Was great until we tried to start connecting to other sites other than airbnb. SO far been a lot of wasted time and no results or explanation as to why we cannot connect to the OTA'S

Pros

The people are very nice, I think if the system worked like it should it would be useful but right now we are losing time and money because your team cannot fix our connection issues with VRBO. Since we connected with guesty our booking are in the tank. I do not know if that is because we are connected to guesty or what. WE are seeing high increases around us but we are not increasing bookings and I cannot explain why.

Cons

we still are not connected to VRBO after 3 weeks. Now I am having trouble connecting to booking.com.

We thought you would offer better support because we have bought into all your products we are adding the lock system as well if we could get our locks all set up on wifi locks. We thought you would make our listings easier to set up along multiple channels and so far we have had nothing but problems connecting to VRBO and now I am having trouble connecting to booking

### "Guesty Makes Hosting Possible for US"

NOTE: READ ALL BELOW I'm a busy commercial real estate professional. We decided to use airbnb for a property we owned, shortly after Airbnb came to NC. Almost immediately I discovered that the communication was an issue. Soon after, Guesty started offering their service in NC and we were among their first users. For over a decade, we've hosted thousands of guests during thousands of stays amounting to thousands of nights on the Airbnb platform. We simply couldn't do this without Guesty. This was written before I received your nearly 200% fee increase notice this am. This increase + Airbnb's recent increase + State and local taxes means we're paying about 23% for software services which are increasingly performed by AI. Please tell me how I can have a Bot earn and pay our mortgages, property taxes, cleaning, maintenance, etc. in order to keep my short term rentals viable.

Pros

Guesty has been our "go to" partner for guest communications since shortly after they were founded over a decade ago. We own and manage 8 Airbnb's in 3 towns and their system has proven invaluable.

Cons

Don't really have any cons. The system works well overall. The good far outweighs the bad. If I could think of anything bad, it would be that they no longer pull the information from my Airbnb site to set up a new listing. I have to do it myself.

Guesty has been a solid all-in-one PMS for our villa operations. I really like the channel manager and unified inbox—having Airbnb/Booking.com messages, reservations, and guest details in one place saves a lot of time. The automation tools (pre-arrival, check-in, house rules, follow-ups) are super helpful for maintaining consistent guest communication. Calendar sync and task management also make it easier to coordinate housekeeping and operations across multiple properties. Overall, it helps us stay organized and reduce manual work.

Cons

The platform can feel a bit complex at first, especially when setting up automations, rates, and integrations. Some settings are not very intuitive and require a learning curve. Overall, my experience has been very positive, and I’m truly glad I switched to Guesty. I’m giving 4 out of 5 stars because, as mentioned, there’s still some room to grow.

Pros

I really appreciated the setup process, the automated messaging, and the calendar. The ability to create different rate categories and the all-in-one solution for agencies is extremely valuable. I also find Trust Accounting and the financial management tools very exciting. The live support is great too—quick and helpful responses.

Cons

Guesty still has room for improvement in the German-speaking market. Some processes aren’t fully optimized yet, so you occasionally need to work with temporary workarounds. There is definitely potential to refine a few areas. That said, the Guesty team is very open to suggestions and genuinely tries to implement improvements, which I really appreciate.

Overall, Guesty has been a strong tool for managing our properties. The automation and organization it provides have been very helpful, and aside from some accounting/reporting improvements we’d like to see, the experience has been good.

Cons

The platform is organized and powerful, but there are still some pain points, mainly around accounting details and payout reporting. More clarity around deposits, guest names, reservation dates, and reservation IDs would make reconciliation much easier. Despite that, the system has generally worked well for our needs.

As an opportunity for improvement: the guest messaging functionality feels slow and is still far behind Airbnb’s native chat in terms of features. Guesty does not automatically translate messages (and you can only translate the last message received), and switching quickly between conversations feels somewhat heavy.

Guesty has been a key partner in helping us scale our business without compromising the quality and attention to detail we’re known for. Its platform, secure, comprehensive and flexible, has allowed us to integrate our unique processes into the reservation management flow, as well as incorporate functionalities that we previously had to run separately from our PMS (Pricing, Locks Manager, Task Managers)

It's what we have. These portals seem to be bought and sold constantly making few improvements to the user

It works fairly well. Don't forget to refresh often or it gives bad data. I wish there was a better alternative.

Cons

Constant refreshing. The vertical lines between dates are indistinct making it difficult to use and compare different properties.

I enjoy the layout of the app and its simplicity. When on the move I need something I can easily access off my phone. This helps me plan my day around work orders that I am juggling between myself, my team, and my vendors.

Working on the for most of my job i really like the ease of the app itself. Allowing me full visibility of vacancies and guests names helps me schedule my team

Cons

I would like the app to allow me to view owner info and not just who is currently a guest in our properties. Having one app that I could count on would be huge in this industry.

Guesty is a friendly user for anyone that decides to use it. I was skeptical at first with it but after a day of playing around I came to realize that it's just what we needed. It has everything you can possibly use and I'm very happy that Guesty listens to us users and integrates more and more, which is amazing! I would rate Guesty a 100000/10. Very happy!

Pros

What I love about Guesty is how it integrates all together making it easy to use. The layout is amazing as well!

Cons

I would have to say calculations for extending nights is one of my least favorite, since it calculates different. But overall I like it and I'm getting the hang of it.

Overall, Guesty is a great product and tool that has served me well using them for the last 3 years, and the Support team has always been super responsive to all of my concerns and questions.

Pros

Guesty has been a huge helpful product and service with our company at Scott Lakes Properties. It helps us stay organized with all 15+ listings that on AirBnB, VRBO, and other platforms along with communication.

Cons

There have been a few moments over the course of using Guesty where we would run into glitches. The interface would change every few months and sometimes we'll be unaware where the new button or field is located.

Great experience to make our business grow. For the owners it's a very friendly interface. It's not for 1 or 2 units, it will be valuable for 4+ units.

Pros

Its the all in one we needed as a business. We look very professional to our guests and owners. It also brings 20% of our sales from other channels.

Cons

It's a little bit more expensive than other competitors. It also needs an IT person in your team, at least for the first steps.

The interfase is great, it allows you to modify almost everything from the PMS instead of doing so per channel. The distribution hub is amazing!

Pros

It's so user-friendly. When unsure, the help facility is invaluable. The account manager and support team are also very helpful

The support team could be a little faste,r although I do realise they are based in another timezone.

Some of the integrations need improvement: Key Integration Issues: Channel Managers- Occasional sync delays with major OTAs (Airbnb, Booking.com, VRBO) Accounting Software- Limited customization options for financial reporting templates Property Management Tools- Smart lock integrations don't always update in real-time and there is no feature to warn when the lock battery is low prior to being critically low or dead. No real issues overall as AirBnB supports most of my short term bookings. I would recommend Guesty to new hosts for support.

I love having a centralized, all-in-one hub for communication, and the automated guest templates have streamlined my workflow significantly. Additionally, the seamless smart lock integration—which automatically generates a unique access code for every single guest—provides incredible peace of mind and makes check-in entirely hands-off."

Cons

However, there are a couple of areas that still require attention. VRBO continues to struggle with interfacing properly with the platform, which is a significant point of friction. Furthermore, navigating Booking.com within the system remains a bit of a mystery, and I would appreciate dedicated guidance from customer service to help optimize that specific channel integration."

My overall experience with Guesty has been positive. It has made managing multiple properties and bookings much more organized by bringing everything into one platform. The automation features have been especially useful, saving time and improving guest communication.However, the system can be complex at first, requiring time to fully understand and set up properly. There have also been occasional minor glitches. Despite this, once everything is running smoothly, it becomes a reliable tool. Overall, Guesty has helped streamline operations, improve efficiency, and support the growth of my short-term rental business.

Pros

What I liked most about Guesty is how it centralizes every aspect of property management into one easy-to-use platform. Managing bookings across multiple channels becomes seamless with synchronized calendars, automated messaging, and organized task management. It significantly reduces manual work and minimizes the risk of errors like double bookings. The automation tools stand out, ensuring consistent and timely communication with guests, which improves the overall experience. I also value the detailed reporting and insights, which help track performance and make informed business decisions. Overall, Guesty makes managing short-term rentals more efficient, professional, and scalable as the business grows.

Cons

What I liked least about Guesty is that the platform can feel quite complex and overwhelming at first, especially for new users. The learning curve is steep, and it takes time to fully understand and set up all the features properly. Some customizations and automations are not as flexible as expected, which can be limiting for specific business needs. Additionally, occasional system glitches or delays can disrupt workflow. The pricing structure can also be on the higher side, particularly for smaller businesses or those just starting out, making it less accessible compared to simpler property management tools.

### "Great Property management Tool"

It is a great tool and really love using it compared to other management tools which were complex to use, not easy to learn how to use.

Pros

Guesty is a great userfriendly tool. Easy to use. Great overview of the important tasks, reservations ahead.

Cons

I would love it to be a bit more flexible, like only apply a blockage the night after a reservation in a certain time period (like high season) and not low season. To be able to apply different cleaning rates (depending on the season as we can get cleaners less expensive off season).

It's been an amazing experience. Really takes a lot of stress off my shoulders now that I am self-managing multiple properties on multiple booking platforms.

Pros

What I like the most about Guesty is the excellent customer service and support team, the ease of use once learning about all of its various tools, convenience of having one central place to operate all of my short-term rental properties and how my operations across multiple platforms are all unified.

Cons

The majority of my experience with Guesty is all positive attributes. However, the one thing that I like the least about Guesty is that the smartphone app is not as functional as the online browser interface.

The billing section does need some refinement, but the overall experience is excellent and continues to get better.”

Pros

I love the integrations and how user-friendly it is. The platform makes it easy to connect all the tools we already use, and it’s incredibly intuitive for our entire team. It’s helped us stay organized, streamline our workflows, and work more efficiently together.

Cons

The billing section needs work. Certain features feel unclear or difficult to locate, and streamlining the process would greatly improve usability. A dashboard integrated with stripe would be helpful.

Pros

Great customer support and onboarding. A bit of a learning curve but generally easy once you get the hang of it. I am able to streamline and manage my team with ease.

Cons

Cohost messaging is not supported, so the messages I send appear as the property owner. This is confusing for our guests.
