Office Assistant Real Estate Used the software for: 1-2 years ### "Yardi is a BREEZE to use." August 6, 2024 5.0 Yardi Breeze has significantly improved efficiency of my tasks. It's reliable, user-friendly software that I would highly recommend to anyone in the property management business. Pros I've been using Yardi Breeze for a while now, and I can confidently say that it has been an excellent choice for property management. The software is incredibly easy to use, making it accessible even for those who aren't particularly tech-savvy. Cons You are not able to edit the date on the invoice once it's been approved. You would have to go through the admin tool then find the transaction, then edit the date. You should be able to change the date when it is still under payables. The other thing I noticed is that if you are multitasking and leave in the middle of the invoice without finishing or saving, it creates a duplicate when you go back to save. Not for mom-and-pop landlords " August 6, 2024 3.0 I am going to start using TurboTenant. It's free since I own less than 10 doors. Way more user-friendly and over-the-phone assistance. Pros What I like most about Yardi Breeze is that my tenants can pay online and pay in cash with their WIPS system. Maintenance requests can be submitted on the app as well. Cons not user-friendly, and reporting and interface are not landlord-friendly. Pros The ease of access and use makes this product very user friendly Cons There is no option to produce for positive pay and ACH (NACHA) files from the system for fraud protection. also the monthly posting has limitations. The chat is pretty helpful. Pros Easy to navigate and find what you need. Cons Not easy to get resolve on system issues. We are still waiting on something to be fixed from our ledger email from over a year ago. Also, there is no one that will come on site to properly train and do refresher courses. If I had to choose between Yardi Breeze platform and Yardi Voyager, I would choose Voyager. Pros Yardi Breeze is very user friendly to use. It is in my opinion alot less complex than Yardi Voyager. Cons Yardi Voyager is more complex but gives you more options, which I would prefer. The chat, email feature and the quick response; not to mention Breeze staff, the experience is phenomenal. Pros The dashboard, layout, dropdowns, etc. It's great and very user friendly. It's cut some of my work on half. Only a few clicks to get to the correct data being researched. We're very happy with Breeze and it's only been a couple of months. Cons There's a GL report that we would submit on monthly basis through Genesis and Breeze does a similar report, but it's not as good as previous program. The trainers were supportive and easy to work with. We have now been with Yardi for 18 months and I wish we would have switched years ago. Pros Yardi Breeze is super user friendly. The ability to search various fields to find vendors and tenants is amazing. The bank reconciliations are easy to do. I cannot think of anything that is not a Breeze! Cons I wish there was a Payroll module. We have to outsource payroll. This is the only negative to Yardi Breeze. Switched from [Sage Construction Suite](https://www.capterra.com/p/154874/Sage-Construction-Suite/) We needed Yardi to interface with the MINC system for low income housing. " June 19, 2024 5.0 We are a small boutique real estate firm so we cannot justify the cost of the much more powerful Yardi products (Voyager). Breeze does 99% of what we need to do and is so incredibly user friendly that it really does not require any significant training, the help function is smart so if you need to look at the user guide it automatically points you to the relevant parts depending on what screen you are on in Breeze. The only downfall is the CAM reconciliation is very basic and will only work for small mom and pop leases, large corporate leases with controllables/uncontrollable expenses, caps and base years can theoretically be done but requires so much manipulation its just easier to do it manually in excel. Pros Much more user friendly and easy to learn without bulky training manuals or guides. Previously used Voyager and this is much more user friendly. Cons Not as powerful as Voyager when it comes to CAM reconciliations. Complicated national tenant reconciliations are impossible in Breeze so we have had to continue reconciling manually in Excel. Pros I love the ease in which I can find reports and different functions for use daily. I also like that updates are done to increase functionality and implement things that users need. Everything is stacks in stacks in stacks, which means you need to know what folder to look into (often not obviously labeled) to find the service you need (which can fall into the same trap as the folder).
