I purchased the product and only used it 2-3 times. I think it just needs few adjustments before I am able to recommend other investors to try the product. Pros I love that it’s very detailed but the amount of work that’s needed would have to be delegated to an assistant or someone that would have time to plug in all of the information. Cons Too many Links to click on. It does get overwhelming when you have to navigate to different sheets. The calculation isn’t as accurate, it defeats the purpose if I have to manually log them in or play around with the numbers for it to match. Review Source HP Hetal P. The software is more stable and faster. They are quite extensive in the details for determining costs associated with building or rehabs. AND you can customize easily to your specific needs. I can easily print out as much or as little detail as i need to send to a seller, lender, etc. to back up my offer or application. The customer service with any questions I had was beyond excellent. Pros The ability to create so many different types of reports based on one time inputting of data, able to add my own logo and brand to each report, customer service is the best I've ever experienced with any product. The program also makes it easy to use as you just input numbers and relevant benchmarks are provided making it extremely stress-free. The Max Purchasing price analysis that the software provides is also extremely useful as many competitors don't provide the same amount of care this software provides. Cons Experience on working with Tablet can be a bit tricky as it doesn't include some important analytics of the reports. Which allowed us to have a better return. Pros This software was easy to use and allowed us to view all aspects of our flip. Like where are budget was during the process, listing of what was spent and when. Cons The one thing is to be able to enter and break out expenses easier. I feel with more time working in the software I'll find a way to do this. I just felt if there was an better way up front it would be better. It had some bugs at the beginning but the support has been incredible. Every issue I came across and was fixed right away. They have made lots of improvements from customer feedback and it is now a smooth running tool. Pros This spreadsheet provides me a tool to quickly analyse and present to investors to purchase the best flip homes. Keep up the great work, thanks guys! Pros What I like most about the software is that it is built on GoogleDocs platform. I can open it from anywhere and it constantly updates. Everything is intuitive and connections work perfectly. I've never had a problem nor gotten stuck on anything I couldn't find a solution to quickly. Cons This is hard to answer because I accept everything as it is perfectly. I have flipped 3 properties now using the HFS for guideline. Pros Not only is this an extremely useful tool for evaluating property investment deals, but it’s a a remarkable example of the capabilities of the developer. The House Flipping spreadsheet saves me a large amount of time and allows me to assess a potential project in under 20 minutes. Excellent work. Cons Using Excel has its pros and cons, so the interface is constrained to the functionality of MS Excel, however, for a professional tool, it allows me to generate reports and extract date natively in Excel. If you are looking to rent it out or wholesale it is in one place. I love the fact that this is not a monthly fee a one time cost and free updates. Hats off to the programmer, designer and owner. Cons I would like to see transactional funding in place through different partnerships. To go that extra step, something like a one click button to send out the info to lenders. just a thought. But I would not change much.
