My experience with Innago has been very positive. It’s a well-rounded platform that makes managing multiple rental properties much easier. The software includes all the essential tools I need, and everything is laid out in a way that’s easy to navigate. The payment processing is especially convenient—rent collection is smooth and efficient, which has made a noticeable difference in my workflow. Customer support has also been excellent. The team is quick to respond and helpful whenever questions come up. I also appreciate that my tenants have found the system easy to use. I would definitely recommend Innago to other landlords.

Pros

The best part about Innago is its user-friendly design combined with powerful features. The online payment system works seamlessly, and the customer service has been consistently responsive and helpful for both me and my residents.

Cons

There really aren’t many drawbacks in my experience. If I had to point out one thing, it would be the ability to easily disable or deactivate a user account directly within the platform, which would make account management even more convenient.

The support is great and overall when I have an issue I can get the help I need fairly quickly and compared to other software we have used that is huge.

Pros

I like the application process and the fact that I can send an application from the app. My job is mobile, so I do not sit around my computer all day. The more functions I can do from the app the easier my life is.

Cons

the fact that I can put notes on an account from the app, that we still have to utilize QB to pay our owners out.

Overall, my experience with Innago as the owner of Minikaal Corporation has been very positive. It was straightforward to set up, and it quickly became the central place where I manage applications, leases, rent collection, expense tracking, report generation and tenant communication for my residential rentals. Innago has significantly reduced the amount of manual, scattered work I used to do across different tools, and replaced it with a clear, organized workflow. The interface is intuitive enough for daily use, but still powerful enough to support real-world landlord needs as my portfolio grows. Customer support has also been excellent whenever I have questions, which gives me confidence in using Innago as a long-term operating system for my rentals. Overall, it has made my property management more efficient, professional, and scalable.

Pros

What I like most about Innago is that even being a free software, it feels designed for real-world landlords and property managers, not just for demos. The interface is clean and intuitive, so my team and tenants adopt it quickly, but it still has the depth to handle applications, screening, leases, and rent collection without feeling clunky. The second thing I value is the responsiveness and attitude of the support team. When Innago becomes part of your core operations, fast, knowledgeable help matters a lot, and they’ve consistently delivered that for Minikaal Corporation. Also, Innago had a short learning curve, and was a breeze to setup. Finally, Innago clearly listens to users and keeps improving the product in ways that actually matter day to day, which gives confidence that it will keep scaling with our portfolio.

Cons

Overall, Innago works very well for Minikaal Corporation, but there are a few things that could be improved. The first is session stability: I’ve noticed that the app occasionally logs me out unexpectedly, which interrupts the workflow when I’m switching between tasks or devices. Second, I would love to see more built-in communication capabilities. Right now, not being able to email tenants directly from within the app limits how centralized my communication can be. Adding native email and more robust messaging tools would make Innago even more powerful. Finally, automated messaging similar to what Airbnb offers would be a huge win: things like pre‑move‑in, post‑move‑in, pre‑lease‑termination, and post‑lease‑termination message templates that go out automatically based on dates and triggers. That level of automation would save a lot of time and create an even more consistent experience for tenants as the portfolio scales.

As a commercial property manager with 20+ years of experience, I’ve used many platforms, and Innago is easily one of the best. It’s intuitive, reliable and surprisingly powerful for a free system. Online rent collection, tenant communication, maintenance requests, lease tracking and financial management are all quick and easy. It has streamlined my operations and improved cash flow with minimal effort. I'm really impressed that it’s consistently updated with new and improved features, something you don't usually get with free software. Highly recommend for both commercial and residential managers looking for a smart, no-cost solution.

Pros

I am most impressed by it's ease of use and the rent collection portal. My tenants all take advantage of the ability to automatically pay their rent on time every month.

Cons

It is a little unwieldy to set up automatic rent increases which are common in commercial leases. It would be nice to have a feature that lets me input the annual percentage increase and have it automatically adjust on the anniversary each year.

Easy. Personal set up could be once you get the hang of things it's quite easy to handle. Customer is prompt and extremely helpful.

Pros

Full dashboard all in one place with easy communication to tenants. Unlimited number of add-ons for property and invoices. Easy to add notes and manage credits and debits.

Cons

The system is very heavy, and you need a computer to do certain things. I wish the contracts portion were easier.

We are very happy with using it since it is free. It is a great resource for single landlords or people just starting out.

Pros

I like that Innago is free and think it's a reasonably well-working platform. I appreciate the rent tracking and rent collection tools, especially the fact that they process the payments without charging us anything. The initial setup of Innago was very easy, and I would recommend it 10 out of 10 for anyone who's looking for a free resource.

Cons

Sometimes it's hard to sign into the system. Sometimes it won't allow us to get into the platform. Also there is a challenge that they only allow one super admin who can add new users.

It's been a great experience thus far. Good customer experience. They are prompt and willing to do the work to get the job done.

Pros

Innago is free for the property manager. As far as I'm concerned this is a game changer. There are no other free sites that offer this software.

Cons

Innago has hiccups. Sometimes the billing messes up or the payments are skewed. I have to call them about 6 times a year.

Ease of use. We are able to do clean expense tracking and the security is top notch. No issues as of now!

Pros

Easy to use Learning Curve and great value for the money. The user interface is really clean as well. We appreciate how easy it was to setup and the features are all top notch.

Cons

The mobile app could use some work but we mainly use it on the PC so its not actually a huge deterrent.

Very good, it makes everything a very good process and centralizes everything. it solved a lot of problems for us

Pros

Maintenance request tracking, rent collection. We used to receive texts from our tenants with issues on houses and could not track them well / when we completed fixed / sometimes we would actually forget to fix the things they asked for. So maintenance requests make that much better. Rent collection is very easy too, we used to use venmo, but innago is better and we like that emails are automatically sent to tenants when rent isnt received.

Cons

Transaction tagging, reporting. we use another app called stessa to help with this. it allows us to tag everything and generate nice reporting for taxes.

I love what it does for my rental business. Before I used it, I had trouble getting quality tenants. It helps screen out undesirable tenants

Pros

Its free to Landlords which is great because I only have 4 units. Because I use the application process, prospective tenants pay for the background checks, which is reasonably priced. I can collect rent and receive maintenance requests online and receive to my email immediately. My Property Mgr also receives the email immediately. It has a lot of options that I don't use, but have the option to.

Cons

I wish I could delete old vendors that I dont use anymore. I really enjoyed the chat feature that would connect me to someone immediately, however it now uses a virtual assistant first. I'm old school. I like interacting with real people.

Pros

The fact that it’s free is a huge win. As someone managing a small portfolio, I didn’t want to pay for tools like AppFolio that are geared more toward larger landlords or property managers. With Innago, I can collect rent online, manage leases, and keep everything organized without paying a monthly fee. The tenant may need to pay fees here and there but I do not incur any platform costs. Rent collection has been super smooth. I like that I can set up automatic payments and late fees, and the system handles reminders to tenants. Payments usually hit my bank in a few days, which works fine for me. Digital lease signing is very convenient. I upload my own custom lease, use templates, and send it over for e-signature—it saves a lot of time and back-and-forth. Tenants seem to appreciate the simplicity of it too.

Cons

Reporting is basic. It gets the job done, but if you want more advanced financial reporting or tax-friendly breakdowns, you might still need to use a spreadsheet or another tool on the side. Tenant onboarding could be smoother. If a tenant enters something wrong during setup, it can be frustrating to fix. I’ve had to resend invites or make awkward workarounds a few times. Customizing forms is limited. I wanted to tweak the rental application to include some specific screening questions, but there wasn’t much flexibility there. I wish I had more control over the questions and formatting.

Pros

Software is easy to use and the interface is easily navigable. Tenant app is a plus and tenants love it.

Cons

I wish it could integrate with tenant turner to allow for self showing. It would allow me to publish and make it much easier.

I am liking it more and more and have come to rely on it. I am using more features. It has made rent collection and management much easier.

Pros

Payment processing, applications, lease management, income tracking. Tenants also seem to like it. It has saved me time.

Cons

Sometimes hard to find information. It's getting better with time, though. The reports should be put on the main menu, not buried or hard to find. The P&L report on the mobile app shows income, profit, expense. It should be income, expenses, profit. Thanks for fixing this on desktop.

Pros

Innago is Easy to set up. It is also super easy to learn. It is free other than credit card fees as well!

Cons

That they don’t take payment over the phone for typed in credit card. Everything else is great. The contract was plows was a little tricky at first but nothing major

My experience has been nothing but wonderful. I plan to refer others to use Innago for their properties.

Pros

Was easy to get started. Has features that others don't offer such as the ability to add property owners and maintenance teams. The value is on point for the quality which is superb. It has great security features as well as it is very user friendly. I can see all my expenses easily on the dashboard and I see my business growing the more I use the software.

Cons

Not much there is to not like. I feel that the software has everything I need. I do think having the ability to integrate it with my phone system would be great too.

It has been wonderful. Never have gotten complaints from tenants. Everyone I have suggested it to and has implemented it loved it.

Pros

I use Innago for my student housing properties and I really like that it's free and super user-friendly. It allows me to automatically send late payment notices, setting firm boundaries with tenants. I love their new feature for leases, which is easier for tenants to use compared to DocuSign and doesn't cost me extra. I also appreciate that it lets me add multiple line items, making it easy to charge utilities separately and letting tenants know exactly what they are paying for. The ability for tenants to submit maintenance requests is great, and I love that it automatically sends payment reminders to tenants. Overall, it's a great app that perfectly meets my needs. Setting it up was super simple.

Cons

I Dont have anything in particular. It works perfect for the current needs of the business. And I recommend it to everyone.

Our overall experience has been positive. There has been a steady stream of improvements in the approximately 2 years of our use of it. I'm happy with the functionality provided, and anticipate additional features and functions.

Pros

It has given our business the ability to formalize more processes, and offer our tenants more and easier features, communications, and functions than what we had previously. The software for the most part is self-explanatory, with only occasional need to refer to the help on contact support.

Cons

It's still in the process of growing into a fully robust software package. There are some limitations that are built in the software that prevent us from doing all that we would like to do.

Nearly everything you need for property management is available to you in an ease to use platform. Support team has been very responsive any time I’ve had an issue.

Cons

Messaging tenants is only available through desktop, not the app. That would be convenient. I get a lot of pop ups about bugs or something not working when on the platform.

Medium. Since it is free the value is there, but some of the features like expense tracking I don't use. The login seems secure since it uses MFA, but it never remembers my computer, so meh.

Pros

Automatic reminders and rent collection. Nice to not have to remind tenants about rent being due, or having to process checks anymore

Cons

Template setup and operation of lease templates. It is a hassle to build them out, and when filling them in there is a lot of scrolling involved with finding the boxes. Renewing leases is also clunky if you are just trying to do a rent increase and move on.
