Pros: I use this app on a daily basis. Its easy to use for those who is not a computer savvy. The customer service is definitely a plus. Fast and reliable cs. Their monthly cost is definitely worth it

Cons: They constantly changing their website. Not for the better but more for the worse. Everytime they do an update, the application constantly crashed! And of course, with the crash, we can't even do anything. Oo the color pallets are horrible. I mean, who uses green.

Comments: Overall we are happy as a property management company to be using this software and foresee good things in the future with it!

Pros: Ease of use and flow make this software a nice addition to our property management solution. We also appreciate the customer support that is given through a very knowledgeable staff.

Cons: There seems to be a glitch when navigating to the receive payment screen to accept payments. Nothing major, but when the date is changed for accepting the payment, the amount will not enter into the space and you have to navigate back to the precious screen then back in to complete the amount.

Comments: Anytime we need customer service, we get an answer!

Pros: We like the simplicity and the fact we don't have to deal with multiple companies under one software. We have used other property management software and were referred to other companies that handled "that division" One part does not know what the other does and they typically don't blend well together.

Pros: It is an easy to use program that has only gotten better over the year that we have had it. Easy to create reports and set up invoicing and printing statements. A big plus for any small business. A must have.

Cons: There are certain features that I would like to have that could be added. Rather keep companies and management completely separate from each other. No room for error would be a positive.

Pros: Great value, many features to use all in one place. Everything online so you can screen tenants right when you meet them at property. Lots of good features.

Cons: After I purchased the customer service lacked. I wanted them to pay as much as attention to me before I purchased as after. Its a lot to learn and pick up, I wanted to run more reports and use everything it had to offer. When it came down to it, I just ended up using free software to piece my own management style.

Comments: I like the system - it upgraded ny business no dought.

Pros: The system works well. i like the new features as well leasing option (but its too expensive) sometimes its hard to understand the complexity of usw though customer support resolves almost everything very fast. easy to use accurate easy to follow up

Cons: cant send text easily Crm for new customer follow up might be helpful reconciliation take a long time /more than few days. the application is not easy to work with/only for the view. extra features cost money

Pros: The tenant portal and its interface to the landlord side of the system is more robust than most systems. Also, the technical support folks are pretty responsive, even if the answer is "No."

Cons: There is no way to report historical vacancy. If I want to see our vacancy for this period last year there is no way to retrieve it. I would like the standard income statement to follow the same chart of accounts as recommended by the National Apartment Association and as required by Fannie and Freddie in the annual reporting on their loans. It would be helpful if the system were smart enough to know that a payment received September 30th really applies to October rent. As it is, the system overstates Sept and understates Oct. It would sure be nice if the expense side of the income statement could interface to a payment system such as Quickbooks. That would eliminate the dual entry requirement and should improve the accuracy of the financials.

Pros: all encompassing system, full accounting, tenant ledgers, maintenance, tenant contact, tenant payment receipt. Very quick and user friendly.

Cons: Very pricey. management not open to new ideas and not easy or responsive to enquiries. tenants cannot be emailed statements.

Pros: I am an accountant and my client is a Buildium licensed user. This product is outstanding. I found it easy to use, it has robust functionality as well as powerful reports. Even without looking at a tutorial or user's guide I was able to navigate and find all the information that I needed.

Cons: I exported data for accounting entries in QB desktop. I would love to see this siftware communicate with QB in some sort of way!

Pros: This software is user friendly and meets all my needs when it comes to managing my rental properties. It has changed the way I do business!

Cons: If I had to pick one thing that I dislike it's that I occasionally don't think some of the updates/changes are helpful to me, but this is really only in relation to how information is displayed.

Buildium has been a, "one stop shop" for the needs of our property management.

Pros: It's been great~ I've loved every aspect of Buildium. I appreciate we get emails on new items they add.

Cons: I wish phone support didn't have such a long hold time. When Id o get through, every time, the staff has been fantastic!

Comments: Not really.

Pros: Great company with great customer service! Seems to be moving in all the right directions! Keep it up.

Pros: 1 step integration of many functions. like the marketing, lease tracking function. Not happy about the fact that we have to pay separate for document handling

Cons: Payments are added module, not integrated so does not automaically charge. also everything else is charged ala carte

Pros: It is easy to use. For the clients that aren't very tech savvy it's easy and for the clients that are tech savvy, they have everything they would need at hand.

Cons: Lack of ability to change formats and include information on association pages, owners accounts, and tenant accounts. There are a few options to input information, but those options don't work for a majority of the clients that we have. We end up having to create a jumble of notes on each page that makes it hard to find information easily.

Pros: The software has everything my small property management business needs. The customer service is outstanding and the training is excellent.

Cons: I feel like the interface could be better designed, but that has no impact on the functionality of the system.

Comments: No other PM has taken the time to fix all the issues with our exact account. We have so many accounts that are not balanced. Instead, they would over ride, cut the check in the correct amount and send it off. NOW, I am stuck trying to learn the very difficult program along with balancing. I have checked on two other programs and considering leaving you. This process is too much.

Pros: I think the staff is very friendly but the 39 minute wait all the time is difficult to get anything accomplished.

Cons: Too many steps to take to accomplish one thing. Once something is coded wrong then you have to delete all the steps and start all over again. It is taking me 3-5 days to simply send out owner draws.

It's a great value but I don't love it.

Pros: I chose Buildium because they publish listings on 3 sites. This makes listing houses very affordable and easy and makes it worth the cost.

Cons: There are a LOT of steps to completing most steps. I cannot get a clear picture of where the money is.

Overall: Great way to list new houses on 3 different sites.

Pros: User friendly, not only for our staff, but for residents and owners. Customer service is awesome! Very pleased with just about everything!

Cons: Does not integrate with Quickbooks. Also, does not show emails sent through the system. It needs to have a way to send out scheduled emails just like it does recurring tasks.

Overall: Organization with rent collection and property management. It is almost a one stop shop, except for the inability to interact with Quickbooks. Mobility!

Very easy to use and the accounting functions made monthly invoicing much easier!

Pros: User friendly. Customer service are very helpful and friendly. The end-of-the-year tax invoices and receipts are easy to upload for tax purposes. The software is easy for my accountant to view my most recent rent roll receipts

Cons: Sometime long wait time to talk with a customer service rep. But then again the callback feature is a better way of resolving that issue.

Pros: Buildium is easy to use and maneuver within. Software allows you to keep accurate notes/records and is easy to schedule tasks with.

Cons: One thing that could make Buildium easier is if everything was on one page. Having to go from the tasks of a property to another screen to find out tenants/owners could be a little better, especially if they were on one page that you could scroll through instead of going back and forth.

Pros: Easy to search for what you need; everything in one area- can be totally paper free if you want. Start to end solutions- from applications to evictions. We are thrilled!

Cons: Being in Canada, there are a few merged forms we would love to have and don't - Ontario Landlord and Tenant Board Forms.
In the Mobile version- don't like that all the payment types aren't there. There is sometimes a discrepancy/data lag in the information available on the mobile app vs the on-line full site.

Overall: Super time saver- from contacting tenants, sending rent reminders or outstanding rent e-mails. Really easy to do at once.

Customer Support is easy to get a hold of and well-trained.

Pros: Very easy to use and cost effective. The Customer Support team is easy to get ahold of and well-trained.

Cons: In the application web site, they do not have a feature to have files uploaded. Also, no way to have multiple work orders on a single task.

Overall: The benefits are that I am able to accurately detail the financials of my rental properties, track the maintenance tasks, proposals and work orders and vet applications on potential renters. Also the software keeps me in compliance with my state real estate regulators.

Pros: Whenever I have an issue or question, they're easy to reach and have knowledgeable techs able to answer complicated questions. Their tech support is the best I've encountered at any company I've ever dealt with. The software is straight forward and generally easy to use and figure out. The prices are workable for smaller property management companies.

Cons: They're slow to implement what should be easy features, like having multiple owners on a property.

We love Buildium! has streamlined our rental management from our old PAPER system!

Comments: If you are looking for a reliable software to manage your own properties or you are a property manager who wants a nice solid software for a good price, I highly recommend Buildium.

Pros: I love the ease of use, their great customer service, their online client portal for tenants to pay online

Cons: There's not many cons, but if I had to name one, it would be the epay feature. It's really nice but I wish there was a feature that would instantly alert me when a tenant pays.

Comments: We could not do the volume of properties or manage the work orders and tasks without a software like this. Definitely the industry front-runner. More new features on the way, and we're delighted with the direction this company is going. An excellent value.

Pros: As we have grown in our abilities, the software continues to add features. Epay, EFT payments, work order sytem, communication and notes....all important to us.

Cons: The "Buildium Academy" training programs are very helpful. It is a complex product. In order to use the product to its fullest, this training and the excellent tech support make the difference.

Comments: They need to address some of the critical functionality issues instead of waiting time on making the interface look "prettier" (they didn't even do that well!!) I am actively looking for w replacement that offers the same features, but that actually work.

Pros: The theory of linking to your bank account, eSign leases, recurring auto draft for customers is very appealing - in theory

Cons: Linking to Wells Fargo produces as many as 6 copies of the same transaction, requiring HOURS to reconcile your account! This has been the case for over the year I have been using the product and they appear to have no interest in fixing this. I bank with Wells Fargo, not some puny local bank. Unbelievable! eSign lease is also fraught with issues. My account was just randomly disconnected and it will be 24 hours before I am able to create a eSign lease. Completely unprofessional. The interface is very kludgy and not intuitive.

Pros: I am new to using Buildium and so far customer service has been great with all my questions in helping me get set up.

Cons: I wish there was a written instruction manual I could print out for some things vs. the videos. But I guess I'm getting used to it.

Comments: Would like it if once the statement was done a copy of the bills that are attached would print with the statement.

Pros: Like the all in one tenant section, like that happy inspector app is included with payment. I enjoy the easy interface.

Cons: Cannot bill actual owners invoices, or have an aged receivable for the owners to show what they owe. Was not told that personal bank accounts did not count for ACH and the whole reason for getting this systems was to make life simpler.

Comments: The "Buildium Academy" is a nice self-help feature. I consider myself fairly computer savvy, but this software is already extremely intuitive and has a load of tools to be able to teach yourself. I'm eager to expand what we're using because we haven't implemented any of the free website functions yet. As of now, we're simply replacing about half a dozen excel sheets which made a mess of our finances, but even if that's as far as we went with it I'd say it's money very well spent. The ad hoc reporting and tracking of our finances are really what we needed, and Buildium delivers with great results. But increasing the capacity to talk with the other residents in the community, submit maintenance requests, notify residents of payments due, etc. are all going to be really nice perks.

Pros: The ability to automate monthly charges for each unit according to the percentage of equity saves me a lot of time every month. The reports are all extremely easy to generate, and very customizable. This is a really low-cost solution that has been invaluable when our accountant passed away. It has brought us forward 20 years in terms of the technology we can utilize to manage ourselves, and all in the span of a few weeks and at no cost beyond our time.

Cons: Entering payments in bulk is time-consuming. There is some capability there to do it, but it requires all of the units to be paid in full (and not carry any credit balance). I manage 39 units, and for me it seems like it's just faster to enter each payment individually. Accounting start date is set in stone. I began the application assuming I would use our old set of books for the first few months of the year, and Buildium for the remainder of the year. I quickly changed my mind, but not soon enough. It added a bit of work on my end to square that up. I still was able to begin our history from the first of the year, but had I chosen that from the get-go it would have saved a bit of time, and once the selection is made it's made for good.

Comments: Buildium is a good choice for someone who manages at least 50 units or more. it is easy to learn and has more features than you will probably ever use but probably has ever feature that you want. The onboarding process and customer service have been great! They are continually upgrading and improving the software and will hopefully address a couple of the issues that I have.

Pros: Buildium was an easy to learn and a great improvement over my outdated property management software. There are many great automated features such as automatic recording of online deposits, epay to vendors and owner/tenant portals that have saved me time and have improved communication with my tenants and owners. I like a feature that allows me to set convenience fee amounts for online tenant payments and allows me to keep the fees generated! This feature was the main reason I went with Buildium.

Cons: I am new to online software so this may be common but I do not like how pending tenant payments post to my Buildium bank account before they show up in my actual bank account. A day or two later the payment is confirmed as funded. I don't think they should post until the payment is funded, not when it is initiated by the tenant. My previous software would calculate management fees on a payment only one time and would not allow you to double charge management fees. The Buildium management fee is just a calculator based on a date range. If you enter the wrong date you could easily charge another management fee on a previous rental payment. This has, by far, been the hardest transition for me. Their solution was to recommend only charging for management fees once per month which doesn't seem practical in property management. Most companies need the management fees to operate during the month. The best price point is for someone who manages 200 or more properties. I would like to see competitive pricing for smaller numbers of properties.

Pros: Full featured property management product that allows you to keep track of everything about your properties from unit details to maintenance tasks and accounting. Great customer service.

Cons: Needs more flexibility, especially in the area of customized reports. Currently Buildium presents you with a list of reports which you can alter slightly. You cannot create your own format with your data.

Comments: We have 14 units. We just purchased them and tenants absolutely love the fact that they can make maintenance requests, look at their leases, and pay their rent online.

Pros: I can go from applicant to lease signed and deposit received in less than 24 hours (less if the applicant fills out the application immediately). Love the fact that I can have applicants pay for the credit and background check. Dashboard is helpful for giving a quick look at overdue payments, when leases are expiring, etc.

Cons: Not as intuitive on the accounting side and drafting of e-leases as I would like but customer support is so good that this didn't bother me as much as it would have if I had to either pay for support or wait on hold. An actual local person answers and they have all been very helpful.

Comments: As a returning customer to Buildium, I cannot say enough good things about the flow, functionality and reporting the system offers. Since the make-over, the system is easy on the eyes, user friendly for 90% of its functions and really streamlines the day to day operations of property management. I am a customer for life.

Pros: The list is long, however, the things that stand out is the reporting system, the flow of the ledger and the audit function to see what actions different users make in the system. Buildium's customer service response time is incredible. Usually same day responses via e-mail but always within 24 hours. Phone support is also top notch.

Cons: If I had to pick a con, I'd have to say the time it takes to make product improvements. One function I would like is way to track guest cards or interested applicants for a waiting list of some sorts. In that same breath, I have to say I'd rather have it done right than have a launch with glitches.

Comments: This is a good software for us to use. I like that I can get on the system with any device and from anywhere. They have added a lot of new features we are just starting to use; such as the Happy Inspector. We are very happy to have this all integrated in one system.

Comments: I did a demo and was impressed with most of the functionalities except that the accounting didn't sync with Quickbooks. Afterwards I decided to purchase the product for a year but was told the price went up at the bottom--meaning for small family run rental businesses like ours which have only 10 units. There's free stuff out there but not as robust so I really wanted to be a customer but the many price changes have discouraged me. Now it's $$ a month with fees on top of that. I get that customers like me aren't their target market, but we're growing and maybe someday we will be.

Comments: The system works well until tenant pays early. When a tenant pays early you have to manually enter the rent for the appropriate month. Buildium does offer videos, but it is extremely confusing. It appears they have new employees who are untrained on this issue.

Cons: EFT/Prepaid rent/ If prepaid rent is not applied correctly your entire accounting system is off.

Comments: I am new to the whole property management industry and I search for the best software to simplify my life. Well, I came across Buildium; first off I was charged a partial fee just for signing up and then a week later I was charged the whole $ for 12 properties. I think that's a bit steep but again I still do not know all that this software does. I had to contact customer support twice to assist with adding tenants, wording the lease ledger of how to charge tenants late fees and etc. I wasn't notified that Epay was available for tenants to start paying online until I call upon another issue; which was the main reason I signed up for a software.

Pros: Unknown because I am still new.

Cons: I am unable to get tenants to sign up via text message. I have to set it up using email address.

When you sign up for Buildium on a monthly plan, you are charged a pro-rated amount based on the remaining number of days in the month, but there is no separate sign-up fee. From that point forward, subscription charges will post on the first of every month. If you signed up closer to the end of the month, charges would post closer in succession. Comments: As a small property management company, we reviewed many software packages on the market and found Buildium to fit our needs. The ability to effectively handle tenant issues as well as tracking maintenance issues was a key feature that the product offered. Through the reporting feature, this provided us an in-depth view of the properties that needed to have more up front work in order to prevent issues in the future on a cost basis analysis. I would highly recommend this product to the small property management owner.

Pros: Maintenance tracking and reporting

Cons: It does take some time to learn the nuances of the software. It is not a one day implement and use the product.

Pros: They are continuously upgrading and adding feature and asking for input. Their customer service is pretty outstanding.

Cons: They need to find a way we as professionals can do everything from buildium, like hiring professionals maybe merging with angies list and/or thumbtack as a vendor selection. Also customizing templates and tokens so that all mailings can be done from buildium, not just general rental statements but utility bills and citations

Comments: After getting lots of attention from the sales team I was so eager to get on board and learn day to day with the same attention after giving them my cc info. After signing up I realized that was the sales team and it was difficult to learn the system. After a year of hardly any use and $ gone, I have decided just to continue to use my own accounting set up from another program (free) and use Microsoft Excel for my rent roll and use Microsoft word for my letterheads and mailing notices. The best part about Builium to me was the background, credit, criminal checks ALL online easy to use and the fact that I could take credit card payments for the screenings and it went straight to my bank account - however all of this I believe is a 3rd party system that I could just set up myself along with everything else I have been doing Lol. Also sign up bonuses seemed to be great - I got around $ back for all the background checks they offered and a free on boarding for my 70 tenants and units they said it was around $ value I believe - so that was generous - at the end of the day if I knew how to use the program I'm on board but way to complex for me I guess and the reports they gave looked great but again I just have difficult time training and knowing HOW to use it.

Pros: Background checks, credit card into my account,

Cons: Difficult (for me) needed triaining

Comments: We have just a few properties that we manage, and this software has helped us get our properties in order and to keep track of where things are at. I feel the financial part is not as straightforward and requires some navigating when it comes to expenses and property management fees. For what we use it for and where our business is at, the increased cost of the program may not make sense for us to keep long term.

Pros: The ability to do the tenant screening that provides the credit checks and criminal/eviction reports. The reports are a great feature and extremely helpful in the application process. Another pro is the ease of the ability to sync with other websites.

Cons: Navigating through the program is not always straightforward of where to go.

Comments: I have been using this software since 2010. As my business has grown, so has Buildium. They are top of the line when it comes to communication between board members, owners and tenants. The ease of use and import capabilities of payments make it easy for us to continue to grow in our field and be more efficient!

Cons: Customer service is not as prompt as other software that we handle. Sometimes getting a problem resolved may take a couple of days.

Comments: I went with Buildium after trials of other software available. The cost was a huge factor, so that attracted me. But the system is also so user-friendly and when in crisis, the customer service department is amazing.

Pros: Cost is affordable. Online payments is a huge plus. Tenant and owner portals are great sources.

Cons: I had initially disliked the lack of lease template options and renewals, but now it's being offered- so nothing to complain about!

Recommendations to other buyers: Utilize the help option. The video tutorials make learning easy. The system overall is simple and not hard to figure out (even for those that aren't computer savvy).

Comments: When I started using Buildium I had just started my property management business and Buildium you gave me the opportunity to start with few units and expand as my business grew. As the technology expanded resulting in adding more features though it appears that it had become a nickel and dime approach. In the age of data sharing and technology, things like openly integrating with other products aren't capable with this product aka it "doesn't play well with others". What I mean to say is there is only one electronic signing choice there's only one ACH choice among other features. The product the staff and the customer service that comes with Buildium at times can be lacking including their technical support area, many times I find that the answer isn't directly answered or they deliver the answer as it is today and when given a suggestion they don't seem too terribly care about changing much.

Pros: Web-based (no software to install), Truly and All in One Package, Easy to use and navigate

Cons: My Biggest gripe is their lack of allowing any third party integrations.

Recommendations to other buyers: This is a great out of the box no thinking on getting it done product, however, today which is much different than when I started there are many other options to consider.

Comments: Great system for the price. User-friendly and their customer service department is tremendously friendly and patient if you run into snags.

Pros: User-friendly, portal options and online signatures make your job less stressful.

Cons: I switched to Buildium from another program so there were a few weeks (or in my case, months) to get comfortable with navigation. The process to close out tenant accounts and refund security deposits differed from what I was accustomed to. Not a bad system, but it was confusing at first and some parts of the process just didn't make sense.

Recommendations to other buyers: Utilize the help tools that they offer. Video tutorials are amazing. They're step by step so it's easy to understand. And if you still can't grasp it, customer service is a phone call away.

Comments: I loved the software for years, till the EFT feature came in place. Loved the fact that tenants can pay online, hated the fact that early payee won't be able to credit their payment to the appropriate month. I have to do it manually in 3 steps and financial reports look like a disaster. Lost 2 major accounts due to this software. Lack feature of new increased rent as well.

Comments: We are new to property management and have found that this program is extremely helpful and has more features than we ever imagined. The "How To" files are not as easily navigated as I would like, and the initial setup is crucial. There are many ways to put things in, but if not done in the right order can cause confusion and issues later. However, the tech support is awesome and have always been able to help me fix my mistakes. I love this product for what it does, and as I use it more (started with 2 properties) I learn more shortcuts and the right way to enter info.

Pros: Tracks everything for you.

Cons: Learning curve but I have no accounting experience.

Comments: I switched to Buildium last year upon the recommendation of a fellow property manager. I was using another software and was extremely frustrated with the customer service (or lack thereof) and a system that was so complicated I was having a very hard time learning it on my own. I quickly learned the Buildium system and it is soo user-friendly and intuitive! If I ever get stuck or have a question, the customer service is always fantastic. They all speak clearly and explain things in an understandable way without being condescending.

Pros: Ease of use Fantastic Customer service Affordability.

Comments: Buildium is well worth the monthly fee. Saves me countless hours. I cannot imagine trying to manage even 3 units without something like Buildium. I tried a couple of systems when I got started in early 2012, and quickly realized that Buildium was the company to go with. Specifically, they seemed to be the most professional, and dedicated to adding features. Definitely not a garage software operation (although they were, many years ago)!

Pros: I have found the "Resident Portal" to be surprisingly useful. I love getting paid online (with only a fifty cent fee!), and now the hold period is only 1 day. My tenants love paying online, and are pleased that I pay the fees (which they probably think are a lot higher then.). I also put the lease and other documents on the portal, so everyone can access this stuff without hassling me.

Cons: Some of the reporting is a little hard to use. Also, as they have migrated their focus to better support larger customers, the new features tend to be more useful to big companies. Little guys like me are not so much on their radar screen when they consider new features. But all in all, I'm pleased.

Recommendations to other buyers: If you don't use Buildium, use something like it.

Some of the functions such as printing checks takes a few more steps than usually needed with an accounting program.

Pros: It is easy to setup your properties, and fill out the important information needed. I like the reminders that get emailed and notifications.

Cons: There is not enough storage space to upload more than one document page at a time when attaching it to bills. When printing checks there are several extra steps to take like creating reports instead of just selecting the bills you want to pay and printing them.

Comments: Overall the software is easy to understand with very user-friendly layout. However, I'm not too impressed with the fact that I need to close one screen before going into another screen. For example, if I am on a screen that shows the particular tenant but need to go to a different tenant screen within the same property, I have to exit one screen before going into another one. This poses inefficiency. Moreover, being in Canada but having to pay in USD with all the foreign exchange fluctuations, I find it difficult to know exactly our monthly charges are. In addition, there isn't a function that allows to link up Canadian bank accounts to ease the accounting burden. Therefore, we decided to switch to another software that is more geared towards Canadian operators.

Pros: Easy to navigate and understand each functionality

Cons: All US based and payments in USD - highly exposed to FX fluctuations Navigation between screens is not possible. Connection to Canadian banks is not available

Comments: I signed up to use this software opened my acct and all however when scheduled to receive training I never once received an email nor scheduled call. So as much as I believe the product would be awesome I can't recommend it due to the lack of customer service .

Comments: I started using buildium about a year ago. At first entering the details of the tenants and rents was very time consuming, but after all the information is entered using the software was easy. I can easily see what my property manager is doing and which tenants is not paying their rent on time. I can also cross reference if there is any rents that has not been entered into the bank account. It's very detailed, especially the rent roll, and that's what makes even my bank impressed!

Pros: There's a lot of features, from Maintenance to Accounting. I haven't utilized all the features, but it is there when I do need it.

Cons: That I can't link it to my bank or accounting software. Or that in the mobile app, I can't look up the tenants lease ledger to find out if they paid their rent or not.

Recommendations to other buyers: It takes a while to enter all the data, but once you have it all entered, the software is easy to use. Our property manager took less than a day to learn the basics of how the software works. And it takes him less than 30 minutes to enter the leases or update the rent roll in the software.

Comments: The overall product is nice, however there are a few items that we are not fond of. The on-boarding which was included in the PRO package was not as sold by the salesperson. There was still a lot of manual data entry and training that was included was minimal at best. Also, some features on the website do not work fully and are in process of repair (i.e. being able to view which tenants have set up there tenant portal). The online payment was easy for most tenants to set-up, however if a tenant does not have an email they do not get the option to utilize this. This was problematic for some of my tenants as they can not utilize the tenant portal for payment or maintenance requests.

Comments: We have been using Buildium just under a year. It has been extremely helpful in hosting the information we need to run multiple apartment buildings. The system was very easy to learn which was critical to our organization. Furthermore, the standard list of reports is very extensive and provides everything we need.

Pros: Ease of access on any device

Cons: It can be hard to access data that is over 90 days old if need be.

Comments: Over the last several months I have had the opportunity to use Buildium to fulfill our various maintenance needs.To give context to this review, I am responsible for the maintenance of 95+ apartments and grounds that are spread over seven buildings. We house college students and experience 20%-40% turnover every 3 months. After several attempts to make the Buildium system usable as a maintenance software solution, I have given up. The ability for tenants to submit maintenance requests work well and the automated email sent to me is clean and provides the necessary information. However, no calendar view or ability to sync to external calendars has limited the system to function more as a complicated reminders list than maintenance management software. As a property management tool, the online options and online platform is very versatile. With the ability for managing contracts, syncing with an external website, managing leases and organizing dates, Buildium is a great tool, but suffers in usability and interface. In consideration of Buildium, Remember that they doesn't necessarily advertise themselves as a solution to your maintenance needs either. The are primarily property management. However in the world we live in today, users expect a single online based software solution for all their management needs. Buildium struggles to be the best in all categories but remains very affordable and usable for some functions. Even calendar platforms like ICal and Google calendar offer more usability for maintenance management than Buildiums primitive resources.

Pros: Online platform is very versatile. Customizable to to each user. Syncs well between devices and is sup[ported by IOS and Android apps. Ideal interface when used to manage contracts, leases, and tenant information. Email reminders are clean and efficient providing needed information. Top notch costumer service.

Cons: Buildiums maintenance support is very limited. No calendar view, and no ability to sync to outside calendars with maintenance requests. Task manager is not user friendly (no option for bulk edit). Doesn't allow for a "smart" calendar, meaning no option to suspend or lengthen recurring tasks without completely recreating task. No option for a monthly to do list.

Recommendations to other buyers: When considering Buildium the price is the main attraction. Buildium is a property management solution because many online software solutions are several thousand dollars more (annually), and onsite software potentially even higher priced. Buildium does so many things well. Maintenance management is a very localized area of its overall performance. Consider Buidlium for your unique operation, however if maintenance management is a strong need (as is the case with most rental properties) consider other software.

Comments: We test drove the program and liked it's features. We went all out and purchased the Pro package specifically because they said they would upload our data and train us for free. We are now three months into the trial and our data has yet to be fully uploaded. There are also portions of the data which they have refused to upload because 'it was not included in the package'. Our training time is now over and we were never able to train using our data because of the transfer process. Other than that the program works as intended.

Pros: Has all the functionality that we need for managing properties

Cons: Training and data transfer were not handled well. Personalized website lacks functionality so we are using our old website.

Recommendations to other buyers: Beware of the time it will take to transfer data and train because they will charge you more money and you will need more training time.

Comments: Can be very time wasting when entering invoices due to having to back to the beginning every time you enter a new invoice. Does not download bank statements. They say you will not need quick books however you do as it will not invoice 3rd parties.They offer you a commission if you recommend somebody, you try getting it they don't make it easy!! Customer service is good so long as you don't use the phone then its very slow.

Comments: I manage four different properties that I also own and thought that Buildium would be a great way for me to stay organized as well as address the needs I have as a property manager and owner. Buildium is great for a basic property management company. I particularly am not a fan of all the extras you have to pay for, which I was not aware of when I purchased the software.

Pros: - somewhat intuitive - great concept for basic property management firms

Cons: - a lot of features are extra for no reason (like integration of happy inspector) - cannot accommodate owner managed properties separately

Comments: I was very reluctant to get software just starting out. I had only for doors we've it seemed like overkill. Boy was i wrong. I would be lost without it now. It's simplify and ease of use leads the way. The reports are just awesome! Add in the ability for tenants to pay on line and use their portal makes it all worth it.

Comments: Gives you a basic cloud data system. But sometimes can be inflexible in features. for example, separating two types of data from two companies. I had to use the company section(normally used for the owners Company) of each property and then sort it by that list so we know which of our own companies that property is under.
