Several features are incomplete and while are client facing, do not work such as online applications, BC Proof of Service, Tenant Lease Signing and putting Tenant status to Notice while Month to Month. With the lack of API means that many tasks that should be automated end up being manual and takes up staff time that could better be deployed. On a daily work flow Yardi Breeze does provide fairly robust features and some that are excellent. At the time of our procurement it was the best solution available on the market. From tracking tenants and leases to managing maintenance requests, everything is conveniently at your fingertips, streamlining day-to-day operations. Pros One of the standout features is the reporting functionality. June 30, 2025 3.0 Breeze feels like was developed or programmed by someone lacking accounting or business experience. Genesis 2 was far superior in many ways, so I was let down when making the switch. Pros Breeze is simple to use. The rest of what I write is to meet the minimum 100-character requirement for this field. Cons The reports are not great. The Bill Pay report lacks payee names. You have to drill down twice to see payees, but there is no way to get them on a report. This, like many other report issues, is a GAAP exception. Breeze support is hit or miss. Sometimes great, but sometimes not follow up. My feeling is that the development team is arrogant and does not hearing suggestions on how to better the platform. It has exceeded my expectations and I'm very excited to continue to grow with Yardi as we grow as a company. Pros The fact that Breeze is an all in one solution combining our financials and building/tenant management. The user interface is clean and, once you are comfortable with it, quite straight forward. Using Yardi for rent collection, in our case, using pre authorized debit, is very beneficial and saves enormous time. The took itself is very cost effective for us and provides great value. Customer support is always a click away and, for the most part, this team is usually able to address issues. Cons There are bugs in Yardi Breeze which cause us challenges that we can not seem to get addressed no matter how we raise them. The error reporting is also pretty awful at times, especially in relation to times where Yardi is unhappy with dates and the date validation fails. The custom reporting tool is just ok as is the forms creation tool. Finding the proper tokens is quite cumbersome at times. It's made our mission to professionalize our client experience not just a possibility, but a core promise we deliver on daily. Pros As a small non profit, Yardi Breeze has transformed our tenant management abilities. The platform allows us real time information on occupancy, rental arrears, and other critical information for managing our organizations portfolio of housing. As we've scaled out, Yardi Breeze has been there with us, allow us to absorb the management and operations of our properties in a secure technology, thats offered an affordable cost. We've never had an issue the customer service team wasn't able to help with, from simple account lockouts right down to allowing us to try and implement new features as they've become needed. Cons We haven't had very many areas where Yardi Breeze has been a challenge, although if we had to offer one, it would be no integration with Quickbooks. Pros Yardi Breeze Premier, from my accounting perspective, makes my job more streamlined, efficient and fast. I've been live on the platform since June 2025, so I have a lot more to learn. Running reports and scheduling reports is a great time saver. Posting rents and depositing rents is a straight forward process. The cost for the software is very affordable. If I have any support questions and the chat is unavailable, my question will be answered within 24 hours in most cases. Cons My rating is 4 out of 5 stars because I feel there is room for improvement. For example, entering a payable or a journal entry requires a number of clicks before you get to the screen. With respect to reporting, the fields are limited. A specific example comes to mind when running a GL report. It allows you to select a range of GL accounts, but not specific accounts that are not in consecutive order. All our questions are answer in a timely manner. The chat is convenient and quick to answer you. Pros Yardi Breeze Premier is easy to use and learn. Everything is mostly automated to follow a list of steps. It will let you know if there is anything you missed and won't let you continue until that is resolved. The help center is easy to look up what you need to know and has step by step instructions. The implementation team is amazing to work with. They answer all of your questions. Cons I would say the only thing I don't love is that the tenant's next months rent is listed on their totals on the tenant portal. I have questions regarding why they have a balance. Our elderly tenants have the most issues with this. Pros I have appreciated using Yardi Breeze because of how integrated the operational side of the platform works with the accounting side. It is incredible how quickly I can create rent rolls and other items needed for reporting and compliance. We have shaved so many processes from our monthly tasks by switching from an off the shelf accounting program. Cons The largest challenge with Yardi was simply learning to think more like a property manager and the way that Yardi approaches the tasks as opposed to how regular off the shelf accounting programs work. There are many tasks that can be automated, so just learning about them takes some time, but once they are implemented they really save a lot of time! From the very beginning, the platform has proven to be reliable, intuitive, and thoughtfully designed to meet the needs of both property managers and residents. One of the things I’m most grateful for is how much time and effort Yardi will save me and my team. Tasks that used to be manual and time-consuming—like updating our data base and accounting are now streamlined and automated. Everything is integrated in one place, which means fewer errors and a smoother workflow. The user interface is clean and easy to navigate, even for those who aren’t super tech-savvy. Yardi clearly understands the leasing process and has built a system that supports it every step of the way, from lead management to move-in. I recently had the opportunity to attend a Yardi conference, and I walked away even more impressed. Accounting is rock solid and reports are great and export to excel and pdf. I love the invoice approval process with images and leases and other important documents can be attached to all records in the system for a true "paperless environment". Pros Yardi Breeze is easy to use and handles both the operations and accounting of property management. The ability to customize the software to your needs makes it like "Quickbooks on steroids". Whether you own or manage a small or medium sized portfolio, the system can accommodate your needs. It contains more reports than you will ever need, has custom dashboards, can now automate reporting, has a new AI invoice interface, and has portal integration for receiving payments and maintenance requests from tenants. I see our company sticking with Yardi Breeze Premier for a long while. Pros Yardi Breeze has an intuitive UI and is great for those of us in Property Management who have portfolios that are, shall we say, a little on the smaller side. Breeze Premier gives us access to the features we need to help with everything from Tenant Online Payment options to marketing our available units - all without costing an arm and a leg. Cons One downside to Yardi Breeze and Yardi Breeze Premier is the broadness of the User Permissions in the Company Settings. We have found that giving permission for someone to do one particular action can, most times, result in receiving permission for additional areas and actions that the individual should not have access to. The setup was slow and the person running it may have been knowledgeable but had terrible planning or strategy skills. They ended up terminating the project. A year learning curve is a minimum. The rent cafe option needs work. For the family this is a great program for commercial it needs a lot of work. Cons The reports lack crossover, not the same reports as old yardi or option to make a report, we have a lot of glitches on the commercial side, and the notes section lacks options, and there are not enough fields to accommodate commercial users and property profiles.
