Pros

It has been a practical tool for keeping ALL organized. I mainly use it to centralize bookings, manage cleaners/cleaning times, automate guest messages, and streamline the check-in/check-out process.

Cons

Pricing does adding up.. an initial annual fee and then monthly charges is quite ridic. Seems subscription cost for smaller hosts is more pricey as compared to their enterprise solution? Also syncing issues sometimes.

\- fantastic support team behind. - solid, trustworthy company behind the software. - software that fullfills my booking need and more: -- coordinate who has booked on Airbnb and booking.com to avoid doublebooking -- make webpage free via Your Porter App system (they also offer to use own domain for a fee) --Automation of day to day actions, like sending welcome email -possible to test it out before buying (also good because one has not started to earn money yet, so the tool helps one make money first before asking for money). - I only have one listing and the company support me having many questions even though I am very small w/only 1 listing.

Cons

Have nothing negative to say. It is just a very good tool with extremely good and helpful support staff.

Reason for choosing Guesty Lite

1/ Open regarding pricing. 2/ Easy to just start and not having to wait after the weekend to have an interview or demo and maybe hopefully then getting the price of the product. 3/ Free test period 4/ Seemed serious and not an extremely big cooperation that would not take me who has just one listing seriously. 5/ The research I did indicated this is a up and comping company.

It is a good software that will save me lots of time and headaches from double bookings and logging into to multiple OTA's. It is great to be able to do things from one place.

Pros

The messaging and calendar integration have been huge for us to have one place to get everything done.

Cons

Customer service and on-boarding has been difficult. Having a FAQ sheet to learn how to use the software versus a person or videos to see how its done.

Reason for choosing Guesty Lite

Your Porter seemed like the best value of all the products that we looked at. Guesty has more features and is more user friendly but the cost is simply to much for my business when compared to Your Porter. Your Porter has most all of the same features just scaled down and without as much customization for a great price point. Also not charging me a for months that I do not have bookings is a massive bonus for me as I manage in a seasonal market where the rentals are closed half the year.

My experience with Guesty has been extremely disappointing, especially considering my growing business. I started with 4 properties about 1.5 years ago, and now I manage 40. Throughout this period, I’ve tested several PMS solutions, including Hostaway, Lodgify, and Stays. While none are perfect, Guesty stands out for all the wrong reasons. From the beginning, the sales team overpromised features that weren't even on their roadmap. They painted an unrealistic picture of the platform's capabilities, which led to my decision to move forward with them. The onboarding process was even worse. The team stalled continuously, trying to gain time so they could start billing without delivering any of the promised functionalities. It was clear they were just dragging their feet to begin charging fees while making false assurances about system readiness. When I tested a property integration with Airbnb, the support team falsely claimed that Airbnb was down. However, I was managing my 40 properties through another PMS, and everything was working perfectly with Airbnb, proving this excuse was not valid. Despite knowing they had failed to deliver on their promises, Guesty charged me $1,000 for an onboarding that never happened. Worse, they billed my card $450 for three months, without authorization, while still failing to provide the promised services. Comparing this with the other systems I tested, like Hostaway, Lodgify, and Stays, their issues were more related to support, but none were as deceptive or problematic as Guesty.

Pros

The layout of Guesty is visually appealing, but beyond that, I don’t have much positive to say.

Cons

To minimize risk, I decided to keep using \*\*Hostaway\*\* for my 40 properties and tested only one property on \*\*Guesty\*\*. Thankfully, this strategy paid off. When I discovered that Guesty was not delivering on their promises and continuously stalling, the impact on my operations was minimal. Their delays and dishonesty made me realize that staying with Hostaway was the better decision, avoiding a larger operational disruption.

### "Guesty for Hosts falls short on feature set"

I came from Tokeet which is a great platform with a ton of features but can be overly complicated and not a great UI/UX experience. Due to a lack of VRBO API integration options, I decided to switch to Guesty for Hosts (only 1 rental). Initially, it seemed very powerful until I peeked under the hood too much and realized it lacked a ton of features that I counted on with Tokeet. It made sense to create a basic VRBO/Airbnb and Direct Booking triangle without the PMP in the middle until the platform can be made to be useful. It would be amazing if they listened and allowed single hosts to pay for the Pros version.

Pros

Amazing UI and experience on both Mac and iPhone/iOS. Decent price point in comparison to other PMPs. Great workflow for housekeeping and customer communications.Good integration with smart pricing affiliates.

Cons

Missing a ton of features (included in Guesty for Pros) so much that I had to leave the platform after a brief period. Terrible website templates. No customer invoicing which is key for direct booking. Although nice, customer service takes a minimum of 24 hours to reply to any question. No way to pay more $$ and upgrade to Guesty for Pros.Very little OTA channel connectivity options. Cannot pay for Guesty for Pros upgrade or modules.

Reason for choosing Guesty Lite

I originally chose it because of their amazing user interface. I have now left it due to its severe lack of functionality and features. Guesty for Hosts is severely dumbed down to the point of unusability in many workflows. Very sad since it has such potential.

Tokeet is an amazing platform, with great and timely support channels. They do need to do some work on their UI, and APIs to channels. I still use it for their amazing Webready website builder, which means I still have Tokeet on the backend for Invoice processing and basic direct channel communications. The pricing is great, so no issues there.I am leaving Guesty for Hosts today as they simply are too basic for even a single vacation rental who's host is fairly technical. As I mentioned before, I wish they would allow me to use Guesty for Pros, as that is the platform to really be on for anyone wanting a full PMP with great UI.

We've been using this for 2+ months now and have had an amazing experience. Our guests have appreciated the communication and it has taken a huge weight off my shoulders. Instead of checking 3 different inboxes, I have 1 and can communicated seamlessly with all of our guests. I'm so glad we decided to try it out!

Pros

The look and functionality is what drew us to this software. Everything is clean and easy to see/read. The messaging and reporting is absolutely amazing.

Cons

The main menu could be improved. Once you know where certain settings are, it's okay. But I think it could be rearranged for easier use.

Guesty overall has been a top notch experience for us. We've had some technical glitches and customer service sometimes is on the slow side with today's work enviroment of too much work and not enough employees, but Guesty has done a great job overall of managing our platforms and I would highly recommend it.

Pros

Overall, Guesty is a fantastic tool. The ease of having all of our listings and information all in one place, makes the management of our listings so much easier. Guesty is also very user friendly and at the same time a very robust application.

Cons

The integration platform is at times cumbersome and sometimes confusing. Step by step directions need to be updated to match the actual integration process for each platform.

I started with yourporter which was purchased by Guesty and it was a seamless transition. I have been extremely satisfied with this program and highly recommend it to anyone who has short term rentals!

Pros

There are so many great features in this program. It allows me to manage multiple units across several platforms and simplified the management processes whether scheduling a cleaning, changing rates and availability, prevents double booking across platforms and I’ve set up a consistent messaging to my clients. I also love the automated reviews. Saves me much time and effort and allows for effective communications with my co-host and cleaning crews. It also has an AirBnB listing booster and my rooms get consistently booked. I highly recommend using this program if you have multiple units.

Cons

I have not had any problems or issues with this program. If I could wish for anything I would ask that they integrate with other smart lock systems. I use Wyze locks which are reasonably priced and have worked very well for me. If they could add that integration I would be overjoyed.

Everything works perfectly well and if something doesnt, the customer support are there to help. Cleaners management, monthly reporting are the most important for me. I think other channel managers can do the same in terms of connecting to other platforms and sending messages but Guesty I think is the best in terms of giving transparent access to our clients for reportings and its perfect for cleaners management.

I have been using Guesty for Hosts for over a year now and it has been a great experience! The system is very user friendly and customer service is exceptional! It does everything I need from automatic templates/messages, lock integration, and syncing calendar between different platforms.

Pros

Integration with Airbnb and VRBO is very easy. What I like most about Guesty for Hosts is the synchronization to one calendar and the automatic messaging which saves me a lot of time.

Cons

One feature that can be improved in the syncing between VRBO and Guesty for Hosts. It takes around 5-15 minutes to sync to Guesty for Hosts and block out the day on Airbnb.

I am very happy with the integration modules allowing cross promotion between platforms, and the ability to manage smart locks via the site relieves a lot of stress and reduces manual input required.

Cons

The calendar functionality used on a mobile device, can be a little more user friendly. Often when editing current reservations or updating blocked out dates, it takes a few hops, skips, and jumps to get the task accomplished.

Giving automated messenger messages along with emails and SMS (free) consistently over AirBnB - Booking com & Vrbo

Pros

Wow wee! I am loving setting up my new holiday let Beech Lodges platform channels so that for instance I can have a single set of automated messages that give my up coming guests the confidence that things are on track. I’ve also just discovered the integration with Schlage door locks that enables full automation of unique guest door entry codes. These generated codes can also be automatically entered into the messages just before the guests arrive. Coolio … 👀 lookout for keyless entry at my new holiday lettings beech lodge very soon.

Cons

Not sure yet so far so good just that I guess that it’s another monthly bill all be it well worth it.

Having all of our rental platforms in one place, with one shared calendar is so helpful. We've never had a double booking, and the messaging with guests is simple. Sharing calendar information with booking sites, TurnoverBnB, and PriceLabs has been fantastic. Making the direct booking site and linking my Stripe account was quick, easy, and will save us a lot of money on booking fees. A great resource that saves me time and money.

Cons

Guesty for Hosts can be a little slow to open or sync sometimes. It takes several minutes for a reservation from AirBnb or VRBO to show up on Guesty, and for a reservation to show up on TurnoverBnB. The unified messaging inbox is helpful, but is also a bit slow. I also don't like that you need to update to Guesty for Pros to fully integrate with other sites like StayFi.

Reason for choosing Guesty Lite

We only have two properties at the moment, but we are expanding and will likely switch to Guesty for Pros very soon.

Love this software. I did a lot of research and am on a budget, so I appreciate all that this platform offers for the cost. Ease of use was also super important to me and I have that here!

Pros

Not having to check multiple platforms for multiple properties throughout each day has saved me so much time and stress! I felt overwhelmed previously and didn't trust myself/my memory of what was happening each day without checking all of the platforms over and over. What a time waster! Not dealing with that anymore has rejuvenated my new career as a host. Thank you!

Cons

I haven't found my least favorite aspect of this software yet, but my next step is to use it to build my own website to get my own bookings on my own and I hope that is just as easy as everything else has been!

The calendar management, while powerful, the view is meant to manage 10+ properties, would love to be able to see it in a calendar view of I have one property instead of a table with 1 row

Making changes to listing to improve search rank and conversions is difficult without knowing where you rank, Your Porter App solved this with amazing weekly search reports.

Pros

Understanding where your property shows up in Airbnb search ranking is critical, even more important is what you do about it. Your Porter App provides weekly performance reports that allow you to monitor your Airbnb search ranking within a comparable competition set (ie: number of bedrooms, bathrooms, beds, etc) Managing your Airbnb search rank goes a long way toward improving your conversion rates and increasing yield, Your Porter App is an essential tool in your STR (Short Term Rental) toolbox providing results you can measure.

Cons

Aside from the apprehension of relinquishing direct control of the listing on Airbnb, activating went smoothly but I didn’t like the fact that I no longer can rely on Airbnb’s Market Trends and Smart Pricing for guidance on pricing strategy.

Reason for choosing Guesty Lite

Direct booking website and reports that some of the other companies had poor support. It is an anxious moment when you initially flip the switch and relinquish control of your direct listing to a 3rd party app, I could not do that without the confidence of knowing that company with stand behind their product.
