My overall experience with Breeze has been great.

Pros

Breeze Premier is very user-friendly. You can easily navigate your way around the product.

Cons

The inability to change a payable, journal entry, and other transactions in the same month. Breeze is not really geared towards commercial real estate.

It seems that whoever made this software has never tried it for property management. On paper it checks all the boxes, in practice it's probably one of the worst softwares I've had to interface with. I've time and time again suggested improvements, but the improvements they make literally could be done in 1 hour by any competent software engineer but it takes literally months for a single feature to be pushed out

I like that I can store all my property and tenant data in a database

Cons

1\. Cannot use property inspection tool, because you can't zoom in on photos for move in move out inspections. 2. Rentcafe has terrible user interface, I am essentially tech support for tenants because the portal is confusing 3. Cannot work in Yardi in 2+ windows/tabs simultaneously 4. Cannot track employees changing a RENTAL amount. Absolutely NO TRACEABILITY FOR THIS. Hope you have honest employees 5. The chat support is very unknowledgeable, 9/10 times I have to wait for them to find the answer from their superior or someone else, which usually takes 2+ days 6. Rentcafe is garbage, I literally could not even apply for a unit on rentcafe, in fact rentcafe shows occupied units as available. BUGGY

It has been great. I am a 20+ year Yardi customer and I try to move everyone to this product.

Pros

I used Yardi voyager for years and this is a slimmed down version that is more affordable. All the bells and whistles are still there.

Cons

the inability to complete credit card reconciliations, similar to the bank recs needs to get added to this software.

The minimum pricing option and the familiarity with the Yardi products swayed me to stay, but the product is so good, why would I use another. Having the amazing accounting software package integrated with the management software is how all software's should work.

Yardi Premier is not easy to use for our Property managers, As experienced developer , many steps to do one transaction is not in the Favorite to many , I ran survey in our company and many told me the same.

Pros

The Icon on main page and Calendar is user friendly.

Cons

Many steps to do...for a transaction or leases. Yardi Premier is in Beta version and need more work to complete. Connectivities were not good but got better, less disconncetion these days, also refund deposit are not accurate, any easier way?

The team at Yardi has been incredible and that was mostly why I chose this property management software. When I first began this journey of exploring my options, I was overwhelmed by the many companies out there. I literally contacted over 10 companies. The customer service and help teams at Yardi have been amazing with their time, follow up and assistance. My impression of Yardi Breeze and recommendations to others, comes strictly from my experience with them. Furthermore, my new bookkeeper, who has experience with several different platforms, wanted me to share the following : I am new to Yardi Breeze so am still learning but so far have found the software straightforward for the day-to-day Accounting transactions. When an issue has come up I found the Chat feature very helpful. The representatives are patient, knowledgeable and able to see the data in real time so can walk you through the processes. This has been very helpful as I maneuver through Breeze and find my way.Moreover, I was recently selected to speak at a focus group on various Property Management softwares. I will be sure to share my glowing review of Yardi Breeze with them, as well.

Pros

Yardi provides easy to follow tutorials, a few weeks of personal one-on-one assistance for setup help and continuous followup calls and touchpoints to ensure there are no issues.

Cons

Some information should be provided in a one pager FAQ, so as not to keep using Help or Chat for things that are typical trouble shooting issues during initial setup. Also, I have had an issue with a report for months and no one can seem to figure out why. I have attempted to contact 4 people at Yardi for this matter.

Yardi had the simplest setup and format. Their platform looks contemporary, not like Dos. During the set up process I was given several weeks of one-on-one coaching and training which greatly helped me not feel overwhelmed. And, after I was done with my allotted training hours, I have access to unlimited chat and help assistance.

### "Could be so much better, but it's not"

Frustrating. Some fixes can be easy yet they don't get done. We came from Yardi so easier to stay but frustrating on a daily basis. If I could find another program I would change.

Pros

The fact that we had Yardi before and our data came over. The fact that it's web based and we can access anywhere.

Cons

There are so many things!!! If you go to a Tenant's ledger you cannot easily send them email. If you paid a check and want to change the notes you can't. Hard to enter Tenant's addresses. The program goes down an awful lot, it's down as we speak and was having issus for the last 2 days. If you have a payable to one vendor and it's from 3 properties and you pay 2 out of 3 you cannot pay the last one. You need to delete the entire payable to ake out that one. If you delete a check the check number is deleted as well. So when doing a bank rec you don't know what happened to that check number. We cannot use the "apply pre-payments button' because breeze chooses what to pay instead of us. You cannot just print a report everything must be put into PDF first, what a waste of key strokes! Formatting checks, why can't there be a format for all checks?? You have to do each bank account individually! If you want to print a Tenant ledger and you choose "add additional occupants" the letter is addressed to "The occupants of" How unprofessional is that!!! Why can't it list the names. This seems to me to be an easy fix, yet you don't fix it. Why can't you show the Tenant's rent on their main screen you have to make another key stoke to go to the ledger to find out there rent. Shall I go on???

### "Beautiful on the outside, not so much on the inside"

Our only benefit moving from Yardi Genesis to Yardi Breeze has been that it's available online and that it looks beautiful and is easier to navigate. Accounting-wise though, Genesis was a far superior to Breeze. Breeze has certain design faults that are really driving us crazy trying to work around them and hindering our ability to work more efficiently.

Pros

Available online; nice interface; fairly easy to navigate.

Cons

Integration with our mixed-use property management business has been very rocky. We continue to experience delays in performing our work as we scramble to use work-arounds and not having all of the tools that we need to run our business. Customer Support wants to help, but they are limited by the functionality of the software and what the development team is willing to listen to and work on.

We trusted the Yardi name after many years working with Yardi Genesis. We felt that Yardi was the industry leader and we felt that they would quickly improve the mishaps that existed with the software when it was launched. But we have been incredibly dissapointed and no longer believe Yardi truly knows the real estate industry and what it takes to manage property from an accounting persepective.

### "Don't Rush to buy Yardi Breeze"

On line chat support is usually readily available, but often times they could not address the issue and suggested we send feedback. It became apparent that some of these people are not really very knowledgeable about property management or accounting functions, or exactly how the program works. Very poor staff training. Had I the opportunity to go back in time, I would have stayed with Appfolio. This is our SIXTH PM software over the past 34 years, including RPM, the original YARDI Dos, Yardi for Windows, Promas, Appfolio and now Yardi Breeze. This is the worst, and it is clear was not ready to be brought to market.

Pros

It was about $150 per month less than Appfolio. We are a very small company and It was strictly the cost savings that prompted us to change. Beyond that, truly Appfolio is heads and shoulders over Yardi Breeze.

Cons

Where to begin -- here are just a few things. We were lead to believe that we would be able to pay owner monthly distributions by ACH or E-check. We submitted all the required documentation. When it came time to do our first owner check run, it wasn't happening. We were told we "didn't request this feature, which is nonsense, we did everything as instructed. We had to instead print paper checks, and tell each owner what happened. And now, it appears we will need to do paper checks again for February, because they are still monkeying around getting us this functionality. The owner statements are horrible, and will be the cause of much confusion. They list the opening balance at the top of the statement, and the closing balance at the bottom -- all good. BUT they then list the line items of income and expenses from LATEST to OLDEST, so the running balance is totally worthless, since it never reflects historically what the balance actually was after any particular trans action. The Tenant refundable deposits are co-mingled with the seller's funds, so you must explain to an owner that although it shows $xxxx.00 in their account, $yyyy.oo of that is tenant security and is not the owner's funds. The statement should show the owners funds, and perhaps a separate place on the statement showing current tenant security deposit being held in trust. When printing a check to a vendor, which may cover a number of invoices from a number of different owners or properties, there is no line item detail on the check stub -- just one bulk amount, which makes it impossible for the vendor and the management company to know exactly what part of the check is meant to be applied to which invoice. Oh, and there is no tax module for folks in Arizona or elsewhere if you need to collect and remit SALES tax charged monthly on the rent. We posed questions to Support about how to manage particular functions, and on occasion were told to ask our accountant! We weren't asking accouting questons, we knew what had to be done, but not how to do it on their system. I could go on and on, but I'll stop here for now

### "Stay away from Yardi. "

One of the worst experiences I have every had with any company. We had onboarding specialist who would not help. After telling our salesman we wanted someone else multiple times they still insisted on this person being on our calls. We never got our site up and running. Many things were told to us that never happened. It took days to get tech support to help fix any issues we had. They were very rude to talk to. When I called to ask my salesman to let me know if our contract had expired. He cussed the company and apologized. Most unprofessional call I have ever been on. This was the longest 2-3 years of my life. Glad we finally left.

Pros

It is a very powerful software that requires multiple full time people to keep the system running.

Cons

Too confusing to use. It is so complex and complicated that it is hard to figure out what all is going on. You have to make sure all the property info is correct or it will mess everything up. We had many units not get billed because the tenant went month to month, so the system quit billing. We had to go though all of our units and change the billing data to 2099. This is one of the many issues we had.

My overall experience is great! I love everything about the software and feel incredibly lucky as a small operator to not have to settle for bad software while we grow. Yardi was there for unit 1 and they will be my ride or die software for unit 1,000 and beyond.

Pros

I love how easy the platform is to use and the support we get from chat. I talk to chat all the time and they are friendly, efficient and helpful every time. It's powerful!

Cons

Adding an application or roommate to an existing profile can be cumbersome.

Yardi greeted us with open arms when all the others shut the door and told us to contact them when we were bigger. It stung and Yardi has never made us feel small, or insignificant.

I find Yardi to be very similar in function to Sales Force as far as ease of use goes. I like Yardi as an overall operating system.

Customer service is stellar and helps you thru most problems. Our big complaint is that it was launched thinking about the layman, but it was built from the mindset of an accountant, which defeats the purpose.

Marketed and launched as a "breeze" but designed to cater to bookkeeper/accounting minded users It was also created originally as a residential platform, but they've improved on that greatly and it works fairly well with commercial. Some tasks could be made to a simpler process but can be quite tricky getting the books to work correctly. Monthly Bank Reconciliation needs a major improvement.

The chat function has seen significant improvement, and the customer service reps seem to have upped their game in training over the last two years. Managing renters insurance, leases, photos, and unit information has become a breeze. The user-friendly accounting portion adds the cherry on top. It's truly a great product overall.

Pros

The initial integration was a breeze, and over the past two years, the continuous updates have transformed the platform into an incredibly user-friendly experience. The commitment to enhancing features consistently is commendable, and it's genuinely gratifying to see the product evolve and improve.

Cons

However, my least favorite aspect is the current state of AD HOC reports. Having integrated reports from Yardi Genesis (1996-2010s), I've noticed key functionalities missing in the current AD HOC reports. I believe that once these features are matched and mastered, Yardi Breeze will truly be the best of the best. Looking forward to continued improvements.

This is at least my second version of Yardi, and Breeze is very easy to work with. If one is not familiar with accounting software or management software, there will be a learning curve, but this powerful software, which allows the user to keep very detailed records for all aspects of management, or simply use the features you need. , which are also great for the amount of detail that can be added for all aspects of real estate management.

Pros

Ease of use for onboarding of new employees and accountants, while retaining the full accounting power of other Yardi software. Payment processing. Tenant portal with payment processing and maintenance correspondence.

Cons

I would be trying to think of a complaint...

I decided on Yardi software for real estate as it was recommended by several large companies, who had a long track record with the company. We migrated to Breeze from another Yardi program, soon after Breeze was launched.

### "Inefficient and Exhausting"

The overall experience since day 1 of using this product has been ABSOULTELY TERRIBLE. At this point my team and I are extremely exhausted. We were very hopeful when signing that this would automate some tasks and make the multi-family side of our business much easier to maintain. However, it has been the complete opposite. Processes that were simple in previous software have become much more time consuming and inefficient. I truly believe this is an immature software and should not have been released to the public yet. Steer clear, people. Go with something else.

Pros

Breeze seems to have a nice "look" and is more user friendly to navigate. There are multiple ways to get to certain screens.

Cons

The accounting on this software is not efficient. We've ran into so many issues and nobody seems to have an answer for basic features that this software is lacking. During the sales process, we were ensured this was THE BEST software on the market for Multi-Family managers. However, Breeze does not even allow owner draws to be sent Via EFT over $25,000. We have multiple multi-family properties whose draw is consistently double or triple that amount. Breeze does NOT function in multiple tabs or windows. If we are in the middle of a process but need to go double check a number, we have to exit and start all over once verifying. Breeze also lacks the ability to split late fees or application fees with the properties, which both of the other software's we have used were capable of doing. Receipts posted in a batch do NOT post to tenants ledgers until the batch is posted, meaning we either have to have a ton of batches per day or a tenant who pays in the morning does not get that to show on their ledger until the batch is posted at the end of the day. There is no tenant credit button. If you want to issue tenant credits, you have to enter a negative charge - but the kick is that negative charges do NOT automatically apply. Meaning, each month once charges are posted you have to go search for those negative charges and manually apply them. That's IF your monthly charges post automatically. We've had two consecutive months of our automated tasks not working.

### "Not quite up to speed for commercial yet"

Not good - going to get through this year and do reconciliations and then probably leaving for good. I have not, and will not, be switching over the many other commercial properties I manage (both as a brokerage and prop manager) because it has fallen quite short of my expectations. The system seems to be highly geared towards residential as are most of the staff when I call or get on chat as it takes at least 5 minutes (and usually much longer) in between what I ask about and them finding answers. Again, more of my time spent unnecessarily on Yardi crud than in leasing, selling and managing commercial properties.

Tracking rent payments, invoicing tenants, some of the reports

Cons

Integration in April was not easy at all. Spent hours and hours getting all the info entered to get up to speed. Never did get the previous management information in related to expenses so reconciling CAM was a nightmare (one of the biggest reasons I adopted this platform for 4 of my multi-tenant commercial properties) and after 100+++ hours spent, I finally went back and had to do it all by hand because the calculations were not correct. As compensation for my inconvenience, I was given like a month's credit for the thousands and thousands of dollars I lost in time spent on what should have been done by Yardi. I found out that on several tenants, Yardi just stopped posting recovery charges for 6 months leaving those tenants with HIGH unexpected amounts due. When I asked for a letter from Yardi to share with my tenants that Yardi had no idea why they didn't post, I was told they would not provide such a letter. Being a new management company to these properties, this did NOTHING to help my credibility with them. Many of the reports I need are not able to be run. I have submitted several suggestions on improvements, none of which have I seen happen in the 14+ months with Yardi.

For what I use in Yardi, it works and it works well! I'm happy with what I've come across thus far.

Pros

It truly is very user friendly! The chat bubble on the bottom for customer service has been a LIFESAVER! (Shoutout to the Yardi Breeze CS Team). The response time is extremely fast with their chat center, even if they're unavailable. I love being able to pull future monthly postings as well to determine what the income is going to be for a specific month, and there are multiple ways to double check yourself within reports, which is also very helpful.

Cons

The leasing portion is a bit confusing to me. CRM Queue isn't all that helpful. When I send out an email from Breeze, I do wish that it pulled their responses into Breeze. Also, it would be very helpful to be able to search an apartment number, and be able to see "Past" "Future" "Notice" without having to click on the resident/unit to determine those things. Also, I think that when you're sending mass communication out via email, it does not automatically include people that are on notice, you have to manually click them, even though they're technically still current residents that should still receive whatever email you're trying to send. That's a small inconvenience, however, for what I use Yardi for, it works and it works good.

You can't run a successful property management company through QuickBooks, we had to do literally everything by hand. Including our leased and occupancy percentages. There were no reports we could pull. It was horrendous. Yardi feels like a dream come true! LOL

My experience with Yardi Breeze has been a solid 10/10. This platform has truly impressed me in various ways: User-Friendly Interface: Yardi Breeze's interface is incredibly intuitive. ### "User friendly but missing many basic features"

Frustrating to say the least. Especially I just spent 2 hours to get ahold.

Pros

It is easy to use, which is great since the on boarding process does go into detail how to use the system. You teach yourself by watching video. E-payment works as excepted,

Cons

We came from Yardi Gensis- the software was from 1996 i believe and had all the basic features listed below are some that a system from 1996 had that breeze does not. Reports- You cannot pull a report with all your tenant information, in order to export all my tenants information , Unit reports- There is not a report that you can see the unit type along with the unit AdHoc reports- Breeze added this as a new feature- but it is definitely not ready to be released. EX: They have a great feature which you enter the tenants vehicle information. BUT you can only access it from the tenants page. So if you wanted to search a car type or plate # you cannot. They added a AdHoc to help with this issue, BUT you can not sort for current/past/ future. DOES NOT HAVE OCCUPANCY REPORTS- Vacancy report- you will enter a time from lets say for 6 months but the vacancy report only pulls info from the last month you selected. But it doesn’t tell you that, we caught it after almost 2 years so we were reporting the wrong information. \*\*\* These are features Gensis did not offer but I am disappointed by. Email from Breeze- you cannot create a signature Tenant statements- You can send tenants a statement for outstanding balances via email, but you can only send them from the Admin( usually the owner) or the property not the user. Editing a payment error- even before closing batch you can not edit, multistep to delete. Support- the chats knowledge is basically limited to help section

### "Yardi Breeze"

As an accountant, my overall experience has been pretty uneven. When I'm trying to make a journal entry or reconcile a bank account, I find myself wishing my client was using QuickBooks. But when I'm recording an inter-entity transaction or looking at CAM charges, I'm grateful for Yardi. I just hope there is a unit within Yardi that's focused on developing the accounting side of the Breeze software, because overall it really is not up to par with respect to the rest of the industry.

Pros

Easy to list properties online for potential residents to find. Easy to set up online payment for residents. Customer support has been responsive and helpful. Some nice, innovative features on the property management side of the software.

Cons

The accounting side of the software is pretty weak and clunky compared to competitors. There's no way to set up bank feeds, so cash reconciliations are 100% manual. The way banks are paired with GL accounts is convoluted and difficult to set up and understand. You can attach documents to payables and receivables (great!) but not to general journal entries (why not?). There is no way to customize basic financial reports in the way you would in software like QuickBooks. Customer support chat feature doesn't work with my company but other companies' chat features (e.g. Intuit) work just fine. Navigation is clunky - it often takes several clicks to get where you need to go. There is a "Favorites" feature that allows you to create your own list of frequently visited areas in the software, but that in and of itself is pretty clunky and confusing, and I shouldn't have to set up favorites in well-designed software. I've had weird errors here and there that customer service couldn't explain and that were solved using a silly workaround (such as removing a couple of lines from a journal entry and putting them into a separae entry). There is no way to "hard close" your books for a given period, so there is nothing stopping a user from posting transactions into a closed period, so if you're a company that needs to get an audit, don't use Yardi. Overall, the accounting side of this software feels like a beta test - it's pretty good, but it's not quite fully baked.

It wasn't my call. My predecessor decided that the client would not be able to manage their numerous inter-entity transactions properly in QuickBooks. My opinion is that my predecessor didn't try hard enough, or didn't fully understand what QuickBooks could do. If I had been involved with this client from the beginning, and if I had known more about Yardi's clunky functionality ahead of time, I would have kept them on QuickBooks.

I love being able to quickly post all accounting elements. Again, as one gets comfortable with all the functionality, it is so efficient. I also love how being on the cloud, allows one to share the files with CPAs or Lease Administrators etc. I have hardly had to travel to any professional's offices on most accounting issues pertaining my company.

Pros

The Accounting Software for my company has been crucial. There were many parts with which to get acquainted but with the constant assistance of the Chat Widget it was incredibly incremental and learning was continual. It is like anything else one wants to master. Ten thousand dedicated hours will get you to Breeze through Breeze ;-).

Cons

There were a few glitches. I encountered one with the Receivables where I could not see them and had to manually post unable to use the Future Monthly Charges. The team was diligent in solving the issue. It was a bit intimidating to think that the data would be deleted.

Reason for choosing Yardi Breeze

I've knows about Yardi for a long time. I was intimidated to use it. It is hard for me to learn watching videos. I am a kinesthetic learner. The Chat widget allowed me to execute the program guided by the associates and my mind captured the functionality with mor efficiency. I don't know how the other programs tutor their members but Yardi has done a great job with this resource. I have truly benefited from it.

Quick Books is not set up for the Real Estate Industry. It is mostly for Inventory. My previous accounting firm did a good job adapting QBO for the Real Estate accounting. The problem is that it ended there. QBO does not provide you with the ability to record Lease Terms. Reminders on Rent Escalations. ETC.

### "Yardi Breeze is a Breeze"

I really like the Yardi Breeze program; it is very intuitive and organized.

Pros

The chat feature has always been a plus; my last software I had to pay every time I had a question! This year my favorite thing is the AP PayScan. It has saved so much time in our invoice processing system, it would never go back to the old ways of doing things!

Cons

The help portion of the program has so much information, but sometimes I can't locate what I need. Also, sometimes, one little thing is "marked/off" and then I can't get something to work and I need to call for help. The helpdesk is great when you can use the chat feature.

### "Exhausting and Expensive"

Nightmare that we can't wake up from.

Pros

Reports are excellent and the bookkeeping/accounting side have minimal trouble.

Cons

Breeze is everything but a breeze. It has been hands down the most clumsy, clunky system for property management. Everything is a add-on or needs to be enabled. It has been an uphill battle for those that use the software to manage properties. We are nearly one year with this software and can't get tenants from cradle to grave (guest card to move-in) through the system. Want to screen a tenant need to enable that which requires Yardi staff (who took over a week to get it on). Constantly being told - "do the training modules" which end up being different or you hit some enable snag that only Yardi can fix. Want to electronically sign documents (which you would think it would be baked into a PM program) nope, you have to buy an add-on. Want to communicate with tenants? They have to opt-in to your request instead of opt-out like Buildium or AppFolio. Maintenance staff can't use it and no good app for it. Tenants are either perplexed by the system or it requires tech support to get them enabled.
