It has been great, we use it everyday and has made managing our vacation rental so much easier.

Pros

The most important use for us has been the automation. The guest messaging feature has been a game changer. It works perfectly and guests love it. It is so easy to get them the information the need. The cleaning management is great. The ability to use multiple booking platforms in one centralized app is the best feature.

Cons

Wish the cleaning feature was more of a task feature. This would include cleaning, repairs, maintenance, scheduled tasks (like deep clean days, filters, spa). It can be managed as is, but would be so much better if this section was more robust. Especially with individual photo options for tasks, repairs etc

We've been using this for 2+ months now and have had an amazing experience. Our guests have appreciated the communication and it has taken a huge weight off my shoulders. Instead of checking 3 different inboxes, I have 1 and can communicated seamlessly with all of our guests. I'm so glad we decided to try it out!

Pros

The look and functionality is what drew us to this software. Everything is clean and easy to see/read. The messaging and reporting is absolutely amazing.

Cons

The main menu could be improved. Once you know where certain settings are, it's okay. But I think it could be rearranged for easier use.

I really like the software and find it very easy to use and very powerful with all its features.

Pros

I love the ability to easily connect all my channels to the gas the software and to make sure the calendars are sent so that I will not be overlapping bookings.

Cons

Right now I am not using the cleaning service module with my cleaning crew. I plan to integrate that in the near future.

Nothing positive to say. Customer service was non-existant. They’re trying to use AI to respond.

Cons

Everything. The platform overall is poorly managed and does not connect easily with other booking platforms. Caused 3 double bookings in a week.

Giving automated messenger messages along with emails and SMS (free) consistently over AirBnB - Booking com & Vrbo

Pros

Wow wee! I am loving setting up my new holiday let Beech Lodges platform channels so that for instance I can have a single set of automated messages that give my up coming guests the confidence that things are on track. I’ve also just discovered the integration with Schlage door locks that enables full automation of unique guest door entry codes. These generated codes can also be automatically entered into the messages just before the guests arrive. Coolio … 👀 lookout for keyless entry at my new holiday lettings beech lodge very soon.

Cons

Not sure yet so far so good just that I guess that it’s another monthly bill all be it well worth it.

Pros

your porter app has come a long way from its early days. Integration, services and looks have improved. Functionality is great too!

Cons

There are always room for improvements. But overall this is a great product!

Pros

Having all of our rental platforms in one place, with one shared calendar is so helpful. We've never had a double booking, and the messaging with guests is simple. Sharing calendar information with booking sites, TurnoverBnB, and PriceLabs has been fantastic. Making the direct booking site and linking my Stripe account was quick, easy, and will save us a lot of money on booking fees. A great resource that saves me time and money.

Cons

Guesty for Hosts can be a little slow to open or sync sometimes. It takes several minutes for a reservation from AirBnb or VRBO to show up on Guesty, and for a reservation to show up on TurnoverBnB. The unified messaging inbox is helpful, but is also a bit slow. I also don't like that you need to update to Guesty for Pros to fully integrate with other sites like StayFi.

We only have two properties at the moment, but we are expanding and will likely switch to Guesty for Pros very soon.

Love this software. I did a lot of research and am on a budget, so I appreciate all that this platform offers for the cost. Ease of use was also super important to me and I have that here!

Pros

Not having to check multiple platforms for multiple properties throughout each day has saved me so much time and stress! I felt overwhelmed previously and didn't trust myself/my memory of what was happening each day without checking all of the platforms over and over. What a time waster! Not dealing with that anymore has rejuvenated my new career as a host. Thank you!

Cons

I haven't found my least favorite aspect of this software yet, but my next step is to use it to build my own website to get my own bookings on my own and I hope that is just as easy as everything else has been!

Overall very positive - good set of features that work well and take the effort out of listing a house(s) on multiple rental channels. The feature set compares well with others in the market and \*if\* the Airbnb ranking booster works (I'm not sure it does yet, but here's hoping!) then it's worth going for YP over anything else out there just for that.

Pros

Love the automated message function which I use for automated booking, check-in and check out messages. I has saved me a lot of time and works brilliantly! I like being able to sync prices from Airbnb to Booking.com (with a % markup to account for higher Booking.com fees). The rating booster and auto-snooze seem like good ideas, but unfortunately I haven't seen any improvements in my ranking since I started to use.

Cons

The timeline only seems to pull in a few entries at a time before needing to make another network request to load some more - this results in repeatedly seeing the little YourPorter icon when scrolling through timeline. The UI is also bit clunky/not very intuitive to use.

Smoobu did not offer timed automated responses so was no good for timing a checkout message for just after my guests checked out (it messaged them at 7am instead!).

Guesty itself is intuitive and easy to use, the integration with VRBO was painful, but it seems that was on the VRBO side

Pros

The ability to sync calendars and integrate with price labs is great! Guesty is now the master source of information for my air bnb and VRBO accounts

Cons

The calendar management, while powerful, the view is meant to manage 10+ properties, would love to be able to see it in a calendar view of I have one property instead of a table with 1 row

I am property manager, more exactly multi host accounts manager on Airbnb + Booking + Homeaway + Trip Advisor. My job is to meet property owners, take rentals pictures, build descriptions, put listings on platforms. Each owner has his own host account on each platform. I charge a commission to owners on payouts they get from platforms. It is a win-win business with property owner. I work only in my car, I try to spend my evenings with my wife, not my laptop:) Till now, I was working with BEDS24 to sync bookings. As my business is growing fast, informations I have to follow are now impossible to manage on a to-do list. So I decided to find a solution fitting to my business. During 2 months, I tried ALL solutions on the markets, I say ALL and it was a real jungle:( United rentals, avantio, kigo, lodgable, uplisting, syncbnb, cloudbed, hostaway, bedbooking, guesty, bookingsync, wishbox...etc Many are based on a PMS that I don't need as my owners are directly paid by platforms. Some are only syncing calendars. Finally, I had a choice to make between UPLISTING and YOUR PORTER Your Porter wins because inactive listings are not charged and it is working on my iPad and Android phone. It is obvious that Your Porter is designed by people who are sensitive about real problems of property manager's life. So if you are a freelance property manager who needs a one stop shop in his mobile to follow all the business, don't loose your time like I did, open an account on Your Porter right

Making changes to listing to improve search rank and conversions is difficult without knowing where you rank, Your Porter App solved this with amazing weekly search reports.

Pros

Understanding where your property shows up in Airbnb search ranking is critical, even more important is what you do about it. Your Porter App provides weekly performance reports that allow you to monitor your Airbnb search ranking within a comparable competition set (ie: number of bedrooms, bathrooms, beds, etc) Managing your Airbnb search rank goes a long way toward improving your conversion rates and increasing yield, Your Porter App is an essential tool in your STR (Short Term Rental) toolbox providing results you can measure.

Cons

Aside from the apprehension of relinquishing direct control of the listing on Airbnb, activating went smoothly but I didn’t like the fact that I no longer can rely on Airbnb’s Market Trends and Smart Pricing for guidance on pricing strategy.

Reason for choosing Guesty Lite

Direct booking website and reports that some of the other companies had poor support. It is an anxious moment when you initially flip the switch and relinquish control of your direct listing to a 3rd party app, I could not do that without the confidence of knowing that company with stand behind their product. Your Porter App stands behind their product, at least so far:)

Overall, this platform has assisted me to start out in managing Airbnb properties and has taken away some of the worries I had about making this happen for myself. I am pleased with my subscription so far.

Pros

The best thing about Guesty for Hosts is the way each requirement is clearly labelled and has been laid out in such a way that you cannot forget to add crucial information before listing. I also really like the instant connection to Airbnb particularly, to ensure listings are available as soon as possible after changes have been made.

Cons

I would really like Guesty to consider making the calendar easier to operate. Especially rate sets! They are such a pain and when they cross over, it can be tedious making changes to the dates.

I’m happy because I was able to ( I think ) properly set up my account - on my own, with limited help except being sent links and FAQ’s. I’m still unclear but I moving forward as I like the interface. I hope more support will be provided now that I have signed up

Pros

I needed help managing my own 3 properties, this software definitely helped. I choose guest so that I can grow with them as I grow the number of properties of own and will be managing in the future

Cons

The lack of 1x1 support. Not everyone owns/manages 100’s of properties. Yet we still need support. Little fish become big fish and it’s important that you work with us. Otherwise, we May leave for a company they provide more dedicated and personal support —- even to smaller account. This is an area that requires attention and improvement

I have had an A+ experience since my free trial. It didn't take me long to subscribe and I feel the benefits will greatly outweigh the cost of the software. With a monthly and yearly option it was easy to work into my current budget. Great product!

Pros

The price point is perfect at only $49 per month and it is loaded with options. Being able to sync all of my platforms to one channel manager has been a lifesaver and reduced my workload by 35% or more.

Cons

I have no cons! Implementation is the hardest and longest part but it is a breeze and they provide plenty of self-help tutorials and a thorough knowledge base.
