Overall, my experience with Guesty has been largely positive. As a short-term rental operator, it has become an essential part of how I run my business day-to-day. The platform offers unmatched integration with OTAs, covering listing distribution, updates, and financial management all in one place. On top of that, Guesty has the best API documentation I've come across, making it an excellent foundation for anyone looking to build custom solutions on top of their PMS. For anyone considering a switch, Guesty is definitely a top contender. I say this as someone who has spent meaningful time with Smoobu, Hostify, Hostaway, and several others.

Pros

Incredible customer success from Jay and his team. Product that focus on the important features. Higher priced than their competitors but has unmatched quality. We save a lot of time on listing distribution, finance, and listing updates due to their really good connections with the OTAs.

Cons

There is honestly not a lot of bad things to mention about Guesty. Their focus seem to be switching somewhat to capturing revenue from new add-ons instead of improving existing features.

### "Going for Guesty"

We we have overall found that switching to Guesty as our PMS has made our life in our work much easier and more fun. There have been pain points, but we feel that they’ve been solved or that we’ve been assured that they will be. All is good and I feel comfortable recommending it.

Pros

We have been using Guesty for almost 2 years and I’ve started to take some of the most positives for granted which is a good thing. They are integrated with most of the third parties that I want to be. They have added many of the elements that I was using third-party for like damage insurance. We know at damage insurance to our bookings directly through Guesty instead of through an outside company. We have recently added the accounting module and are getting used to it. Some of the request we’ve made have been upgraded immediately, of which we are most appreciative. The automated response system is excellent and the AI for responses is getting better and better . But if they had to put anything to the top of the list, it would definitely be the responsiveness of Customer Service and our account executive. We get help when we need it and that’s worth everything.

Cons

What I like least is that our advanced website is not editable simultaneously with the booking engine so there is some extra wor. But we think that this may be solved quite soon.

Had a rough start but got supported thru and assisted to get it all right now runs really smoothly feel I am getting more bookings using the pricing option

Synchronisation, one place of all bookings, app so easy to use, customer support is good, feel secure in using the app. Training was really good

Cons

that vrbo does not work the same as bdc and abb and can’t cancel advance notice icon on the mobile app

### "Good product. Terrible support."

For one of the biggest PMS platforms out there, not being able to fix a billing issue in 5 months is just not acceptable. Every time I reach out it feels like we are starting over. No real progress. Just the same "we are working on it." If you are a large operator considering Guesty, the product will do what you need. But if anything goes wrong outside of a basic support ticket, be ready to fight for it and still not get a resolution.

Pros

Guesty as a product is solid. The features are there and it works well for managing properties at scale.

Cons

Customer service is not great, especially when you are dealing with anything above a basic support ticket. Anything related to account issues or more serious problems takes way too long. I canceled Guesty Shield, notified my account manager, followed up multiple times over email, had multiple calls with my account manager and her upper management, and the cancellation was confirmed. They kept charging me anyway. It has been 4 to 5 months of back and forth. They keep telling me they are working on fixing the invoice and correcting the balance. Still not fixed. My account keeps getting deactivated because of an unpaid invoice for a service I already canceled. Their solution is for me to pay the invoice first and get the credit back. Why would I pay for something I never used and already canceled months ago? On top of that, they tried to tell me I could cancel Guesty Shield myself through the dashboard, but you literally cannot do that. The account manager has to do it. So I did everything right and I am still in this loop.

Overall, the system is okay and usable, but it is missing several features that should be standard in today’s property management software. Many of these functionalities are essential for efficient operations. That said, the platform works well overall, but there is still room for improvement. Even small enhancements could have a significant impact on daily operations.

Pros

Guesty offers a wide range of distribution channels, which makes it easy to reach different platforms from one system. Adding new properties is straightforward, and the calendar overview is clear and helpful for day-to-day operations. There are still some features missing or not fully developed, but hopefully these will be improved over time.

Cons

Some important functionalities are missing. Tasks cannot be displayed in the owner portal at all, which limits transparency for property owners. It is also not possible to implement custom document or form templates. For example, check-in and check-out protocols cannot be digitally signed within the system, which is a significant limitation for operations. Additionally, some features promised during the sales process are not actually available or do not work as expected.

9.5/10. I think it's the best PMS out there and I've worked with a lot of them. It has the most functionality, but some areas can still be refined.

Pros

The ability to have all my listings in one place, create owner statements, and accounting all in one place.

Cons

I think the accounting side could be improved, but overall it's way better than other platforms. I think AI could be used here to make the process easier for owner expenses, etc.

Pros

Reliability is unmatched—Guesty has been rock-solid for me over five years. They keep shipping genuinely useful features, not fluff. The platform covers everything from Booking Management and Rental Management to clean User Interface, strong Security, responsive Customer Support, and smooth Team Collaboration. It does what you want—and then surprises you with more.

Cons

It’s pricey, but as they say: buy once, cry once. There are other alternatives out there that are less expensive, but the chances of outgrowing the other platforms and needing to migrate helped justify the premium for Guesty.

Moving to a new PM software is never an easy feat, but luckily Guesty has been very patient with me and willing to help where they can!

Pros

Guesty's booking platform is user friendly and the customer support is getting better with quick, useful responses.

Cons

Guesty does not work well with mid-term rentals that are booked directly for a fixed monthly amount. The accounting package could definitely be better.

Good, yet the biggest disadvantage is the priceOptimizer Guesty offers, which damages my experience deeply, causing me to consider leave Guesty for this feature or other features as well

User interface is nice, and allows you good operational control of the business. The onboarding process is thorough, yet I think you can make it more efficient if you had videos indicating the usual usage of the system. Value for money makes sense for me

Cons

My personal customer support manager isn't responsive enough. It takes him 2-3 business days to reply to my emails which doesn't make sense in this era. I'm mostly frustrated about the price optimizer. I'm considering leaving the platform only because of that. Lots and lots of issues with it, and the results are really bad. I've tried reaching out several times to fix the issues there, but it seems the basics behind it are somewhat wrong, and it requires a lot of manual adjustments which causes me to relentlessly deal with the system and looking for the right pricing. This is the opposite of what I should get from it.

Overall, it’s a powerful PMS that can really streamline operations, but it comes with friction. The system itself is strong, but the slow UI and message-refresh issues get annoying fast. If you manage multiple units and can handle the quirks (and the price), it still offers big operational advantages once everything is configured properly.

Pros

Guesty centralizes almost everything I need for short-term rentals: unified inbox, automations, and a clear multi-calendar. The Airbnb/Booking.com channel management is reliable, automated messages save a ton of time, and the workflows (tasks, cleaners, owner statements) are powerful once set up. Overall it helps me run multiple apartments with a very small team.

Cons

The interface is heavy and slow, and the app gets stuck way too often. Messages don’t always appear instantly — you have to refresh to see them — which means you can easily miss guest communication. Pricing is also on the high side, especially for smaller operators.

Bad onboarding but solid performance once we got up and running. Guesty seems to be adding/improving features which I appreciate.

Pros

I like the all in one rental management, team access, and owner portal. I also like the open source nature to Guesty to allow for outside apps. I am also happy to see that Guesty seems to be growing and adding/improving features.

Cons

Phone app needs to have background app refresh so it doesnt have to load each time. Also mobile Analytics would be nice.

Very responsive to my needs, they go out of their way to try to accommodate me, even when i am not a big customer for them

Pros

Guesty analytics is great, its calendar very friendly to use, their support team is awesome, specially \[sensitive content hidden\]!

Cons

It is designed for short term rentals, not boutique hotels, and the reporting reflects this, they are working on it but not there yet

Really good- we shopped around the market and Guesty really is the best software and in line price wise which has made it a no brainer for us.

Pros

Guesty is an all-encompassing software for vacation rental management which has been great. Being able to streamline so many aspects of our operations has been super helpful.

Cons

Was a little pricey when we started out but we have a sliding scale so as we grow we are able to get a lesser price per property.

### "We LOST 50% of our monthly revenue since we switched to Guesty."

I have had many issues with the customer service in several areas. I tried hard to stay positive with my experience with them, but unfortunately, there are far too many to continue to ignore. A lot of the numbers in my old platform (Guesty for hosts)didn't line up with those in the new platform (Guesty for Pros). For example, the payout for the duplicate listing to the landlord on the exact dates will be different on GFH than on GFP. I had several meetings with them to determine the issue and sent about 30 emails back and forth to solve the problem. Still, I ended up accepting that they won't line up when it reached that point, and I repeated myself several times without them understanding what I was showing, and clearly explaining to them. My bigger issue is that our revenue halved the moment we made the switch, resulting in a significant financial impact that we as the business are taking, as well as all our landlords. I also brought this to their attention in a meeting, the success manager tried to suggest other methods on what he believes we can do to increase our revenue, but none of the suggestions address the cause of the halving in revenue we experienced as we switched/"Upgraded" to the pro version. I then corrected him and said that we need to solve the issue instead of trying to find other ways to add 5% to our revenue if something is costing us 50% of our revenue. He said he will look into it and get back to me. I would appreciate it if you could send me an email with your findings, more than a week after our meeting, with the solution being the same suggestions that you gave me in the meeting. This was frustrating because it did not solve the problem. I expressed my concerns that adding other things to something that is broken won't fix the issue that we are dealing with. I also made a suggestion every time we discussed this, which I believe might be the cause, but he has not gotten back to me with more information on that. It is now more than a week since I sent him an email responding to his email, but unfortunately, I haven't heard anything from him since then. This is concerning because it reflects the amount of attention Guesty is putting toward why their client lost half of their revenue the moment they signed up to Guesty's "PRO" Platform. If I knew that I would lose half of our revenue, then I would never have signed up to Guesty for Pros, and their lack of concern for the case makes it impossible to find a solution.

Pros

The platform has a lot of features. More than what is necessary for the majority of clients, which might be overwhelming for a lot, but it's better to have a lot of features than not enough.

Cons

Our revenue halved the moment we signed up across all our listings. When I brought this to their attention, they were not helpful at all.

### "Modern, easy to use booking software with 5\* support!"

So far, so good! Easy to get everything setup, easy to use and the customer support is 5 star. Integrations with the channel manager were easy and we can finally actually control EVERYTHING in one place! Building my own integrated website was also a breeze, which is a HUGE plus for me, not to have to be charged by other platforms and web developers every time I want to add or change anything on my website.

Pros

Speed, ease of use. Customer support is fast to get and efficient. It's a modern platform in a market saturated with old booking software platforms which cannot be upgraded.

Cons

It is expensive compared to competitors but, in it's defence, it is far superior to competitors as well, so we see the value in it.

My overall experience with Guesty has been positive, and the platform has streamlined many of our day-to-day operations. The tools are intuitive and make managing multiple units much more efficient. While certain support issues have taken longer to resolve, the system itself has been a valuable asset to our workflow.

Pros

What I’ve liked most about Guesty is how seamlessly it centralizes all aspects of our property management into one platform. The unified inbox, automated messaging, and channel integrations have significantly reduced manual workload and improved communication with guests. Their interface is clean and intuitive, which made onboarding smooth even with a growing team. We also appreciate the reporting tools and revenue management features—they help us make informed decisions and stay organized across multiple departments. Having both web and mobile access is a major plus, especially for a resort where our team is frequently on the move. Overall, Guesty has provided strong value by streamlining operations and saving us time.

Cons

The main drawback I’ve experienced is the amount of time it took to resolve a group billing issue—over three weeks. While the support team was polite and eventually resolved the problem, the delay impacted our workflow and created challenges for managing a time-sensitive reservation. Faster turnaround on complex support tickets would make a big difference.

### "All the info you need in one spot!"

We've only been using Guesty for a year now and it has made our Property Management Company run with ease. Their customer service is great, always very responsive and helpful. We were worried about the cost, we only have 3 properties. But we want to grow (just closed on our 4th yesterday) and we wanted to start with "the best", it's a great value for the experience we are getting.

Pros

The easy of seeing all the guest communication! It's so easy to go into any reservation and see all the communication, from our team & the guests. This is where we find out some fun things from the guests. If they are celebrating anything special (so many are!), if it's their first trip to the area (even more are!)

Cons

Sometimes it's hard to find what I'm looking for in the site when I am on my laptop, but I usually am on the app so that might be on me.

Pros

I’m very happy with my experience using Guesty. It’s an excellent tool for managing multiple properties across different booking channels, and it gives me a clear overview of everything in one place. My onboarding process was fantastic; I received a one-on-one, in-depth walkthrough of all the features. The ongoing support has also been amazing, with quick and helpful replies through the chat.

Cons

The only downside for me is that the Guesty statements don’t fully match the way my company is set up, where the property owners receive payouts directly from the booking channels. This makes the monthly statements a bit messy and hard to read. I would really appreciate an update that solves this.
