Real Estate Broker Real Estate Used the software for: 2+ years ### "Disappointed After 2 Years – Not Worth the Cost" June 3, 2025 2.0 The cost of CINC is significant, and for me, it simply wasn’t worth it. My advice: Don't Do It! Don't Sign the Contract! Put Your Efforts, Energy, Time & Money elsewhere!! Pros I used CINC for over two years, and while the platform itself is strong from a technology standpoint, the quality of the leads left a lot to be desired. Cons Many of the leads I received were either extremely long-term (“we’re buying in 1–2 years,” “we’re just watching the market,” “we’re moving when our lease is up next year”) or not serious buyers at all (“we just wanted to see the inside of the building” or “we were in town and wanted to look at views from high-rises”). Others were completely outside my service area—sometimes more than 25 miles away—with no way to reliably correct that issue. In more extreme cases, I received leads from individuals in prison (I screen all leads through Forewarn), interior designers just browsing, and neighbors who were simply curious. Needless to say, the ROI versus the ROR (return on real relationships) was poor. I also had to request multiple changes to the AI text and email language, which felt overly aggressive and not aligned with my client communication style. The Market Reports provided are also very generic—something I would never send to a serious buyer or seller. They lacked substance and customization. I raised my concerns multiple times—first with my assigned rep, then with two other sales reps, and eventually escalated to the \[sensitive content hidden\]. Unfortunately, the issues persisted. Their CINC University training promotes a one-size-fits-all approach: “Make the calls, say the script. Make the calls, say the script.” If that works for your market, great—but if you value personalization and quality client relationships, I’d caution you to think twice. Review Source JS Jackie S. February 11, 2025 5.0 Leads love the search functions & that is very user friendly. Buyers can search by neighborhood or map. As a Realtor, I like that they are constantly making improvements and adding new tools. It is easy to manage leads in the areas that you prefer to market. CINC has been my best investment in my Real Estate business. Pros It is user friendly to us and our clients. Great support and an excellent rep!!! Cons We can't block leads that do not want to work with us but continue browsing in our site. The mortgage calculator does not reflect accurate information by excluding the taxes in the payment. The monthly investment has paid for itself several times over. Pros The visual summary of live information on the dashboard as well as quick access to details Cons Adding every listing update in notes makes it too time consuming to find previous contact notes. Pros I love the connection between website and CRM Cons I wish you had more Website training, support, flexibility. Also wish there was better integration with Mojo. Wish you had different level of training, Script training has been the same training since I started. Also would like a forum to exchange ideas on using the system from other users. First lead service I consistently converted leads into sales. I definitely got a great ROI from having used it and I can honestly say it launched my career. I stepped away to focus more on an attraction based business focusing on my SOI and social media channels. I have a ton of past clients from CINC though which have lead to exponential repeat and referrals. Pros Great dashboard on the CRM and easy to navigate. Very consistent lead flow month over month. I also always called CINC the Chick-Fil-A of real estate for their great customer service. Cons It's not a CINC problem but more of an internet lead problem. Felt like it's been harder and harder to contact leads. Would like to see better sales funnels built in to social media ads with retargeting integrated. Maybe you offer that but I'm just not aware? Pros All of the information available to connect with the leads is very helpful. I also think the ability to document conversations and notes is very valuable. The features are helpful to be productive when I as a liaison have conversations and connect with agents. Cons Being new to this workforce but working in other systems for other professions I feel Cinc is always improving for those who use it. Cons Getting help instantly is not always the case :-( May take 24 hours for an issue to be resolved. The amount of leads that actually turn into viable prospects is very low. The request a showing feature we found is completely broken. So many people accidentally request showings its kind of crazy. Pros CINC is very user friendly and hosts a variety of functions that I'm sure I'm not using. Cons As the superuser for our brokerage, I would love to be able to attend CINC Mastermind, but since I'm not the broker/owner, I'm unable. I use it every day to write client notes and keep up to date with my work. Pros Easy to navigate. The text and email notifications . Cons I wish that there was a broader gifting area. It’s wayyy easier to organize the “notes” on the app than on a desktop, which is frustrating. Sometimes I’m looking for the notes I wrote, and even with the filters it’s difficult to find. Pros I like that how get a text message when your lead has logged into our site, and also when a lead calls you back, the caller id on your phone shows their name. Cons I don’t the fact that for AOL, Yahoo, and Hotmail email users, our email go to their junk mail, and some don’t even get our emails. When you do not have a large team, it's hard to afford it. Pros Brings a lot of leads in. Drip campaigns, AI (aka Alex). Cons COST! And, while the home valuation tool is nice, it needs to be able to be adjusted by US, not just the homeowner. We consistently get inaccurate numbers & cannot help them correct anything.
