Comments: Obviously I still prefer it, as I've used it for 10 years.

Pros: Offers more than Yardi - at a cheaper price. Lets you customize a lot. Easy to use Very stable Never had an issue with billing.

Cons: Tried for five years to get recurring journals, Tried MANY times to have them print the letters "yymmdd" on cheques as required by Canadian standards. have to double print all our cheques to comply. Rent Manager Online wouldn't log in and actually locked me out on a Saturday morning - no help available until Monday? - Lucky I keep my own backup of information so I can respond to this emergency. No published in depth info on creating customized objects.

Comments: If you only manage 1 or 2 properties (and you own them), this might be OK. But, if you're in the business, this is the bottom of the barrel

Pros: It's cheap. That is the only pro. But if you're looking for good software, please don't even consider this.

Cons: It crashes and customer service is terrible. There is no way to correct accounting mistakes. It does not generate leases nor offer e-signatures. You have to manually generate owner's statements and manually e-mail them as all e-mails sent from Rent Manager end up in the spam folder.

Comments: It is amazing to see how far the software has come in 13 years and it keeps out performing the competition. Took the time to reevaluate property management software for my company 18 months ago. Intrigued by some of the other firms but choose to double down with Rent Manager.

Pros: Value, features, and focus on the needs of the user. Strong trendy features with an accounting backbone that can not be beat.

Cons: Many new features without accompanied intuitive internal help or setup information. Takes a call to product support sometimes to to roll out but always worth the time to leverage all the features.

Pros: Since day one almost 7 years ago working with Rent Manager the sales and support staff have been phenomenal to work with. No matter what the question, no matter how big or small, or how many times, in the beginning, I bothered my Sales Rep, she was always willing to take as much time with me as I needed to answer any questions or help in any way she could. The tech support staff is also incredible and willing to work tirelessly to help with any issue, if there is one.

Pros: Customization, functionality and performance come together in this world class management tool. We have used RM Xi for years now in our PM business. Compared to the other PM software solutions, RM provides the most cost effective solution without sacrificing utility or features.

Cons: RM Xi still has a bit of a database feel to it. This has been corrected in RM12. Being on the cloud, there is also some internet connectivity issues that must be managed occasionally.

Overall: It runs our business for us.

Pros: Outstanding customer service; great value. The program is intuitive to use and has many useful features.

Cons: I work internationally, and occasionally my IP address is blocked from accessing our internet-licensed version of the program. This creates some inconvenience, but has always been addressed quickly by the Rent Manager team.

Pros: Coming from very manual processing managing almost 200 properties we have been blown away by the features and efficiencies of Rent Manager. Everything we have asked for it to do is already a feature and we have been amazed. Around our office if someone comes up with an idea our response is "Of course Rent Manager can do it!" From sales to conversion the staff is extremely knowledgeable and professional!

Cons: Not crazy about the remote server access - wish it was online based so that it can be accessed from anywhere - but wait it is! It just costs extra for that.

Pros: The selection of reports available to run for owners is great; The ability to customize the reports if need be; The breakdown of each property; The ability to create new locations for new projects.

Cons: Hold time for customer service; the process of running through all the check boxes of some reports; the inability to email customer statements in a group, rather it is done one by one.

Overall: I can speak intelligently and have charts, graphs, and any type of reports necessary to convey all required information to owners.

Pros: This is a very easy to learn software. I've never had any problems with it. Everyone in our office are very happy with this software. I would totally recommend it.

Cons: Probably the cost. It's not the most expensive but it's not the cheapest either. I would still recommend it.

Comments: We are very happy we chose to stay with Rent Manager and upgrading rather than switching to a new program. RM transferred all our historical information over to the new version so the transition was almost seamless!

Pros: We were familiar with Rent Manager. We love the in-depth financial reports. The RM 12 version has many more customizing options in all areas of the software. RM University was a great help in learning the new version.

Cons: Sometimes a little slow in moving from area to area. Have to wait for RM customer service to call back when having a problem.

Comments: We have been using rent manager for over 4 years now. It's a great product. Need more tutorials/self help/videos for learning to maximize functionality.

Pros: Rent Manager is comprehensive, secure, and very functional. Customer service has been top notch, but they can't do tutorial only fix specific questions. I love how we can grow tenants and accounts and it can build without rescaling.

Cons: Need more tutorial videos. customer service has been great but they can't answer specific tutorial; only trouble shoot. I will I can learn to maximize rent manager.

Pros: Good and many features. Gets the job done. Global search is very handy. Comprehensive User's Guide is better than most. Accessible, friendly and thorough customer service.

Cons: Fundamental usability flaws mean frustration and unnecessary time spent especially with repetitive tasks, and sore wrists from all the mousing that shouldn't be necessary. Could be much better with keyboard usability and meeting standard Windows UI Guidelines, including consistency of access keys, initial focus, visible focus, tab order, behavior of Ctrl+Tab and arrow keys, binding of Esc and Enter keys, dialog design (group boxing, UI element labeling), semantic relationship of menu items, indicating that menu items open dialogs, UI guidelines governing error/warning/info messages, etc. These fundamentals are generally among the very first things to test and fix in a user interface to avoid accumulation into usability issues.

Pros: It is a tenant-centric platform, allowing our residents to see their accounts and pay on-line, thereby reducing our central office workload. We operate 15 or so entities with RM and a handful with QuickBooks. From a financial analyst viewpoint, I prefer QB, because of the easy export features. Still, we have 1,300 + tenants and are re-building occupancy at newly acquired mobile home parks, so our focus is on providing the best face for our residents. QB was not doing that for us. This is a more comprehensive program tailored for the rental world

Cons: For some inexplicable reason, report exports to Excel do not carry the formulas over. It is a huge time waster for those of doing a repetitive analysis of multiple companies. I can only think this relates to some licensing issue. QB does it automatically and I miss that. In fact, I resent that RM does not provide that functionality and don't understand why they wouldn't provide this time and money saving convenience to their customer base.

Comments: I switched over my friends 500 unit operation on Jan 1st of 2017 from Yardi, and have continued to be impressed at how comprehensive the software is. It is very rare that the software can't do what we want it to do. The tech support is very responsive and competent. My experience is with RM12. There is a little bit of a learning curve with the software, but this is ALWAYS the case when software that is as comprehensive as RM12. It was a big job and commitment to change software after 25+ years of using Yardi, but it was absolutely worth it.

Pros: Can purchase what features you want separately. Integrates web functionality, customization is abundant, support is amazing, interface and usability as as good as can be expected with this level of complexity.

Comments: The program is staple, customer service is responsive and I have never been disappointed with this product.

Pros: With very little training anyone can be up and running a very comprehensive program that will streamline the management of any type of rental property.

Cons: I am not sure if I am grandfathered in or they still offer the core application at a reduced rate for users that have under 99 units, but I wish some of their other add-on products also had discounted pricing for smaller properties like mine as well.

Comments: This is a decent software if you want to save money.

Pros: I like that the software is low cost and web based. I also like that you can merge resident mailers and that type of thing.

Cons: Rent Manager is a basic software. If you don't want all the bells and whistles, than rent manager will work fine. If you want a lot more, you have to go with one of the bigger softwares like Resman or Onesite.

Comments: Rent Manger works well for our office. They are responsive to questions and have a lot of good training.

Comments: I work at a 740 unit property. it does NOT run smooth at all. To find an easy answer you have to pull different reports in different areas to get the answer you need. There are errors and issues that happen almost daily and sometimes multiple times a day. The program should make your job easier not harder. It has been over 3 months and they still can not fix or have not fixed the Aged Receivables report. When you run the report it includes prospects-even though you check a box to NOT include them! One of the reasons our owner got Rent Manager 12 was because the phone calls were recorded now RM found out that it is illegal to store recorded phone calls in the tenants history/notes so you can't use that anymore. Not happy with their program or service.

Pros: recorded calls-until RM took it away.

Cons: Multiple Issues Daily

Comments: The transition from Tenant Pro was extremely free of stress due to Rent Manager's hands on setup. The customer support is excellent and something that I was not used to from Tenant Pro.

Pros: The ease of use after the initial learning period. The customer support is top notch.

Comments: We had considered other software before deciding on Rent Manager in November 2015. Rent Manager has been around for a very long time. They seem to understand what property managers really want/need based on the length of their experience. We like that there are a lot of options; the software is robust. Reporting, usability, cost, and integration (with our website/tenant application, a consumer credit company and other software) were important to us. We have been happy with the software in general. Their customer support is pretty good. They've been rolling out new features. We started on their older version - Rent Manager Xi - and have switched to the new platform - Rent Manager 12 - that was introduced February 2016. This was their first major software update in the last decade. Complaints about the older-looking interface are likely about Xi. I would say 12 has a look that is somewhat similar to Quickbooks. We are managing about 270 multi-site residential units and growing. (I understand some people use this software to manage other things like boat slips and salon chairs!) One thing we really liked about Rent Manager was that it scales up easily. We didn't want to have to go through another software switch any.time.soon. We heard that there are some property managers happily using the system with 1000+ units. One major difference between Rent Manager and other property management software options is that Rent Manager charges by the user login where others charge by the unit. We're about to add a new feature rmService which allows our maintenance team to use a phone app instead of the internet to access service requests and tenant info. Should make service requests easier to manage in the field.

Pros: - Customizable options (User Defined Fields) - New updates being rolled out - Reporting - Customer support - A lot of features - Integration - Cost for basic use...especially if you have a small staff - Scalability

Cons: - Web design is wildly expensive! (The quotes from RM's design team are nearly the rate our independent web designer charges luckily you can get their user guides and use your own web designer (to create your integrated website, application, rental listings, etc.) - A la carte features that need to be purchased for an additional fee - Rent Manager 12 has some small bugs still being ironed out but nothing major - Web Portal Suite (namely the MobileRM website) should be better/more user-friendly

Comments: I was thrown into a role where I had to rebuild the rent manager account after a previous person made some pretty big accounting errors. I found rent manager to be user-friendly and really efficient for billing and paying owners. When I had questions or issues their customer support was very responsive and helpful resolving my issues. I would defiantly recommend this product to anyone managing investor units.

Pros: User-friendly- Easy to learn how to use and teach your self-basic functions. Organization - Great to be able to bill and track maintenance and accounting in the same program Customer Service - Always resolved my issues and taught me how to avoid or correct the issue for the future.

Cons: Only affordable for larger companies

Comments: We use the Rent Manager Online version. RM is proactive about adding features you didn't know you wanted (or needed) until they are there. Customer service goes over and above. We are thrilled with RM and would suggest them to anyone looking to get into property management.

Pros: All the extra products you can tie into RM.

Cons: Off the top of my head...none.

Recommendations to other buyers: Use the RM Online version.

Comments: The program itself is pretty outdated compared to most products out there today but does have decent functionality in terms of reporting and user-defined fields specifically. The main downside for me is the fact that the program only runs off of a remote server and you can't access through a standard browser. The price point is not bad overall, but the way that they have over a dozen add-on products with additional charges and the deceiving way that they present their different products was quite discerning for me. When I had an issue with billing by rent manager, I was treated rudely, and they were extremely unhelpful. I have looked into other software in the past 2 months and I am planning on switching starting January 1st. Although there are a few minor features that this new software will not provide, I have found it to be a large improvement overall from Rent Manager.

Pros: -Comprehensive reporting; -Overall price point (excluding add-on feature, which really brings up the cost).

Cons: -The remote server set up, which only allows logging in from a computer previously set up; -Only one user is allowed on the program at once (you pay for extra users); -The interface is extremely outdated (it looks like Windows 2000) -Electronic payments and credit checks are not incorporated and are done through outside companies, which is extremely annoying; -The system for service requests and work orders is extremely convoluted and, in my opinion, useless; - You cannot reconcile your bank accounts automatically, which is pretty common these days: -The upload and download feature does not work properly and is a waste of time; -The apps associated with the software is not made well, and you really have very little mobile functionality.

Recommendations to other buyers: You can do much better with other companies, and even if it costs a bit more, you will save the money with easier functionality and quicker processes for completing work all around.

Comments: Still in the learning process but the support is great. Any questions are figured out in a timely matter. Excited to get to all of the capabilities of the whole program.

Pros: I like that the program is very user friendly. Easy to change any mistakes. Reports look easy to use.

Cons: Wish that it would have transferred all of the ledgers from Yardi when making the change to RM. Some of the info was mixed up during transfer, but nothing too major.

Comments: I have had this software since 2008. I shopped for new software for a year and was very surprised in the lack of support, and ease of use of some of the other software. Rent Manager made the transition as smooth as possible. They have never increased their fees. They always help when needed. They welcome new ideas for the software. I highly recommend this software.

Comments: Rent Manager is the only Property Management software that charges a per-user price versus the per-unit pricing, which is very great because of the amount of units we have. If you have a little bit of computer background and working with databases, the software is very easy to pick up. The great part is that the support team is so amazing! Even if you do not know much, it will not take long to pick it up. Thanks Rent Manager.

Comments: I'd give this software higher marks but I had to jump in on the fly due to another software company's irresponsibility and honestly, the transition wasn't very smooth due to this. I've had RM for several months now and still don't feel like I really know how to use it. If you can transition slowly and get a good trainer, I think it would be really great. I am sticking with it because once I figure everything out, I think it will be a really great product.

Pros: This software can do A LOT, if you implement everything. It's a very comprehensive property management package.

Cons: My trainer wasn't the best-- all over the map during training. They did try to make up for it, but honestly, I still feel lost sometimes. I've used other programs that were much simpler to learn. Because this is really robust software, it's not as easy to learn due to how you have to put things in/set it up.

Recommendations to other buyers: Be sure to check RM out, but don't get it if you need something in a hurry.

Not user friendly and they lock you in to paying for the year.

Comments: It was recommended so I gave it a try. It took a couple weeks to log in due to their error. There is so much to it so I was recommended to pay an additional $ to have someone walk me through it for a hour /5 sessions over the phone. Still too much and when I attempted to set it up with my business realized it did not have what I needed. I let the rep I spoke to know "Thank you but it is not user friendly and does not work well with our business. Please stop payment and refund the 4 other sessions I paid for but not yet used." She says they can not and now I am responsible to pay for a year, along with the fact I am at a loss on the additional charge to learn how to use it. So unprofessional! Such a scam. They must be hurting for money that they can not refund my dollars and needs to charge me monthly for a year. Scummy!

Pros: Nothing

Cons: Way too much and such a scam. If it doesn't work for a company don't continue to charge and have us locked in. I do not recommend a company like this to anyone. Bad morals.

Recommendations to other buyers: Stay away from this. I am going with Zoho and its much more user friendly.

Comments: I have used Rent Manager for several years now. When I first got the software it was very difficult to learn, and I abandoned it; however, after spending some time in trial and error usage I find that it is a much better value for the dollar than I realized.

Pros: Very detailed oriented with respect to full property management accounting functions.

Cons: Difficult to learn. Tedious and time consuming to adapt to.

Pros: Easy set up superior technical support! Questions answered same day and awesome on line training videos. Best software support by a professional team of highly trained tech. They talk with you not at you!

Cons: Not so much the product, but this is a data base beast, lots to do if you handle a lot of rentals. That's time consuming but worth every second.

Pros: Easy to use and I love the built in integration to external parties when there's a vacant unit that you need to get filled. Very seamless and I received more leads than I could handle. Very reasonable prices for all the functionality provided.

Cons: Nothing negative to report at this point. Still going through learning curve since I've only used for a couple months.

Recommendations to other buyers: If you are a fairly small operation like us, approximately 60 units comprised on single family homes and mobile homes, this is a good product to meet your needs at a great price.

Pros: The software is fairly easy to use when it comes to entering payables and receivables.

Cons: It was hard to operate as a real estate company under this software. It was also difficult to use with multiple users, we had the online version and communication within the system wasn't very effective since not all people who needed it could use it. The billing owner function was not as easy as they claimed it would be, but they asked astronomical amounts to train us in what we needed to know.

Recommendations to other buyers: If you have only one or two people managing rentals, this is pretty ideal, if things are just straight forward when it comes to management of other people's property, this would be a good software. Otherwise I would say their is more out there that work better.

Pros: It was easy to navigate. It helped my teammates and I stay on the same page and multiple users can be on the program at one time. Rent Manager made it simple to print reports for tenants and owners.

Cons: Not user friendly to business like us who have many owners along with construction and rentals.

Pros: My accountant says that it works well with QuickBooks.

Cons: They charge per user so it is not cost effective for all staff to use this product.

Pros: It has all the bells and whistles. Add ons for payments, tenant applications, and service work, etc

Cons: Too quirky. Customizable means we dont really know what you want. No eviction tracking, reports are not cohesive. Too hard to make "custom" reports, it's like writing code. Owner Web Access is a data dump and confusing.

Recommendations to other buyers: Find out what you don't like about your current software and ask those questions. Find out what you like about your current software and ask those questions. Put together and RFP.

This Software is better than having a two or three extra employees.

Comments: I can't express how important this product is to our company. This software has allowed our company to grow without adding any additional staff. This software also allows us to easily document everything. We scan every document that comes through the office. We take notes on every tenant phone call or face to face interaction. If you need to manage multiple offices from a remote location Rent Manager is the best way to do it. We have been using Rent Manager for 3 years and have only begun to fully use all of its resources.

Pros: Rent manager continues to amaze me. I have have been using RM for about 5 years and continue to be blown away by everything RM offers. My website fully integrates with RM in real time, online payments and epay are fully integrated, phone broadcast, full accounting software are just a few of the great features of RM.

Cons: The learning curve is somewhat steep. But it is manageable...

Pros: It's easy to use. the information is very straight forward. We have the vendor list and bank register. All the information is very clear.

Cons: NOT SO GOOD AT GENERATING REPORTS. We need a lot of reports that are provided to manager. But we are doing them manually.

Pros: This product is very easy to customize. Screen Tabs, Reports, Forms, Email Communications etc. It's versatile. Will work for any property type you manager. Has a web interface for owners, tenants, and vendors. This vendor is responsive to customer input and has provided us excellent support when needed.

Cons: We do not currently use the mobile inspection app because the reports are not customizable. Would like to see them improve this in the future.

Recommendations to other buyers: Choose a software that is flexible enough to do the things you need for your business. Don't change your business to work the way the software works.

Comments: Our office has grown from less than 100 properties to over 500. Rent manager has allowed us to implement more systems, track more critical areas and become more cost effective. Service techs are always responsive. Highly recommend this product.

Comments: I am a Rent Manager Poster Child. I love the software and the customer service. It's the perfect software for all sorts of property management applications from owner managed rentals to third party managed rentals. I've used Rent Manager since 2008 every day ; all day....and I have no complaints. It simplifies my life since it is so robust yet easy to use.

Pros: I have been a long-term Rent Manager user (10+ years). I have always been impressed with how responsive the developers, support, and sales staff are. Quick responses are always given and they have included suggested program features.

Cons: The only thing I could say that I like the least is the process of converting to RM12. We had hoped to be converted in the first quarter but have been delayed to the second quarter. However, they were prompt in explaining that the conversion progress is taking longer than they had anticipated and are following up with us routinely to keep us updated on our status.

Recommendations to other buyers: Rent Manager is very user friendly. It has wonderful all-inclusive features which makes it our sole go-to for all vendor, prospect, and customer interaction. The metered utilities feature is by far the most comprehensive out there. We are looking forward to adding on even more add-on modules such as VoIP, ePay, RMInspect, RMService, RM Capture, etc.

Pros: I like that it is web based and don't have to worry about back-ups and upgrades on my computer system. Rent Manager meets all our needs and more. Many and varied report options, sales staff and tech support are knowledgeable and courteous. Even though I have been using RM since 2009, I am still finding ways I can use this property management program. There's a lot packed into this software.

Cons: I've been trying to come up with something but honestly can't find anything that I don't like about this product or vendor.

Recommendations to other buyers: I have been with my company for 18+ years and looked at many property software options before purchasing Rent Manager. I have not been disappointed.

Comments: Our company has been using this software since back in the days of DOS. We have been very pleased with it and the company; they are consistently adding new features and keeping up with technology innovations. The best thing about it is that it is comprehensive. It integrates our web-site, accounting, rent collection, utility billing and home loan activities. It has a phone auto-dial feature that allows us to call delinquent residents or send out alerts to every resident in a property. We use the on-line version so that the central office and on-site managers all have access to the same information in real time. We don't have to worry about losing data for a property because an on-site computer crashed or was stolen - Rent Manager backs up the data continuously. Our residents can pay rent on-line 24/7 or sign up for auto debit or even pay with cash at the local Wal-mart. This saves a tremendous amount of time for management. The monthly cost is very reasonable - less than the rent from one of our mobile home sites - and the savings in time more than pays for itself.

Comments: I like that it's free and open until 7pm eastern. There was a time when the phone reps didn't seem that well trained but that hasn't been the case in the last 4 years or so...we get VERY well trained support when we call in and they are friendly.

Like the extremely detailed reporting that I can customize, great andriod app, user defined fields that we use a lot to manage the unique competitive advantages our business has, integrated VOIP is really cool, nicely organized software (such as prospects, customers, epay, work orders, etc), and on and on. There's a lot I like about lcs rm...event went to their user conference last year for the first time in New Orleans and our team enjoyed that.
The pricing model isn't always ideal. Sometimes it's confusing. But that's perhaps par for most software companies. They have released so many new features so quickly (and they really are good features!) that about 5% don't work.....but they always fix them within a few a weeks of us letting them know. It's not web based yet...but then again, I tried a web based site and it was terrible!! I had such limited features. RM12. rminspection needs a bit more building out as it's kind of clunky to use but it does work and is helpful. I would like for them to have an affordability module but I hear that's in the works and from my experience when RM says they are going to build something, they do!
If you like details and you like to analyse your data and you want REALLY strong financials ingratiated into your resident management, than this is for you. RM also appears to be on the leading edge of web and app integration with the core product. My company of about 40 gets excited when RM makes new releases because it's usually something cool and different that we can use. Like texting with residents and voip integration.

Comments: This software contains many features, some that we did not even know about until lately. Service has been very responsive. The remote desktop instead of web-based has its pros and cons.

We are excited for rent manager 12 which will include several important marketing tools that we do not currently have.

Comments: We appreciate the willingness to rise to our specific needs and are willing to try to work through areas that we as a company would like to see the software continue to upgrade. RM is very responsive and supportive.

Although RM is continuing to integrate solutions on how to streamline some of the processes some of the formatting and the overall look for the user seems a bit outdated. Would like to see a more cutting edge/modern look.

Pros: The software is very user friendly and use of the User Defined Fields allows users to customize in MANY areas for reporting. The support is also excellent. I always get timely responses and good instruction.

Cons: Cost is about the only thing I can think of as a negative regarding Rent Manager. However having a great product with good support does warrant the cost.

Pros: This software is industry specific for property management. It works extremely well at intergrading all the components a property manger needs to deal with on a daily basis. Rent Manager allows you to keep track of your owners, properties, units and tenant in a very effective way. This software has the capability of tracking service issues which we use to record maintenance requests. These service issues can be linked to a unit, property and or tenant which will show in the history and notes making it easy to view and analyse. We have been on other property management software prior to this and find that Rent Manager is far superior product.

Cons: I can't say much to this question as Rent Manager has been very helpful in taking care of an issue that we have had with the software. The only thing I might mention is a few of their additional product sets, like RM Mobile and RMInspection, in my mind need a little more enhancements in order to work effectively for our needs. I am told they are working on some of our requests so I am confident we will see them in the near future.

Recommendations to other buyers: We moved onto Rent Manager in 2013 on their stand-alone version, they were very helpful at getting us started and I would recommend to use their support group to ensure the integration is done correctly. Like any software if you do not get it set up correctly it will not perform correctly, but with this software that is so true as there is so many linking components. We move from their stand-alone version to their on-line version this past year and that transition went seamless. Secondly I would recommend to make use of the training session for all staff as Rent Manager is very good with this area and make it easy to find the training sessions that work with your timeframes as they record their session which allow a user to watch at any time. Another recommendation would be to purchase into their phone system that integrates with Rent Manager, it is an awesome feature which tracks and records all phone conversation. This comes in very handy with many various issue that may arise with tenants and some owners.

Comments: User Friendly Program and as the CFO love the PRICE for what we get. I can access the program anywhere which is a HUGE Bonus for me as I travel a lot and need to get online to resolve issues or answers questions. Great Customer Service with ease of submitting tickets from within the program saving a significant amount of time by not sitting on your phone waiting for someone to pick up. We have been with them since we started four years ago and their Customer Service orientation is what sets them apart for me.

Cons: We are a smaller Mulit-Family so I cant speak for a larger multi-family however, we are running five different locations, adding one more this year and are able to lock users into just their location but I can easily float back and forth. I don't like that it closes all my windows when I leave one location, as I am a multi-tasker but it doesn't really slow me up. The Finance / Accounting Folks (that would be me and my Team) would love a better audit system but I have always been able to find things with there search tools.

Pros: It is a fully integrated software that handles both the tenant records and a full accounting package. At one point in our business, we used RM for the tenant side and Quick Books for the accounting. When we converted to using RM for a total package, I couldn't believe how much time and money we saved by doing this. You eliminate all the double entry using 2 different programs. We use it to manage all of our properties and it works great! We also have our website that is integrated with RM.

Cons: It does everything we need it to do. Several options to pay online, utility billings, statements, tenant records, it does it all

Recommendations to other buyers: I reviewed many different software programs and RM is by far the best one out there.

Pros: I love the ability to be able to drill down from a report and the easy way to attach files from almost anywhere. I also like the tenant web access and cash pay integration with rent manager.

Cons: Absolutely hate how the GPR posting and prepay is handled in RM12! I wouldn't recommend rent manager if you use GPR in your financials. The journal entries for the prepays are VERY time consuming and have to redo it over and over again every time a previous payment is reallocated.

Pros: I have worked with Rent Manager for 10 years, it's been an integral part of the success of my business. It is by far the most user friendly software I've used in my career, it's easy for employees to navigate, even those without prior management experience. It has allowed me to effectively and smoothly organize my business The Rent Manager staff has always been at the cutting edge of technology, which is great for my business and the options I can offer my clients. Their customer service and support has always been responsive and top notch!

Cons: I haven't found anything yet! We have integrated almost all of the service options they have offered and they have all been of exceptional value.

Comments: Pros: Can obtain financial data in a cash basis and an accrual basis. Not just one or the other.
Con: Cannot enter a credit memo exactly like an invoice. You have to enter the credit memo and apply it to an invoice.

Pros: It has lots of features. Help is pretty fast and responsive.

Cons: Nothing works seamlessly. Everything has a glitch or a catch or a twist. It has really advanced functions, but cant do simple tasks, like copy a check, or duplicate a check. Pages do not auto refresh, you have to close and reopen. Reports are very difficult to create and you cant modify an existing report. Storing pictures is easy but then going back to look at them is difficult.

Recommendations to other buyers: A lot of features and bugs are revealed in webinars and online tutorials. Ask to see those before buying or committing.

Pros: I like the vendor's responsiveness and thoroughness, as well as the complexity of the product. I would say loading 600 units is a bear for anyone, but they eased me into their system!

Cons: I'm on AKST, and they are on EST, which makes support a little challenging when I'm stuck.

Recommendations to other buyers: The demo did not blow me away. I went elsewhere and then found all the holes in their competitor. I made one quick call to my salesperson, they told me where they'd filled those gaps, and I switched within 24 hours. They were great and helped me upload all the work I had done into the competitor's software just for becoming their new customer! I've been happy since!

Pros: Not very much. They did a good job getting me to purchase the software; that's all.

Cons: There's no trial period, so if it's not for you, you're stuck with the annual contract. It's not easy to use at all. The intro training session is highly recommended by the company, which is expensive. It comes with two separate inch-thick manuals. Once signed, you get constant emails about training seminars needed to learn the system, from signing up tenants to setting up system to handling delinquencies, etc. The sheer number of training sessions they push on you shows the difficulties of using this system. It's probably a very powerful system, but you almost need a full-time person who is an expert using it. That's probably fine for a company that can devote a full-time person to this system. For me and my 40 units, it didn't work. After several weeks of use, I tried to cancel and was denied, so I just used a different system and kissed my money goodbye.

Pros: The software was easy to learn. Rent Manager personnel provided training over the phone and were knowledgeable and helpful in our start-up. We had a short timeline for start-up and I was concerned we would not make it. They scheduled and provided the support we needed. The basics of the software are very user-friendly, and most features are easy to learn and/or use on your own.

Cons: For custom reports, unless you are experienced in compiling custom software reports, it takes some time to learn. Customer support is available for training.

Recommendations to other buyers: Take the time and evaluate several products before choosing. It is beneficial if you can use the software first and evaluate your needs based on the features of the product. Some of the products we tested just would not work for us.

Pros: The vendor has been great throughout the purchasing process, and also, the support team has been there for us throughout installations. For example, I was having issues getting signed in when I first purchased the software. The day I needed assistance was a Sunday. I called their support team, and they handled my situation immediately instead of having to wait until Monday to get help. They're a great company, as far as I am concerned.

Cons: It's a new system which has required us to spend time training and getting used to it.

Recommendations to other buyers: RentManager is the real deal. It is focused around the numbers, which is the most important for any business. The reports are as detailed as you set them up to be, so accuracy is up to the installer. If set up the way RM recommends, it is great!

Comments: I have been using Rent Manager since the DOS days so I have had the opportunity to experience their response to changing technology and user needs. They consistently prove themselves a leader in the property management software industry through their innovative, all-inclusive product.
Pros: Software that is a "one-stop" product, user-friendly and easily adapted, myriad reports, ability for user to create custom reports, integrated tenant screening and credit card/ACH processing, ability to attached scanned images to A/P invoices, incredible utilities billing module with mobile access that works great for meter reading, they don't try to do payroll processing (that's good) but payroll is easily imported from payroll processing applications, tech service people are knowledgeable and professional. Very responsive to user suggestions/recommendations.
Cons: The tech support process can sometimes be frustrating if there is an immediate need, but I accept the need to have a process in place in lieu of having people sit on hold for extended periods waiting for the right person to address an issue.

Pros: Rent Manager is extremely user-friendly and customizable. The implementation was smooth, and their staff was available to help any time we needed. It was so easy, we actually didn't need all the support hours included with the purchase.

Cons: Some of the "missing" links don't make sense, particularly in the Service Manager section. Details that you link to a customer who is in a certain unit don't then link automatically to the unit or the property.

Pros: Rent Manager has developed its software over the years to adapt to changes in technology. While at first it seems very complex, after using it for a while, you realize that it gives you the ability to customize fields, reports, etc., which allows you to mold the software to your management style and needs.

Cons: Customer service is not their strong suite. Their staff is friendly and knowledgeable, but it can take a while for them to get back to you.

Recommendations to other buyers: Definitely consider this software. It offers the same features as most other companies, but gives you the ability to customize fields. Comments: We were in need of a property management software that would serve our 500 unit storage facility, an apartment complex & several commercial properties. Of course, we inquired as to the functionality of all scenarios. It handles the commercial properties fairly well and we have yet to set up the apartment, but I feel it will work well for that. However, I can't believe they have serviced many storage unit facilities. It cannot handle tenants with more than one unit. Right now it is useless for our storage units, especially not handling duplicate units for tenants. I just got off the phone with tech support for 45 minutes and 2 of my 3 issues are unresolved. Tech Support takes a minimum of 6 hrs to return your call. That results in alot of down time. I have waited as much as 24 hours for a return call before. We have the online version because it was not clearly stated we would get some of the "add-ons" we needed at no charge if we went with online.

We were using Matrix software and Rent Manager is more user friendly and the search field is what I was needing. While reviewing the products available for the industry, we wanted to find something that had a similar "feel" to the existing Investment Property Management software we were currently using. A thorough review was completed between 3 different products with "hands on" tutorials by each respective company's representatives. It became quite evident during those tutorials, that Rent Manager 3.0, was going to best suit our company's needs. Therefore, we decided to purchase the stand alone version in the fall of 2012. Thus began the process of setting up the software, with the projected date of January 1, 2013, for full implemenation and "going live" in our office. The technical support team at Rent Manager made the set-up process go smoothly and easily. We also took full advantage of the 5 hrs. of training that came with the stand alone version. Even though the software is very easy to use and understand, it is chock full of uses for every need a property management company might have. So much so, that for our small company, there are "bells and whistles" we may never use. However, in the event of expansion, we are glad to know the option is there to use them. Our technical support representative, is friendly and well versed in the product and has easily answered all our questions during the set-up and implementation process. We decided to pruchase an additional 5 hrs. of training for this first month of "going live" - just to make sure our month end reporting process goes as smooth as the rest of the implemantation. For the three employees who use Rent Manager at our company, it has already helped to streamline our service orders process as well as how we handle security deposits. There is no question that Rent Manager has done everything they said they would from the moment we contacted them. We could not be happier with the ease of this software change and transition!

Comments: Our property management company handles ~600 apartment units in Ca, ID and HI as well as some commercial. We chose Rent Manager about 4 months ago and are just starting to roll it out with all properties after familiarizing ourselves with it for a few months. RentManager's support/tech team is the best! They are always there to help and always have the answers. We are looking forward to working with the new system to it's full capacity and plan to change over our financials next year as soon as our management staff is comfortable with AR.

Comments: My Manager accounting reports can not register Rent Deposits as owner income. I am guessing that it was designed for where it is required that deposits are held in an escrow account. We just receive the deposits as income. Deposit returns are an expense. My Manager reports having contacting the programming company and got no solution to this and so we get hand made spreadsheets for when any deposit transaction occurs. This needs to be remedied or clarified.

Comments: We transitioned from Yardi to Rent Manager. This was like leaving the Stone Age for modern society. Rent Manager is very easy to use and is very thorough. It does lack functionality at times, but the development is always improving the software, so if you have an issue now, most likely it will be fixed with one or two updates.
