### "A Nightmare Thus Far"

My company had the worst experience onboarding our properties to Yardi and getting everything up and running. Our Yardi support staff might as well have been nonexistent during this onboarding process. After onboarding, we found issue after issue with many aspects of the software. Just the other day, the system was down for a whole DAY for most of our staff. Auto charges are not automated. Once an invoice has been rejected, it is unable to be deleted (I guess it just sits in the system until the end of time?). When entering data into data entry boxes (such as properties/charge codes/GL accounts/etc.), a lot of times nothing pops up like it should when you start typing and you end up having to manually scroll through dozens and dozens of items to find the one you are looking for. Overall, this software did not meet our expectations and has been extremely disappointing to us all.

Pros

The live training webinars are informative and helpful. The layout is pleasing to the eye.

Cons

There are a LOT of bugs that need to be fixed. Customer service is poor.

Pros

The software over all is easy to use. My building managers have been using it for about a year now and it was an easy transformation from Yarid Classic to Yardi Breeze.

Cons

The software needs more updates and ways to be able to customize letters.

Pros

The ability to have a corporate website that integrates with this software allows us to update our available units for advertising in one place. It also allows us to also easily collect and retain prospect information in one place. The chat feature is great to contact support when required.

Cons

The feature I am missing most in this software is the ability to pay vendors through the online payments option. It would also be great is this version of Yardi had the ability to be compatible with The Lift System for additional advertising requirements.

Overall, I think breeze works well for our property. We are smaller and only 28 units so we just need Yardi for rent collection and keeping track of who is in each unit. Works for me!

Pros

Covenient and everything I need is all in one place. Simplified version for smaller organizations/businesses.

Cons

I would like easier access with RentCafe connections and dashboard customization. Also, features for senfing communication to residents.

Pros

Cons

Rent Cafe is more difficult to adapt to for me. My portfolio is more commercial real estate and Cafe is more geared toward residential properties.

### "easy to use out of the box"

My company was part of the beta testing and we found the support staff to be excellent. Since the roll out of the program I have seen no issues and since. System is easy to use right out of the box with little input needed.

Pros

System is almost ready to use right out of the box. Work flow is very intuitive

Cons

only 2 items i feel the program is missing. - While doing AP would like to see a box for total check amount that will balance out the the line item totals - when taking over a new property there is not quick entry system that will acknowledge the security deposit.

Overall, we have not had a good experience with Breeze. We are hopeful that the future will bring better changes.

Pros

I like that it is an online based program.

Cons

There are many issues that we continue to encounter while using Breeze services. Support is hard to get ahold of and takes days to respond in most cases. Our conversion did not complete correctly, and we have had ongoing issues since.

This is a good software. I am concerned with the shortage of people able to assist and the training that is or is not avaialable.

Pros

I believe that the software is easily manageable.

Cons

Because it is now web-based, I am concerned because more steps have been added. Also, use of the ledger is difficult in that receiving a payment causes an issue in the ledger area to increase amounts owed when only the rent is owed.

Reason for choosing Yardi Breeze

Cost and the belief that continuity and cross-over would be compatible. However, web-based is adding more steps and would like to work with Yardi to clear up some of the issues with ledgers on Yardi side and verify if it is user error and not software errors.

The turn around time for setting up bank accounts. It took almost 2 months.

### "Bait & Switch"

Pros

Nothing...i've been in the apartment industry for 25 years and Yardi Breeze is the worst management/accounting software I have ever used.

Cons

It lacks the most basic reporting functionality. The Income Statement doesn't include GL accounts such as Vacancy, Loss to Lease, etc. For instance, it requires accountant to make manual GL entries for these GL accounts. How can apartment accounting software not include VACANCY on its income statement!?! Morevover, when I called for support, not a single person I spoke even knew what Loss to Lease was. Yardi is nothing more than a bait and switch sales organization. (We're told that if we such basic functionality we need to upgrade!) If we had known that Breeze lacks such basic reporting and other accounting functionality we would have gone with another software.

Yardi has been an excellent company to work with, making the transition for myself and tenants very easy. The accounting software is user friendly and accurate, along with the customer service received always!

Pros

Now six months into using this software and very happy that I chose this company. It is user friendly, always improving to make things easier for their customers with updating features. The customer service is accessible either by phone or email and willing to help with any issues that may arise.

Cons

The only thing I would change is when doing back round screening that the email does not send to the homeowner.

This product serves its purpose, the features that we use make our lives so much easier.

Pros

I like the ease of use the most, it is pretty easy to navigate. The tutorial videos are right at your fingertips, it made it easy for me to learn how to use the software without sitting down for a training. Customer service is quick to respond, and always helpful.

Cons

Wish there were different features, if you do not have an account set up for the financial side you cant use all the features. The way our organization is designed we cannot have a separate account for this program. Other than that great product,
