The support and programming teams are so nimble that often times they can accommodate system changes within days or weeks at our request. Our success coach is always available to help and answer questions. Pros The quality of the leads, functionality and ease of use. Real Estate Broker Real Estate Used the software for: 2+ years ### "Disappointed After 2 Years – Not Worth the Cost" June 3, 2025 2.0 The cost of CINC is significant, and for me, it simply wasn’t worth it. My advice: Don't Do It! Don't Sign the Contract! Put Your Efforts, Energy, Time & Money elsewhere!! Pros I used CINC for over two years, and while the platform itself is strong from a technology standpoint, the quality of the leads left a lot to be desired. Cons Many of the leads I received were either extremely long-term (“we’re buying in 1–2 years,” “we’re just watching the market,” “we’re moving when our lease is up next year”) or not serious buyers at all (“we just wanted to see the inside of the building” or “we were in town and wanted to look at views from high-rises”). Others were completely outside my service area—sometimes more than 25 miles away—with no way to reliably correct that issue. In more extreme cases, I received leads from individuals in prison (I screen all leads through Forewarn), interior designers just browsing, and neighbors who were simply curious. Needless to say, the ROI versus the ROR (return on real relationships) was poor. I also had to request multiple changes to the AI text and email language, which felt overly aggressive and not aligned with my client communication style. The Market Reports provided are also very generic—something I would never send to a serious buyer or seller. They lacked substance and customization. I raised my concerns multiple times—first with my assigned rep, then with two other sales reps, and eventually escalated to the \[sensitive content hidden\]. Unfortunately, the issues persisted. Their CINC University training promotes a one-size-fits-all approach: “Make the calls, say the script. Make the calls, say the script.” If that works for your market, great—but if you value personalization and quality client relationships, I’d caution you to think twice. Review Source AF Anjanette F. Im familiar with how to work incoming leads, calling them, staying on top of them. Its hard to do when the phone numbers and emails and even the names are wrong. I would never ever suggest Cinc. Pros There is nothing positive about spending an exuberant amount of money each month and getting nothing in return. Cons The quality of leads. I received majority of bad information. Owner Real Estate Used the software for: 2+ years ### "Frustrated 10 year customer " February 7, 2025 3.0 This is probably a bad moment in time for me to complete this review because in order for me to renew my annual contract next month, I will either have to pay another price increase to get the same exact features and service, or I will have to reduce my current package level in order to keep my old pricing. There have not been any substantial increases in features that we use that would warrant me paying $1450 a month just for the platform. Especially not when most of their competitors are offering the same thing for less than half the price. When you consider the high cost of the platform with the too high percentage cut that CINC takes out of your Google PPC ad spend budget to manage it is insult to injury. Pros The CRM has a lot of useful functions and I like the automatic property alerts Cons The pricing is too high when there are a hundred other services offering the same thing for half the price. And the consumer facing websites (templates) are not that attractive. They really need to update the templates and have more options for a sharper look online to represent your business professionally - at this price that should be included. First lead service I consistently converted leads into sales. I definitely got a great ROI from having used it and I can honestly say it launched my career. I stepped away to focus more on an attraction based business focusing on my SOI and social media channels. I have a ton of past clients from CINC though which have lead to exponential repeat and referrals. Pros Great dashboard on the CRM and easy to navigate. Very consistent lead flow month over month. I also always called CINC the Chick-Fil-A of real estate for their great customer service. Cons It's not a CINC problem but more of an internet lead problem. Felt like it's been harder and harder to contact leads. Would like to see better sales funnels built in to social media ads with retargeting integrated. Maybe you offer that but I'm just not aware? The platform is quirky, so new changes require us to adjust how we modified our behavior for those quirks. Either tighten up the whole system and make it reliable or stop making changes please so we can all just live with what we've got. Pros Lead capturing is excellent. The ability to text, call, or email in one platform is perfect for finding the medium which best suits each lead. The behavioral messaging can be very useful, though it's important to tweak it so it's appropriate for your business. Cons The app has gone through many updates, most of which seem to improve the look while diminishing the functionality. It is impossible to use the app and see what you need to do on any given day without spending a minute adjusting filters. On either desktop or app, you cannot easily schedule reminders for leads because the calendar regularly defaults to past dates, necessitating constant vigilance on the part of the user. You cannot prioritize tasks and reminders in your daily list, causing you to have to scroll up and down to find the next most important thing. Mass selection of leads for communications also often requires having to select leads multiple times after paging through them because they inexplicably become unselected. Basically, it is a powerful program that requires you to be careful when using it and also accept that functionality degrades with updates. Review Source WP Warrick P. They brag about scrubbing leads and only supplying valid emails and phone numbers. However, well over 20% of the phone numbers are for non-existent people. Another large portion is to people who have no idea why you are calling and the remainder just don't ever pick up. By far the most common response received from the tiny minority of people who do respond is "Not Interested". Pros The CRM portion of CINC is good and its relatively easy to track leads and communication. Cons The leads are almost all duds, I purchased the CINC program to increase my business, but the only thing it has done is draw over $1300 per month out of my business.
