### "Tried the Rest and Stayed with the Best!!!"

Well thought out from the design of the website and the intuitive access to the different features make it easy to keep track of tenant communication, managing maintenance and repairs, and finding uploaded leases.

Pros

We love the ease of managing our rental homes. My favorite are the automatic emails and notifications when the rents are hitting our account. We are quickly able to scan and tell which leases are coming up for the next 30, 60 and 90 days which makes leasing a breeze. We love the customer service! We are able to call and get someone on the phone right away to answer our questions. We use Hemlane to keep us organized for our 12 rental properties. Self-managing is a breeze with them and we know we can always up the level of support we need anytime we need it.

Cons

I wish they had customer service hours on Saturday. It is so easy to get resolutions with them and also to give feedback. I wish that some of the boxes in which to type text were bigger. Like atleast this size instead of the smaller size.

Hemlane is a genious program, they make management,rent collection and tenant communication a breeze. When we ever have questions we just email them and their knowledgable team answers so kindly always resolving the issue smoothly and quickly!! Thank you Hemlane you guys are awesome!!

Cons

Nothing bad to say, I wish they had a lease renewal document that I dont have to dowload fill out and then upload...Otherwise they're the best!!

What u like most is the patients and the help service you guys provide and how fast you guys are any issue I have it’s addressed with tenants or my portal you guys have great customer service and I don’t normally do this but you guys are on it

### "Hemlane is my preferred PM Software."

Overall I really like using Hemlane for our PM software. I've used other systems that initially seemed better because they were more robust. But more options doesn't mean easier, or even useful. Hemlane has what we need and I'm happy to be using it.

Pros

The thing I like most about Hemlane is that it is so user friendly. Not only is the system easy to use, but I can always google a question that directs me to a step-by-step guide in their system I also appreciate that customer service always gets back to me. I know I won't have to chase them down for help.

Cons

The hardest part isn't even really about Hemlane, but rather onboarding a new client. It'd be easier for everyone if I could create the client account and get it all set up. This is especially difficult for overseas clients.

### "4 stars for now"

I like the software. I'd used it while working with another realto/property manager and found it much more user friendly and able to adapt to the needs of each landlord client and tenant client. However I hadn't experienced the set up process so when I finally took the plung and subscribed to the software, I felt a little abandond by the lack of immediate support availability.

Pros

I really like the flexibility of the Hemlane product. It's good to know there are options for the different ways owners provide rentals and services to their tenants.

Cons

That I wasn't able to actually speak with someone. It seems that I could always get a call back from sales when I was initially looking at transitioining to Hemlane, but now that I've committed and set up payment, I can only get answers on set up challenges, by submitting a request and waiting 24 hours for a response, that then asks for more details, and screenshots and wait another 24 hours for another response. When I'm pretty confident, the issue could have been remedied with a 30 minute phone or zoom call.

It is more suited for the clients I have, most of them just own a few units and don't need a full spectrum of services, just the basics. However having he full spectrum of options available is certainly a perk for future growth.

They have different regulations about the types of banking accounts a property owner can use which made thing more challenging for those clients with a simple ADU or room to rent to track their information.

Very positive overall. I was introduced to Hemlane by \[sensitive content hidden\] (YouTube), a real estate mentor of mine. The more \[sensitive content hidden\] spoke with \[sensitive content hidden\], the more I realized that this product was the perfect fit for my small and growing rental business. The product is actually improving over time, quite impressive.

Pros

The Hemlane software is highly effective and has been a real time saver for me as a small landlord. The price point is very affordable and allows me to scale in size at a reasonable rate. Moreover the interface itself is extremely intuitive and easy to understand. The customer service is simply outstanding, extremely knowledgeable staff that can identify and solve just about any issue/question extremely quickly.

Cons

Maybe not knowing about all the new features and updates. A tutorial or possibly software update announcements with practical examples of the new features might be helpful. As for the scoring metric, 4 stars is a very high rating for me but imho there are always small ways to improve just about anything.

Great. It seems to do everything I need.

Pros

Tracks my properties. Lease expiration reminders. Tenants pay through portal and you can see who is late. The advertising aspect works well. cost is worth it!

Cons

inability to track income on a bi-weekly schedule. I have many tenants that like paying every two weeks when they get paid. I have to manually override. No app for landlord.

### "New Norm of Property Management"

Very satisfied. I recommend it to any landlords. My rental property was in a different state and that wasn't even an issue.

Pros

I have used Hemlane for 2.5 years and am very satisfied with its features and services. When I became a first time landlord, Hemlane was a life saver as it streamlined the entire process from advertising to communication with potential renters, background checking, maintenance setup, and all the way to payment setup. The fee is very reasonable too. I can't think of another alternative as I found the services by typical property management teams are extremely overpriced. Their customer service is super good and reliable. Especially, Lacey was very helpful, going extra mile explaining to me about some complex new features that I couldn't understand quickly. I would recommend Hemlane to anyone who's looking for an alternative to typical property management. This should be the new norm of property management!

Cons

Nothing at the moment. I didn't use their repair service coordination because I could handle it with my home warranty myself (only a few cases).

Its going well so far! \[sensitive content hidden\] great working with Logan to understand the platform and get educated before registering. Seems to have the functionality I need with products and price points that are very competitive. Biggest wish is for the App version to make it a little more mobile friendly.

Pros

Hemlane is quite intuitive to use and very simple once you have done a task once. Very handy in collecting rent and tracking payment status / back money owed

Cons

I would love for there to be an App version of Hemlane so I can easily manage my properties from my phone and allow tenants to access it easier. I am finding that prospective tenants are hesitant to apply if they have to log in and do it through a browser.

Pretty good. There are enough gaps & issues that I keep my eyes open for other property management software platforms to switch to, but have chosen to stick with Hemlane so far.

Pros

Price feels about right for what you're getting. Hemlane team is pretty responsive and I've good experiences with their tenant placement service. Have had no issues managing tenants using the software. The support resources are valuable - especially if you're just getting started in property management.

Cons

The software itself needs some serious UX design attention - specifically in the prospective tenant workflow/module. There are aspects of the software that seems like the product manager/development team have never used the software and/or don't understand how their users interact with it. In one instance after submitting a support ticket, Hemlane's own customer support admitted that they recognize some portions of the software are misleading.

Pros

Unique management style that i wanted to try out. They do all the bookings, showings and recommendations for your final selection.

Cons

The repeated cliche correspondence after people apply to properties. I think it should be made more personable to each induvial application's situation

Hemlane is a huge relief. The benefit is an amazing virtual staff that offloads my burden of involvement greatly! They are always super fast, respond quickly over message in the website. Peace of mind due to initial support in the eviction assistance stages is invaluable.

Pros

Extremely courteous and dependable customer service for me and my tenant! Ease of tracking and payment of expenses through a one time setup Benefit of them willing to work with my home warranty or through their own network - double the backup!

Cons

Web app is clunky and slow to use on the phone. A native app would make my life a whole lot better. A few outlier cases like collecting rent in full up front, finding numbers of past technicians, changing bank accounts can be painfully hard. I also sense Hemlane phone assistance is good to me as a landlord but my tenant does not get same level of phone service. Also, somehow the number to call for tenants seems always hard to find. Maybe put it front and center?

10 out of 10, recommend quite frequently.

Pros

Portal is very user friendly for both tenant and landlord, but the best part is the 24/7 North American staffed service coordinators. They rock!

Cons

I wish there were more options to customize expense categories. I don't need nor will never use all that is listed but yet I have to scroll through it all.

### "Impressive turnaround time from customer support team"

I am impressed with the speedy response time from their support team. You will never get stuck.

Pros

Reasonable price. Ease of set up. Provides sufficient features required for property management needs and continuous improvement.

Cons

The showing management feature needs improvement. Eg. After you send out a showing appointment request to a client, you cannot send a different showing appointment after canceling the previous one.
