Director Real Estate Used the software for: 2+ years ### "Yardi Breeze Premier is mostly functional" April 17, 2024 3.0 Basic functions in Breeze all work but when you start implementing the extended features that are advertised the system starts to show inadequate QA. Several features are incomplete and while are client facing, do not work such as online applications, BC Proof of Service, Tenant Lease Signing and putting Tenant status to Notice while Month to Month. With the lack of API means that many tasks that should be automated end up being manual and takes up staff time that could better be deployed. On a daily work flow Yardi Breeze does provide fairly robust features and some that are excellent. At the time of our procurement it was the best solution available on the market. It's made our mission to professionalize our client experience not just a possibility, but a core promise we deliver on daily. Pros As a small non profit, Yardi Breeze has transformed our tenant management abilities. The platform allows us real time information on occupancy, rental arrears, and other critical information for managing our organizations portfolio of housing. As we've scaled out, Yardi Breeze has been there with us, allow us to absorb the management and operations of our properties in a secure technology, thats offered an affordable cost. We've never had an issue the customer service team wasn't able to help with, from simple account lockouts right down to allowing us to try and implement new features as they've become needed. Cons We haven't had very many areas where Yardi Breeze has been a challenge, although if we had to offer one, it would be no integration with Quickbooks. We have spent many hours on the phone with residents who were having problems setting up their RentCafe' accounts. We have also been frustrated with the people they have on the support chat. Many times, we feel like we know more about the functionality of YardiBreeze than they do. When they take issues "offline" because they can't help us, it takes them days to get back to us, and most often, the problem is not resolved. Pros It might be good for a smaller property, but it has not worked well for our student property. We have learned a few workarounds for the limitations it presents. Cons Customer service, RentCafe' issues. I don't believe it was meant for a 768-bed student housing community, but they did not tell us that when we were looking at the software. The other issue is there should be more ability to open new tabs. Certain reports or areas will only let you leave the screen you are on when it would be more beneficial to preserve that tab and look at the info you needed on a new one. Pros Simple to understand how to operate the basic functions. There are usually only 1-2 clicks to get where you need to go. That built in efficiency is nice for busy people trying to knock out a lot of tasks in one day. Cons Our version of Breeze seems somewhat limited in comparison to other platforms. The other issue is there should be more ability to open new tabs. Cons I don't like that there's a usage limit on chat help, so I think it may be more helpful to eliminate that limit. The Yardi conference in San Diego we just attended went well beyond our expectations and we are so glad we attended-job well done by Yardi!! Pros Just getting our portfolio transferred over to Yardi with the assistance of the Yardi support staff has been great! The entire team has been a huge help and explained things along the way. I've used some version of Yardi (Voyager, CRM, Breeze) at 4 different jobs now. That being said, I have nothing else to compare it to. Pros Ease of use. The user interface is extremely clean and easy to understand. I can run a report for any information I could possibly want about my properties. Cons Two main cons: 1. Slow. Almost daily, for at least part of the day, Yardi is extremely slow - taking several minutes to run reports, upload files, and even load pages. 2. Lack of property-level data. It would be helpful is there was a place on each property's page to save information like the property's taxing authority and parcel number, regular vendors used at that property, etc. One other thing, please don't make me change my password every month or two. This is going to result in me writing the current password on a piece of paper on my desk - defeating the security purpose of a password in the first place. Review Source LB Lucia B. If you have more complicated Leases with options and other clauses, or want to register payments on the go, you may want to consider Breeze Premier. Pros I was pleasantly surprised with Breeze's ease of use, user-friendly interface and intuitive setup. I also find the chat and help articles useful in most cases. Cons I wish the app had a feature to allow property managers to record a rent payment, this would be useful when on the go after cashing a check with the bank. Accounting is rock solid and reports are great and export to excel and pdf. I love the invoice approval process with images and leases and other important documents can be attached to all records in the system for a true "paperless environment". Pros Yardi Breeze is easy to use and handles both the operations and accounting of property management. The ability to customize the software to your needs makes it like "Quickbooks on steroids". Whether you own or manage a small or medium sized portfolio, the system can accommodate your needs. It contains more reports than you will ever need, has custom dashboards, can now automate reporting, has a new AI invoice interface, and has portal integration for receiving payments and maintenance requests from tenants. It’s a user-friendly, efficient platform that truly supports the needs of busy property managers. From rent collection and maintenance tracking to move-in and move-out workflows, everything is streamlined and easy to navigate. The customer support is exceptional—always quick, helpful, and just a click away. While there are a couple of small areas that could be improved, Yardi Breeze has overall made my daily workflow much smoother. I'm excited to be an Ambassador and share the benefits with others in the industry! Pros The instant access to customer support is one of my favorite features. Being able to chat live and have someone jump on my screen to help in real time is a huge benefit. I also love the seamless workflow for move-ins and move-outs—it’s so smooth and saves a lot of time. Rent collection is streamlined, maintenance tracking is super easy, and everything is in one place, which helps me stay organized and efficient. Cons It’s hard to find many negatives, but there are a couple of areas that could be improved. The workflow for advertising on RentCafe can be a bit frustrating and not as intuitive as the rest of the platform. Also, if you forget to check the box to print out a move-out statement at the time of move-out, there's no way to go back and do it later, which can be inconvenient. A year learning curve is a minimum. The rent cafe option needs work. For the family this is a great program for commercial it needs a lot of work. Pros Online access anywhere, email options for tenants, uploading documents, and the Mutiple program print options. Cons The reports lack crossover, not the same reports as old yardi or option to make a report, we have a lot of glitches on the commercial side, and the notes section lacks options, and there are not enough fields to accommodate commercial users and property profiles. July 2, 2025 5.0 I feel like Yardi has been easy to learn considering I do not have an accounting degree. I also do appreciate that you take suggestions into consideration and sometimes they actually become Yardi changes! Pros I like that I can do Excel as well as PDF reports! I don't think a lot of people (at least ones I work with, use the favorites button). I use that button all day long for charges, journal entries, receipts, etc! Cons In vendor ledgers, I'd really like to be able to see that there is an attachment without me clicking on the entry. I think the violation submissions and correspondences feature could be streamline a little bit better. But overall this program will do all the tasks you want to do when managing properties. Pros Yardi Breeze is very easy to navigate through. Took me only a few minutes to be able to navigate through the owners list and accounting areas. Cons So things you have to make several steps to use it. Violations is kind of hard to setup.
