Hemlane is still excellent and a step ahead of other self management softwares, because there are efficient maintenance coordination staff.

Pros

Extremely comprehensive self management portal. Virtual assistants dealing with repairs are also very efficient.

Cons

The invoicing - it does not break down which property's charges. Makes it hard to report each property's expenses.

Overall, we are so glad to have one place to handle all things property management. We love that they even help in posting vacancies, providing templates, etc.

Pros

I love that all contact and payments with tenants is housed in one place. It really streamlines the process and has ease of use.

Cons

We have had issues attaching our bank account to platform. We have felt a bit ignored by the staff as we have tried to fix the issue. Customer support could have improvement.

### "Payment processor assistance"

We had a tenant attempt to rescind a payment on their side, which our bank naturally blocked. This triggered the normal security precautions, but would have shut down our payment processing throughout the next billing cycle. \[sensitive content hidden\] saved the day; it is not hyperbole to say \[sensitive content hidden\] saved me tens of hours of work and tens of thousands of dollars. Thank you, \[sensitive content hidden\]. I owe you one!

Pros

The customer service is timely and precise. The transparency of my customer service was unmatched and honestly a level of helpful I have never experienced anywhere else

Cons

I am not confused about the payment processing safety trigger, however, I am confused how a tenant’s misuse caused my ability to receive payment to be put on pause. The tenant is contractually obligated to pay the lessor and at no point should ever have the ability to rescind a payment after submittal. I have the ability to refund the tenant and would naturally go through my own accounting to deem if a refund was warranted or not. The fact one tenant being an idiot can crash my system is odd.

Pros

The quick response from Customer support at anytime of the day. I have made multiple request that needed to be fulfilled and customer support scheduled veru quickly for maintenance. Pinata credit reporting is also a huge plus!

Cons

Not necessarily a con but an app for renter use would be helpful. Emails seem to be constant which tends to fill my email box up.

Really good. Lots to explore. I have already attended a webinar discussing self management. Thanks to\[sensitive content hidden\] etc.) I have now progressed to self management of my out of state property several months ahead of schedule.

Pros

I was in a very sticky situation with my Property Manager who was terrible, and wasn't doing her job. It took quite a few phone calls over several weeks to fix the situation, that required some finesse, and \[sensitive content hidden\] were up to the job! Thank you so much.

Cons

Really not too much. I liked the webinar about self management. I don't know if I would trust all potential renters to return the property key 100% of the time, and not damage the property in any way (I know, very conservative approach), but I am open to learning more.

The Hemlane platform is easy to use. It helps me manage the properties that I manage for my clients. The best part of Hemlane is the people. They respond on weekdays and weekends to make sure all is well. I really enjoy working with Hemlane.

I like the flexibility of the platform for prospects, tenants & the organization of it. I like the automated messages, showing reminders & presets.

Cons

I cannot reschedule or cancel then schedule showings, I cannot see all my property inquiries together for all my properties. Hemlane does not put enough emphasis when messaging clients about showings that they must confirm!

Overall my experience with Hemlane has been awesome. Its easy to collect rent, manage maintenance and share documents with tenants.

Pros

I was apprehensive about self managing multiple out of state properties but Hemlane has eased my anxiety. Easy to set up and use. Customer service is excellent so I don't feel like I'm going at this alone.

Cons

Response time on maintenance with Hemlane's chosen vendor could have been better. But I will still continue to use Hemlane.

It has been phenomenal. Really.

User friendly. Clarity. Practicality. Website layout. Credit reports & Background checks Tool. Responsive customer service.

Cons

Hemlane could have a little more flexibility in the automatic questionnaires prospective tenants receive when they first inquiry. Or we—users—should be able to customize those initial questions. For instance, Hemlane asks whether the inquirer has a "pet." Since service animals are not considered "pets", that question could be misleading when screening someone. While having a service animal is totally fine, some prospective tenants might lie saying they have a service animal when in reality they are actually trying to sneak a pet in. A better question would be: "What animals do you have?"

Excellent. I'm glad we chose Hemlane. It is my secret tool that i don't think many landlords have heard about. The big names out there dominate the market, but we tried a few of them very systematically and i wasn't impressed with them at all. As an owner that wants to take 10 units now, to 100 someday, i put A LOT of time and effort into evaluating software to try and select which one was going to be the best for our goals, grow with us, and also help us grow.

Pros

This software was made to make your life as a landlord easier and streamline many of the steps and tasks necessary when it comes to managing tenants. I spent quite a few hours filling out a decision matrix to select which software platform we were going to use. Hemlane was the easy winner with the items which we weight heavily and features that we wanted. Most of our weights and preferences stem from wanting to have a very streamlined and efficient property management system.

Cons

I think that coming on board and understanding how the Hemlane process works from the time a prospective tenant is interested to the time they are all set up as a tenant was not very well communicated. We kind of had to figure it out on our own. There is so many little nuances with what the software does, how it communicates, how it advertises, what happens when a prospective tenant reaches out from a 3rd party site via email, etc. Thought the software is set up great and i wouldn't change much, but some training when purchasing the product for the first time would have eliminated a lot of headaches and questions for instances like were mentioned. Also, PLEEEEEAAAAASSSEEEE make an android app. The mobile version of the site does not seem to work well. Both myself and tenants have had problems with it.

Our Absolute Requirements were as follows: 1. Online payment Capabilities both to and from tenants 2. Automatic Late Fees 3. A maintenance tracking and communication portal 4. Automatic lease tracking and renewal notifications Weights used to make are decision were as follows: 1. Cost (total cost per month, screening and background check cost, total setup cost) = 30% 2. Number and type of Advertising sites = 10% 3. Technical Support = 10% 4. Mobile app, Mobile friendly capabilities = 10% 5. Prospective Tenant, background and credit check structure/process - who streamlined is it? = 20% 6. Sheduling calendar for showings for prospective tenants and how it wors = 10% 7. Aesthetics/Layout/Ease of use = 10% Hemlane had the highest in many of these categories compared to the softwares which we investigated.

The set up is easy and pretty much smooth if you are great with digital online sites and apps. I would suggest Hemlane if you just want to get your rent collected. You are better off getting a professional on your own if you need anything else from them and their are a lot of apps and services out their much cheaper for this . They try to seperate themselves online as a better alternative to ripoff property management companies but they are no better and should not offer upgraded services that they cant stand by. STAY AWAY IN MY OPINION IF YOU NEED MORE THAN RENT COLLECTIONS.

I like that the software had great reviews online that I now feel are paid for or fake. I lke that they give different opitons. That is the great part about the entire service.I like that you can call someone when you need to resolve and issue. IF you don't agree or want anytype of refund that will email you marketing and send your phone number to voicemails

Cons

They don't give you any type of guidence on how to use the app. You have to figure out everything and that is becasue they hope to mislead landlords in my opinion.They make you get their highest plan in order to inquire ther real estate agent services.They are misleading about their real estate agent services.They require you to get their lockbox and never explain that an agent will not be involved when showing your property.They will not let you remove your payments and will try to charge your bank accounts first to avoid chargebacksThey feel moody and annoyed when you call them about problems or questions. They will not work with you if it is a misunderstanding.

A few of the tenant processing features could be cleaned up and simplified. They are actively taking feedback and providing updates.
