The construction lending management is so versatile. Their customer support in relation to draws is phenomenal. The whole operation is a very smooth process in an industry surrounded in chaos. Pros Land Gorilla optimizes construction processes, and my favorite functionality is the Encompass Integration. Cons There really isn't much to dislike about what Land Gorilla offers in the Construction Lending space. If I had to nit-pick, I would say their overall website design could be upgraded. Owner Construction Used the software for: 1-2 years ### "It's a Challenge" May 26, 2026 2.0 It was miserable. I was doing the best I could and rarely had a glitch-free or challenging draw. Maybe it is a budget product with a low grade back end? It felt that way. Expect a struggle and expect support to be clipped and impersonal. Pros It is a good idea that is trying to streamline documentation, payments, and tracking of signatures for a contractor, owner and banking more efficient and effective. Cons This list here is long. I found customer service to be a challenge. I watched the YouTube videos at the beginning of the process and went bug-eyed several times. The most glaring was just because they keep saying it's easy, simple or quick - doesn't make it so. It's not any of those things. I had lots of technical issues with logging in, pulldown menu glitches, documents uploaded and then still needing to be emailed, and screens being absent. I was told I needed to keep messaging with a different loan number. The loan numbers came from the messages themselves. I had been using the program with a lot of challenges with no access to the budget spreadsheets. It never loaded. Once the problem was solved after many emails and lots of back and forth. No one apologized and felt like I was the problem. I will admit I was irritated, but never rude. I never felt like much more than a problem and felt more at odds with them. I dreaded using the website and dreaded worse nothing happened once. There were often corrections, adjustments to totals and surprises. I did have the same customer care person most of the time. Maybe that is a perk to some. Sometimes onesite sometimes land gorilla. I never understood that. I have worked for shops in past that relied on Excel spreadsheets to manage renovation projects. This system is so far advanced from an Excel spreadsheet, it would be like comparing the Flintstones to the Jetsons. (I realize I'm dating myself with the reference. ;)) One small feature I particularly appreciate is the system's ability to accurately track interest earned on the renovation escrow accounts. That is a feature our corporate accounting system cannot duplicate. Pros The Land Gorilla staff is incredibly helpful and friendly. Their training during onboarding is thorough and they are eager to provide ongoing support. The platform itself is one of the most comprehensive I've seen for draw management. Using it greatly reduces if not eliminates user error and serves a vital function in making sure projects progress. It also empowers fewer draw administrators to manage a higher capacity of renovation projects. Cons While I appreciate the messaging component within the system, external parties are less eager to adopt it. I prefer it as a single point of reference for all tasks, milestones, communication, etc. Since other parties prefer using regular email to communicate, I do appreciate the system's ability to pull those messages into and document them within the loan file. However, the external parties must include the appropriate LG email address, so there are times when communication outside of LG is not captured. Also, 203(k) Consultants have been reluctant to use LG"s software, citing a duplication of efforts. My observation is that LG's system is more accurate and reliable than a Consultant's personal records. I would like to see the Consultant community embrace this system vs. complaining about it. Reason for choosing Land Gorilla I had previously used CLM at another company and would not consider an alternative. The service and the product are just that good! Cons The only con I have is getting a message that I will be logged out for inactivity but I'm in the system scrolling. Being able to view documents received for the file in the document center and communicating with the reviewer through the communication log is a great benefit. Cons The visibility to see all active files in your pipeline is a feature that need improvement. As it stands today that visibility does not exist. I would recommend it to someone whose sole duty was dealing with financials on the construction side, but for someone like myself that only deals with it slightly every once in a great while it seemed overwhelming. Pros The pure amount of items that you can do with this program is amazing. Cons There were so many things to do that the ease of use at times would get very difficult trying to navigate throughout the program and get to what I needed in order to make it work. " November 14, 2023 5.0 We love Land Gorilla overall, it has really saved us time, money and energy since we have integrated with them in late 2021. We wish we had done it sooner! Pros It's ease of use, and the inspections. We receive the inspections back usually within a day, and they are cheaper than using any of our regular appraisers. We love the customizable reports, and being able to use the system for Commercial and Retail Mortgage loans. Cons There isn't much, but I wish I could order title updates thru LG, I understand there is some type of solution, but it did not work for how we operate our business. Software" November 17, 2023 5.0 Our firm has been using Land Gorilla for almost 3 years now in our primarily construction lending-focused company. Our experience has been very positive to-date. We've appreciated their employees openness to feedback as well as the constantly evolving set of tools and functionality available within the software (updates are frequent and substantial). It's flexbile enough to work with our loans which feature relatively non-standard terms (we're a private, short-term Lender), but also has a lot of typical, important features you need to lend on construction projects. However, we use it even for our loans which feature small construction elements or no construction elements at all (to track interest, fees, term maturity, etc.) We intend to keep using the software and are starting to explore some of the other available elements it offers that we hadn't previously used (investor tracking, for instance).
