Comments: I would recommend this software and have to my friends with rental homes.

Pros: I use this product for the ability to prepare my taxes. The price is worth not having to take them to an accountant to prepare. Everything populates where it needs to go in Turbo Tax and walks you right through everything without a worry. I dont use all of the features it has - but may in the future

Cons: Ive had to purchase this software twice after my computer failed. It was not compatible with my new laptop.

Pros: Ease of use, uncluttered with a basic app for recording transactions on the fly. Generating reports foe tax preparation is a breeze.

Cons: It's everything we need it to be however it appears that since it is A local installation, we might not be able to have a second computer installation for shared management responsibility.

Pros: Track rental income and expenses all in one program easily with Quicken Rental Property Manager. This product has made it easier than ever to keep everything in order. This product is recommended for smaller firms, under a 100 properties/accounts to be exact.

Cons: Due to the limitations of under 100 properties/accounts, Quicken has it's shortfall. Other than that, the software makes it a breeze to assist with rental income and expenses as well as personal finances.

Pros: I like how it has all the features and you're able to add in details about the property as well as the reports it produces. You can also add an unlimited amount of properties as well.

Cons: I don't like the fact that it is not available online and can only be accessed on the device that it is initially installed on.

Not being an Accountant makes this difficult

Comments: I decided to go a different direction

Pros: Could directly access some of my account info to avoid having to manually update it. Probably is capable of being the accounting software for my business.

Cons: User interface and ease of use are not user friendly. Felt like I would have needed a course on the software in order to correctly utilize it.

Comments: Didn't like the forced upgrade to the latest version - some features were disabled on the old version until it was upgraded.

Pros: The price is right. Automatic download from banks is very useful. Automatic backups good for security.

Cons: Some features are somewhat awkward to use. The menus can be confusing. Naming, saving of various files is not intuitive.

Pros: Easy to use; great to have all info on rental properties in one spot. This's software handles it all.

Cons: Support has been reduced; no recent updates so software is not keeping up with modernization. Accounting rules and tax laws are changing

Pros: Quicken Rental Property Manager is, in my opinion, the best product to track finances, investments and business income/expenses all in one spot and on your desktop versus having that information only on the internet.

Cons: Not the best solution or the easiest to use solution for tracking rental properties. Additionally, the new releases of the product often contain very little in improvements over the prior year. However, what I like least is that the software is often released when it still appears to be in beta testing. A lot of software bugs and often unusable until the software patches are released over a period of months.

SO basic, the set-up is not the best & it is really useless to a rental owner.

Comments: Don't upgrade to this product!

Pros: Tried it as I thought it would be a nice interface with Quicken, but appears to be a simple cheap add-on that is really useless and has very minimal features.

Cons: Set-up is extensive for the little benefit received, has very poor reporting features, misses many main areas a rental owner needs, is not even worth the added expense of the quicken product. If one want a feature packed, inexpensive, easy rental program use LandlordMax.

Comments: I'll give an example downloading my 401k comes with 6 placeholders and an incorrect amount. 2 phone calls to support and over an hour time not a single person can explain why they occurred and how to resolve in order to reconcile the true amount. Another example, when setting up an asset... say something as simple as your house! It's advertised to coordinate and track your mortgage for your net worth but yet it can't calculate your mortgage. It asks you what you paid for the property legitimate question, but then when you sync with your mortgage it tells you that what you paid for your home is the actual outstanding principal in your mortgage and puts your down payment as a balloon. No way to go back and change this. I though perhaps an issue with the bank sync, but 2 more rental properties added with exact same results all different institutions

Pros: simple checking and savings accounts seem to work but then you could spend a lot less for the basic quicken

Cons: Everything I can think of..... if your looking for a product that works with your financial institutions.... this is not it. anything with even a remote amount of complexity like investments rental property mortgage details do not work. Its all wrong

Comments: Great product.

Pros: Upgraded with no issues. Improved features. Great product. I would buy this product again. A must have for any landlord/property manager.

Cons: The product could use more mobile friendly features. The product is missing ability to attach pictures, have tenants direct deposit, etc. Great value though!

Have used for many years and with every upgrade keeps getting more bugs

Pros: Easy to learn, set up account. Can also use the software for my other businesses and personal stuff. Lots of ways to run reports that are useful. Nice to be able to download transactions from my bank and credit card accounts.

Cons: End of year tax schedules have bugs, Income reminders for rent payments do not show up correctly, Support is through a forum and they mainly tell you to run a file validation and that's it, Option to "Link a bill reminder to an online account" has never worked, New Zillow feature to asses value of property does not work. The only way I got good support was to pay another dollar for premium support and spent hours on the phone with a tech as he had me restore old backups trying to find a file that didn't cause the error... We never did find one that didn't cause the error. I am limping along with how it is working and currently looking for other software for my rental properties.

Overall: Works well for personal finances - checking, savings, credit cards

Comments: I have been using this software for 10+ years. It works great for tracking income and expenses.

Pros: Ease of use. I like the one fee payment. Works well for my accountant to use for tax returns.

Comments: We have 65+ rental properties. I had waited to enter them into the rental property part until I worked out the kinks of the accounting part. I had issues with bank connectivity and then mobile sync was not working properly. After I got that fixed, I decided that in January I would start entering in my tenant's info. Here are my problems: 1. Most of our houses are section 8 which means 2 checks and NO, you can not just have 1 housing payment that you split into your houses and have those apply to your tenants. you HAVE TO MAKE A SEPARATE TENANT for EACH house labeled section 8 (or what ever) and house number or something to uniquely identify it. PAINFUL!!!!!!! 2. Lets say you have an invoice from Vendor A and they have invoiced you for 3 properties. You have to put the invoice on the tenant side (each invoice to each house) then when you go to pay Vendor A- it prints multiple checks. Not just one check or an option to pay several invoices for vendor A. THAT IS CRAZY!!! (For me it was going to print 10 checks to the same vendor. I then went to the banking side and made a check, tagging each property which then printed one check but the system did not enter the charges into the tenants side. So you need to do double entry. WHO HAS TIME FOR THAT? I called customer service-super nice but spent SEVERAL hours trying to get it figured out. They ended up saying how terrible it was. 3. There are no useful reports. Bottom Line: I ended up going with a property management software. I interviewed Builidium, Appfolio, and a few others. Expensive but hopefully it will help me out in the long run. Anything is better than this.

Comments: I love all things Quicken, and the rental property manager is no exception. Very effective for those who only dabble in rental properties as opposed to those massive property management companies. Accounts for everything I need in keeping track of the properties.

Comments: This product works great for the small property owner, however, it has its flaws. 1. It should remember your choices so it doesn't have to ask every time. 2. It's rather expensive considering you have to purchase new software every couple of years. 3. The software should update more often when there are small improvements.

Pros: Ease of use. Very intuitive.

Cons: The user has to enter choices every time. Very frustrating if you only have one property you are managing.

Recommendations to other buyers: I've searched for a better product on the market, but keep coming back to this one.

Comments: What I wanted it to do was keep ledgers of individual tenants. So, I returned to regular quicken.

Pros: I did not like it.

Cons: Could not keep ledgers for apartments and or tenants.

Pros: Not much of a pro, but there is no other desktop software that does as much as this one.

Cons: Being the only option with as many features, it is often simply "refreshed" every year versus adding any significant improvements. Also, the software should work right out of the box, not 3 or 4 versions down the road. Ridiculous that purchasers are beta testing the software for the first 3 or 4 months.

Overall: Not much new or different than 2015, a little blander experience as the colors and perhaps fonts have been changed. New features are of minimal value, although the connection to Zillow for property "values" is a nice touch. Software needs a major overhaul to refresh and correct various issues that cause the software to crash. Although I have to admit, even though I purchased the software only after build R3 was released, I haven't experienced as many crashes as I have in the past. Sad that I find that impressive, but that's how bad the software has been in the past.

Pros: Easy to keep finances for different areas separated. Easy entry of bills - especially if you download the transactions. No problem handling large file sizes or for many years. Can be used as simple or complex as needed.

Cons: Some quirks with the automatic name recognition tool when downloading transactions.

Overall: Overall this is a solid, user friendly product. I have used versions 2014-2017. It is very useful for keeping your rental property finances separate from other areas. I especially like the reporting feature which makes year-end tax work a snap. There are some quirks that have turned out to be user challenges. The technical support is excellent.

Recommendations to other buyers: If you have rental property this tool is a must. year-end reporting is a snap. Although I have never experienced a data loss caused by the program, definitely use the backup feature each time you use the product.

Comments: I had used an older version of Retail Property Management that was not supported by newer windows operating systems. When my computer crashed I could not recover the date. The new Quicken program I uploaded to my computer was too complicated for me, and did not have the features of the older program. It also added payments and credits to my checking accounts which I did not want. I think the program is good for a new user, but for me I prefer a stand alone program not ties to checking accounts and more details on tenants and leases.

Pros: Quick to operate, lots of special features

Cons: Too complicated for my simple needs.

Recommendations to other buyers: Check it out because you get a free money back guarantee and see for yourself.

Comments: I was so excited to use this software. It completely ties to our financial reporting in Quicken and therefore is very appealing to use. The issue is in the actual function of the rental piece. It does not allow easy adjustment to tenant accounts for issues. Would be good for a FEW rentals. It does not allow tracking of notes regarding tenants or tracking of service needed. I also had hoped it had a function that could allow customers to make payments thru it.

Pros: Ties to financial. Allows entry of all tenant information for contact and lease terms.

Cons: Would be better if the tenant was also then listed as a payee so you would not get two different entries for one tenant when you do an entry in the checkbook vs running it thru the rental program which only allows for entry of rents. You cannot enter a payment for garbage for example. Any entry causes the rent due date to advance so you will be entering rent on 11/5/2016 for example and the default will come up 2/2017 for example.

Recommendations to other buyers: This product is good for a FEW rentals where you know all that is happening. When tracking multiple the dates and auto accounting entries have to be watched very carefully. This should be more automatic. Also, be aware it is HARD to get help on this product as it is a sub product of quicken and the help limited.

Cons: The reports are complicated because I use multiple bank accounts.

Pros: It would be more helpful if Quicken Rental Property Manager integrated with other-than Quicken products already in use.

Cons: It doesn't do a complete rental manager's job. i still need other software.

Recommendations to other buyers: While some software helps you keep track of your rental finances, there are many other areas that you need -- leases, screening, advertising, etc. Keep your head up.

Pros: I love quicken. I use it to run my business. I thought that the rental property package would be reasonable too. It's not. It wasn't designed by anyone who has ever collected rent. It was designed by computer peeps who didn't understand how money is collected for rent.

Cons: It was the worst experience tracking rent owed and collected. I was better off with an excel spreadsheet.

Recommendations to other buyers: Stay clear of the program. Keep your money and spend it elsewhere. Unfortunately after years of searching the only reasonable solutions if you have 20 or more units is online and tend to be pricey.

Pros: I have been using this product since it was added to Quicken. I like the product because it is easy to use. You can generate reports that anyone can understand, and yet it is perfect for accountants as well.

Cons: I would like to be able to save the reports I generate into a format that can be saved and opened easily in a document file.
