Pros: Makes marketing vacant units easy and syndicates to many other sites. Propertyware app is a nice touch for property managers on the go.

Cons: Cannot enhance or flip photos for marketing within the software. The software can also be uncooperative when working on a mac computer.

Comments: I need something easy that will work with QuickBooks and has a double entry type accounting program

Pros: It was the first program we used - it was great at first. They were supposed to help us incorporate QuickBooks into it but that never happened

Cons: That it is not a accounting type program - it goes off line at times that are inconvenient to us because we are in Australia time zone

Pros: Easy to use - and you can create custom fields to cater to your company's needs. Uploading images with ease.

Cons: I would like to add the standard markup for vendors to the portfolio verses the vendor themselves. Since management agreements may vary in percentage I would like to customize this field. Right now the only markup area is located in the vendor field.

Comments: OVERPRICED

Cons: THE SOFWARE IS OVER PRICED AS WE ARE ONLY A SMALL MANAGEMENT COMPANY, IT IS FAR TO COMPLICATED FOR US TO USE, NO ONE WOULD WORK WITH US AS THE AGREEMENT WAS UNDER CONTRACT. WAS A MISTAKE EVER SIGNING UP. TO COMPLICATED, AND WOULD NOT WORK WITH US ON PRICING, AS I WANTED TO TERMINATE BEFORE THE END OF THE CONTRACT.

Cons: no open or capable AP
The customer portals are archaic in design and sometimes does not work on mobile phones

Comments: Such great potential, but terrible execution. They add modules that do not fully integrate with existing modules. Customer service is great with the accounting sections but don¿t ask about Maintenance Plus.

Pros: Great back end accounting, Reports are ¿semi-customizable¿, Dashboards are a nice feature, Ability to add custom fields.

Cons: The entire mobile app system is completely unusable. No capability to create a work order in the field on your phone or tablet via an app. Maintenece plus is a joke, it doesn¿t fully integrate into Propertyware and customer service doesn¿t understand it either therefore rendering it useless. To add insult to injury you still cannot create work order out in the field.

Comments: This software has SO much potential to corner the market, but it is clearly not designed by anyone with practical experience in property management. If the designers would consult with real-world users to learn how life works in our industry, and implement accordingly, it could be so much more efficient and productive.

Pros: Integrated accounting; custom-field options; full-service software; built-in credit reporting and ACH functionality

Cons: So many features that not all of them are expertly designed to function logically or flow properly; tech support often is more clueless than we are; report customization is VERY limited (though there are a lot of standard reports available)

Pros: It is an improvement over using Excel spreadsheets as our repository for tenant activity and maintenance requests.

Cons: Process from the get-go signing the contract until now as users has been a huge pain. Their contract is very unclear and uses terms only they understand. They kept making errors in the contracts and had to re-send multiple times. Implementation was very high level and they push you to take training courses on your own time to learn the software. Set up process did not go smoothly. Couldn't get check scanner to work even after hours on the phone with Support. One key reason we chose this software was because of its ability to sync with QuickBooks. But they provided incorrect training materials on the sync to QuickBooks and also gave conflicting answers on other questions I had about the sync so I ultimately lost confidence in trusting the data to sync with QuickBooks accurately. Some Support reps cannot answer basic questions about the software nevertheless technical questions. Software is not intuitive. Reports are not user-friendly. Biggest frustration though is the constant billing errors. Each time I look at our billing history there is a new surprise. They will charge our account and provide no supporting details for the charges. Most of the time it's been due to an error that I have to bring to their attention to get reversed. It has been an extremely frustrating process from beginning to end. Look forward to investigating other software programs as we getting closer to our contract expiration.

Pros: Many report options.

Everything is very customizable.

The pay owner and pay vendor flow are pretty simple.

Cons: Not an intuitive experience. For example, why is the vendor list under the "money out" tab?

Honestly, it kind of hurts my eyes to look at the interface for a long time.

Pros: The program does the basics but that is about it. They have added staff to help with customer service but it has not made a difference.

Cons: Poor customer service and follow up, tenant online payment fees are outrageous and their answer was "don't worry the tenant pays them", interface is behind the times. I would give other options a serious look.

Comments: If this was not required by my franchise, I would go with a different product. At this point I am so fed up with PropertyWare I am considering using a different product despite the requirements.

Pros: Has lots of features. Nothing else. They are requiring me to put in 100 characters, but I don't have 100 characters worth of good to say about it.

Cons: Jumps to different screens Reports are difficult to understand and there is no explanation Difficult to make changes, locks entries for needless reasons Most customer service personal have very bad accents. I don't have a problem with people from other countries, but it gets really frustrating when they can't understand you and you can't understand them. Horrible, NNN tracking.

Comments: Propertyware does NOT care about individual support for customers. A least not small business customers.

Pros: The software can be self taught and easy easy to follow. The user friendliness is all that this product has offerd.

Cons: No customer support. Two months ago I completed paperwork to upgrade to a "new platform." Nothing had been done. It took a year and a half before over credit card processing changed over. Propertyware also failed to deposit the rents into my bank account. I have asked for help and sent the list of issues and questions and no one responds.

Pros: Propertyware has an amazing customer service department. You call them and someone will ALWAYS be there to support you. The real problem is that PW is so hard to use that you find yourself needing to call in all the time. Propertware also has the ability to run some pretty amazing reports.

Cons: Propertyware is VERY expensive compared to other products. The system is not user friendly and they charge for everything. I switched over to Appfolio and the price was much cheaper. The tenants can all pay online using the Pay Near Me product instead of me paying to scan the checks in through the deposit machine. The overall system is so much easier to use.

Propertyware is a very comprehensive yet easy to use software that is interactive to both tenants and owners as well.

Pros: applies to any size of portfolios. the tenant and owners' portals are awesome as it increases our aim to be a customer-focused company.

Cons: My only issue is the expensive recurring monthly payments. It would be easy to just have a one off payment.

Pros: The software is easy to navigate and simple to use. The different areas are easy to identify and give us the ability to use the security features to limit employees access to only the areas of need. We also really like the tenant portal.

Cons: We are a commercial real estate company and there are many features that could/should be added to make Propertyware more usable to our industry. It is very obvious the original focus of the software as been in the residential area. The reporting also needs more flexibility.

Pros: The ability to create our own fields which are available in reporting and views is great. Online bill pay for tenants and ability for tenants to submit their service requests on line is great. Bulk lease renewals are great, along with modifiable mail merge templates.

Cons: Everything else! The customer service is horrible. Submit a ticket, and maybe if you are lucky they will contact you weeks later. But then they will tell you that what you are asking for is an enhancement and you should submit it in their knowledge base. Generally...they consider everything an enhancement, even standard things that really ought to take a week at most to implement and test. Tiny adjustments could make huge difference for usability, but it seems like any ideas submitted to the knowledge base go into a black hole...never to be seen again. Even true bugs take over 3 months to fix...I think I am still waiting on one..it's now been 5 months. My background is technical...database development/programmer for 18 years, so maybe my frustration with this company is more than others who are standard users. Regardless, their first line of support is a joke...telling you to reboot your machine etc. I have to go through a number of people to get someone that actually understands what I am saying...and even then...months later, my suggestions never come to fruition. The basics of this software for daily things like keeping track of units, leases, work orders is good. But if you want software where there is a functioning mobile App, or Texting, forget it. They are so far behind the times. Their calendar is a joke...and the sync with Google even more of a joke. Their tasks in the software aren't connected with the calendar, nor with the Work Orders. It's like all the supposed amazing functionality to manage all aspects of your business each live in their own little tunnel. Fabulous...as if tunnel vision of an employee isn't bad enough...now our software works the same way...talk about repeated data entry! Waste of time. I have had 8 account managers in just over 2 years. None seem to care about us as a customer. We upgraded to their new payment structure and have been waiting 7 months (not exaggerating) for this process to complete. They keep asking us for documentation that was already given. They tried to give us a new account rep for this midway....via canned emails welcoming us to our new product. I am so tired of this company that if not for their ability to create our own fields (hence our own workflow)...I would have walked away long ago. My concern of going somewhere else is that will it be any better? And if we cannot create our own fields...how constrained we will be by true canned software. I cannot in good conscience recommend this software. I truly wonder whether Real Page has any intention of keeping Propertyware...or whether they intend to sell it off and focus on their other product....which seems like it might be a better fit for multifamily. But, based on our experience with this company overall...I cannot imagine going through a data conversion only to stay in bed with this horrible excuse for a software as service company.

Pros: Has lots of features and reports. Thats about it. It has a huge learning curve and then they like to keep adding "features" that make it more difficult and less control.

Cons: Real Page tries to add services at every corner and they produce products that are a year from being ready for market and push them on their clients. The first was Maintenance Plus --- DISASTER. The latest is the payment processing - This is where they make money from the tenants by processing your payments for you..DISASTER x3. It cost me days of my life I will never get back. I am changing companies after 4 years of HELL.

Comments: Customer Service is on the Philippines. She repeated everything I said 3 times and still didn't understand my problem. She could not even explain to me how to navigate the system to tell me where I needed to be to follow instructions. After I said 1 sentence she would take a 30 second pause. I kept asking are you there?
I could tell she was translating what I was saying, either in her head or with a translator program. To difficult to try to explain my issues without wanting to rip my hair out!!

My property manager uses this software. SUCKS SO BAD!!!

Pros: The website is OK

Cons: Incredibly difficult to understand the statements & all expenses and income is posted in multiple places. I have 15 properties and is taking me 2 days to make heads or tales of my yearly statement cause nothing is organized in a logical common sense order & houses mixed together. For example under income I have PM late fees which my PM keeps but they have it under income so it's on my 1099 and now I have to report it and then write it off....stupid!!! I have to spend at least half an hour every month to try to figure out what the hell is going on in my account. HATE THIS!!!!

Overall: My property manager uses this software and is a nightmare to understand anything going on with my statements. NOT EASY to use or read. My friend with the same PM has to have a VA go through his statements every month to understand what is going on. Taking me hours to figure out my taxes cause nothing is organized in logical order on the statements. Expenses and income posted in several places. I absolutely HATE this software ...is enough to make me want to leave my PM cause they use it.

Recommendations to other buyers: Make it easy to understand. Easy.....Income and Expenses under each house. Don't mix it together with BS like equity and liabilities...just income and expense and don't have these in multiple places on each report!! Also some of us have to file taxes and would be nice if you could organize your software so readers could figure out income and expenses for each house instead of having to sift through 30 pages of paperwork with it all mixed together!!! Your software is not user friendly for customers!!!!

Comments: Every one of my properties went to be available last night and fed to Zillow, Trulia, Hotpads etc. They are not available. When this happened last week and for weeks before when and a handful went as available I called and put in support tickets and was told it was a bug and they had until the 24th to fix it. Instead, it was made worse on the 24th. This morning starting from the time I got up at 6 getting numerous calls, email from Zillow, Trulia, Hotpads etc. with inquiries on properties that are not actually available. Get it together people. I pay way too much to spend the next 3 days with constant calls and emails about properties that are not available until they get removed from the 3rd party sites. You should be paying me for this not the other way around. The rest of the week is shot and hopefully not the weekend too. I am constantly questioning my decision to change to Propertyware. It has been a nightmare. Never had this with Buildium. I thought you had more features but they don¿t work so it doesn¿t help. Was also lied to about how you did the banking which is why I chose you and not Appfolio. After I paid my setup fees etc. then I was told ¿I don¿t know why she told you that (Propertyware sales) we can¿t do that. That should have been my big red flag not to move forward with you but I had already put time and money into making the change at that point. Now I keep pouring money in and it just gets worse. My phone has not stopped ringing for calls. I even have a couple of owners in a panic because they didn¿t know both their properties are available. They are not but it appears that way. I have to wonder how many of them think I am incompetent and not my software. They probably think the software couldn¿t be this bad, she is using it as an excuse. Nope, it¿s that bad.

Comments: I have a new property management company and we started to grow and I out grew the other software I had it was good but now that I'm getting close to 100 properties I needed a company that I can do everything with and after doing my homework I found PropertyWare it has everything I need and will not be able to outgrow it ever. The price is right for all the services that it gives you.

Pros: All of it's functionality.

Cons: The email tool could use some work. Simple features like email addresses auto-populating would be very helpful. This seems like some 'low-hanging fruit' that could be done but hasn't been. Even better would be a full email server/platform within the system (but no one on the market offers this). Online application process could be a little more robust.

Overall: Shout out to the Propertyware team for great customer service this week! We needed a past inspection pulled out of the archives and the team jumped on it and got it to us within 24 hours! Saved us a lot of headaches! Thanks!

Recommendations to other buyers: Lots of work to get started and on-boarded to system. Once up though it is a robust system.

Comments: I am actually a web designer and I recommend this program for one of my clients. It very user-friendly and I am able to keep up with the data for the customer.

Pros: It is user-friendly.

Cons: The packages were not very friendly for as billing i had a lot of questions of how to help my customer.

Comments: Upon reviewing your software, it does have a lot of good features. As a former software developer I can appreciate the thought that went into supplying a product for the masses to use in actual "Property Management" however my needs are more along the lines of needing a place to schedule maintenance, keep track of upcoming inspections (fire, sprinkler, etc.) and supplier/contractor maintenance as well as somewhere to keep a list of item numbers for various upkeep items, alarms, bulbs, etc. I guess I would say Property Maintenance would be a better suited package for me.

Comments: I've been using Propertyware for almost three years. It is very robust and they are constantly adding new features like the mobile app, inspections, maintenance manager, and electronic signatures. It has a steep learning curve, particularly if you are new to property management software. However, they do their best to set you up for success with a trainer, online training videos, user manual, and a help forum. If you are still having trouble, you can submit a trouble ticket or call their support line and they will help you solve the problem.

Pros: Very comprehensive features. I like the ability to add customized fields without limitation, which helps me track things important to my company. The reports can also be customized and there are plenty to choose from. The ability to communicate with tenants, owners, and vendors directly through the software is nice. The mobile app is very helpful when away from the office.

Cons: The mobile app doesn't seem to stay up-to-date with data. I often look up a tenant and the software takes a few minutes to update. The tenant and owner ledgers are very, very detailed, which is more than most owners/tenants want. I wish there were a way to simplify the display to avoid confusion.

Recommendations to other buyers: Propertyware is highly recommended for anyone with more than 100 units, and particularly if you have 200+. Some of the features are just average when compared to the competition (e.g. inspections app) and may not be worth the money but you can choose to use them or use something else.

Comments: I've been using PW for about a year and really like the product. I have experience with Buildium, Yardi & Real Page.

Pros: * Very easy to use; very intuitive. I have not had to use the help menu or tutorials very often. * Customer Service has been excellent whenever I don't know what to do i the software, but know what I want to get done operationally.

Cons: * The mobile app is good, but not great. I would like to see more functionality and info look-up. * Initial set-up took longer than expected with their set-up team. Plan for at least 6 weeks when you pull the trigger.

Comments: This software was chosen because they claimed to be the closest to the software I previously used: Tenant Pro. They claimed to be able to migrate a lot of my data for me. They did, but much of it was improperly done and I had to re-do most of it anyway, so the data migration was of little help. It took me nearly 3 months to be up and operational, all the while paying my monthly fees without being able to use it "live". They do have a very good support staff. Unfortunately I have to use them a lot. The program is not intuitive. It does not do many of the automatic functions that Tenant Pro did for me. I cannot get the same basic reports that I used to get from Tenant Pro. It has many bells and whistles that I don't care to use and has many issues that have no solutions so I have to find ways around them. After one year I am learning to use it, but it is a very costly software to do most of the same things I did with Tenant Pro - but not all that I used to do. Not terribly satisfied with this program.

Pros: Extremely helpful, readily available support staff. Moderately priced on line software.

Cons: Have to use the support staff frequently - program not very intuitive. Hard to make changes -if at all - to check splits or entries once check is printed. Little customization can be done to checks for printing. Check number extremely small and this cannot be changed Cannot have vendor account number put on checks. Cannot get an Income Statement with both Year to date and Month to date on same statement. Tenant ledger statements not very helpful - not much information shows on the statement Terminated tenants show up on Accounts Receivable list if they had any balance when they moved out. No way to remove them.

Recommendations to other buyers: Do not use this just because you used to have Tenant Pro. There is no cost or time savings. If you want an advanced program with lots of bells and whistles, this one may be a good one for you. If you want a basic one, I'd look around some more.

Overall: I use real page on a daily basis. What I really appreciate about this product is that it connects to 2 other software username and password information so you don't have to consistently keep typing in those passwords

Comments: It is a very difficult system to navigate; have to go through multiple screens just to get information relating to one property. Visually unappealing, and different features do not always show up on certain monitors. {ie: "unpaid bills" watermark} Very expensive, and someone redundant. The widget at the top of the banking tab is very inconvenient, yet there is no way to disable it. The global search isn't available on every tab, and the manner in which vacant unit information is posted when it comes to a multi-building is extremely inconvenient and confusing. The reports don't always populate as they should, and certain information is difficult to find. The owner statements are repetitive. Difficult to narrow down just a list of tenant payments made, without having to wade through how the system allocates the payments.

Recommendations to other buyers: Do your research and ensure that another software system isn't better suited; it is extremely complicated, in terms of a property management software, and costs more than its competitors.

Comments: I use OneSite on a daily basis at work. For the most part I am able to use it with no problems and when I do encounter them, their customer service department is always ready to help. It is confusing when you call customer service to get to the right department but once you are there they are usually able to help.

Comments: Used this product for 2 years. Worst experience ever. Propertyware appears to be a combination of 3-4 different companies, each handling different functions. No one can give you clear answers because they do not understand how the other parts function and relate to each other. Support calls took weeks to get a response with never a clear answer. They claim to sync with Quickbooks, completely untrue. When we reapeatedly questioned them on this issue they could never explain it to us and how it worked. We asked for a partial refund because of the mis representation of their product, they refused. Very bad company and product, don't waste any time on trying to use this.

Pros: NOTHING!

Cons: Very poor customer service, blatant misrepresentation about the features and how the software performs.

Comments: This is my first time using propertyware, and I was not an employee with the company when the decision was made to utilize the software. To my understanding it went something like this: "Oh this one looks good, lets get it" I think Propertyware is very well organized program when used properly, and utilized to its full potential. I also think its a fantastic program for multi family properties, where all units are located at one address. But as our company does all off site management, pre leasing, student housing, HOA's, and residential homes; the software is not quite designed for that. Therefore, I am left to manipulate it to the best of my ability. There are also specific requests from my employers that need to be met, and can be, but with way too many individual edits to be made. It becomes more time consuming than what the job at hand should take. I cannot give much of a review from when the company first began using the software, because I was not with the company at that time, but was told that the transfer of information from Quickbooks to Propertyware was a breeze. This alone can be a game changer if your property consists of 300+ units. All in all, I think Propertyware is a great software, but I do strongly believe there needs to be more training available to potential clients, so they can have a better understanding of how the entire system works. Each tab is a piece of the pie, but explaining that to tenants and owners can be a bit tricky at times.

Pros: The tenant/owner online accessibility is great!! They can view their ledgers and access their accounts at anytime. I also like how mistakes can be corrected, maybe not always easily, but that is solely based on my experience and how the software was presented to me as I joined the company. I enjoy how easily you can search for a lease or owner in the global search bar, and how in the left hand column it lists the recent places you were for easier access. Move ins and Move outs are seamless, granted the correct information is input into the software. The amount of reports that can be ran is endless, and feel as though I could have this software for years and still never have ran each report with all its options/filters. The management tab is designed (ideally) to create owner draws all at once, and for a multifamily property this is fantastic. With each tab, when creating something new, there are important details included. When used properly, it can make your reports a dream!!

Cons: Tenant/Owner ledgers are not very user friendly (in my experience) They reflect very much of an accountants bookkeeping, and not all tenants/owners are "CPAs" so at times it can become difficult to explain debits/credits or income/expenses. On only a few occasions have I had to call customer service and they did not have an answer for me, or a resolution. In their defense, these requests were quite specific and not something that was frequently asked. Sometimes the amount of options for reports can be a bit overkill. Owner draws were started with custom date ranges, and generated individually, which in turn makes it a bit more time consuming for me to create them. In addition, because of the custom date ranges, the owner statements are very time sensitive and if a mistake is made and not corrected with the same dates, it creates confusion for the owners when they review their statements at the end of the year.

Recommendations to other buyers: Like any other decision for your company, I think its important to factor in all of the pros and cons, and see if its really a good fit your company's needs. Will you be utilizing everything it has to offer? Is it user friendly to you and your clients?

Comments: I have been working with Propertyware for approximately two (2) years. The software works well with very few bugs. Customer support is average and could use some improvement. Problems I have encountered sometimes take too long to be fixed. However, in the two years I have only encountered maybe 4 or 5 problems.

Pros: Easy to use.

Cons: Cost has surpassed the value. Similar products are available at a more reasonable price.

Recommendations to other buyers: Propertyware is a good product but the recent price increase and minimums have priced them out of the market. Shop around and compare apples to apples.

Comments: Software and tech support are fantastic now that it's all up and running. On-boarding was pretty rough but it looks like they did a massive internal overhaul on their on-boarding department just as we were finishing our rollout so likely a non-issue any longer. Their tech support is so amazing I don't even have the words to adequately describe it. We love it!

Comments: We started using Propertyware at the beginning of 2016. Our old record keeping methods were a mix of Excel, Quickbooks and paper records. Inputting all of the information in Propertyware took a fair bit of work. Having loaded all of the information, it remains difficult to get the information we need out of the system. It has taken a significant amount of time to get to where we are. Yet, I do not feel that we are able to get our arms around this beast.

Pros: Propertyware allows you to move all of your rental business processes online, not only for your own office, but for tenants, owners and vendors as well. Rental applications, screening, billing, payments, bookkeeping, reporting, record keeping, communication, Propertyware does it all. Over the years a great deal of features have been added to Propertyware to accommodate a wide variety of property management practices. However, Propertyware doesn¿t have the number of users or the budget required to hone them to perfection.

Cons: The system is quite complex and involves a significant learning curve. Moreover, there is little to guide any process or work-flow. Propertyware offers various training options, that aim to train users in the proper work-flow, but they take time and don¿t directly address specific issues. Online documentation, cases and knowledge base is password protected and not searchable with Google. You can only search with the built in search engine, which is inferior to Google. This limits the usability of the on line documentation. Propertyware relies too much on Push (training) and not enough on Pull (enable users to find information).

Recommendations to other buyers: The learning curve is such that a company probably needs to develop an in house expert who will have to invest significant time with this system. Any employee that uses the system will require training to get up to speed with the system, a significant expense, and a problem for part time or temporary employees. Propertyware is one of the smaller offerings in the market, at least in our area, so there are very few people in the job market that have any experience with it.

Comments: Propertyware has been a key part in our success, although other software is available and I have used MRI, Yardi, and tested the waters with AppFolio, propertyware meets our needs everyday with single family property management. The ease of use along with the customization available to our team truly allows us to manage our portfolios the way we need it to, rather than the way a specific software requires us to. Customer support has always been able to walk us through any feature questions either by phone or email. Propertyware is not 100% all encompassing however I have seen several feature requests implemented during the time we've been using propertyware.

Pros: There is nothing that I like about this product. It is very simplistic and lacks functionality.

Cons: I find the software to be very primitive. The billing is set up automatic to our credit card and charges are posted with no detail or description. I spent two hours yesterday trying to dissect fees that were lumped all together without any rhyme or reason. They will not speak with you by phone and will only communicate by email. It is impossible to believe that RealPage continues to support and sell such a poor product

Overall: We are setting up one of our property managers. It has been a cluster of epic proportions. We can't get a straight answer to any of our questions on timelines for operations, escalations are a joke, and we feel like we are not very important to them. It seems like the departments don't communicate well with each other and I am beyond frustrated.

Pros: The portals (owner & tenant - and being able to login to the portals as the owner/tenant to see what they see), ePayments (the flexibility to have recurring or one-time, the tenant can process them or you can process them in the office), rent and late fees post automatically, recurring payables (you can set them up as paid so you don't have to post payments each month), cloning invoices (never seen this feature before and it is a huge time-saver), scheduled reports (you can send as Excel or PDF), the custom fields (you can pretty much add them anywhere), attaching documents (you can upload docs to just about every page).

Cons: Many of the bells and whistles they sold us on don't work for us. We never used the online application (one of the items we were most excited about) because it did not have an electronic signature so the applicant had to fax that page in. They now offer eSignatures but want an additional $1/unit which would basically double our price. The app that comes with the system is very limited and the new maintenance app is another add-on for an additional $1/unit. Maintenance time can be entered on a work order but it is invoiced one entry at a time instead of creating consolidated invoices (so we don't use it). They say the system handles fiscal months that aren't calendar based but your reporting and budgeting options are limited (the budget and any month based reports only pull calendar month data which makes them useless to us). Any reports you customize have to be customized again in order to "update" the template when they make changes to it which is hugely time consuming (the report defaults to the original report settings). Changes they made to the system affected our mail merge templates resulting in broken links and formatting issues (I have had to re-do most templates twice because of this - again a huge time suck). System glitches or issues (like a problem I have right now with a tenant ledger being out of balance) take months to be resolved once you finally get it escalated to development... and they often close the ticket even when the problem is not resolved so you have to call and spend more time trying to convince them that it is not fixed. The prospect area is incredibly "chunky" and not very helpful. I've yet to find a traffic report so we are using excel. The journal entries leave a lot to be desired- no recurring, can't code to a unit, and you have to book them from either the tenant ledger, owner ledger or bank ledger instead of one centralized place.

Recommendations to other buyers: We didn't do enough due diligence when we selected Propertyware. Use the time they offer for the free-trial and actually walk through all the processes you will use to make sure it works for you.

Pros: Lots of features and lots of reports. They have good portals for both owner and tenant.

Cons: They have lots of great ideas and great ad ons, however ALL of these add on are lacking usability and are filled with glitches. From the Docusign feature (one step up from worthless although great idea), their inspection feature is the worst I have ever used and I have been through a lot, their Maintenance plus add on is not user friendly and not ready for market as of June 2016. I used it when it was "released" in 2015 and again in 2016. Nothing much has changed. They are loaded with great ideas but can't execute any of them.

Recommendations to other buyers: Conduct lots of webinars and ask lots of questions do not jump in bed with a company too quickly. They all have issues so you need to find what those issues are and decide if it's important to you or not.

Owner statements- literally NO ONE can figure them out. we had to create a "how to understand your owner statements" pdf to send to owners with their first statements. I've looked through all the options. The one we use is the most simple.
Color scheme- the general color scheme of the entire website is awful. Can't read bills through the "unpaid" watermark that is darker than the actual bill writing.

Overall: I negatively recommend this product- meaning I tell people to use anything EXCEPT them. I hate them. We've used them for 5 years. The software is a joke. At this point, we are so entrenched, I am afraid to switch to a new system, which may be just as bad if not worse. I've been asking for 6 months to get credit card processing turned on. Guess what, still not on. The "sales rep" is supposed to be your point of contact, but they tell you to call support. support tells you to call subscriptions. Subscriptions has a voicemail box no one ever checks or returns calls from. I could indeed write a book, like another review said. The answer to every single support case I have ever submitted is "user error" or "we don't know" or "it's never actually worked the way you say it used to work, it has always worked this way" even though I know it used to do something different or I wouldn't have said anything in the first place! I just changed my prepayment account from pay out to escrow. It backdated! So now I have 5 years worth of owners who have wrong balances. And there is " nothing they can do".

Pros: We have several bank accounts for a few owner portfolios and a separate bank account for the management company. Propertyware allows for check payments to default to a specific bank account, which is great; however, the software has a problem and does not consistently default to the correct bank account.

Cons: The support team often sounds like they are reading from a manual and don't have a true understanding of property management and reports. When advising how to perform a task, they often do not understand the multifaceted implications that a credit or debit may have on a tenant or owner account. I have used Real Page products for most of my 30-year property management career. There are other software companies with better products. Propertyware charges extra for maintenance features that other software companies offer as a standard feature. I found this product to be much more expensive than others.

Recommendations to other buyers: This product has glitches between the banking features and YOUR BANK! I would not use this product. Propertyware knew about the glitch and did not notify its users, nor have they provided a timeline as to when this will be repaired. The problem is not isolated to my account, but is company wide to multiple users, they said.

Pros: Propertyware allowed us flexible control over multiple assets in several states. Easy to use.

Cons: I found this product is better suited to smaller scale property managers, which for me was a minus, but for others might be a plus. When managing thousands of units, this software gets a little cumbersome.

Recommendations to other buyers: Take their advice: its for smaller operators. Keeping track of thousands of units became a chore, and the software lost its value.

Pros: They answer the phone in under 30 minutes, most of the time.

Cons: It real easy to get the feeling that they hate you. You will need 3 different log ins; one for the software, one for suppose, one for the learning management system. After I purchased, I called to ask questions and every function is only available for an additional fee. As a web based software, they will charge you for online portals. To get everything that I wanted when I signed up, I not have to pay about 4.5 time the amount I was originally quoted.

Recommendations to other buyers: If you have less than about 1000 units, avoid them.

Comments: Its pretty basic software.
The reports and front-ends for rental property owners are basic as well.
No ability to export.

They need to rewrite the whole front end and provide true web reporting (SQL Reporting Services or other tools) for the database. As an owner, you get piece meal access to every bit of information.

They don't appear wiling to take any advice as well as there are no links to send them suggestions or even report bugs.

Pros: It is very user friendly. I like being able to attach actual invoices and other documents for future review.

Cons: Tenants can too easily input wrong account information. They should have to verify the information by putting it in twice. Customer support can be slow to respond. Although recently this has improved.

Pros: Everything is right at your finger tips. It's extremely powerful and love the live time instant response. We have set up lots of custom dashboards so we don't have to remember everything. We get reports sent to us automatically too. They are always adding new product.

Cons: Not really anything that I don't like. I would like the product to help with getting comparables easier from our own inventory. Also would like a way to set up showings within our listings for available rentals. I would like photos to be bigger too.

Recommendations to other buyers: I would say attend the annual conference they hold in July so that you can meet others that use the software and get some great tips from other users that will share and demonstrate what all Propertyware can do. In other words, don't reinvent the wheel. Talk to a few others and build a network of support within your type of property you manage. Sign up for the live webinars too.

Pros: My favorite thing about Propertyware is that I can access tenant accounts through the app via my smartphone. I tend to get tenant calls when I am out of the office and it is great to be able to access account/maintenance information instantly. Because tenant payments through the portal show up quickly I am equipped with the information to resolve a tenant concern.

Cons: There are a tremendous amount of template set up. For instance, today a tenant asked for a receipt for a prorated rent payment. I went to print a receipt and received notice that I have to set it up. I also have found that sometimes upon editing payments that there have been a few occasions when the software freezes and I am forced to log out and log in again.

Recommendations to other buyers: There are a variety of different options available and you have to figure out which software accomplishes your objective. This particular software is very comprehensive and captures a large amount of information. It also provides efficiency and ease for your tenants to be in control of there account, make payments, etc. The product is well worth the value that it provides. Service was the key for our business and helpful friendly support is a phone call away. Demo a few different products to ensure that your software is user-friendly.

Propertyware is a good, but it's an expensive and flawed option.

Pros: We are a property management company with 150 doors and have been using Propertyware for over three years. Propertyware will do an excellent job of property management, but there are numerous problems. And it is very expensive.

Cons: They have a lot of great ideas, but they only implement them to about 90%. We are so angry and frustrated with the problems in PW that we have made the difficult and costly decision to cancel service and move to another software platform. Propertyware does have many positives, but you can research those for yourself on their website or in other reviews. You need to know its shortcomings before making a decision: 1. PW is fond of saying something new is coming. Be prepared to wait. We have been waiting three years for them to release an Android app. The iPhone app has been out that long, and is already in version 2. Their tech keeps saying the Android app is coming, but it's still not here. 2. PW launched apps for both Android and iPhone for mobile inspections. I was even a part of the beta development. The beta was a whirlwind of development over two weeks. I was amazed at how quickly the tech department was writing code and updating the software to fix problems and make it better. PW launched the apps immediately after the two-week beta, and then, no more updates! The apps are flawed to the point that they are unstable and unusable in the field. Six months later, PW has done nothing. 3. Mobile from a tenant¿s perspective. PW is not compatible with web browsers on mobile phones. More and more applicants want to apply online using their smartphones. Some people have a smartphone but no computer. PW will not accept a payment for an application or for paying rent on a mobile phone. We have complained to tech support, but they have not done anything to address the problem. 4. If you pay extra, PW can host your website. This is necessary to integrate rental listings, ePayments, portals, and online applications. In theory, this would be a good thing. However, the provided templates are awful. I regularly have to explain to people how to find the online application. I have asked PW to redesign the Apply Online tab to make it more visible. No luck in three years of asking. And PW really needs to hire a graphic designer. Not just for the web templates, but also for the graphic interface of the software and the automatically generated print brochures. 5. PW is confusing and poorly laid out overall. The main tabs should be better organized for one thing. There are four tabs for accounting across the top: Money In, Money Out, Banking, and Management. Under each tab are additional functions. You might think that is good, but it's confusing. It takes a significant amount of time to learn where to go to find the information or function that you need for any accounting work. 6. Generally speaking, PW has too many layers. It can take five or six clicks to drill down to the layer that has the information you need. Not only does this slow productivity, but it can be frustrating when you are on the phone with a tenant or owner. You have to pay careful attention to which layer you are on, especially before uploading a file. Place the file in the wrong screen, and it will be difficult to find later. Notes and Documents can be posted at every level. That means you have to open multiple levels to make sure you find the documents you need. 7. The search box is supposed to be universal, meaning that you can search for any information within PW very quickly. Just not vendors. If you need to find vendor information, don¿t go to search, and don¿t go to Contacts. That would be too easy. You have to go to Money Out, and scroll down the long list of vendors. 8. PW had a brilliant idea for training. They decided to create modules and track how far an individual completed each module. They even have tests at the end of each module to make sure the person understood what they learned. This is great for employers tracking employee training progress. The training is on a basic level in PowerPoint format. I'm not against PowerPoint, but the problem is that PW originally had an amazing and deep selection of videos and recorded webinars that explained PW¿s functions clearly and extensively. They even had them grouped into categories. It was awesome! But when they launched the PowerPoint training, they removed the videos. We requested links to the videos, and even asked if the videos were on youtube. PW refused to give us any access to the videos. 9. There are no digital signatures, not even on the applications. So when getting referrals from other landlords who require a signature from the applicant, we must use Docusign as an extra step. The development team at PW is finally beginning to talk about implementing digital signature. However, they have made it clear that you will have to pay extra for that option. 10. Be prepared to pay extra for everything. It costs extra for more than 1 GB of storage for rental agreements and other documentation, inspections, or the upcoming eSignatures. 11. PW has an alert page, which we use regularly like a to-do list. Once again, it's great idea that is poorly executed. The alerts come in randomly instead of by date. We have to look very carefully to make sure we do not miss an important alert because it could have been buried in the long list. We would like to see the option to group the alerts by type or even importance into folders. Right now, it is a hodgepodge of chaos with only tiny symbols to show what type each alert is. And we would like the ability to select multiple alerts to delete at one time, instead of having to delete each one individually. 12. Move out procedure. The move out procedure could be better. It would be nice to have a move out checklist similar to other systems. Also, PW does not allow you to enter a forwarding address without doing the final accounting. We don¿t want to refund a deposit until all the expenses and repair bills have come in, yet we can¿t enter the forwarding address until the deposit is refunded.

Recommendations to other buyers: The bottom line is that Propertyware does not listen to its customers, charges for every extra item, and is falling behind on technology. It will do a good job but only after a long training period. It is not as efficient as other options. And many of the features that sound so great on paper fail to perform well in the real world.

Propertyware is a program that is capable of being amazing!

Pros: We were very excited about Propertyware's maintenance module and reporting efficiencies. Unfortunately, after we paid the initiation fee and two monthly fees, we were still without any usable service. We were told that we had full access, but we were never provided any information or guidance on how to access the system, despite multiple requests to three Propertyware reps. After informing Propertyware that we would be compelled to cancel the service (about which we had initially been very enthusiastic) unless we received access to the Iframe, modules, and software for which we had been paying, both reps again failed to address our inquiry. We canceled our service.

Cons: See above, as it has been described. We are completely dissatisfied with Propertyware.

Recommendations to other buyers: There are many alternative software providers today. Find another software provider.

Pros: It allows for a lot of flexibility with the type of portfolio and diversity of properties. They provide unlimited support.

Cons: Reporting is limited and complicated to use. Users require a lot of support and training to do this on their own. The vendor is unwilling to customize reports and unwilling to recommend outside vendors to assist. The product does not link to Online Bank. The accounting package is limited and does not allow for reoccurring depreciation. Every module requires a lot of time and support for setup.

Recommendations to other buyers: Setup is intensive. Consult several other organizations that utilize software in a similar way. This will allow you to figure out the strengths and weaknesses of each product to make a more informed decision. Insist on a working trial that will allow you to test for your specific needs and ease of use.

I love it! Almost everything is easier than TenantPro! Customize away!

Pros: I love how so many tasks are made easier and so many areas can be customized!

Cons: Customer support could be better, but it's not too bad either.

Recommendations to other buyers: If you do the free trial, don't get discouraged. The free trial is very confusing, but once you are in your company with your information, it is way easy. Have a rep walk you through some of the areas you are interested in. Implementation will be time-consuming, but it's worth it!

Pros: As a third-party manager, I can pay every owner in just two clicks and then publish every owner statement with one more. All our tenants pay online, so the software is nearly automated.

Cons: The training and support could be significantly improved.

Recommendations to other buyers: The thing that separated Propertyware from Appfolio, for me, was that I can pay all owners by ACH without having to even log into my bank account.

Pros: Sales staff sold us on a lot of great features we were looking for, which in the end didn't exist in the system.

Cons: Every day was a new excuse and a bag full of apologies, but no one ever resolved any of the issues. They just re-routed us to someone else in the organization. They made us do all of our data transfer info on our own which took our company 2 months. Then once we launched, we did not have any support to get us through the issues we ran into. They set us up to fail. They promised the world and delivered poor structure and the worst customer service I have ever dealt with.

Recommendations to other buyers: Though they may look good from a far, you are better off going elsewhere. They continued to charge us for their software after we canceled service with them for four months after the cancellation, and every time, we had to call and in and have them credit us back the charge until finally we just cancelled the card that they were drawing the funds from each month. When we finally did cancel and disputed the last remaining charge they tried to fight the dispute through our bank saying the charges were valid which in turn forced us to spend yet another few hours gathering emails and faxing documents to the dispute company showing them their own cancellation confirmation email.

Comments: Hoffman Realty has used Propertyware for about six years, and we are very happy with the current product. It does everything we want it to do, and we recommend it to others without hesitation. We particularly like the "conversation" feature that allows us to have online chats with our landlords, tenants, and team members. Some of the issues we faced in the early days with this product (stability, lack of customer support, slow access) have been solved since the Real Page folks took over. Today it is a solid property management platform. Propertyware has been quietly improving their product and it stacks up well against all the other providers.

Comments: We are a small company looking to grow. After looking and researching most all of the systems available, we chose Propertyware. The primary reason was they stated they integrated with QB which we had used for 2 years. Training was lacking. Our account implementer left 2 weeks after we started. Total of 3 hours, non consecutive, and we input all of our data ourselves. It was the middle of the year and we wanted an easy transition for issuing1099's. Poor choice. We have been waiting for months for someone to help us with that. We were told that most of the support team that knew QB weren't there any longer, and they were training new people. Customer service is lacking. You request help, and once you have performed the steps they give you to resolve or correct issue, it turns out to be wrong. So, you call again and someone else gives you different instructions. We're looking into a new system.

Comments: I have been using Properyware for two months now. I previously used Appfolio for approximately one year, and I find Propertyware to be much more user friendly. I know more about the software in two months than I knew about Appfolio in a year. Their customer service department is outstanding. You have the option of emailing or calling to speak with someone immediately, and always receive a follow-up email after your question or problem has been addressed. The only thing Propertyware doesn't do that would be nice is paying bills on-line. However, I do believe they are working on that, and the other software I have used in the past didn't have that option either. I highly recommend this software to people who don't want to spend several hours learning a complicated system. Naturally, there is some set up time and a learning curve, but it is minimal compared to other systems. They seem to be slightly more expensive than some other companies, but in my experience, it is well worth the cost with all the benefits the software offers.

Comments: Propertyware seems to have been created by people who do not have a clear concept of what property management is. Everything is geared to the tenant. It is not possible to create owner forms. Therefore, if you own all the properties you manage, it may be an option, but if you are a third party management company forget using this system, it will not work. All technical questions require a minimum of 24 hours for a response and the wait time for help over the telephone is 30- 60 minutes. When you are able to speak to someone directly, they cannot assist you. They place you back on hold and go talk to their supervisor, who explains to them that the system can't do the simplest of operations.

Comments: Our firm has been using Propertyware for nearly four years, and I have to say they have a tremendous product. However, we have been very irritated with the performance within the last six months or more. The servers are extremely slow, to the point of taking 5 to 6 minutes to do one transaction! The servers are getting slower, but even more so at the first of the month when we are all trying to prepare our owner's statements. So, if you have all the time in the world to complete your bookkeeping tasks, Propertyware is the software for you.

Cons: So many issues that I could write a book so i will limit it to the one section of the software that should be solid and is NOT. Accounting section is extremely poor. It is clear that the software was written by persons with NO clue of accounting and it's importance. You waste ALL of your time trying to audit reports or figure out the reports and I have an accounting background so I can only imagine the frustration from those that are not strong in accounting. Further, forget customer service! This company has the worst customer service I have ever come across. At times it takes days (the longest wait was 1 1/2 weeks) for them to respond and the response is always by e-mail and useless feedback. Plus they still don't understand that we cannot stop our business for days or weeks to get an answer so by the time you do get the answer you have already exhausted a day or two trying to solve it yourself. Their claim of 24 hour turnaround on issues is B.S.

Overall: Looking for a new software to replace Propertyware and I then I never want to hear about this company again. They say that they are #1 in the market.....I say they are the bottom of the barrel. If anyone can recommend a good software to replace these clowns please let me know. Target is to replace them by Jan 1st.

The above problem is not the worst part. That would be the ePayments!!! For the love of God do not subscribe, as we did, for three nightmarish months. We scrambled trying to fix all of the errors it created, Our work increased ten fold, and we found out that tech support was even worse when it came to ePayments. We've long since canceled the ePayments, but still find problems to fix. It's a nightmare and Propertyware has charged us and admitted the ePayments aren't working. Their customer support is crap, but what they did with the ePayments, makes me regret the day I started using Propertyware. I probably will find someone else to use in the near future. We currently have 200 units with them, so I'm not looking forward to the hassle of transferring. If they only had customer support I would be fine with all the problems.

Overall: Lukewarm. If they only had customer support, I would say absolutely yes. But be warned they don't value their clients, it least not the ones with 200 units, maybe if you have a couple of thousand?? But, that would be a risk.

Pros: Property portal and marketing for my proepties was extremely easy and a high value added. All the other modulas I used were a cinch to use and very intuitively built.

Cons: Accounting softwrae is good, but needs some more features to make it easier for me to use for partnreship accounting and for creating trial balances

Overall: Best software application of several I tried to manage a portfolio of 735 residential units.

Pros: Takes care of everything in 1 application!

Cons: Voiding checks! They don't void big pain in the ass!

Overall: Fix option.
