Pros The thing that stood out to me the most was how when I had an issue with adding tenants through the app in my iPhone and it wouldn’t work. I opened a ticket with support and within the week they had it fixed and an update for the app out. There support team works and fast! Also having docusign made into the app allows me to get lease and documents signed without the need for paying for another subscription. This program exceeded my expectations. I was able to set up my homes, set up my lease with digital signatures, receive ACH payments, and communicate effectively with my tenants. Plus, INNAGO is FREE! Pros 99.9% of my property management business I run my Innago phone app. Innago has been a one stop shop for me that is easy to use, customizable and affordable. Innago is the 1st app that has been able to easily allow me to manage income and expenses of all my properties & from my phone. Multi-Family, SF, condos & medium-term rentals. Being able to customize templates for applications, leases, etc. by location and property is amazing. Keeping track of all my expenses was the hardest for me to do. The ability to use my phone to snap a photo of all the invoices & receipts I get and assign expense to a property or individual unit is something I LOVE and so does my accountant. Innago also allows me to set access levels & make reports for partners/investors by property or unit. I’ve only been self-managing for a couple of years. The last year using Innago I’ve been able to focus my time & money on growing my business and less time managing. Cons Some invoices have issues being scanned. Uploading invoices don't get scanned. I’ve had some issues with some templates that the inserted fields shift after signature. September 19, 2023 5.0 Innago has taken a lot of the "labor" out of setting up and tracking individual expenses and incomes associated with each property. Pros I really love the ease of use with Innago. It is easy to set up, assign tenants, set up application parameters, create and edit leases, track expenses, and monitor income. I love that my tenants are able to pay through the app and everything is broken down by property making tracking easier. Cons I didn't find much difficulty in using this application. I also have the sense they are willing to make improvements as they are able. Pros I love that it has all the features I was looking for in one place, & the fact I could personalize my account, my documents, & my tenants profiles is a bonus. Online signing, storing leases, rental listings, good customer service, no glitches, there's so much to be grateful for (especially the price). My tenants are especially happy with the convenience, as am I. It's a huge upgrade from my last 2 online rent collection platforms. Cons It's got everything I need, once I get used to using it. There have been a few tasks I needed help to walk thru & learn how to use each feature. It offers so much, that it can be a a challenge to learn all at once. If rent is overdue and a late payment fee is added per the lease agreement, having Innago send it rather than me contacting the tenant makes it much more professional and impartial. My tenants are paying on average 5 days earlier than before I implemented Innago. This is all at no cost to me! This is a piece of software that makes sense for any commercial or residential landlord that would appreciate a more professional and transparent interaction with their clients. Pros The most impactful features that Innago gave me include:- Easy to maintain and view rent payment status from all tenants- Optional online rent payment from tenants at no cost to me- Automatic email reminders for rent / other charges due- Storage of lease files- Ability to pre-schedule rent increases per the lease in place.- Platform for tenant and landlord to communicate including online lease signing/lease storage, maintenance requests and repair resolution. Cons I would like the ability to preview communications /invitation with the prospective tenant prior to sending it so that I can make sure it is correct. I would like a feature for the tenant name field to have an alternative field for 'business name' rather than First Name and Last Name. Reason for choosing Innago I tried Innago first because of it's cost structure (free for landlords). I was prepared for it to be lacking features or not a good fit. Very easy to use. I manage seven properties shuck include long term rentals as well as my short term renters and traveling nurses and Innago makes my life so much easier. I'm a single-family investor, and I recently looked through the most popular softwares and selected one. The products I investigated were:1. Tenant Cloud2. Apartments.com3. Innago4. Avail5. RentRediI found that Innago was the only one to meet all these requirements. It does charge a $2 fee for each rent payment, but that is charged to the tenant by default. I haven't had any complaints from tenants about this charge.The other softwares were pretty good, but here are the deal breakers for each.Tenant Cloud: Tenants cannot setup autopay unless we have the paid versionApartments.com: You cannot upload your own lease, you can only make modifications to their leaseAvail: You cannot upload your own lease, you can only make modifications to their leaseRentRedi: No free version Review Source Clifton M. Integration into my existing processes was somewhat seamless. Cons Few improvement opinions... lease template feature is a bit clunky, expense filtering needs more flexibility, would be nice to have more flexibility with add posting options (online, email, phone, etc), would be nice to have a tenant screening report that provide recommendations instead of just data that has to be interpreted. Pros I like that I could customize the lease to the terms that I needed, even uploading my own to reflect our logo and everything. I also like that it sends me emails at certain times to let me know whose leases are expiring or coming up for renewal so that I can contact that person and get all the details set up. Cons It doesn't integrate with Square which is our credit card processing software, so if someone needs to pay in the office, I have to do everything manually. I am able to track everything in one place. That is so helpful and really a game changer for landlords. Pros Innago is very user friendly. It also offers a platform to make life so much easier (I believe) for both the landlord and tenants. Between new applications, credit checks, lease renewal and messaging about issues; it all makes sense and saves so much time.
