\*\*Overall Experience:\*\* During the initial setup, the support team was helpful and responsive, though more structured guidance or training resources would have made the onboarding process smoother. Much of the system’s functionality had to be learned independently through hands-on use. After implementation, accessing support has been more challenging. While we have been able to connect with representatives at times, resolution of issues has not always been timely or consistent. Improving post-implementation support and providing more in-depth product knowledge would greatly enhance the overall user experience.

Pros

One of the biggest advantages of is the ability for our entire team to access the system from anywhere, which makes it easy to stay connected and manage tasks efficiently regardless of location.

Cons

Customer Service: When we signed up two years ago, we were told that if we had suggestions or needed changes, we could submit them through the Feedback feature. For the past two years, I have repeatedly requested that Yardi add a “Company” field to the contact records, but I have not received any response. As a workaround, we are forced to enter company names in the address field because there is no appropriate place for this information. For a commercial real estate firm, knowing the company associated with each contact is essential, making this a significant gap in the system.

Overall, I love the system and have recommended and implemented the system for several clients in Real Estate.

Pros

I love the price point of . It is user-friendly, supports various sources for rent collection, and streamlines day-to-day property management and tenant communication. You can easily customize high-quality monthly operating reports for stakeholders from their standard templates. When needed, the system provides great resources to help resolve issues, along with excellent security controls.

Cons

Although is a great system, the inability to have a "View as tenant" feature makes troubleshooting difficult and inefficient when trying to provide high-level customer service to the residents.

My overall experience with Breeze is very good. They do upgrades. I am good results, and my office manager is happy

Pros

My job at Elysee Investments is lease enforcement: Paying their rents according to their grace periods and making sure we receive Certificate of insurance at inception of their lease and also annually to their lease expires or renews. Regarding Rents To accomplish my duties i send rent reminders 7-10 days in advance to their grace period. I do this for both 5-day grace tenants and also for 10-day Grace tenants. In my notices i remind them that not receiving payments on time will result in Late Fees as specified in their lease, I am able to monitor the payments on the Tenants Yardi Accounts Receivable Reports and also on the Yardi Accounting Section pertaining to receipts received by tenant. In addition, I also use the Tenant Delinquency report which not only shows delinquency and date of their last payment but also show their phone number and email which is a great tool for calling and emailing. Regarding Insurance Once insurance is received and entered into Yardi, Yardi shows when the Insurance is expiring. This is a great reminder to notify the tenant or the agent to send in their current Insurance naming their landlord as Additional Insured, loss payee and certificate holder. When i send out rent reminders. I also remind them that Insurance protection is a mandatory requirement and non-compliance is a lease violation

Cons

I like everything they make my job easy. The only small improvement i would want to see is emails and phone Info on the Accounts Receivable report like in the Tenant Delinquency report.

Pros

Ease of use for basic accounting software. We primarliy use Breeze for accounting and contact information managment. We would like to incorporate the portal more for better tenant interaction

Cons

Lack of availability for personal help and training on the software. There is a steep learning curve, and with ongoing operations its difficult to set aside time for the Yardi University. There are times when one simply needs ot be able to get someone on the phone and get an issue solved, instead of having to jump through a dozen hoops and get pointed to a chat bot to assist.

Overall, Breeze is easy to train my managers and staff on how to use. Reporting is user friendly while affordable certifications are easy to use.

Pros

Tenant Ledgers, Breeze of adding prospects, scheduled rent charges and affordable program. Accounts payable and accounts receivable functions are quick and easy.

Cons

Waitlist issues on being able to remove prospects that move in or withdrawing them from waitlist, sometimes doesn't work.

Overall, is a good option for mid to large size property management companies. After using the platform for 5 years, I can easily say that it is the best option for property management software.

Pros

Notably, is the most user friendly platform for property managers. It is easy to use, even without training. With training, it is by far the best option for property management.

Cons

Unfortunately, the software is expensive and not ideal for small projects/managing only a few tenants. Additionally, it is hard to get phone support when needed (and chat support seems to have more of a wait these days as well). Furthermore, the RentCafe platform could be more end-user friendly for tenants by making the site easier to use and/or providing chat support for the tenant-users directly.

Pros

One of the standout features is the reporting functionality. It is useful for my day to day activities, there could be more reports available. The other issue is there should be more ability to open new tabs. Certain reports or areas will only let you leave the screen you are on when it would be more beneficial to preserve that tab and look at the info you needed on a new one.

Pros

Simple to understand how to operate the basic functions. There are usually only 1-2 clicks to get where you need to go. That built in efficiency is nice for busy people trying to knock out a lot of tasks in one day.

Cons

Our version of Breeze seems somewhat limited in comparison to other platforms. The other issue is there should be more ability to open new tabs. Certain reports or areas will only let you leave the screen you are on when it would be more beneficial to preserve that tab and look at the info you needed on a new one.

Amazing value for your money! Things like email communication to rent collection are a breeze! The online customer support and built in security features give me peace of mind and help with overall tenant management.

Pros

makes managing every aspect of your property not only easier, but more efficient as well. Everything is intuitive and easy to understand no matter if you are brand new to the system or a seasoned veteran.

Cons

If an error pops up on screen, it would be nice to have a clickable link to a support page for that exact error code.

Pros

Able to streamline management of multiple properties finances in one system, and platform. Tenants are able to make property payments, and view outstanding ledgers, which makes communicating charges a plus.

Cons

We would like the ability to create a customizable report that tailors to our business needs, currently there are standard reports, and the customizable ad hoc report does not adhere to the functionality we are looking for.

I love Yardi and have for a very long time. Back to the days when I was involved with Yardi Voyageur conversion at a previous property management company. I loved how easy it was to use and train others.

Pros

My favourite feature is being able to add attachments EVERYWHERE. Nothing supports information like documents, pictures etc. And the hyperlinks of not having to go back to main menus to access a different area.

Cons

Response time hasn't been ideal for questions and concerns. I had discovered a new way of linking the MRs to the batch payables after a maintenance webinar and then two weeks later there was an update, and I no longer could do it and while a concern was sent and asked for assistance, it's not been resolved nor was an alternate solution suggested

Overall, I am quite pleased with Premier and know I will continue to learn everything it has to offer.

Pros

Premier, from my accounting perspective, makes my job more streamlined, efficient and fast. I've been live on the platform since June 2025, so I have a lot more to learn. Running reports and scheduling reports is a great time saver. Posting rents and depositing rents is a straight forward process. The cost for the software is very affordable. If I have any support questions and the chat is unavailable, my question will be answered within 24 hours in most cases.

Cons

My rating is 4 out of 5 stars because I feel there is room for improvement. For example, entering a payable or a journal entry requires a number of clicks before you get to the screen. With respect to reporting, the fields are limited. A specific example comes to mind when running a GL report. It allows you to select a range of GL accounts, but not specific accounts that are not in consecutive order.

The program has simplified the overall accounting process and made it easier to collect rents in a timely manner.

Pros

It has made the AP and AR process so much more efficient. Yardi is continuing to add great features to make the process even better. There are so many reporting options and custom reports can be made as well. Yardi provides a lot of training options to learn how to better use the program to get the most out of it and you can make your desktop custom to what you will use for your specific business. There is also a chat feature in case you need a quick answer or run into any issues. There is also an area within the program where you can limit users access to what they specifically need to eliminate security issues with your data. The Tenant Portal is a great feature for both the company and the Tenant. Tenants are able to send maintenance requests through the portal.

Cons

It does require a learning curve to fully use the program, more than a simple program would require.

Overall, I find the software very intuitive, user-friendly, and appropriate for smaller portfolios with standard leases. If you have more complicated Leases with options and other clauses, or want to register payments on the go, you may want to consider Breeze Premier.

Pros

I was pleasantly surprised with Breeze's ease of use, user-friendly interface and intuitive setup. I also find the chat and help articles useful in most cases.

Cons

I wish the app had a feature to allow property managers to record a rent payment, this would be useful when on the go after cashing a check with the bank. I also wish the basic Breeze platform allowed for lease options to be entered like the premium version.

is user friendly. Making rent receipts through it is easy and I like how you can view the tenant information really fast.

Cons

I don't like that there's a usage limit on chat help, so I think it may be more helpful to eliminate that limit.

I’ve had an incredibly positive experience using Yardi’s leasing system, and I genuinely can’t imagine managing leasing operations without it now. From the very beginning, the platform has proven to be reliable, intuitive, and thoughtfully designed to meet the needs of both property managers and residents. One of the things I’m most grateful for is how much time and effort Yardi will save me and my team. Tasks that used to be manual and time-consuming—like updating our data base and accounting are now streamlined and automated. Everything is integrated in one place, which means fewer errors and a smoother workflow. The user interface is clean and easy to navigate, even for those who aren’t super tech-savvy. Yardi clearly understands the leasing process and has built a system that supports it every step of the way, from lead management to move-in. I recently had the opportunity to attend a Yardi conference, and I walked away even more impressed. The level of support, innovation, and dedication the Yardi team brings to the table is truly inspiring. The sessions were insightful and really opened my eyes to features and tools I hadn’t fully explored yet. I left feeling more confident in the system and excited about what’s ahead. I’m sincerely thankful for the way Yardi has enhanced our leasing operations. For the property I manage. I only use it for maintenance. So I can’t speak for the rest of the functions. I’m happy with what I need it for, but I know my technicians would like it to be easier to get on the site more often during the day.

Pros

I use it for tracking maintenance and I love it! It’s so easy to see what needs to get done, schedule. I also love that I can see exactly how much work my technicians have completed in a day.

Cons

It doesn’t do certain things that I would like it to . But most importantly, it’s very difficult for our technicians to get on from their phones. They have to constantly do verifications. They get closed out of it often and it’s too lengthy of Process to get back in

We've been using Yardi for approximately 2+ years now, we really enjoy it and are always learning about other features and tools it has to make our jobs easier.

Pros

It's easy to manage tenants, look into their ledger and stay on top of unit availability. Customer support is always quick to answer, and I like that there's a chat feature so I don't have to call in with questions. It's definitely made managing our tenant base easier and smoother.

Cons

I wish there was an app for the management side, otherwise we're happy with what it offers and how it works.

Overall very happy with the product but still learning/and understanding a few years into using. The online videos are super boring, so the conference was much better, to be in an interactive environment.

The onboarding team and the process was not great. A lot of things have been learn as we go. Figuring out some intricacies to make sure the finances balance.

One standout feature is the rent ledger and built-in accounting system, it’s comprehensive and centralizes rent collection, receivables, payables, and financial statements in one place. Monthly rent statements can be sent out in under five minutes, and tenants can pay seamlessly through the portal. One of the best features is free of charge Pre-Authorized Debit rent collections.

Cons

Some of the reports are not very well planned as they relate to tenants name, but do not reflect the unit number (for example rentable items report).

My experience with has been overwhelmingly positive. It’s a user-friendly, efficient platform that truly supports the needs of busy property managers. From rent collection and maintenance tracking to move-in and move-out workflows, everything is streamlined and easy to navigate. The customer support is exceptional—always quick, helpful, and just a click away. While there are a couple of small areas that could be improved, Yardi Breeze has overall made my daily workflow much smoother. I'm excited to be an Ambassador and share the benefits with others in the industry!

Pros

The instant access to customer support is one of my favorite features. Being able to chat live and have someone jump on my screen to help in real time is a huge benefit. I also love the seamless workflow for move-ins and move-outs—it’s so smooth and saves a lot of time. Rent collection is streamlined, maintenance tracking is super easy, and everything is in one place, which helps me stay organized and efficient.

Cons

It’s hard to find many negatives, but there are a couple of areas that could be improved. The workflow for advertising on RentCafe can be a bit frustrating and not as intuitive as the rest of the platform. Also, if you forget to check the box to print out a move-out statement at the time of move-out, there's no way to go back and do it later, which can be inconvenient. It would be great if that feature had more flexibility.

My overall experience with is very positive, which is important because I use it for most of my daily tasks. When I do run into issues, the support team is very helpful and committed to finding a resolution.

Pros

is very user friendly and intuitive. I like that I can customize my dashboard to optimize it for my specific needs. Their chat feature is also very helpful! Their support team is friendly, knowledgeable and very responsive! It's also very easy to access tutorials and provide feedback.

Cons

The biggest drawback for me is that you can't pull a report specifically for scheduled charges. I'd also like to see improvements in the editing function for recurring payables, specifically, the ability to add another line item that is a different property than the last one on the current list. I've provided this feedback before, so hopefully they are working on this!

The company I work for uses Premier, and overall, it has been an excellent platform. The system is incredibly helpful for managing accounting tasks efficiently and keeping everything well-organized across multiple properties with varying unit counts. It feels like the software is always one step ahead and is constantly improving. It’s a powerful tool for property management

Cons

There have been times when I’ve had questions and needed help navigating certain features. While the live chat support is helpful, it’s not always available when I need immediate assistance. I also think the training videos and help resources Yardi provides could be promoted more clearly. There’s so much to learn and take advantage of within the system, and more visibility around those tools would really help maximize its value.

I used for 2 years and had many issues many of which involved software and lack of support. Yardi Breeze is focused primarily on apartment and facility rentals and most of their focus is around that with storage facilities adapted to this. Customer Portal is the prime example... One cannot easily navigate to the storage units due to their apartment and rental portals. The average person cannot make to the customer portal. Therefore , our clients chose not to use it. Reports, in Yardi Breeze are limited and you have to pay for anything outside of the few standard reports. Any updates made to information after clients initial information was entered, will not be printed on any reports printed such as a client address list, it will be all old info. So any changes made will not print out. Payments with credit cards taken Manually, thru Yardi, made it so that we were considered non compliant with the PCI. Support, was helpful, when you could get thru to them in the first year. Second year, Support was hit or miss. Support thru Chat is free, if you call them you are charged. Generally, Support will have to take issues to the next level tell you they will get back to you and you never hear back.

Pros

Intake data is basic enough for anyone to understand and navigate, proration of rates automatic on move in, and help files when needed generally helped with certain questions.

Cons

The overall software has issues such as when you record a prepayment it does not show as zero dollars for the day even though money has been taken in. Credits the account for the amount but does not show on the day applied. I had taken this to the Support team, which had to be taken to the overall team for resolution. Support, many times takes issues off line for resolution and you never hear back with the resolve to the situation. The Help section for support is limited at best for questions. Chat Support is hit or miss. Customer portal is too cumbersome for the average person to navigate and use.

Over the years of implementing Premier, a significant amount of my time has been spent working with the Yardi support team to correct PST and GST reporting inconsistencies as well as Job Costing GL inaccuracies. This at times has been frustrating as the errors continue to exist.
