Basic functions in Breeze all work but when you start implementing the extended features that are advertised the system starts to show inadequate QA. Several features are incomplete and while are client facing, do not work such as online applications, BC Proof of Service, Tenant Lease Signing and putting Tenant status to Notice while Month to Month. With the lack of API means that many tasks that should be automated end up being manual and takes up staff time that could better be deployed. On a daily work flow Yardi Breeze does provide fairly robust features and some that are excellent. At the time of our procurement it was the best solution available on the market.

I have been using Yardi products since 1992, and Yardi Breeze PropertyWare consistently meets the high standards I have come to expect from the company. Pros

One of the standout features is the reporting functionality. It has been difficult. We have spent many hours on the phone with residents who were having problems setting up their RentCafe' accounts. We have also been frustrated with the people they have on the support chat. Many times, we feel like we know more about the functionality of YardiBreeze than they do. When they take issues "offline" because they can't help us, it takes them days to get back to us, and most often, the problem is not resolved.

Pros

It might be good for a smaller property, but it has not worked well for our student property. We have learned a few workarounds for the limitations it presents.

Cons

Customer service, RentCafe' issues. I don't believe it was meant for a 768-bed student housing community, but they did not tell us that when we were looking at the software.

Terrible. The setup was slow and the person running it may have been knowledgeable but had terrible planning or strategy skills. They ended up terminating the project.

Cons

I signed up in Nov 25 and the setup was slow and painful. After 5 months of no go live, the set up was cancelled and the lead person was rude.

We're supper happy with Yardi Breeze as a solution. It's made our mission to professionalize our client experience not just a possibility, but a core promise we deliver on daily.

Pros

As a small non profit, Yardi Breeze has transformed our tenant management abilities. The platform allows us real time information on occupancy, rental arrears, and other critical information for managing our organizations portfolio of housing. As we've scaled out, Yardi Breeze has been there with us, allow us to absorb the management and operations of our properties in a secure technology, thats offered an affordable cost. We've never had an issue the customer service team wasn't able to help with, from simple account lockouts right down to allowing us to try and implement new features as they've become needed.

Cons

We haven't had very many areas where Yardi Breeze has been a challenge, although if we had to offer one, it would be no integration with Quickbooks.

Overall we are very pleased with our decision to go to Yardi Breeze. It has exceeded my expectations and I'm very excited to continue to grow with Yardi as we grow as a company.

Pros

The fact that Breeze is an all in one solution combining our financials and building/tenant management. The user interface is clean and, once you are comfortable with it, quite straight forward. Using Yardi for rent collection, in our case, using pre authorized debit, is very beneficial and saves enormous time. The took itself is very cost effective for us and provides great value. Customer support is always a click away and, for the most part, this team is usually able to address issues.

Cons

There are bugs in Yardi Breeze which cause us challenges that we can not seem to get addressed no matter how we raise them. The error reporting is also pretty awful at times, especially in relation to times where Yardi is unhappy with dates and the date validation fails. The custom reporting tool is just ok as is the forms creation tool. Finding the proper tokens is quite cumbersome at times.

Time in business and confidence in future viability was a huge part. Startups come and go and I could not risk our business to a company that may not exist. My experience has been very positive. We are an accounting firm providing accounting services for real estate investors and developers alike. Yardi software is more than a vendor, it is a value add and a contributor to our mission to deliver personalized and dependable accounting services.

Pros

Strong guard rails on accounting side. Ability to do job cost and inter companies which although there is potential to improve it is not as strong or found on competitors within similar software quadrant

Cons

There is potential for improvement around reporting. It will be beneficial to provide the option to do YSR reports similar to how it is done within Voyager but from Breeze.

We are satisfied with the overall experience. There are a few reports that we wish could be tweaked to fit our needs but when asked they were unable to accommodate.

Pros

I like most that accessibility to the software is ease. The database is easy to use. Easy to teach new staff.

Cons

We were not taught the software before we started using it and therefore had alot of mistakes in the beginning. When contacting tech with questions, it sometimes takes a few days to hear back.

I don't like that there's a usage limit on chat help, so I think it may be more helpful to eliminate that limit.

We've been using Yardi for approximately 2+ years now, we really enjoy it and are always learning about other features and tools it has to make our jobs easier.

Pros

It's easy to manage tenants, look into their ledger and stay on top of unit availability. Customer support is always quick to answer, and I like that there's a chat feature so I don't have to call in with questions. It's definitely made managing our tenant base easier and smoother.

Cons

I wish there was an app for the management side, otherwise we're happy with what it offers and how it works.

Started my current role without any experience with Yardi Breeze. I found the interface easy to use with most items being rather intuitive. The help center and chat is helpful most of the time in resolving any issues. The ability to customize the software to fit your needs is a big plus.

Pros

Easy of use. The software is tailor made for real estate and provides a seamless platform for all users and departments.

Cons

There is so functionality missed and sometimes computer programmers do not understand the needs of accountants. But the software is always getting updated and improved so there is hope that these holes will be filled eventually.

I used Yardi Breeze for 2 years and had many issues many of which involved software and lack of support. Yardi Breeze is focused primarily on apartment and facility rentals and most of their focus is around that with storage facilities adapted to this. Customer Portal is the prime example... One cannot easily navigate to the storage units due to their apartment and rental portals. The average person cannot make to the customer portal. Therefore , our clients chose not to use it. Reports, in Yardi Breeze are limited and you have to pay for anything outside of the few standard reports. Any updates made to information after clients initial information was entered, will not be printed on any reports printed such as a client address list, it will be all old info. So any changes made will not print out. Payments with credit cards taken Manually, thru Yardi, made it so that we were considered non compliant with the PCI. Support, was helpful, when you could get thru to them in the first year. Second year, Support was hit or miss. Support thru Chat is free, if you call them you are charged. Generally, Support will have to take issues to the next level tell you they will get back to you and you never hear back.

Pros

Intake data is basic enough for anyone to understand and navigate, proration of rates automatic on move in, and help files when needed generally helped with certain questions.

Cons

The overall software has issues such as when you record a prepayment it does not show as zero dollars for the day even though money has been taken in. Credits the account for the amount but does not show on the day applied. I had taken this to the Support team, which had to be taken to the overall team for resolution. Support, many times takes issues off line for resolution and you never hear back with the resolve to the situation. The Help section for support is limited at best for questions. Chat Support is hit or miss. Customer portal is too cumbersome for the average person to navigate and use.

The best feature of Yardi Breeze is the ease of setup and use. the training videos that are built into the program are great to learn about the program on your schedule.

Cons

The Tenant Receivable module could be streamlined for receipt of deposits. I would like to see the Receipts and Deposits combined into one function if possible.

It is ok, we seem to apologize more often for things that go wrong vs being able to smoothly run our day. We have to run multiple reports to make sure that Breeze has done what it was supposed to do.

Pros

The great detail we can get for reports, tenant info, notes etc.

Cons

The inconsistencies. The errors and inability to perform things like deleting charges, changing transaction dates and post months, zero receipts, prepays, etc. These are all things that glitch and do not act the same from day to day.

Pros

The support has been great. From the initial request to talk about the software, to the training that was provided and then the ongoing support whether from the database or from the response by the chat function or from email it has been awesome!

Cons

It can be clunky going between tabs and tenants but nothing that isn't manageable.

The change to how emails are sent out from Yardi. I do not like that it was changed from where I could just enter in any emails I wanted to receive the maintenance request and now it's just one email that has to be in the vendor contacts.

Positive. I've used some version of Yardi (Voyager, CRM, Breeze) at 4 different jobs now. That being said, I have nothing else to compare it to.

Pros

Ease of use. The user interface is extremely clean and easy to understand. I can run a report for any information I could possibly want about my properties.

Cons

Two main cons: 1. Slow. Almost daily, for at least part of the day, Yardi is extremely slow - taking several minutes to run reports, upload files, and even load pages. 2. Lack of property-level data. It would be helpful is there was a place on each property's page to save information like the property's taxing authority and parcel number, regular vendors used at that property, etc. One other thing, please don't make me change my password every month or two. This is going to result in me writing the current password on a piece of paper on my desk - defeating the security purpose of a password in the first place.

My overall experience has been great! I've really enjoyed using Yardi Breeze, and I would recommend it to anybody. It has transformed the reporting part of our business.

Pros

I have appreciated using Yardi Breeze because of how integrated the operational side of the platform works with the accounting side. It is incredible how quickly I can create rent rolls and other items needed for reporting and compliance. We have shaved so many processes from our monthly tasks by switching from an off the shelf accounting program.

Cons

The largest challenge with Yardi was simply learning to think more like a property manager and the way that Yardi approaches the tasks as opposed to how regular off the shelf accounting programs work. There are many tasks that can be automated, so just learning about them takes some time, but once they are implemented they really save a lot of time!

I would recommend this product to anyone who owns commercial, residential, self storage, or association properties. Accounting is rock solid and reports are great and export to excel and pdf. I love the invoice approval process with images and leases and other important documents can be attached to all records in the system for a true "paperless environment".

Pros

Yardi Breeze is easy to use and handles both the operations and accounting of property management. The ability to customize the software to your needs makes it like "Quickbooks on steroids". Whether you own or manage a small or medium sized portfolio, the system can accommodate your needs. It contains more reports than you will ever need, has custom dashboards, can now automate reporting, has a new AI invoice interface, and has portal integration for receiving payments and maintenance requests from tenants.

Cons

Not a big fan of the chat help. Always find it more time efficient to resolve issues with a Live person.

The product has a lot of features that I am still learning, but the experience has been great for tenant management and rent collection.

Pros

I have worked with other property management software and Yardi is and set's the standard. The customer support is consistent and very thorough to make sure you are completely satisfied.

Cons

Some automated features can be restrictive. When using Lease builder and e signature, you have to upload in word format, but once signed, it is in PDF and you can retrieve in its original word format. Additionally, the help topics are limited at times and you have to send an email to chat after hours since you couldn't find the answer in help.

Yardi Breeze is acceptable as a multifamily software platform. There are several areas that could use improvement to make it easier to work with.

Pros

Mostly easy to navigate the system. If you need immediate assistance, you could find that there is nobody available to "Chat" with which is frustrating.

Cons

Very difficult to speak with a human. You need to use the chat feature, and it is not always available.

Yardi Breeze is a user friendly day to day operational program, when it comes to unit owners, accounting. I think the violation submissions and correspondences feature could be streamline a little bit better. But overall this program will do all the tasks you want to do when managing properties.

Pros

Yardi Breeze is very easy to navigate through. Took me only a few minutes to be able to navigate through the owners list and accounting areas.

Cons

So things you have to make several steps to use it. Violations is kind of hard to setup. It has several different steps, I think it could be streamline so when you set up one violation you could make it any association by a drop down menu.

We've used Yardi at our brokerage for over 20 years and have been satisfied with the program and customer service.

Pros

I appreciate the Help tab. Instructions are easy to follow and printable. The chat has quick response time and has also been very helpful.

Cons

Some of the functions, reports, labels that I used with Genesis is no longer available. Also, some of our rentals that are NOT available seem to be listed for rent randomly by Breeze.
