I have used Yardi software for over 20 years, probably have had 4-5 different versions and have always been very satisfied. I have looked at other management software and have not found one that I like better.

Pros

This software gives the appearance of professionalism and is easy for the recipient of statements and ledgers to understand.

Cons

Some of the internal functions need some updating for fluidity of preparing reports, inputting payables to save time and make it more efficient than it already is.

Reason for choosing Yardi Breeze

I was not impressed by their overall look and functionality of their products.

### "Fine for Rent Collection"

The customer service was top notch. Every interaction I had with them was phenomenal, however the quality on the Landlord side and the cost drove us to look elsewhere.

Pros

The customer service was fantastic and the tenant portal seemed pretty easy to use. Tenants had no issues setting up bank accounts for rent payments and placing maintenance requests. Outside of that I am not a fan of Yardi Breeze.

Cons

On the Landlord side functionality was lacking. Periodically, late fees would be added to tenant ledgers even though payments were made on time. Building leases was complex and trying to ascertain which tokens to use was too time consuming which eventually had us giving up trying to do online leases & signatures. The cost was also a big deterrent.

It's a wonderful software for accounting. I was also doing QuickBooks before and Yardi is a lot more simple and easier to use than the previous software that I use.

Pros

It has a very simple user interface. You can easily find the functions you need. One of the best function I see in Yardi is how the Bank Reconcilations can be easily done.

Cons

Sometimes it gets laggy or slow. Especially during peak seasons, like month ends. Sometimes I have to change from Edge to Chrome or vice versa just to get it going.

We have only used Yardi Breeze Premier for 2 months now but we are finding it to be far superior to any system that we have previously used.

Pros

The best feature of Yardi Breeze Premier is how user friendly it is and that it has everything we need in the one program. It is a one stop shop for our property management company

Cons

The only downside of Yardi Breeze Premier is that all of the data is inputted by human and thus there is a lot of room for errors. It is also extremely time consuming.

Pros

I appreciate the ease of use and workflow that the software creates. It helps keep everything organized. It also provides a great landing place for Tenants to submit work orders, see their payables and make payments.

Cons

Minor con, I wish there was a dedicated app for the software. They say that the mobile web interface is all that is needed, but when texting through the software it would be nice to have a dedicated portal.

Pros

I started with Yardi Breeze with two properties under management. I have been growing over the past year and a half and I am glad to have started with Breeze. The software has been easy to accommodate the new addition of properties and growth. The new features added are always a welcome addition. I run a paperless company and Breeze makes it all possible.

Cons

Like any new property manager learning a software, there was a learning curve on the accounting side. With time it has become easier to understand.

### "Misleading"

Very bad experience, hope they get the software to the point where it has the basics down.

Pros

It is inexpensive & has a nice interface

Cons

So many basic features are missing. Although the software is new & they claim to be making improvements, basic things like rent rolls are not available. The way this was advertised was misleading & wish I had not gone this route. I am one to never write reviews but hope someone else doesn't fall for this. I just wish I could go back. The company shows no sympathy & certainly will lose decades of future business with me.

### "Not worth the investment"

My experience with the company was good. Their management software is simply not worth the investment.

Pros

The sales team and customer service was very nice.

Cons

The program lacks many of the fundamental things required for a property manager. It lacks any CRM or tracking of contacts. This is a much needed feature because you need to be able to communicate with more than just a tenant. Yardi cannot link to 3rd party programs like Gmail, Voip services, texting is only 1 way which creates confusion and missed appointments with vendors. It requires you to enter information in multiple systems which simply isn't required with the other management software. Yardi also has the problem of not being supported by 3rd party companies. An example is our maintenance company cannot link with the program to handle the maintenance. This is not a problem for Appfolio or Propertyware. Yardi is unable to handle marketing or automated follow up with tenants or future tenants. This creates copious amounts of double entries and extra work. Again these are free features built in to other property management software. Yardi directs all of your tenants and owners to their "Rent Cafe" page which we have found to be very impersonal and bloated with irrelevant information. This creates extra work because we have to continually answer questions about the miss information posted.

Pros

I like the look of the new software. The large formatting makes it easy to see what you are getting in to and knowing what options are available. The software support has also been amaszing, working with \[sensitive content hidden\] to set up the programing has really made it a "breeze".

Cons

I think functionality is lacking. It is hard to find exactly what you need. You have to update things constantly instead of it just staying in fields that are unneeded. At this point it should be a lot easier to use than what it is.

I feel a bit duped and wish we had not selected this product.

Pros

Nothing so far - it has been difficult in every way, and the customer service is mediocre at best.

Cons

The job cost feature is a joke. On the marketing end, Breeze does not integrate with ANY outside software or programs. Everything you use has to be through Breeze or RentCafe. If you try to use a 3rd party web designer it is very difficult (almost impossible) to get information flow from the website into the Breeze CRM.

I tried but it's not user friendly.

Pros

Great, if you love accounting features.

Cons

If you're not using this think daily or have a person specifically using this software you'll get lost. Help is free up to a point and then they charge. Each service reps has a different way of maneuvering the software so it's even more confusing. They'll undone what the last rep did. Online help doesn't match up to current version so that's no help.

No support for renters who pay through rent cafe. Yardi makes money on this service and leaves it to us to walk them through when we have no knowledge of how to do it.

The system is really very simple. Once you learn some of the system glitches, the work arounds are simple. The customer service to support the product make up for some of the system deficiencies. If you are an expert accountant the system will bother you. If you are trying to capture owner, renter, property, receivables, payables, etc. data this is a great product. Do not ask it to think for you. The help button in the system is not useful.

Pros

Ease of use. The input fields are simple and easy to understand.

Cons

Some detail features are absent. If I have to delete payables it is not an simple one step process.

### "Absolutely love the software!"

I was in the midst of adding commercial units into my portfolio, which is what brought me to Yardi Breeze. My overall experience was good.

Pros

As an owner with a portfolio of multi-family and single family units, there are a ton of features I like about this software. If i had to single out a few that were most important to me, I have to call out the ease of use, online support and customization. The system flows quite well going from function to function and is easy on the eyes. After a few hours in it, I was able to navigate fairly easy. The on-boarding agent assigned to me was great. Between her email communications and the online live support team, I got questions answered within minutes and the staff knows the product extremely well with the ability to explain things in a way this non-accountant minded person could understand. Lastly, the ability to customize labels and fields and pull reports from them was an unexpected surprise. I do not think there is anything one could come up with that Yardi Breeze cannot solve for.

Cons

I am one that will always run into something I do not like about a software because I am picky, however, there is nothing I dislike about the software.

Reason for choosing Yardi Breeze

Initially, the appearance (easy on the eyes) and the tenant portal. What hooked me was the numerous other positives such as customization and flow of the product.

Their suggestions feature that goes to programming is questionable. . . I haven't seen any changes that I've suggested actually go through. They still haven't fixed the HUD recertifications security deposit problems. That's a huge concern.

Pros

Live chat - when they are available they are amazing for the most part. I have only had one or two bad experiences with an employee who wasn't familiar with the issues I was dealing with.

Cons

There are glitches, and user errors that I can't always take care of without live chat help. They're not always available when I need them.

Pros

The integration with your bank account for EFT payments is great. The ability to manage your documents - leases and attach to a tenant is great.

Cons

User ability is quite hard for my staff. Customer Service isn't trained - but we have a great manager that we can manage.

Sometimes, I have to dig through several drop-down menus to find information. When processing Security Deposit returns, it automatically pro-rates the rent based on the actual move-out date as opposed to the notice date.
