Functions available to both agent and list. Cons The amount of bad intell not being scrubbed and charged; I also do not like the fact that an extra charge is being assessed if we choose not to be a company or corporation for texting purposes. If I wanted an LLC or S corp, I would have one; being forced to or pay a penalty is absurd. Some territories are hard to get leads out of but that is not their fault. Going from desktop to my phone is super easy and convenient. Calling clients from the app and it logs it automatically is helpful especially when I am out showing homes. Cons I wish it was a little less expensive. Realtor Real Estate Used the software for: 6-12 months ### "FIND ANOTHER LEAD/CRM SOURCE - Total Waste of Money" August 6, 2023 1.0 I was seduced by the CINC sales team on how great the system worked but once I signed the contract it quickly went downhill on the intial lead quality coming on the system. I had much greater results utilizing Zillow and Redfin Partners program. CINC will give you a 6 month out \[I think they should let the customer out immediately knowing the poor quality system theyre selling to you\]. Pros On the surface, the CINC system sounds like a powerful AI enhanced CRM/Lead program; however, the leads are total garbage and only people browsing the internet--no intentions of seriously buying a home. Cons \-Poor Lead Quality \[most registering to site provide false numbers & emails\]-AI Alex system is repetitive and doesnt enhance dialogue \[probably because leads are poor\]-Big ad spend of for little results \[do your own Google PPC for better results\] Review Source DJ Darian J. Pros The pre-set saved filters allow you to help your agents understand who they are lacking on follow-up with and shows the importance of reminders. The small analytics like email usage time and frequency of logging in are all great data points. You can import all of your database into this one CRM and allow you to streamline your communications. The Customer service department is very helpful and quick with answers. Cons The autotracks can be a bit confusing and seem somewhat archaic to set up if you haven't done it before. But, I need to see better results with higher quality leads. Pros Ease of use. Ability to use on my phone. Cons Quality of the leads. There should be some AI or auto-recognition of customers entering bad data in order to enter the site…or at least not be to charged to me / credited against my expected number of leads sent to me per month. Reason for choosing CINC I used CINC with a previous team and had success with it. I was already familiar with its use. These are the two reasons I chose to purchase it for myself. But I do like the convenience of having the app and mls linked to it. Pros I like that I can do everything on my phone so I can be anywhere Cons I get too many, wrong numbers, just looking, accidentally pressed the button, and non replying leads for how many leads I receive. I get a lot of inquiries and showing requests and not one has contacted me back. I’m upset at the time wasted on crap leads. Cons Unlike BoomTown, the website CINC creates is for leads only and does not double as your companies homepage.
