at all. Basic technology that TOPS used CINC does not even have.
