Overall, our experience has been very positive. Guesty has allowed us to operate more professionally, increase efficiency, and create consistency across our short-term rental portfolio. It has supported our growth while maintaining operational control and visibility. Like any powerful system, success depends on proper implementation, but once established, it becomes a strong foundation for scaling a vacation rental management business. We have also started to grow great ties with the people and team itself and highly recommend attending their annual GuestyVal for networking with like minded property managers and industry professionals.

Pros

The biggest advantage of Guesty is centralized control. Managing Airbnb, VRBO, direct bookings, messaging, automation, task management, and reporting within one ecosystem significantly reduces operational friction. As our portfolio has grown, Guesty’s automation tools have helped us standardize communication, streamline workflows, and minimize manual errors. The reporting and financial visibility are also strong, which is critical when advising homeowners and forecasting performance. Once workflows are properly built, the system becomes extremely powerful and scalable.

Cons

When we started our company in 2022, we started with Guesty. Yet, the accounting was not as robust as we were after. When we walked oud the door, we said we would be back when it was checking a few more boxes for us. We came back in June of 2025 after our bookkeeping team said the accounting module had been through changes and now had the features we required. There are still a few gaps in the accounting, but they have had a strong focus there and we are happy with where it is now and where it is headed.

Channel management across Airbnb and other platforms works reliably, and calendar synchronisation has been stable. The reporting functionality also provides useful visibility into occupancy, ADR, and overall performance — which is essential for revenue optimisation. Guesty is not a “lightweight” system — it’s built for serious operators. There is a learning curve, but once implemented correctly, it becomes a powerful operational framework.

Overall I've had a great experience with Guesty, I found the onboarding and set up process to be pretty straight forward and really appreciated the great customer suppot.

Pros

Some of the things I like most about Guest is that it offers, Value for money, good customer Support, an intuitive user interface, good security, and support my business growth.

Cons

I can't think of any obvious cons except that perhaps the fact that the desktop version logs me out between sessions

### "Good product. Terrible support."

For one of the biggest PMS platforms out there, not being able to fix a billing issue in 5 months is just not acceptable. Every time I reach out it feels like we are starting over. No real progress. Just the same "we are working on it." If you are a large operator considering Guesty, the product will do what you need. But if anything goes wrong outside of a basic support ticket, be ready to fight for it and still not get a resolution.

Pros

Guesty as a product is solid. The features are there and it works well for managing properties at scale.

Cons

Customer service is not great, especially when you are dealing with anything above a basic support ticket. Anything related to account issues or more serious problems takes way too long. I canceled Guesty Shield, notified my account manager, followed up multiple times over email, had multiple calls with my account manager and her upper management, and the cancellation was confirmed. They kept charging me anyway. It has been 4 to 5 months of back and forth. They keep telling me they are working on fixing the invoice and correcting the balance. Still not fixed. My account keeps getting deactivated because of an unpaid invoice for a service I already canceled. Their solution is for me to pay the invoice first and get the credit back. Why would I pay for something I never used and already canceled months ago? On top of that, they tried to tell me I could cancel Guesty Shield myself through the dashboard, but you literally cannot do that. The account manager has to do it. So I did everything right and I am still in this loop.

On top of that, Guesty has the best API documentation I've come across, making it an excellent foundation for anyone looking to build custom solutions on top of their PMS. For anyone considering a switch, Guesty is definitely a top contender. I say this as someone who has spent meaningful time with Smoobu, Hostify, Hostaway, and several others.

Pros

Incredible customer success from Jay and his team. Product that focus on the important features. Higher priced than their competitors but has unmatched quality. We save a lot of time on listing distribution, finance, and listing updates due to their really good connections with the OTAs.

Cons

There is honestly not a lot of bad things to mention about Guesty. Their focus seem to be switching somewhat to capturing revenue from new add-ons instead of improving existing features.

We we have overall found that switching to Guesty as our PMS has made our life in our work much easier and more fun. There have been pain points, but we feel that they’ve been solved or that we’ve been assured that they will be. All is good and I feel comfortable recommending it.

Pros

We have been using Guesty for almost 2 years and I’ve started to take some of the most positives for granted which is a good thing. They are integrated with most of the third parties that I want to be. They have added many of the elements that I was using third-party for like damage insurance. We know at damage insurance to our bookings directly through Guesty instead of through an outside company. We have recently added the accounting module and are getting used to it. Some of the request we’ve made have been upgraded immediately, of which we are most appreciative. The automated response system is excellent and the AI for responses is getting better and better . But if they had to put anything to the top of the list, it would definitely be the responsiveness of Customer Service and our account executive. We get help when we need it and that’s worth everything.

Cons

What I like least is that our advanced website is not editable simultaneously with the booking engine so there is some extra wor. But we think that this may be solved quite soon.

Great, and I'm a loyal customer of 5 years now. Wouldn't consider moving PMS unless they were able to display some seriously good USP!

Pros

Has to be the leading PMS for vacation rentals right now. Full of features, powerful and reliable. Decent support available, and business development always in mind.

Cons

Password requirements, and user permissions management can be a bit clunky. Payout information can be tricky and reporting / analytics isn't as good as some other available.

My overall experience with Guesty has been positive. The platform centralizes our operations, automates many of our processes, and helps manage multiple channels efficiently. There is still room for improvement in certain areas, but overall it has been a reliable tool for scaling our property management business.

Pros

Monthly updates always looking to add new features. Instant connectivity with OTAs to secure no double bookings and also the onboarding process as well as support. What has been amazing for me is the owners portal were they can access their calendar, view reservations and block dates for personal use, this has given my company a great transparency view from their perspective.

Cons

I added guesty accounting and it has not worked for me. Since I live in mexico, it is not an option to add multiple taxes and I have not been able to automize my owner reports.

Overall, my experience has been very positive, and I’m truly glad I switched to Guesty. I’m giving 4 out of 5 stars because, as mentioned, there’s still some room to grow.

Pros

I really appreciated the setup process, the automated messaging, and the calendar. The ability to create different rate categories and the all-in-one solution for agencies is extremely valuable. I also find Trust Accounting and the financial management tools very exciting. The live support is great too—quick and helpful responses.

Cons

Guesty still has room for improvement in the German-speaking market. Some processes aren’t fully optimized yet, so you occasionally need to work with temporary workarounds. There is definitely potential to refine a few areas. That said, the Guesty team is very open to suggestions and genuinely tries to implement improvements, which I really appreciate.

Moving to a new PM software is never an easy feat, but luckily Guesty has been very patient with me and willing to help where they can!

Pros

Guesty's booking platform is user friendly and the customer support is getting better with quick, useful responses.

Cons

Guesty does not work well with mid-term rentals that are booked directly for a fixed monthly amount. The accounting package could definitely be better.

It's what we have. These portals seem to be bought and sold constantly making few improvements to the user

Pros

It works fairly well. Don't forget to refresh often or it gives bad data. I wish there was a better alternative.

Cons

Constant refreshing. The vertical lines between dates are indistinct making it difficult to use and compare different properties.

### "My best choice for PMS"

Overall, it’s a powerful PMS that can really streamline operations, but it comes with friction. The system itself is strong, but the slow UI and message-refresh issues get annoying fast. If you manage multiple units and can handle the quirks (and the price), it still offers big operational advantages once everything is configured properly.

Pros

Guesty centralizes almost everything I need for short-term rentals: unified inbox, automations, and a clear multi-calendar. The Airbnb/Booking.com channel management is reliable, automated messages save a ton of time, and the workflows (tasks, cleaners, owner statements) are powerful once set up. Overall it helps me run multiple apartments with a very small team.

Cons

The interface is heavy and slow, and the app gets stuck way too often. Messages don’t always appear instantly — you have to refresh to see them — which means you can easily miss guest communication. Pricing is also on the high side, especially for smaller operators.

My overall experience with Guesty has been very good. It’s a comprehensive platform that helps streamline property management by centralizing listings, guest communication, and automation in one place.

Pros

What I liked most about Guesty is how it simplifies property management by automating repetitive tasks and centralizing operations. It makes managing multiple listings, guest communication, and channel integrations much more efficient

Cons

One area I found challenging with Guesty was that some features can feel a bit complex at first, especially for new users. It takes some time to fully learn the system, but once you become familiar with it, the platform is very powerful.

Overall we are happy with the product and price. I believe it allows us to spend time on the business rather than the back-end items.

Pros

Guesty handles everything in one place, from guest messaging, door lock management, automated messages/reviews, listing management and much more!

Cons

Trust accounting module is difficult to understand so we are currently using a 3rd party trust accounting software.

Bad onboarding but solid performance once we got up and running. Guesty seems to be adding/improving features which I appreciate.

Pros

I like the all in one rental management, team access, and owner portal. I also like the open source nature to Guesty to allow for outside apps. I am also happy to see that Guesty seems to be growing and adding/improving features.

Cons

Phone app needs to have background app refresh so it doesnt have to load each time. Also mobile Analytics would be nice.

Really good- we shopped around the market and Guesty really is the best software and in line price wise which has made it a no brainer for us.

Pros

Guesty is an all-encompassing software for vacation rental management which has been great. Being able to streamline so many aspects of our operations has been super helpful.

Cons

Was a little pricey when we started out but we have a sliding scale so as we grow we are able to get a lesser price per property.

### "Good system with strong potential, but missing some features"

Overall, the system is okay and usable, but it is missing several features that should be standard in today’s property management software. Many of these functionalities are essential for efficient operations. That said, the platform works well overall, but there is still room for improvement. Even small enhancements could have a significant impact on daily operations.

Pros

Guesty offers a wide range of distribution channels, which makes it easy to reach different platforms from one system. Adding new properties is straightforward, and the calendar overview is clear and helpful for day-to-day operations. There are still some features missing or not fully developed, but hopefully these will be improved over time.

Cons

Some important functionalities are missing. Tasks cannot be displayed in the owner portal at all, which limits transparency for property owners. It is also not possible to implement custom document or form templates. For example, check-in and check-out protocols cannot be digitally signed within the system, which is a significant limitation for operations. Additionally, some features promised during the sales process are not actually available or do not work as expected.

### "All the info you need in one spot!"

We've only been using Guesty for a year now and it has made our Property Management Company run with ease. Their customer service is great, always very responsive and helpful. We were worried about the cost, we only have 3 properties. But we want to grow (just closed on our 4th yesterday) and we wanted to start with "the best", it's a great value for the experience we are getting.

Pros

The easy of seeing all the guest communication! It's so easy to go into any reservation and see all the communication, from our team & the guests. This is where we find out some fun things from the guests. If they are celebrating anything special (so many are!), if it's their first trip to the area (even more are!)

Cons

Sometimes it's hard to find what I'm looking for in the site when I am on my laptop, but I usually am on the app so that might be on me.

Overall, Guesty has made our property and booking management much more organised and professional. Before Guesty we relied on spreadsheets and logging into each OTA separately; now we have a single source of truth for availability, pricing, guest communication and owner statements. Automation has reduced manual work for our team and helped us respond to guests faster, which improves reviews and occupancy. There is definitely a learning curve, and we still find small things to improve, but Guesty continues to release updates and new integrations. For a growing short-term rental / serviced apartment business, it gives us the structure and tools we need to scale while keeping good control over reservations, finances and team collaboration.

Pros

Guesty gives us one central platform for almost everything: Airbnb / Booking.com / Expedia reservations, direct bookings, payments and cleaning schedules all sync into one calendar. The unified inbox makes it easy to answer guests quickly without jumping between different OTAs, and automated messages (check-in instructions, review requests, payment reminders) save us a lot of time. I also like the owners’ reports and payout breakdowns – it’s much easier to show owners exactly what they earned each month. The interface is modern and once you understand the layout, it’s quite efficient for day-to-day booking and rental management.

Cons

Because Guesty has so many features, the system can feel overwhelming for new staff. Some menus and settings are a bit hidden, so it takes time and training to feel confident using everything. The loading time can be slow when switching between reservations or opening the financial reports, especially during busy periods. Customer support is generally helpful, but sometimes responses take longer than we would like when an urgent issue comes up with a channel connection or payment.
