Comments: I'm new into this type of work, and this program makes it very easy. Everything from the colors, to the font. All of that is important. The layout is user friendly. I also like that if you have a question or need help with something, there is a help center. Also, if there is something you think could benefit the program, I like that there is a suggestion box.

Pros: -All the new updates -Consistently working to make more user friendly -Multiple options available -Easy to use -Easy to understand -Layout is great

Cons: -I only use the basics so not many cons -Only since I don't have the authorization, I cannot fix some of my mistakes -More accessibility

Pros: Friendly software to use. The customer service is great because always is very attending my requirements, making follow up of my needs.

Cons: I am not sure if there is a spansh version for latin tenants, it should be more easy tool to make the on-line payments for them

Comments: The customer service is fast, friendly, and helpful! If a feature isn't available, they'll help you find a work around. And don't be surprised if the feature you were looking for pops up in a few weeks.

Pros: How often and quickly they update the software. They're constantly improving and respond to feedback.

Cons: Reporting could be more robust, but again this is constantly improving. The reports easily accommodate the less sophisticated owners, but our clients who are Asset Managers have some critiques.

Pros: User friendly.. Great for accounting....uploading is now easier and will hold more pages....customers files are organized

Cons: Having to take take time to type out city and state when we should only have to put in zip code then
it should populate to the city and state

Pros: VERY easy to use, customer service is always available to assistant with any concerns you have, keeps improving with time!

Cons: wish we could show when an application is on a apartment prior to being converted (so not to double lease)

Pros: I am always doing inspections so the fact that it autosaves is a lifesaver. It's just so incredibly handy for property management on the go.

Cons: Not the software, but the application on my android phone always crashes. It works well on my iPhone.

Comments: Good full service management software

Pros: Appfolio has all the features of a full service management software. It is able to do everything that we need it to do and is integrated into the moble app.

Cons: There are many competing products and they have the same features at a much better price point. I would compare carefully.

Pros: I have been using Appfolio for 2 years. I have seen a great improvement with tenants paying their monthly rent on time. The website options are perfect. I love the software.

Cons: Only allows businesses with 50 units or more to join. Can be confusing at times especially when it comes to the financial aspect. The biggest issue I have is not allowing me to post the charges I want due at lease signing. Appfolio has been making this very difficult because it says the payment is not due until move in. It has been making it very difficult for tenants paying us the full amount at lease signing. I like the way Buildium allows you to post your charges and the dates you want them to be paid.

If you would like to post charges prior to the move-in date, charge a holding deposit from the rental application and the tenant will be able to pay this online at the time of lease signing. Pros: The Mobile features are very useful. I need to have this info on the go so having it on my phone is very helpful!

Cons: Accounting isn't as upgraded as it should be. I don't do much accounting but both accountants we have had have complained about certain things and mentioned quickbooks being easier for accounting.

Comments: Appfolio was an amazing company when we starting using them in 2014. Gradually, their customer service/support fell off to nearly nothing. We used to have an assigned support person and then suddenly there was a revolving door of support folks that would respond. There isn't any consistency. There are boards where folks can request certain updates but it appears that the decisions of which upgrades are made have nothing to do with the popularity of that proposal. We have become very disappointed in Appfolio and quite honestly have been looking at our other options.

Pros: We love some of the aspects of the software. The ability to contact both owners and residents directly through the software by text or email is wonderful. The ability to have online portals for both owners and residents is also a plus.

Cons: Customer support. Slow. Not always given the correct method to correct a problem then we have to find it on our own and explain it to a support tech to get it corrected. No ability to create our own reports. No ability to select how online portal payments are applied. All online payments go into the cash operating account instead of the security account (if that is what they are paying).

Pros: A very easy-to-use platform. Much like using Apple products. They also listen to their user base and come out with additional helpful features on a very regular basis.

Cons: So far they've been straight-forward and their pricing grows alongside your business. That way the more units you obtain, the more money you both make. This approach keeps it a win-win!

Pros: Has all the features of all the big name softwares for a fraction of the cost. Very easy to use the software and reports are great.

Cons: I Would however like to see some improvements on the accounting portion(change pymt amount , or reversals)

Comments: AppFolio has dramatically improved our customer communication and boosted the quality of our property management services. Great tool for people managing a host of real estate projects at one time.

Pros: Easy to navigate between multiple properties, flexibility to accommodate multiple types of projects on single platform. Consistent pricing. Good platform for landlords as well as tenants.

Cons: Pricing model does preclude a number of small business-like projects (Storage). I'd like to see more unique pricing options for specific real estate projects.

Customer service is horrible. We have to wait for days for anyone to respond.

Pros: Nothing. Program is not user friendly and any question has to be directly to someone who handles that area only.

Cons: Customer service will not call you back for days until it is too late to handle something important. When customer service does return your call they are only allowed 30 minutes to help you.

Pros: From the perspective of Tenants, they love the convenience and ability to pay their rent online with app folio. Converting to this software has increased our percentage of tenants that pay rent on time. The website integration worked smooth for us and it's a clean user interface that is easy to learn. App folio allows eSignatures for leases, online tenant screening, update vacancies to your website and push available properties to your website. They have owner portals so your property owner's can login and review their owner statements and work orders.

Cons: The app folio software has the ability to input work orders, but they need to allow a trigger to notify home owners, and also put in a reminder due date if work order isn't completed. Currently we have to put work order due dates in our iCalendar for reminders to make sure a job is completed so we can close the work order.

I've had a very positive experience with Appfolio.

Pros: I like how the software is constantly being improved. It seems that the company pays a lot of attention to suggestions by it's software users.

Cons: There are a couple things that I would like to see changed, especially relating to the reporting features. I wish the reports were more easily customized. The accounting features are also sometimes confusing and not always user-friendly.

Overall: This software is a key element in keeping my company efficient and organized on a daily basis. It has enabled us to grow and increase our portfolio as well.

Pros: Appfolio is an awesome software program for management companies.Very easy to use and makes communicating with customers very easy. The mobile app is also a very great feature that allows us to do business outside the office.

Cons: Some of the buttons in Appfolio are a bit confusing at first. ex. delete is Reverse. That is really the only thing that was hard to get used to, but other than that i do not really have any cons for this software

Pros: * Fast responses * Constant additions and improvements - fantastic! * Great UI * (Filling in this line to meet the minimum character limit)

Cons: * Still lacks a few features - work order due dates, key tracking, etc * It would be nice to have a 'scope of services' section for vendors on their vendor pages, similar to the 'amenities' section for each rental unit. The 'scope of services' section could outline what each vendor does (manual entry) and then tie the inputs into the 'vendors' tab in order to allow us to sort through the vendors by their services offered. If we can better track/sort vendors by what services they offer, then we can better utilize the vendors for the right jobs.

Comments: Training is crucial to get the most out of this service. The service team will set up as many training calls as you need plus there are tons of videos but you have to get familiar with it so you can use it to its full capability.

Pros: Easy to navigate site and equally easy app on portable devices. The customer service team is always responsive and willing to help. The software is great for both apartment and HOA divisions. Management of HOAs is totally different than that of apartments and Appfolio is quickly making improvements to help the HOA managers get the most out of this product. Even streamlines collections!

Cons: This is a lot tougher because my negative is that it takes time and effort to learn all the ways that Appfolio can streamline communications with your Owners and Residents but once that time has been put in, the results are so worth it. Not really a negative.

Comments: Regardless of what one likes or doesn't like about Appfolio or even if you use many of the features, this program provides the best overall system to manage rental property.

Pros: Appfolio has a lot of features and many time saving elements built in to the program to allow you to accomplish more work in less time. They are constantly adding new features and improvements which are often driven by customer requests. The program is relatively easy to navigate and the learning curve for new users is usually fairly quick.

Cons: Some new features have created problems which Appfolio didn't plan for - although they have been good about fixing them (eventually). Certain requests for new features and improvements have been ignored even with a high level of support from the users. Many of their added features have been obviously driven by Appfolio's desire to find additional revenue streams from users. This isn't necessarily bad for the end user as many of these features are helpful by reducing time and efforts to accomplish their work, thus somewhat paying for themselves. However, other user requested improvements appear to be ignored which may be due to their lack of income generation for Appfolio or at least require extensive programming to be added to the product.

Comments: Will they help you create a website? Yes, they can. Can you Esign contracts? Yes, can sign leases online. Free Online applications. Yes Tenant screening? Yes Easily post vacancies to most renting websites, free. Also, will post vacancies on your website. App? Yes, apple and andriod Tenant communication - only through the portal and/or email them Owner, Tenant and Management company portals Manage what other accounts can see Renter insurance accountability? No.

Pros: They really help the property manager to succeed. Between helping with website and making it smooth with posting vacancies to managing internal users sending out reports to the property owners, it's setup to save time and bring the best return.

Cons: It's pretty expensive for a small business. They have a minimum of 50 units needed. They need to implement a section that requires the tenant to have renters insurance if that was in the contract. And reminds property managers when it's about to expire.

AppFolio has been a game changer for our Property Management Co.

Pros: Ease of use, our team can all function in the same system while everyone can see what everyone else has done and all be live. The search bar and text capabilities are invaluable.

Cons: They are always adding new features that allow us to perform at a top level and we have had no complaints of the system in the 5yrs we have been using.

Pros: Very responsive to user suggestions and continuous improvement of product. I like the user forums and the help system as well.

Cons: The calendar is not very useful as is and seems quite limited. We would like to be able to add things in a simple way that everyone in our office could view so we all know what is going on.

Pros: The ease of use for us, tenants and owners has been wonderful. Tenants being able to login to their accounts and put in work orders has helped streamline the entire maintenance process.

Cons: Not software related, but the 24 hour contact line has been a source of disappointment. Long wait times have been a complaint for months now.

Pros: The user-friendliness of it. You can navigate your way through the software with ease. Great customer support system as well to help with questions. Also offers tutorials for you to watch to learn how to do specific things like keeping up with violations.

Cons: Not having the ability to input specific dates when using the delinquency feature. Some HOA board members want to know how many people were delinquent on a specific date and the software doesn't give you the ability to do that.

Overall: The ability to handle all 30 HOAs in one place and not having to swap between different software when going from one HOA to another.

Comments: I think this is a great product. A little pricey, but all in all very satisfactory. I particularly like your customer service department in general and Ali Papatonis in particular. She has been amazing.

Pros: Very easy to use. It makes everyday accounting very simple and pleasurable. I have notices many updates lately that have made bookkeeping much easier.

Cons: There are still some updates that really need to be done and they haven't so far. Making deposit slips that are appropriate to take to the bank is one. Allowing tenants to choose what they want to pay is two. For me the biggest issue is: Having the ability to do owners payments using numbers from the previous month. What I mean by this is, like the ability to run management fees from the previous month ( we do our owner's payments on the 1st of the month for the previous month), we would like the ability to run owner's payments through the previous month. This would eliminate me having to do an excel spread sheet subtracting out prepayments and reserves.

Pros: We usually receive a quick response to support questions when submitted but many times the response is not what is needed.

Cons: Would rather make phone call for questions instead of e-mail so the problem we may be having could be solved sooner.

Pros: It is easy to use, has a huge breadth of functionality, and is a perfect price.

Cons: It needs to be extendable, perhaps through an app marketplace. There are a few features that I really want and have voted for in the forums. But, I'm at the mercy of Appfolio to decide whether or not to add them. Some of these features, I'd gladly pay for if I could.

Comments: I don't know why anyone would attempt to run property management without this tool.

Pros: Transformed a many-hour job, entailing much detail and being error prone, to a simpler task. Freeing up personnel time so we can be more receptive to interaction with our clients.

Cons: Too easy to skip over an irregularity in an account and keep going. The error remains without resolution and without downside, until year-end.

Very smooth and does most of what I need.

Pros: Easy to learn and to teach new hires, has most of the features we need, there isn't a bunch of extra stuff getting in the way of workflows, one price to get all the features, all around great!

Cons: The guest card feature is not very robust, we'd love to see a CRM/pipeline system to better track leads. It's also missing some reports that we'd like to run like a report showing how many renewals we had in a given time to calculate leasing/renewal incentives.

Overall: Ease of use, great organization and reports, clean, understandable interface. Great product!

Pros: Very user friendly, they are continuously upgrading and improving the system. The staff is very upbeat, professional and pleasant to deal with.

Cons: Customer Support & On Call Maintenance Center - Although response times regarding Customer Support seemed to have improved the last few months, it is extremely frustrating when you encounter a problem and can't resolve it or speak with someone immediately. Everything must be done through email. This can especially be an issue when sending a support request on Friday afternoons, as you will probably have to wait til the following Monday to resolve. We also received a pretty high volume of complaints from tenants regarding the wait time it takes the On Call Maintenance Center to answer the phone. In fairness they do offer a call back option now.

Pros: User Friendly, love the reports offered and that Appfolio is constantly updating to stay on top of the industry trends.

Cons: Would like some additional features that we have submitted suggestions on. Also, customer service (phone) is not super attentive.

Pros: Online- we can work, process, collect payments, disburse payments, email statements, email tax forms from anywhere.

Cons: I like this program- no problems or concerns to report. AppFolio was extremely helpful in the transfer of date from prior program.

Overall: Saves time in processing payments. Easier to learn than prior program. Lots of helpful updates from customer suggestions.

Pros: Constant development. Most areas well thought out. Great customer service. Streamlined processes. Many aspects of management covered.

Cons: Lack of customization. A few features not planned out well, i.e. inspection form cannot be shared with tenant which is really necessary.

Comments: I find Appfolio to be a leader in this industry and a breath of fresh air. Appfolio has a group of young engineers who listen to their client needs. This speaks volumes about their wiliness to make the changes that best suite the property management industry. Keep up the good work Appfolio!!

Pros: They are consistently updating and making new innovative changes to the program. Very user friendly, very little issues with glitches or down time. Great Customer Service. Best on the market in my opinion

Cons: Reporting formats need some improvements. File functions need to have folders as well, to allow us to file property and tenant information by subjects. Shorten the steps to printing (way to many clicks to actually print a document) Improve the Commercial side of Appfolio.

This is a user friendly, use anywhere software package.

Comments: As someone who brings work home - I love the fact that this is cloud based and you can work from anywhere.

Pros: Very user friendly. Staff "listens" to suggestions made - tries them and if feedback is good - keeps change but if it is not - continues working on it.

Cons: I don't like that we can only use one bank account to write checks for a property - when refunding security deposits - it would be great to print a check directly from the bank account for the security deposits.

Pros: Everything, they have most it all in one place. I can look in any area and find what I need. It is easy to use and easy to teach. If your company uses all the aspects of the program, your life will be a breeze.

Cons: There is no notify owner/ vendor in work orders. There is no reminder system in place for over due work orders. Something like WRIKE

Pros: Ease of use Reporting Inspection Features The platform as a whole is pretty awesome. Easy to pick up and use, love the mobile app.

Cons: No way to extend the platform. No API No automated reports While the reporting is good, it's fairly limited on custom reports, exporting reports, and automating reports.

Pros: I enjoy the reports section, the customer support has always been quick and helpful. I am hoping to use more of the features in the near future.

Cons: The accounting is difficult in some areas to use, my accounting department could elaborate more on the subject than I could.

Pros: We were able to stop the late fee's for our new properties as a one time courtesy. We like the ability to stop recurring charges.

Cons: I will have to call support to have them start up again in May. I wish we had the ability to do this our selves.

Comments: Overall, AppFolio is a great software for property managers. I have confidence that they will work to improve on the things they are currently lacking.

Pros: Appfolio is ALWAYS updating and adding new features. They take feedback from their customers and apply them quickly and effectively. Once you learn the basics, it's fairly easy to navigate through most of the features in the software. Great customer support - they normally reply within minutes if it's during normal business hours.

Cons: Sometimes it does take them a while to add a feature that has been suggested. Sometimes they also work on features that are less critical before the more critical ones. Photos and inspections need quite a bit of work.

Pros: The website and options are great for saving us time. Appfolio offers some flexibility so that our website requires less maintenance.

Cons: They are NOT integration friendly. We have repeatedly asked them for assistance on integrating with a 3rd party software that we use and they are not helpful at all. They explained to us that we can use their export options to retrieve our property data however when we tried this they made the CSV files separate with owner and tenant information exporting to two different spreadsheets versus one making life more difficult and forcing us to use them for all their services.
All the websites look the same so many of our competitors have similar websites however my biggest issue is the restrictions of not being able to integrate our own data with other services that we use.

Overall: We have some benefits from the website automation but overall it is not worth the disadvantages on restrictions we are limited to for different services we want to use.

Comments: The software has always worked for us and we have seen constant updates from appfolio to better compare to the competitors software but at this time we are really evaluating a software change due to the lack of functionality explained above.

Pros: The ease of use is amazing and makes it very easy to train. Very visually appealing. Help[ center is a great benefit. Love the online payments platform.

Cons: Not a robust enough accounting platform. I don't think the CAM rec feature is robust enough to handle most retail CAM, Tax, Insurance reconciliations at the end of the year. Most tenants pay different versions of CAM, admin fees, CAM caps, etc... It is very rare that tenants all pay the same NNN at a property. The delinquency report is way too simple for our company processes. The delinquency report really needs a section for notes to easily review. No way to order parts through software like competitors. No way to audit utility billing like competitors. Websites leave something to be desired. Accounting reporting seems way to complicated. (This could be from trying to "dumb" down the platform for ease of use but really handicaps the bigger players on the software.) I don't think we have a dedicated account rep. It seems like every time I need something I speak to a different person. It would be much easier to have a dedicated rep that i could reach out to for everything and then he could delegate internally for you.

Comments: Keep up the good work!

Pros: Support team is always eager to solve an issue or concern. They will even go the their databases behind the scenes to try and resolve the issue. Suggestion from the Customers are always appreciated and most of the time we see results from our suggests quickly!

Cons: Property managers names and phone numbers nor emails are not on work orders only who created the work order. In our office admin staff also submit work orders to vendors.

Cons: I¿ve used other web-based pm softwares and while there was plenty I didn¿t like about those, Inhabent found much that I don¿t like about Appfolio. If I run into issues, the fabulous support team is there to help in an instant!

Pros: Extremely user friendly and lots of features that other softwares lack like ability to text tenants, Key tracking capability, maintenance tech log-ins, etc. If you are not using Appfolio in this industry your competitors who are using Appfolio will have a competitive edge you don't have.

Cons: I wish their development team was a little faster. Seems like I have been waiting years for developments they have been promising for a long time like e-signature management contracts and similar improvements. Also, their accounting piece has always been a little weak compared to true accounting softwares. It has improved over the years, but much of the data and reporting is still below other accounting softwares we have used in the past.

Overall: Streamlined many of the ways we do business and helped us organize many processes that formerly were either unorganized or not very organized very well. Also great to be partnered with a software provider that is constantly innovating and never settles with the status quo.

Comments: I have been an AppFolio customer since 2013. They are making good progress with the software, but the support team is terrible to deal with. Specific questions do not get answered. They allow you a 30 minute call and yet nothing gets addressed in that allotted time. It is extremely frustrating for the client. We have asked very specific questions, yet our support tech cannot understand or completely circles around the questions.

Pros: Ease of use and the overall software. There are some glitches, but all software programs have them.

Cons: Support is terrible, along with customer service, and transparency issues within the company. They really try to ensure you cannot get in contact with corporate.

Pros: very easy to get around in this program. The support offered by appfolio is wonderful especially with having the same rep.

Cons: I cannot always get an answer by going to ask a question. It really depends on how you ask the question. Need an accounting tutorial or a live class that new users can attend.

Pros: Everything. This one software does everything I need it to to manage all of our 1500 properties. Maintenence, owner statements, marketing online, etc. It just has everything we need.

Cons: User control. One thing I would like to see it have is allow the admins to control the user levels and set permissions that meet our company's needs. The built in user roles are great, but they don't cover what our different departs do completely. For example our maintenance department needs access to owner information to send out maintenance requests to them. The default Maintenance Coordinator roles can't do that so we have to give them Property Manager access. Overall: It helps run every aspect of our business. Without it we would be lost.

Comments: Maybe you do this and I am just not aware but I'd love to know about your training sessions. If you happen to hold monthly or quarterly training sessions on different subjects in AppFolio it would be nice to learn new ways to use the system I may not be aware of.

Pros: Conversation tracking. Tenant Email Settings. Accounting interface. Report customization. Navigation. Design.

Cons: There are only 2 things I'd need to make this the perfect product for our needs. 1) A setting that allows us to email all owner and all tenants (or a selection as chosen) bulk emails that are tracked through App Folio (Newsletters, staff changes etc). 2) The ability to upload a PDF lease or notice into the system without the need to type it in would allow me to drop the 3rd party I currently pay for this forms service.

Comments: I guess you can't have everything but AppFolio is certainly trying...

Pros: The fact that Appfolio is the closest to a one-stop-shop for property management needs is crucial in a small, but expanding business. Coupled with their ever-evolving & improving functionality & user experience, I can't imagine touching any other software.

Cons: I can't speak to the accounting experience in depth- apart from rent-collection- but I know there are short-comings in bill-pay flow etc. as reported to me by coworkers. And I don't know if it's a reflection of my limited experience with other ways of operating in this field or a reflection of software developed by people without personal industry experience - I'm aware that consultants are used- but there are certain restrictions of organization and process that I would alter or that seem counter-intuitive for multi-family/ multi-property/ multi-locale rentals.

Comments: Appfolio have a very agressive sales team with a very fast and slick implementation team, all they care is to get you on board and start paying them, every question I had regarding the setup during the implementation was answered with - don't worry, you can always change this later, but they don't tell you what the consequences when you set it in certain way. Once you sign up... Good luck, nobody really care, I think I had to deal and communicate with at least 20 different people to resolve some issues. I will not recommend Appfolio to anyone for 2 basic reasons; 1. Bad customer support and 2. Complicated accounting. All the rest is livable. I would suggest to Appfolio to assign one person to each new account as a contact for training and solving new comers issues.

Pros: Dash board is very helpful, Mobile app is very good, Online payment is excellent, Online signatures for new tenant leases and renewals is great.

Cons: Customer support is range from very poor to very bad. No phone support. Accounting is very very complicated.

Pros: The functionality is great, easy to use, customer support is really great. Reports for clients and accounting were detailed and exactly what we needed at my former firm.

Cons: If there was an integration with an accounting software, it would be much more easier to use. The issue we had was a lot of manual input because the transactions were not synced.

Comments: Run don't walk from this software. Read the reviews on other sites to get 'the rest of the story'!

Pros: The UI is simple and easy for new staff members to learn. The features are 'simple' and provide entry level functionality to get tasks done.

Cons: Since signing up with Appfolio in 2010, they've lost their consumer focus - and replaced it with what can best be described as 'Wall Street Arrogance': - selling 'value add' services to our clients without our prior consent - adding a maintenance call center that is a joke and an embarrassment - their suppressed fees feature is a nightmare to use, requiring hours of extra labor to ensure it works - coming out with simple versions of software 'improvements' that don't compare or compete with online alternatives That last point is why I am actively searching to leave Appfolio. Instead of letting me connect Appfolio to Docusign, they develop their own lousy lease writer which noone likes or uses. Instead of letting me connect Appfolio to TenantTurner or other showing softwares, they insist on making us wait for their 'simple' (less powerful) version to come out. Instead of letting me connect my Appfolio to SalesForce or Hubspot or Infusionsoft, they say 'who needs a CRM anyways'? Mind you they use Salesforce to grow Appfolio... but we can manually add new clients versus importing them from our CRM Instead of letting me connect my Appfolio to Podio or Asana or another workflow management software, they say 'use paper checklists, or maintain a dual database' if you want to get your work done with the latest cutting edge software tech. Folks - THIS MATTERS, and means you will spend TONS of extra hours doing labor that could easily be automated otherwise. Instead of letting me connect my Appfolio to Survey Monkey, they make us use a dual data base, and miss the chance to survey our clients. Appfolio surveys us all the time, but apparently we don't deserve to use an integrated survey feature. Instead of letting me connect my Appfolio to PropertyMeld, they want me to use their Model 'T' version of a workorder system. So I went with PropertyMeld, and deactivated the Appfolio maintenance portal so I could replace it with PropertyMeld's portal. We now run far more efficiently - no thanks to Appfolio. I recently used a competing call center to answer our maintenance lines, and received a 'cease and desist' style letter from Appfolio?! They said that 'for the safety of my data', I was to no longer use any 3rd party services!? I shook the tree long and hard and they retracted that statement. A thinly veiled attempt to shut down a competitor. Shameful actually. When Appfolio went public, I told my Stock Broker 'you should buy it, cuz I know it will go up'. Their share price tripled over the past two years, but I refused to buy their stock. Why? I HATE that Wall Street Greed and Arrogance has entered our industry, and refuse to support them. An open source API solves all of the above 'connection' issues, and is what's best for the customer. But Appfolio will not release their API. So folks, before considering moving forward with Appfolio, remember that the folks who play God with your data will decide WHAT improvements to bestow upon us at THEIR leisure. They'll decide what products to sell to our clients WITHOUT our knowledge or consent. I'll leave you with a closing thought - why would Appfolio decide to shut down live support while their share values triple? One would think that escalating share values means they could afford to give us excellent live support... apparently the shareholder is now more important than the customer at Appfolio.

Pros: We love the reliability of the program. It's always available. Appfolio has everything in one place that is easy to use and access. If you do run into an issue, customer support is fantastic.

Cons: I wish the user management was better. You put your users in groups based on their jobs, but sometimes they need access to something that is in a higher level. You either have to bump them up and possibly give them access to things you don't want or you need to contact customer support to have them add that access to the group they are in. That will give everyone in that group the access as well. It would be great if you could choose the access individually.

Pros: Ease of use and efficiency...of course! Access to all of the needed info is really fine and it saves so much unnecessary hunting for details that are often "hiding" in a,file somewhere.

Cons: I like to talk to my tenants about repairs, plans, general concerns first and it is a bit of a gray area as to when to put info on Appfolio. The transition from phone to computer is a learning curve.

Pros: The product itself is great and very intuitive. The mobile app is very helpful for the entire staff.

Cons: Support is really lacking. I would like to just call and get support, rather than submitting a request and waiting for an answer. I've submitted a request once and was told that what I was requesting was not supported and that I should make a suggestion. I feel that I'm already communicating with Appfolio, why do I have to re-communicate to Appfolio? The support person should have said that the feature I was looking for will be passed on to the appropriate department. I get the impression that the suggestion board is mainly a feel good function and not something that Appfolio takes seriously. I base this on the fact that there are suggestions that have several votes, have been on the board for several months and not getting a response. As an example there is as suggestion for lease expiration notice which has 1,231 votes and was suggested May 2015. It was not responded to until February 2016 and we still don't have this function. What's really funny about this particular function is that before I went to Appfolio 5 years ago I had this function on my website that I designed and had developed. This is just proof that Appfolio doesn't listen to it's clients

Pros: The program is web based making it convenient and compatible with today's lifestyles. Also is user friendly with easy access. The support staff is readily available and quick to respond. When there isn't an immediately solution, they investigate and provide remedy.

Pros: What we love about AppFolio is simply not just the software but having a trusted and dedicated partner in managing our properties. This cloud based solution is easily accessible from any PC or Mac, tablet or phone. With constant enhancements and updates the database stays well ahead of the curve in answering demands we have yet to make. The engineers and coding experts at Appfolio often provide us with tools and the means to handle any scenario when setting up a unique billing model for a unit based on surcharges that we might wish to use in capturing an alternative revenue stream that we must track. We are very fortunate to have found Appfolio and rely upon our partnership with them to provide our residents with online payment options and allowing them to access payment history and to create tickets via an online maintenance request. Pros: Appfolio is sooooo user-friendly and easy to navigate and I am LOVING appfolio, the reports are easier to find, create, and navigate through as well.

Cons: some of the updates/suggestions need to be implemented more often than they are. If we ask for it, for the most part, we NEED it, and it would save us time (that we don't have extra of) to do some of the things that we need to do or reminders that we need.

Pros: The ease of working with every aspect of Property Management from the tenants to the owners and everything in between!

Cons: Customer support. The fact that you have to submit a request is very antiquated (and time consuming). Other software programs have various options available to reach support from a chat feature, phone call, or FB group.

Pros: Easy to use. Great instructions. Customer service is fast at responding. Very similar to other accounting programs in the user friendly department

Cons: No way to track appliances on the unit page. VERY MUCH NEEDED. Need to be able to track appliances with serial & model #

Pros: The ease of all of the features. I love the program and what it does for our company. Customer support is also a huge plus! They're always fast with getting back and follow up with you to make sure your issue got resolved. They just go the distance to make sure you understand the issue you may have or answer any questions about new features you haven't used.

Cons: Some features are confusing and don't make sense. Could be "dumbed" down a bit without having all the extra steps. There are also some features that I feel like we may be able to get use out of, but they aren't high lighted as much. Like the inspection aspect, I feel like we'd be able to use it but there's things in there that needed to be added. Also we would love to be able to write down keys/fobs that each tenant may have in their "units", but it only gives you the option of the key number. Just a couple things that need to be tweaked for us to use them efficiently.

Please post your suggestions regarding mobile inspections or your ideas for simplifying other processes on our Product Suggestion Board (linked from your AppFolio database). In regards to Key Tracking, you can add the Key ID (for example, the code or name that is on the physical key or key ring), a description of what the key is for, and the total number of those keys available. You can also navigate to the key record of the key you need to check out and click the Check Out task. Type the name of the person who is checking out the key. This can be an owner, vendor, tenant, homeowner or staff member. Enter comments about the checkout, for example why it's being checked out and when it's expected to be returned. Hope this helps and thanks again for the feedback!

Pros: This product was the most versatile in comparison to it's peers. We worked with mixed portfolio with over 2000 units multi-family with retail components and this software provided us with the best all-in-one tool for accounting.

Comments: The program is amazing and makes the property management life way easier.

Pros: -Easy to pull reports -makes processing rent collection simple -Easy to use -Support Team is amazing and super helpful -You can suggest features that would be beneficial to you, and the Appfolio team can work on getting those particular features added (depending on consumer demand)

Cons: It would be nice if there was an option to view "Utility Information" on the reports instead of going through each property individually.

Comments: I have used several other property management software programs over the years and Appfolio is BY FAR is easiest and most user friendly.

Pros: Software is user friendly, easy to use, fast and reliable every time. Never had an issue with the program.

Pros: The updates and the "what's new" feature are great, this software keeps evolving along with our business. Ability to mass-email or mass-text a property is great, and all the recording-keeping is great for peace of mind. Can't possibly imagine doing business without the organization of AppFolio. Universal Search is great, fast, and efficient. The mobile app is great.

Cons: The customer support can take a while, as in, there is no direct call option. Submitting a support request and waiting is fine most of the time, but having an "emergency" option would be great. Lack of specific rules for rent controlled areas. For example, Oakland and Berkeley have different rules for rent control and we have to constantly edit the auto-populate letter. It would be fantastic to have the option to have the option to have a different auto-populate letter for each property. Each City requires different things to be referenced. Charges are often auto-generated in the middle of the night when you manually onboard new tenants. For good record keeping, it's helpful to record when a rent charge started so we know accurate historical data and another way to know when tenants are eligible for a rent increases. But when we do this the system creates a charge for the current month in the middle of the night, which has to be manually reversed. The flow from application to move-in is very impressive, but AppFolio isn't as smooth when you take over management of a property that already has tenants, which is almost always the case. We've received some negative feedback from the call center, including a time where a tenant called to complain about the door being on the wrong side on a new fridge. The tenant said a female employee laughed at him. Personally I think this is hilarious, and there is a part of me that is glad she laughed at him, but it just made matters worse. Also the occasional complaint about not being able to get through to someone. There are requested features that seem reasonable and have a lot of support in the online community, but they don't happen, or at least not right away. I suppose you don't want to spoil us, but things like "weekly recurring work orders" and being able to toggle "payments required in full" for individual tenants seem like things that happen. Ultimately these are good things b/c I assume they will happen, but almost having the feature is painful. Electronic Payment requires a cell phone. This is kind of strange and would love to be able to just submit payment without the phone.

Comments: I think it would be great to have the owner statement be a live feed and only do monthly statements when we close the month. This way owners will see whats happening live.

Pros: Its great to have a web based product. Ease of pulling reports and keeping track of tasks. Text messaging has been a blessing! It creates ease to communicate with our tenants who are commonly using their phones.

Cons: There are a few things that happen in accounting that require an extra step. For instance, any reversed or reapplied receipts do not change the management fee charged when posting fees so I have to manually audit.

Comments: The customer service experience was very helpful and thorough when I had a question.

Pros: All of the features seem really easy to understand and use. With no experience, I was able to navigate the different tabs and pick up using the software quickly.

Cons: I took over for someone and since cannot receive text messages from her previous contacts. My boss needs to forward all communications and I find that inconvenient on a few levels.

Pros: Really drag and drop features. Also love how easy it is to edit and correct my mistakes.Very user friendly.

Cons: I wish it had two things the ability to enter inv # in the chk memo on WO, & it would add a copy of the inv to "Charge tenant."

Pros: Being able to accept payments via checking and especially through the cash option with the bar code. Ease of use concerning work orders and tracking of maintenance. Ability to document the details in the system.

Cons: Sometimes I would prefer being able to speak with a live person. Also, Tenants have complained about wait times over a period of different times with the maintenance line( not just the holiday time which is what customer support tried to say). There are times when the maintenance line does not document or call the correct person listed in the system. This reflects poorly on our company.

Pros: The Search which is on every page bar is the best feature of the entire system. I also like the ease of use for our tenants and owners.

Cons: Appfolio's accounting side is very confusing and does not work as expected with the suppressed account

Pros: Easy to use, great interface, great reports, logical flow of information

Cons: Appfolio customer support specifically with screening. Don't hear back from department for extended periods of time and loose prospects because of it.

Pros: Easy software to work with. Very organize. Update features. Great communication with customers. Awesome Help & Training Center!

Cons: Move out process: as much as the team have tried to make this easier it still complicated, especially if you the money needs to be transferred between accounts.
