Owner Construction Used the software for: 2+ years ### "Stessa is Quicken for Real Estate" July 6, 2021 5.0 I absolutely adore Stessa and tell everyone about it. I'm probably their biggest fan though I'm a small time investor. It is literally the single best accounting app I've ever used and better then working with a CPA or accountant. It's made my life significantly more simple around tax time and for that I am eternally grateful. Pros The auto import from my connected accounts including bank and credit card accounts. It also is the biggest help with my taxes that I could ever dream of. Every year I just print out the tax report for each property and my tax guy barely has to ask me any questions. Cons To be totally honest there is nothing I don't like. I will say I haven't tried their mobile app in over a year because it used to be pretty weak but I hear it's been updated and very nice now. It’s easy to use and even has reports that are highly customizable. Pros It’s specific for landlords so I don’t have to manipulate it to fit the standard needs of a landlord to track money that comes in and out. Cons I would like to see the ability to separate an expense among several properties from the app on my phone. Currently you have to access it by logging in from a computer. Owner Real Estate Used the software for: Less than 6 months ### "Not Friendly for Self-Managed Short-Term Rentals " January 3, 2026 1.0 I have used QuickBooks Online my entire life and wanted to try something different for managing our single short-term rental property. Unfortunately, the software was not intuitive and became confusing, especially when it came to allocations. There is no clear way to track personal funds invested as a loan to the company, which is a major drawback. I contacted customer support and only received links to articles and videos, which did not address my specific situation. Scheduling a phone call was not practical—the first available appointment was five weeks out. If you are used to proper double-entry accounting, I recommend sticking with QuickBooks. Also, do not pay annually—the subscription refund policy is terrible, and you will not receive a prorated refund. Pros I was hoping it would be user-friendly for my one self-managed short-term rental property, but it did not meet my expectations. Cons Horrible customer support—even with a Pro subscription. They really dropped the ball. Pros I had high hopes from the promises of the pro account level, but have been left with zero support and no options to cancel for any pro-rated money. This is a step up from a scam and I regret ever using this product, much less giving them money. Cons The lack of customer support, even on the pro level, is everything here. If anyone had been available to help me work out kinks, I could have stayed a potential customer and had a decent experience. But the frustration of needing help, stalling on payments/setup, and then being left alone after spending hundreds of dollars, is beyond infuriating. Pros This software takes all the input and then collates it and calculates it giving you an analysis of individual properties as well as the portfolio in general. It helps me as a newer investor to categorize my transactions which I suspect will be very helpful when it comes to tax season. I like the mileage tab as well as I was bad about recording my mileage and this tab serves as a reminder for me. I'm very excited to see how helpful and effective the software is when it comes to tax time! Cons So far I have no complaints at all about this software. Owner Real Estate Used the software for: 2+ years ### "I wanted to love Stessa, unfortunately the features fall short" December 21, 2023 3.0 The major issue I have with Stessa is when Stessa downloads your transactions from the bank it will remove some automatically. Customer service said it was just removing duplicates. Anyone that is in property management or owns and operates rental housing knows many transactions are going to be the exact same. Rent doesn't change by month, and many bills are the exact amount each month, like mortgage payments. Stessa would regularly remove 10-20% of the transactions, and the even worst part is it wouldn't say it did. They just wouldn't show up. I only noticed it as the reports looked WAY off. To get correct reports through Stessa I would have to download the CSV file and compare it to my bank CSV file. Then I would have to enter the transactions manually. It isn't worth it. At the VERY LEAST we should have the option to turn off "removing duplicate transactions". I've mentioned this to customer service more times than I can count and they never do anything. Pros The design of the site was very intuitive. Useful and pretty reports. Cons Pretty reports are useless as there is a serious bug in Stessa software, specifically how it processes transactions downloaded from your bank. I noticed it when I first signed up to this site several years ago and have messaged customer service numerous times. Occasionally it gets fixed but then goes right back to being broken again. The ideal location to store relevant lease information - including a digital copy of the lease, move-in/out date, name of tenant, rent, market rent, etc...AND it's free! I've working in management consulting implementing technology systems for years and know what a pain it can be to transition data to a new system - and this experience has been nothing short of awesome. I am thrilled not to be using my Excel pivot table reports or having to manipulate Xero, Wave, QBO, Netsuite, etc. to fit my needs as a real estate investor. Really, incredible strategic move on Stessa's part and we are thrilled end-users. Pros Ease of use, integration with current banking systems, and focus on real estate investors. I was planning to drastically manipulate Quickbooks to make it work like Stessa - Stessa basically eliminated all of that work AND has a gorgeous user interface compared to QBO or my rigid Excel sheets! Cons Some features are still in the works (e.g. they just implemented new functionality to demonstrate sale proceeds from a flip, and are working to integrate to reporting) - but that's it. Really, it is INCREDIBLY simple to use, and any time I've had a question I've gotten a detailed answer within 24 hours.
