When bringing to their attention support is non existent" June 27, 2024 1.0 We have over 50 units on wheelhouse's premium/monthly plan. Every new hotel we launch, we put it on wheelhouse. And with every new hotel, we notice that nearly identical units in the same location are priced differently. We identify the issue and bring it up to their support. In the past, they've been fast to identify the bug/issue and resolve it. It's been a week+ now and they still haven't resolved the last issue brought up about amenities weighing incorrectly on one unit vs the next (same unit, same amenities). The last issue we found a week or two ago, we had to escalate through our PMS to get to their products team to resolve. So essentially, if there is a bug and an issue on their side, it's now nearly impossible to get it escalated, looked at, and resolved. Pros It's more what you "liked" rather than "like". The pricing engine was more Cons Too many bugs. Anytime we add new units, identical units are being mispriced due to some bug on their side that they need to fix. Support was great before, and they would fix it within a few hours. Now, everything is referred to as the "team," and after waiting several days to weeks, the issue persists—clearly the case of outsourcing support. They are now adding features specifically for one PMS (Guesty) instead of making them available to all customers (such as occupancy pacing across multi units). All in all, I'm pretty disappointed that we have to start looking at our pricing options. To me it's a must : when in the market for property management platforms, i would only look at those that would enable a connection with Wheelhouse Pros The pricing algorithm does a great job and is very accurate: as an example, not only was it able to precisely forecast the peak in demand generated by Fashion Week in this particular street in Paris where my property is located, but also to calculate by how much i should increase nightly prices to make the most of it. I was really amazed... since that i have 100% trust in the pricing algorithm. It's also very good at getting a majority of bookings in advance at relatively high prices, but flexible enough to adjust for last minute single nights availability (unique feature vs. competition i believe). Cons Recent improvements in the UI were welcome. Integrations with other platforms are growing. Their customer service is great and I am really pleased with house the product works Pros I LOVE that it is making us significantly more money and getting significantly more bookings than we were getting prior. You look from one year to the next there is a significant increase in revenue since using Wheelhouse Cons It doesn't integrate with VRBO. This is HUGE. March 9, 2019 5.0 As an Airbnb owner, you don't want to automate your pricing. Wheelhouse adjusts it based on seasonality, day of the week, special events, your preferences, how many days away it is, etc. It can adjust minimum stays as well, and is fully customizable to automate your listing so you don't have to mess with it, just set your preferences and don't think about it. Pros You can customize everything. Want to disable single night stays except to fill a gap between two reservations, no problem. You want to price Christmas time a little bit higher than normal, but still have it auto adjust as the date gets closer, you can do that. It is pretty cheap, only 1% of booking cost. And the support is amazing, they take care of you. The ability to fill single night gaps was a request I had asked for, and they implemented it. Cons Sometimes there can be bugs, it's a developing product, but they are constantly adding things over time, it has grown massively as a product over the past year. Sometimes if you're not careful bugs can cause you to loose revenue because it will adjust the price incorrectly and you don't notice. Review Source SS Sara S. I enjoy the flexibility I have to decide specific rules for each property. Pros I like the ease with which I can customize my price settings, and the flexibility I have to make specific changes per property based on time-specific or date-specific rules. Cons The dashboard is a bit tough to understand at first, and it's easy to make mistakes as a beginner. January 22, 2019 5.0 We started out on airbnb using their smartpricing, and it was the worst decision ever. Within hours of listing our first property, it was booked for less than 1/3 of what it should have been rented for. The in-house airbnb smart pricing is attrocious especially for high quality/luxury properties. Immediately afterwards we looked for a solution and considered this and the competitor Beyond Pricing and chose this for ease of use. We have friends that say wheelhouse tends to overvalue their budget condos, but that is far better than the alternative. Pros Extremely easy to use, easy to analyze, and we can plan our pricing far in advance. It's dynamic and rewards us based on the reviews, number of guests that have stayed with us, and gives us great control when we want it. Cons Recently, wheelhouse made an update where they changed how they calculate the nightly rate - but they didn't notify us about it. All of a sudden our base rate changed significantly overnight and we still don't know what happened. Over chat, the support agent couldn't explain this either. Review Source TM Tim M. I would love to see continued improvements to allow more insight and freedom with pricing. Pros Its definitely helped me earn more money and customer service is fast and friendly Cons Well a few things: I wish it would explain each breakdown in the base price. For example it might say listing details, photos, etc -$50 but no further explanation. Maybe tips on how to improve? Doesn't explain at all. Also wish they would get more accurate holidays and events in my area. I live in Estero Fl and they miss a lot of college events and even concerts/baseball spring training. Spring break activities etc. Wish it was more accurate. Also wish you could set a minimum base price even if you follow their recommended. Like so you know itll never drop below x amount. I know theres minimum night price but I mean base price. Some more insight on data in graphs would be cool too. My account also always has a pop up that I have free credits but Idk if i either already earned them or have to go somewhere to redeem? It was easy to setup and integrate with Airbnb and syncs flawlessly with my account on a daily basis or when I make adjustments. Cons Not so much a con, but I'd recommend they develop an app for Android/IPhone since I often use this product on mobile devices on the go. Also direct integration with VRBO would be great. March 25, 2019 5.0 It saves me time and makes me more money. 1% fee is fair for value offered. Pros I like the daily price updating wheelhouse provides. It will pick up on high demand on "random"days, raise my prices, and people will continue to book. It will also drastically lower prices to get a booking on slow days. Overall, even with the software fees, I make more money as an Air-Bnb host with less things to worry about. It feels like having an employee on my team without paying for an employee! Cons So far, in the few months I have been using Wheelhouse I have only had a good experience with this software. I will update this review (if possible) with downsides once I use the software more. I find that allowing 6 months ahead booking via Air-Bnb gets you the most accurate prices. I started allowing 9 months ahead booking for a couple of days and people snagged my listing for very cheap during a big event. I feel like I could have gotten more $ during this event, but the algorithm could not pick up on demand that far ahead (since most people don't plan that far ahead). However, Wheelhouse does not exaggerate the effectiveness of the software and stresses that at the end of the day YOU are in charge. I would stick to 6-month ahead booking if relying on Wheelhouse for pricing. It's great all the data is compiled behind the scenes and is formatted in a way that I can maximize my prices. Pros Data, analytics, supply and demand insights are in credible. Love the events flags but wish I knew what the events were. Love the demand charts and all the visual displays of graphics. Cons You don't support enough platforms. My listings are on 4 sites right now and you guys are only managing 2 of them. With multiple listings it's not easy to switch back and forth between calendars. Strongly recommend a multi calendar view where all the calendars for all the listings appear on one page. Also happy with an easy way to push the same price recommendations into VRBO and Booking.COM - I use Your Porter for this. Customer Service is really on top of things - probably the best experience through my entire life, not kidding Cons Holidays prices are undershooting. Got a recommendation to adjust manually... HUH?? Have concerns that the tool is not optimized for the small market with regular 100% occupancy... still need to see through the high season though Reason for choosing Wheelhouse AirBNB price is targeting maximum occupancy as a first goal. This is by giving low prices to the customers - great to the guest and not so great for the host.
