The experience has been great! The software is user friendly and when you come across an issue the customer support team is helpful, patient, and fabulous!

Pros

The simplicity of it, super easy to use even if you are new to the software. If there is something you are unfamiliar with there are several options to seek help, from the Chat Support, Help Center, Email and Phone Calls!

Cons

We are very happy with our first time experience with Yardi Breeze! We wish the customer support hours could be a bit longer.

My overall experience with Yardi Breeze has been positive. The platform is user-friendly, streamlined, and easy to train staff on. It centralizes all key property-management functions—leasing, maintenance, payments, and reporting—which makes day-to-day operations much more efficient. While some features could be more customizable, the system performs consistently and has been a reliable tool for managing multiple properties.

Pros

The platform is very user-friendly and intuitive. Cloud-based access makes it easy to work from anywhere. Navigation is simple, and key functions (rent posting, work orders, reports) are easy to find. Customer support is responsive and helpful.

Cons

Some functions feel limited compared to full Yardi Voyager. Reporting customization could be more flexible. Certain processes require too many steps and could be streamlined.

My overall experience with the Yardi team was outstanding! Everyone I worked with was eager to help, patient with my questions and challenges, and genuinely committed to ensuring our success in every possible way.

Pros

Yardi is a comprehensive software solution that streamlines both property management and accounting. Our company has transitioned from QuickBooks, and I am excited to master Yardi so our tenants can fully benefit from its features—ranging from simplified payment processing and maintenance requests to improved communication channels. Additionally, the ability to generate reports across one or multiple companies with just a click makes it an incredibly powerful tool. This is going to be game-changing!

Cons

Learning new software can be challenging. It requires both time and patience—two things that are often in short supply when the business never stops and the hours in the day are limited.

So far it has been wonderful. The Chat option has been helpful on a daily basis just getting up and running. The Yardi conference in San Diego we just attended went well beyond our expectations and we are so glad we attended-job well done by Yardi!!

Pros

Just getting our portfolio transferred over to Yardi with the assistance of the Yardi support staff has been great! The entire team has been a huge help and explained things along the way. We are finding the use of the platform to be very user friendly as well. Each day we are excited to learn more aspects about the software.

Cons

The only thing I could point out at this time is our company only does commercial HOA's and the association platform for Breeze is highly geared toward residential and not commercial use.

My overall experience is very good. Yardi Breeze is intuitive, efficient, and reliable. It simplifies daily property management, improves accuracy, and saves time across leasing, accounting, and maintenance tasks.

Pros

I like very much the Unlimited attachments. The value for money is good and the customer support is great.

Cons

Can't do right click -> "open a new tab" to open an item without loosing my selection. I regret there is no API and not enough IA.

The conversion was rough. Did not get a lot of support. A year learning curve is a minimum. The rent cafe option needs work. For the family this is a great program for commercial it needs a lot of work.

Pros

Online access anywhere, email options for tenants, uploading documents, and the Mutiple program print options.

Cons

The reports lack crossover, not the same reports as old yardi or option to make a report, we have a lot of glitches on the commercial side, and the notes section lacks options, and there are not enough fields to accommodate commercial users and property profiles.

Overall, as a user and as the Company Yardi admin, we are pleased with Yardi Breeze Premier. We rely on Yardi to be our key system and process for growth. Without Yardi, we feel confident that we would have had to hire more overhead staff to support our growth and productivity. Our utilization of Yardi continues to grow with add-on services such as RentCafe Connect, Yardi Energy Services, Yardi BillPay and PayScan. Without Yardi, we would struggle to support our mission in revolutionizing affordable communities.

Pros

The Yardi chat function is fantastic. The level of support and guidance we receive online and through the training options is fantastic. The team utilizes the training webinars to continue learning the system. Yardi BillPay and PayScan are critical tools for our productivity and efficiency. Yardi Energy and RentCafe Connect are products we are integrating currently to level up our ability to scale.

Cons

While a market leader, Yardi Breeze Premier does have limitations when it comes to third party integrations. Integrations directly with the Microsoft suite would elevate usage of calendar, reminders, and built in infrastructure for emailing would be something I would love to see.

I feel like Yardi has been easy to learn considering I do not have an accounting degree. I also do appreciate that you take suggestions into consideration and sometimes they actually become Yardi changes!

Pros

I like that I can do Excel as well as PDF reports! I don't think a lot of people (at least ones I work with, use the favorites button). I use that button all day long for charges, journal entries, receipts, etc!

Cons

In vendor ledgers, I'd really like to be able to see that there is an attachment without me clicking on the entry. Sometimes I just need to verify that I have attached the invoice without spending extra time clicking on it and waiting for it to load.

Breeze is a great software with lots of easy functionality. The Yardi team has been great to work with on questions both live and in the help chats.

Pros

Breeze has a great user interface that is easy to navigate and offers many customizable options depending on what is important to you.

Cons

The only con to Breeze is the the majority of the training is through videos and would have been helpful to have in person training during implementation.

We have had a very positive experience with Yardi Breeze over the past six year and look forward to utilizing software to greater extent after the Refresh sessions.

Pros

The best feature of Yardi Breeze is the ease of setup and use. the training videos that are built into the program are great to learn about the program on your schedule.

Cons

The Tenant Receivable module could be streamlined for receipt of deposits. I would like to see the Receipts and Deposits combined into one function if possible.

Average. Yardi should upgrade Rent Cafe, and this would free up time for our staff to market space.

Pros

Accessible from anywhere. Yardi has all the reports that we need to manage properties in our portfolio.

Cons

Rent Cafe does not have features that allow incentives for tenants to sign up. There are also bugs in the app which create some difficulty for tenants.

It is ok, we seem to apologize more often for things that go wrong vs being able to smoothly run our day. We have to run multiple reports to make sure that Breeze has done what it was supposed to do.

Pros

The great detail we can get for reports, tenant info, notes etc.

Cons

The inconsistencies. The errors and inability to perform things like deleting charges, changing transaction dates and post months, zero receipts, prepays, etc. These are all things that glitch and do not act the same from day to day.

We had very excellent training with \[sensitive content hidden\] - and that made all the difference in our success. We had attempted to adopt Yardi before but it didn't stick, but this time we got the support we needed to create a platform that works with our complex business model.

Pros

I am pleased with the new Smart AP, it allows us to connect our payables to MRs and keep track of spending and recognize trends in Maintenance and Repair. CommercialCafe reporting is a great tool as well. I can see who has adopted the platform and who is using it.

Cons

We would love to have a rent schedule that looks ahead 12 months. Many of our commercial tenants ask for rent schedules for budgeting purposes.

Coming from Yardi Genesis, the experience is night and day. I have discovered new ways to streamline a lot of the repetitive tasks such as recurring payments and saved spreadsheets to import journal entries which are used each month. By having these two processes, I have shaved a lot of time spent entering data manually every month.

Pros

The Help Center provides a lot of information either in document or video instruction. As a visual learner, having these screenshots along with the descriptions makes it much easier to learn new ways to use Yardi Breeze.

Cons

My onboarding process was a struggle as I experienced an unexpected issue in conversion and it took up a lot of the scheduled time with my trainer. Thankfully the Help Center was there as it provided the majority of my training.

I have been incredibly happy with my decision to switch to YARDI Breeze. It has cut my time to complete task in half.

Pros

YARDI Breeze is the most efficient property management software that I have used. Everything is very simple and easy to do.

Cons

I would like to send ACHs in amounts higher than $10,000. This may be different if I had YARDI Breeze Premier instead of standard.

Yardi Breeze is a user friendly day to day operational program, when it comes to unit owners, accounting. I think the violation submissions and correspondences feature could be streamline a little bit better. But overall this program will do all the tasks you want to do when managing properties.

Pros

Yardi Breeze is very easy to navigate through. Took me only a few minutes to be able to navigate through the owners list and accounting areas.

Cons

So things you have to make several steps to use it. Violations is kind of hard to setup. It has several different steps, I think it could be streamline so when you set up one violation you could make it any association by a drop down menu.

I'm more on the Marketing Side and getting into the Leasing Side so learning more and more all the time. Always enjoy Refresh each year to assist with some of those and it makes it fun!

Pros

The ease of having accounting and tenant management in one software forum. Communicate with tenants through the portal, ease of them being able to submit maintenance requests, apply for a unit, ask questions and let's not forget Marketing with Rent Cafe!

Cons

When I first started with Breeze it took a bit getting used to and learning where everything is. all the steps to get into the marketing side of Rent Cafe is a bit frustrating, a direct link would be awesome!

The entire experience has been great. Everyone has been helpful and I have never felt there hasn't been someone that was able to help us in any part of the process.

Pros

The support has been great. From the initial request to talk about the software, to the training that was provided and then the ongoing support whether from the database or from the response by the chat function or from email it has been awesome!

Cons

It can be clunky going between tabs and tenants but nothing that isn't manageable.

Yardi Breeze has been absolutely wonderful to learn. Definitely easier to figure and understand compared to other similar products I've used in the past.

Pros

Yardi Breeze is very user friendly and easy to learn especially with the help from agents in the chat. They are always happy to help walk you through anything you need help learning or understanding.

Cons

The lack of integration. Also, that you are unable to edit how Debit Card payments are allocated. It's a bit frustrating to have to request via chat for them to edited by the Yardi team when residents apply the payments towards rent instead of other open balances first.

I have used Breeze Premier for 2 years know. The product have everything small property management firms need. Updates are frequent and support staff is responsive to issues and feedback. Coming from other more robust products like Voyager, it is definitely an adjustment but it is laid out in a way that makes it easy to pick up and run with no matter your experience.

Pros

Good for small properties, automates payable tracking.

Cons

Permissions are too broadly defined. Unlocking certain permissions gives too much access. Being able to fine-tune this would be much appreciated because the SPOC is essentially the only person who can make changes to items PMs use daily (custom reports, monthly reports, custom letters, etc).

Pros

The automation of notice recreation for tenants.

Cons

Online leasing functionality is buggy and not useful. A integration partnership with a more mature product like DocuSign may be worth considering.

It was mostly smooth, it was easy to look things up and so quick until it would freeze. and then would have to clear what you were doing.

Pros

The ease of looking up payables and receivables. It was always easy to check to see if I entered something

the down time how it would freeze. We would go look something up and it would say it was busy and please wait
