Pros: The product itself is great and very intuitive. The mobile app is very helpful for the entire staff.

Cons: Support is really lacking. I would like to just call and get support, rather than submitting a request and waiting for an answer. I've submitted a request once and was told that what I was requesting was not supported and that I should make a suggestion. I feel that I'm already communicating with Appfolio, why do I have to re-communicate to Appfolio? The support person should have said that the feature I was looking for will be passed on to the appropriate department. I get the impression that the suggestion board is mainly a feel good function and not something that Appfolio takes seriously. I base this on the fact that there are suggestions that have several votes, have been on the board for several months and not getting a response. As an example there is as suggestion for lease expiration notice which has 1,231 votes and was suggested May 2015. It was not responded to until February 2016 and we still don't have this function. What's really funny about this particular function is that before I went to Appfolio 5 years ago I had this function on my website that I designed and had developed. This is just proof that Appfolio doesn't listen to it's clients

Pros: The program is web based making it convenient and compatible with today's lifestyles. Also is user friendly with easy access. The support staff is readily available and quick to respond. When there isn't an immediately solution, they investigate and provide remedy.

Cons: There is no ability to upload management agreements yet. We want to be able from the initiation of management proposal to enter into system and then have signed and returned. Also a means of tracking return signed documents.

Pros: Love how easy it is to manage multiple users and multiple properties. All the features make it easy for tenants and owners to access their needed information.

Cons: Customer service has slipped since we first started with Appfolio (in 2011). Used to be very responsive, now it can take 24-48 hours to get the help that is needed.

Comments: AppFolio is truly an amazing product. Assuming that the data in the cloud is adequately protected and backed up, and that online availablility is in the "five nines" vicinity (which it seems to be), AppFolio is a real time-saver for accounting AND communicatons. Well worth the price.

Cons: Limited options for envelope / label printing within the online product. Need improved ability to customize and format letters, emails and statements.

Pros: What we love about AppFolio is simply not just the software but having a trusted and dedicated partner in managing our properties. This cloud based solution is easily accessible from any PC or Mac, tablet or phone. With constant enhancements and updates the database stays well ahead of the curve in answering demands we have yet to make. The engineers and coding experts at Appfolio often provide us with tools and the means to handle any scenario when setting up a unique billing model for a unit based on surcharges that we might wish to use in capturing an alternative revenue stream that we must track. We are very fortunate to have found Appfolio and rely upon our partnership with them to provide our residents with online payment options and allowing them to access payment history and to create tickets via an online maintenance request. Excellent reports and the ability to modify them on the fly allows us to access information in an easy and convenient way, providing us with a crucial link in working seamlessly with our Accountants.

Comments: Not at this moment

Pros: Easy to use and ability to use with a desktop, in any operating system, with a Phone and with a tablet. This is especially very handy to those of us on the road, visiting properties.

Cons: No cons, really, only that as I use the system in many devices, I get a lot of "we don't recognize your computer" and I must get a code to be able to enter it to open the program.

Pros: Appfolio is sooooo user-friendly and easy to navigate and I am LOVING appfolio, the reports are easier to find, create, and navigate through as well.

Cons: some of the updates/suggestions need to be implemented more often than they are. If we ask for it, for the most part, we NEED it, and it would save us time (that we don't have extra of) to do some of the things that we need to do or reminders that we need.

Pros: Being in property management since 2006. This software is great and easy tool for a property manager stand-point. very user-friendly

Cons: I have been on the accounting for 7 years. Appfolio program is property manager friendly but not really on the accounting stand point.

Pros: The ease of working with every aspect of Property Management from the tenants to the owners and everything in between!

Cons: Customer support. The fact that you have to submit a request is very antiquated (and time consuming). Other software programs have various options available to reach support from a chat feature, phone call, or FB group.

Pros: Very easy to use and it gives the ability to work out of the office. Tenants are also about to pay rent more easily now.

Cons: Some of the accounting features are a bit tricky to figure out so you just have to be careful during the switch in that category

Pros: The ease of all of the features. I love the program and what it does for our company. Customer support is also a huge plus! They're always fast with getting back and follow up with you to make sure your issue got resolved. They just go the distance to make sure you understand the issue you may have or answer any questions about new features you haven't used.

Cons: Some features are confusing and don't make sense. Could be "dumbed" down a bit without having all the extra steps. There are also some features that I feel like we may be able to get use out of, but they aren't high lighted as much. Like the inspection aspect, I feel like we'd be able to use it but there's things in there that needed to be added. Also we would love to be able to write down keys/fobs that each tenant may have in their "units", but it only gives you the option of the key number. Just a couple things that need to be tweaked for us to use them efficiently.

In regards to Key Tracking, you can add the Key ID (for example, the code or name that is on the physical key or key ring), a description of what the key is for, and the total number of those keys available. You can also navigate to the key record of the key you need to check out and click the Check Out task. Type the name of the person who is checking out the key. This can be an owner, vendor, tenant, homeowner or staff member. Enter comments about the checkout, for example why it's being checked out and when it's expected to be returned. Hope this helps and thanks again for the feedback!

Pros: The easy layout for tenants is the great. Appfolio's syndication knows how to market your home to the right target audience. I use primarily RentLinx, which is one of AppFolio's services that specializes in advertising rentals to other sites like Craigslist, Apartments.com and many more. It¿s user friendly and customer support is usually really good. There are so many reports that can be pulled as well as keeping up with our vacancies and upcoming move outs for our property.

Cons: The only thing I'd like to see different would be the system's payable will default to only show bills due as of today or up to 1 week behind. We have to change these dates every time we print cheques. Pricing is also on the high side, which isn't ideal for a boutique company on a budget. I also do not like that when doing a move out the owner doesn't see any of the transactions on the owner statement so they know what the funds were used for and what they were actually receiving.

Overall: It makes getting leases signed and deposits paid easier. The ability for tenant to pay rent and other charges online is also very helpful. Now that you can email through the program it keeps a better record that everyone can see.

Pros: This product was the most versatile in comparison to it's peers. We worked with mixed portfolio with over 2000 units multi-family with retail components and this software provided us with the best all-in-one tool for accounting.

Comments: The program is amazing and makes the property management life way easier.

Pros: -Easy to pull reports -makes processing rent collection simple -Easy to use -Support Team is amazing and super helpful -You can suggest features that would be beneficial to you, and the Appfolio team can work on getting those particular features added (depending on consumer demand)

Cons: It would be nice if there was an option to view "Utility Information" on the reports instead of going through each property individually.

Pros: The updates and the "what's new" feature are great, this software keeps evolving along with our business. Ability to mass-email or mass-text a property is great, and all the recording-keeping is great for peace of mind. Can't possibly imagine doing business without the organization of AppFolio. Universal Search is great, fast, and efficient. The mobile app is great.

Cons: The customer support can take a while, as in, there is no direct call option. Submitting a support request and waiting is fine most of the time, but having an "emergency" option would be great. Lack of specific rules for rent controlled areas. For example, Oakland and Berkeley have different rules for rent control and we have to constantly edit the auto-populate letter. It would be fantastic to have the option to have the option to have a different auto-populate letter for each property. Each City requires different things to be referenced. Charges are often auto-generated in the middle of the night when you manually onboard new tenants. For good record keeping, it's helpful to record when a rent charge started so we know accurate historical data and another way to know when tenants are eligible for a rent increases. But when we do this the system creates a charge for the current month in the middle of the night, which has to be manually reversed. The flow from application to move-in is very impressive, but AppFolio isn't as smooth when you take over management of a property that already has tenants, which is almost always the case. We've received some negative feedback from the call center, including a time where a tenant called to complain about the door being on the wrong side on a new fridge. The tenant said a female employee laughed at him. Personally I think this is hilarious, and there is a part of me that is glad she laughed at him, but it just made matters worse. Also the occasional complaint about not being able to get through to someone. There are requested features that seem reasonable and have a lot of support in the online community, but they don't happen, or at least not right away. I suppose you don't want to spoil us, but things like "weekly recurring work orders" and being able to toggle "payments required in full" for individual tenants seem like things that happen. Ultimately these are good things b/c I assume they will happen, but almost having the feature is painful. Electronic Payment requires a cell phone. This is kind of strange and would love to be able to just submit payment without the phone.

Comments: I think it would be great to have the owner statement be a live feed and only do monthly statements when we close the month. This way owners will see whats happening live.

Pros: Its great to have a web based product. Ease of pulling reports and keeping track of tasks. Text messaging has been a blessing! It creates ease to communicate with our tenants who are commonly using their phones.

Cons: There are a few things that happen in accounting that require an extra step. For instance, any reversed or reapplied receipts do not change the management fee charged when posting fees so I have to manually audit.

Comments: The customer service experience was very helpful and thorough when I had a question.

Pros: All of the features seem really easy to understand and use. With no experience, I was able to navigate the different tabs and pick up using the software quickly.

Cons: I took over for someone and since cannot receive text messages from her previous contacts. My boss needs to forward all communications and I find that inconvenient on a few levels.

Pros: Really drag and drop features. Also love how easy it is to edit and correct my mistakes.Very user friendly.

Cons: I wish it had two things the ability to enter inv # in the chk memo on WO, & it would add a copy of the inv to "Charge tenant."

Pros: Being able to accept payments via checking and especially through the cash option with the bar code. Ease of use concerning work orders and tracking of maintenance. Ability to document the details in the system.

Cons: Sometimes I would prefer being able to speak with a live person. Also, Tenants have complained about wait times over a period of different times with the maintenance line( not just the holiday time which is what customer support tried to say). Pros: The Search which is on every page bar is the best feature of the entire system. I also like the ease of use for our tenants and owners.

Cons: Appfolio's accounting side is very confusing and does not work as expected with the suppressed account

Pros: Easy to use, great interface, great reports, logical flow of information

Cons: Appfolio customer support specifically with screening. Don't hear back from department for extended periods of time and loose prospects because of it.

Comments: Overall a very easy system to use with a very responsive customer support.

Pros: Online payments are very helpful that make every day functionality more efficient. Work order system is also helpful.

Cons: Can¿t set specific tenants as non taxable if they¿re in a taxable property. Refunding a tenant is too difficult of a process.

Comments: Overall, the software is very user friendly.

Pros: Search function is awesome. Accounting features are very thorough and lots of reports to handle accounting. It has made our month end processing smoother and less time consuming.

Cons: The cost is a concern. The move out process is a little tedious and 1099 processing for ownership changes are quite cumbersome.

Cons: Customer Service is HORRIBLE. They might as well not have a customer service department, save the money, and pass it on to it's customers. Their FINANCIAL system is a JOKE. It cannot even do a BALANCE SHEET. Please STAY AWAY. Save yourself money and AGGRAVATION!

Pros: I find this product very user friendly. Even someone with no AppFolio experience has little difficulty navigating the system.

Cons: It would be awesome when attaching bank statements, mortgage statements, invoices, etc- if we could have folders to put them in (bank stmt folder, invoice folder etc.) Right now everything that is attached to the files is in one lump and the more items you attach the list can become rather large and you have to search through every attachment until you find the one you are looking for.

No customer service help when needed.

Pros: Appfolio was very detailed on the report. You could write notes in each section. I liked how residents could pay rent on line. I liked how you could also track your work orders, but I did not like how your work orders HAD to be attached to the bill for the owners to see.

Cons: If I had a question, I wasn't able to call. I had to send an email and then I wouldn't receive a call back for days. My business came to a stop with some issues, because it is all linked and 1 thing is connected to the next.

Overall: Not much. My life was very stressful due to appfolio. Once I switched, I realized the ease that I could have had all along.

Comments: Appfolio has been great for me. I am a owner operator of about 50 rental units. It has made running a this business easier and more efficient.

Pros: It has just been easy to use for me and my tenants. Also, appfolio seems to always be striving to improve their product.

Cons: None that I can think of. It just always seems to work well. I was worried about my tenants being able to use something like this but with very little effort they have figured it out.

Appfolio is a very good software for Property Managers.

Comments: I love that I can send leases electronically! Online bill pay is AMAZING!! I have properties covering a wide area and these functions save me time and money!

Pros: I love that you have everything at your fingertips! I can check work orders, text a tenant, and directly email vendors anywhere I am! I can work from my phone, my computer, or my tablet!

Cons: The accounting is a little difficult to figure out at first. Costumer service is sometimes not one point, I receive an email telling me what I'm doing wrong but its's easier to figure out actually talking to someone!

Comments: Using appfolio is quick and easy. I am thankful for a product that goes with me wherever I need it to be.

Pros: I appreciate the flexibility of working from anywhere I choose. Not having to be "chained" to a desk certainly has changed the face of our business. Appfolio is always making changes to increase our productivity by taking things off of my plate (ie- reports that I no longer have to generate individually, auto responses, reminders, and the online portal just to name a few).

Cons: I would really like additional options in the letters and reports section. It has a large variety, however, there are some fields that I am not able to merge because they are specific to an owner or tenant. Also, I have been asking for several years for an Ad Hoc report. That would make my day! An upgrade to the owner portal for them to sign bids/proposals, sign new mgmt agreements would be great, too.

I have been working with/in AppFolio for 6 years, it is the best out there.

Pros: Easy to use. I can use it literally from anywhere and i have. The color scheme is easy on the eyes and i am have one of the windows on this screen throughout the day. The accounting side is easy and with their tech support they make it so easy to respond to my endless questions, my questions have diminished through the years but their service still is spot on. I love how they keep enhancing the product and how I can go to yearly updates and they show me in afternoon what is new and how i can get hands on help.

Cons: Sometimes on my phone the easiness of the program is lost so i need my IPAD to see everything but it still works. Their yearly review is only once a year and there is so much to learn.

Overall: the easiness of this program allows me to show my team how to use the system without having them take a separate class to learn. It is really simple and they can have limited access while i can still oversea everything they are doing and see what i need to still do on every project.

Great options for tracking rental information (owner, tenant & vendor).

Pros: Very user friendly. Offers many options for monitoring rental information. Really like the variety of tracking report available.

Cons: The problem or least favorite option is that notes documented in the system are not locked in and can be edited or changed by anyone. This is not a good feature and should be changed as documentation can be changed or altered.

Overall: I have worked for two real estate company that have this software and it has helped up do a better job overall with tracking the many aspect required in this business.

Pros: I have grown to love this software, it has not always been my favorite but a lot of nice updates have been happening lately that help make my job much easier.

Cons: The customer service to this software can only be reached by submitting a request and waiting for someone from the company to get back to you. We have also been receiving a lot of complaints from tenants regarding the 24/7 Contact center that is available to maintenance, stating that they are on hold for extremely long hold times or no one even answered.

Comments: We love this product so much, I wish they made a regular business accounting product, because I have so many friends that need a good program for their businesses, because they hate Quickbooks!

Pros: We had an old competitor's program for property management software, where we were required to buy a copy for each machine. And support was an extra fee. Not only do we save money on the program itself, but in time doing the actual account management. Everything from start to finish with a tenant, as well as the day to day accounting, is leaps and bounds ahead of the old program we were using.

Cons: Only down side is our tenants can't pay online since they are commercial instead of residential/multi-tenant.

Pros: Tenant access and ability to pay online is huge. Most of the work-flows are good and save redunent work on or part. The contant updates are often improvements and appreciated.

Cons: The constant updates often disrupt the former work-flow had been learned. Sometimes the updates are not improvements at all. There are certain aspects of the system which are too rigid and not able to be customized for our companies use and desires.

Overall: Cloud system that we can access anywhere. On-line payments at no cost to the company.

Comments: Seems like we have been bounced around a lot between technicians. I understand that there are people in certain areas of expertise that are assigned during specific periods because they are experts and should therefore offer efficiency in that process. My comment refers to more to just general support, if you are talking with multiple techs we have found we get differing answers, some not correct for our business model (commercial) and it has lead to a fair amount of negative work on our part. We also had to hire a consultant to lead the effort and coordinate steps.

Pros: Interface seems quite user friendly. Technicians are friendly. There are multiple ways to complete tasks.

Cons: Support is not what was promised. It often takes several days not get a support ticket handled. When you are a busy and overwhelmed property manager you need the help within 24 hours so you can accomplish your duties. Waiting 2-3 days during the migration/integration period (and any other time as well) is not conducive to work flow. In 2 days managers are often tied up with other mandatory issues and duties.

Pros: I like that it is more user friendly than other property management software out there. I also like the global search feature, makes it really easy to find anything! As an accountant, I don't visit many of the actions featured in your software, but the user tutorials are great if I need to learn a new task, and support is fantastic!

Cons: State of California reporting regulations are hard to accommodate with this (and honestly, most) software. It is impossible to see total cash (owner money AND security deposits retained) totaled together in one report, either by property or portfolio. I can get the report that shows both cash and sec deposits, but it would be GREAT to have a column that would total GLs 1150 and 1160. The "owner held" and "company held" security deposit thing is very misleading. Bottom line, the management company either has the funds or they don't, and shouldn't be doing the accounting for it if they don't. More times than not, I believe this leads to many misunderstandings between property managers, owners and tenants. Its okay for an owner to hold the deposit, but in my opinion, the "owner held deposits" GL should not exist.

Pros: User Friendly.. Super easy to understand and use. Anytime I submit a request I receive a follow up email within minutes.

Cons: Appfolio is great, but if a con is required I guess I would have say the move out function. The only way to get a move out page (forwarding address, charges/credits) is to delete the move out date.

Comments: Hi, We are a growing property management company with a portfolio of over 900+ residential units (Multiple Buildings and Multiple Owners) We currently use two methods to account and manage our company which are QuickBooks and Excel. We will happily continue with those options after using Appfolio for eleven months and not obtaining the results that were guaranteed and expected. Cons: -No Support (Appfolio sells on having 24/7 support for your company, calls are routed to call center of trained reps who have never managed a company, different rep every time there is a support request, Making it extremely difficult to train a rep on your company to be able to adequately answer your question. especially when you're being rushed and only given minutes to ask the questions) -Limited User roles (make sure you only have about 5 employees that are able to view all accounting or no accounting information) -Accounting (Cannot transfer fund between properties, cannot apply individual credits to vendors, cannot consolidate reports) -Move outs (Support does not understand funds being transferred from Security deposit account to Checking and cannot help reconcile those funds) -Many more cons

Comments: We searched for a new software company for 2.5yrs. A long journey, but so thankful we went w AppFolio. It truly has changed my life. An enormous time saver, e are also going paperless. I am a super fan, frankly!

Pros: Many things to love - portals, tracking of leads, user friendly, reporting, mobile compatibility. Tenants and owners love it. Also appreciate the constant improvements and updates.

Cons: The biggest negative for me is the inability to do correct accounting when there is a lease renewal NOT on the first on the month. It is quite complicated and accounting always having to make adjustments.

Pros: We haven't used other Property Management Programs. There is really no need to, you provide just about everything we need throughout the Management process. The login in and tracking of every ones actions give us the peace of mind, knowing every ones actions are accounted for receivables and payables, for trouble call maintenance and vendor tracking. We love the peace of mind you give with timely and knowledgeable technical support. Applications and Leases, utilizing digital signatures are perfect for tenant activities.

Cons: The only negative or limitation that is Definitely a must is!!!!!! Being able to transmit and digitally sign Management Agreements. If and When that is done I would rate you 110% as apposed to my current rating of 99.9% THANK YOU

Comments: I love Appfolio over all. As mentioned before customer support is sometimes slow to respond when you are working on something and need immediate help. Phone calls are sometimes necessary and a faster way to resolve an issue rather than spending 1/2 to a whole day emailing back and forth. We did recently receive Imran as a rep and his response time was excellent.

Pros: Appfolio is extremely user friendly, love that tenants can pay online and make ecp payments via 7-11, ACE & CVS

Cons: Customer support is handled through email & is irritating waiting for someone to contact you. It would be nice to contact support directly and speak to someone immediately the same way as your sales department.

Pros: As a Leasing Manager, I love the online leases and renewals. This saves me SO much time especially with following up with tenants I haven't heard from or still need something from. I also love the texting capability as this is very helpful with showing appointments.

Cons: Anytime I have a thought of 'I wish AppFolio would do 'this'', it seems an update comes up fixing just what I wanted. I work primarily in the Leasing features and the only small complaint I have is all the hoops I need to jump through when leasing a property several years out. I can't start a move out process on a tenant that hasn't moved in yet. This happens often for us with student housing.

Comments: Overall, a great property management program. It would be beneficial to new customers to have a more detailed accounting introduction. Most people do not understand double entry accounting, which Appfolio requires, when they begin and that causes massive problems which is what we encountered in the beginning. We are still working on fixing the mistakes made during the initial set up and beginning accounting.

Pros: Ease of use and functionality. The work flow and various ways to report activity is great along with the ability to track everything related to a property.

Cons: How difficult it is to get new features instituted that have been voted on by hundreds of customers. Why there are many helpful features introduced all the time, there are several that would be very beneficial to us such as: Photos attached to inspections, work orders, etc. The tenant may think it is a plumbing issue, & turns out to be a HVAC issue, etc. Allowing tenants paying to choose what they are paying to reduce the amount of journal entries required due to correct misapplied payments.

Pros: Appfolio has been amazing. They have streamlined our accounting process and made it so much easier for residents. We were hesitant for years to switch to an internet based accounting system and leave our windows based system behind, but I am so glad we finally took the step. But, the best part of Appfolio goes beyond the software. The staff at Appfolio are amazing. When you submit support requests or feedback they really listen to you and respond. The system is always changing for the better and I love that!

Cons: With any software change there are things that are different from my old software. The amazing thing is that Appfolio is always upgrading, changing and making things easier.

Pros: The history of financial entries, the ease of finding mistakes and or problems to be solved.
Being able to go almost paper-free.
Having customer support for problems we can't seem to solve.
The fact that this software does so much more than just accounting-including work orders, advertising, applications online, and the ability to attach documents to owner and tenant files.

Pros: AppFolio is very easy to use and a lot of it is intuitive. The features are extensive (even more than what we need in some cases). Customer support is very responsive when there is an issue.

Cons: AppFolio is continually updating and tweaking functions in the software. Most of the time this is a "pro" -- but sometimes there will be a change that causes us to have to redo the way we do things. Also, we have some issues with e-mails sent out through the system to owners/tenants that are getting blocked. When an e-mail fails & there is an error, it would be nice to be notified so we know the e-mail did not go through.

Adopting AppFolio has been one of the best ideas we could have ever done for our company

Pros: AppFolio is very simple to learn and use. The owners love the format of their owner statements. Check run and book-keeping is very efficient on AppFolio. Tracking information is one of their features. There are so many types of reports that AppFolio can generate. 1099s are also generated with ease.

Cons: The section for drafting and editing letters has very limited access. We can only draft basic emails and it's emailed as an attachment.

Makes my life alot easier and frees up time for me.

Comments: We tried out Appfolio for a year and found that it was nice on the tenant side, but not the accounting/owner side. Not worth the money for what you get out of it. Have them revamp the accounting and make it more user friendly, like QuickBooks and now we're talking.

Comments: A lot of our problems have been from lack of knowledge of the product on our part. We only have four properties we manage.

Pros: Customer service is good. Recent contact has been excellent. Problem was not only solved but we also received a follow up call to make sure we were taken care of.

Comments: Software seems to be designed for residential property managers. But, commercial app is improving.

Pros: Has simplified a lot of processes and consolidated what was a disjointed property management system. Start-up support was very good.

Pros: Tenants love it! Ease of use, great reports, convenient online payment portal, and ability to use on my smartphone. Great customer service. Respond quickly.

Cons: Payment reports don't list the unit number, only the address. Accounting piece is not as good as Quickbooks, but is adequate.

Bulk bill easy! system automatically moves in residents, moves out resdients and transfer resedients. I like to do this manully as dates can change.

Comments: I cannot provide a review on customer service as I have not had direct contact with support. Partly, this is because we just don't need to contact support that often.

Pros: overall, software works well and is easy to use/find things. Some issues we have had in the past have now been resolved as the software is constantly under development/improvement.

Cons: We had not understood when we originally switched to this software what the repercussions of it being "property based" would be. Information on deposit refunds/charges end up showing up on the owner's statement and can be confusing to our owners who were not used to seeing these details. The other issue was application fees/NSF fees, etc. would also show on the owner statement. But, this is an example of the benefit of the web based program being updated as users raise concerns. It is now possible to suppress some of these fees from the owner statement.

Comments: Keep up the good work!

Pros: We really like the Ease of Use, and product upgrades when posted are very exciting! Texting functions are awesome!

Cons: The Letters page is not good at all. Really needs upgraded and I need ability to sort units by buildings for road, etc. for sending out more general emails.

Comments: Overall, the software does its job, and is reasonably priced.

Pros: We really like the leasing feature, it's easy to find items, research, etc. Actually, I like most everything but the accounting.

Cons: I don't like the accounting aspect; had to move everything over for the owners to Quickbooks after I couldn't adjust the balances. Somehow journal entries didn't do the job.

Overall acceptable, but needs better support/disclosure

Pros: It is easy to use, although their online video tutorials are not up to date with their current features. They have owner and tenant portals, but only include what we upload. The clients cannot view their accounts.

Cons: They do not support the most current version of Promas, so when we switched to Appfolio, we had to enter all of our data manually into spreadsheets. This was very time-consuming and expensive. Plus, there were many errors. We continue to experience problems a full year later. When we switched our web hosting to them, we told them we wanted to keep our URL. They assured us we would. However, our property ads do NOT go through our web site, so we lost 18 years' of SEO work. We had the highest-ranked web site in this area, now we are ranked as "irrelevant." That has caused an incredible decrease in our business!!! I never would have switched if I knew that!
